he spring auction market is in full swing, with Geelong recording another solid month of activity. The latest Domain data is encouraging for both buyers and vendors, with stronger October results than 12 months ago. Domain chief economist Dr Andrew Wilson says the local market reported a clearance rate of 61.5 per cent which, although just below the previous month’s 65.3 per cent, was still well ahead of the 52.4 per cent clearance rate recorded in October 2015. “Auction numbers were steady over October, with 111 homes listed to go under the hammer – the same as September, but well up on the 96 auctioned over October last year,” Andrew says. Buxton agent Andy Ingham says October was one of the agency’s best months on record, with strong sales and record prices. “October was a very strong sales month for us and definitely one of the best we’ve had in recent years,” Andy says. “Low stock levels and low interest rates are driving higher prices, which are exceeding vendors’ expectations.

“It’s also a really competitive market at the moment because it’s not just Melbourne buyers looking to get into the Geelong market, but Sydney investors as well. “People are seeing Geelong as not only a great place to live but also a great place to invest.” Melbourne’s auction market is also strong, recording a clearance rate of 76.3 per cent in October. That was up on the 75.8 per cent for September and well ahead of the 69 per cent reported for October 2015. But unlike Geelong, Melbourne’s auction numbers decreased during October, with a weekend average of 706 compared to 800 in September. It was also well down on last year’s average of 862 for the same month. “Lower interest rates this year have been a key catalyst for rising home auction activity over winter and into spring,” Andrew says. “Although the Reserve Bank has decided to leave official interest rates on hold over November, continuing mixed signals over the economy offer the prospect of more rate cuts next year.” ● SARAH BIESKE property@domain.com.au

Regional Victoria gets a boost as Melbourne house prices skyrocket

regional centres such as Geelong and Bendigo has largely followed that of Melbourne, it has been far less volatile and the gap is steadily growing. The median house price in Melbourne is inching closer to $800,000, more than double that of Ballarat and Bendigo, with Geelong at $415,000. House prices in Geelong have risen nearly 60 per cent in the past decade, compared with more than 110 per cent in Melbourne. This ever-growing disparity is making a move to regional Victoria more enticing for public servants, and this will have a positive impact

on the local communities and economies, Domain Group chief economist Andrew Wilson says. “We’ll find the affordability barriers become more significant in terms of driving demand, with an increase in job opportunities through government spending only making the capacity for increased demand even higher,” Andrew says. “The growing disparity acts as an incentive for those who are perhaps being forced out of the market.” The relocation of government departments to regional centres is part of a wider plan to boost jobs and local economies across the state, Finance Minister Robin Scott says.

mogene Moses had worked at the Australian Bureau of Statistics in Sydney for 10 years when she decided to upend her life and move to Geelong. A new ABS National Data Acquisition Centre opened in March in the seaside city and, though Imogene was at first reluctant to make the big move away from friends and family, the job opportunity and lifestyle changes were too much to pass up. “It’s a pretty big decision and you don’t know many people when you move,” she says. “But it was a chance to make a change and to get a change of lifestyle.” This same life-changing decision is regularly faced by public servants when governments relocate departments or open new offices in regional towns, a decentralisation process that has been eagerly adopted by the Victorian government. WorkSafe Victoria and the Department of Human Services will soon be based in Geelong, with WorkSafe’s head office staff moving to Geelong from January 3. The remaining 650 jobs will move in 2018 when a new office is built. The Transport Accident Commission moved to Geelong in 2009, while the State Revenue Office moved to Ballarat in 2001, and the State Trustees now has a major office in Bendigo. Those 700 or so WorkSafe employees face a similar dilemma to Imogene – move from friends and uproot family, or forgo a lucrative job and look for other employment. When Imogene decided to shift to Geelong with her department, only one other person from her team followed her. But the growing disparity between house prices in Australian capital cities and Victoria’s major regional centres is making this move more enticing for public servants. “I can get a three-bedroom house here for the same cost as one room in Sydney,” Imogene says. “For a lot of people, the house prices are a big reason. A lot of people moved because they can afford a different lifestyle and afford to enter the housing market.” While underlying house-price growth in

We’re working with communities, industry and local government to ensure regional Victoria is a great place to work, live and visit.” While this practice is often dubbed “cheap postcode politics” by the public sector union, which says an overwhelming majority of workers opt not to move, these relocations will still eventually have a game-changing impact on the regional hubs, according to SGS Economics and Planning founder Marcus Spiller. “I don’t think it’s cheap politics, and it’s not a gimmick,” Marcus says. “These are momentous moves. You might have some workers becoming drive in, drive outs, but nevertheless you still have permanent jobs in these locations, and you still have those businesses spending money locally. You’ll still be having a multiplier effect on the local economy.” “When jobs ultimately turnover, they’re more likely to recruit locally. These are long-lived investments.” Despite this likely increase in workers commuting rather than entering the housing market, the local economies will still be buoyed by the moves, Domain’s Andrew says. “It equates to jobs and there’s a clear relationship between the performance of the local economy and what happens in the housing market,” he says. “More jobs means more people and, even if there’s not more people coming in, there are still more people with incomes and that has a wealth impact on people buying property and upgrading property.” While it remains to be seen how many public servants will relocate to Geelong for the new WorkSafe headquarters, Imogene is now comfortably settled in her new home and doesn’t regret the move for a second. “It was nerve-wracking but as soon as I was here I was OK,” she says. ● DENHAM SADLER NOVEMBER 10, 2016 \ DOMAIN GEELONG 5

A

more precise description of Emma Mitchell than “Anglesea-based architect” would be that she is essentially “the architect of Anglesea”. Raised in the Surf Coast town and now living on a bush block in the nearby hinterland, the largest body of Emma's portfolio is in residential Anglesea. Having absorbed the unselfconsciously casual vernacular of the weekender and summer resort, Emma’s buildings carry through the key aesthetics of the local building traditions that were largely formatted in the 1960s and ’70s. In a new, L-shaped, three-bedroom home on a sloping block with the Point Addis coast and ocean glimpses to the south, and views to the north interrupted by the former Alcoa power station, she has used what she sees as the essential form and materiality of retro Anglesea: “Economical buildings clad in fibre cement and with certain colours picked out.” As utilitarian as Anglesea 5 – the permanent family house – presents from the outside, the architect worked extremely carefully to create what she says is a relaxing home that can be enjoyed at all hours of the day. Emma calibrated its appearance in tones that accord with the landscape.

SITING & WINDOWS WERE PRECISELY PLANNED

“The grid-like [timber] battening reinforces the rhythm in the building,” she says. At 160 square metres internally, it’s not a big house. But in so precisely placing windows to block out the power plant and capture the sun; in changing floor and ceiling levels, and manipulating the circulation flows, Emma says there is a lot of variance that stops the building feeling too linear or claustrophobic.

She also says she spent a lot of time at the sketch stage getting the siting and windows just right. A demonstration of this thoroughness is the implicit diagonal transit from deck to deck that crosses the kitchen so that it frees up movement in the house. All these divergences make the house appear bigger than it is. “And the stepping

down of floor levels allows the building to follow the natural terrain,” Emma says. While anchored to the ground at entry – where the colours on the cladding are dark – as the house moves down the block it gets lighter on both its footings and in the colourations. “The dark colours are a reflection of the ironbarks that grow on the site,” Emma says. The yellow is part of the environment – particularly in spring, when there is an explosion of wattle. The orange is the colour of the ground and the cliffs. In another interesting inversion, the timber posts, beams and battens inside are heavier than those outside. Again, Emma says, it makes the house very direct in its expression. The shelving inside, which includes wide window frames, is another expression of the language of the portal framing. “It just made sense,” she says. It’s not only the inventive surfboard letterbox made by a local artist, and the parked Kombi that hints at nostalgia for the simple lifestyle of earlier Anglesea, the whole building is an affectionate reference to a retro, sandy-footed era. H

e grew up in Geelong but as soon as John Lane finished school and got his driver’s licence he jumped in his car and moved to the coast. “I’ve always loved the idea of surfing,” John says. “I was playing competitive tennis but as soon as I turned 16, I gave it up to take up surfing.” His love for the water and the board has taken him on surfing trips around the world, including to his favourite spot, the Maldives, as well as Fiji, the Philippines, Bali and Papua New Guinea. He has also competed in surfing competitions across Australia. John started on short boards and dabbled with windsurfing. In 1982 he took up the longboard, the classic style of surfing, and hasn’t looked back. “My brother Mark started surfing before me. We hitchhiked to the beach for about two years until I got my licence. You wouldn’t do that now. We still surf together whenever we can. “I’ve been surfing for 42 years and competing for about 38 years after I saw how much competition improved people’s surfing.” More than four decades after he first took up surfing, John won his first title – the Australian Longboard Title in the over-55s category at the Australian Surf Festival in 2014. He won it again in 2015 and, last August, went to Coffs Harbour to take out the title for the third year in a row. “Basically you’ve got to go in the state titles and place highly in them to even qualify for the Australian titles,” he says. “The top two or three from every state then compete in the Australian titles in each age group. “It’s part of a team effort because I go up with another guy, Greg Brown, who won

the past four years in a row [in over-50s], so Victorians have been doing well for the past four years.” John says the support of a core group of local surfers, including Greg Brown, Emma Webb and Johnny Ayton, winners of numerous national titles, was instrumental in his success. “Just being part of that team has helped everyone,” he says. “It gives everyone confidence to do well.” John says he has also been lucky to have the support and mentoring of two local surfers over the years. “Point Lonsdale legend Graham Slade, whose surfing I tried to emulate for years, helped me with coaching and advice and Fairhaven’s Howard Hughes who, until his recent retirement, helped me out with some beautiful surfboards.” When it comes to surfing, John says he loves being at one with nature, the people he meets and its fitness benefits. “The challenge of surfing keeps me involved and excited,” he says. For the past 16 years John has been a joinery and cabinetmaking teacher at The Gordon. He has lived near Point Impossible for 30 years and in the Torquay area for 42 years. Weather and work permitting, he heads out for a surf each day. “I’m lucky, I’ve got a very understanding family,” he says. “Point Impossible is probably one of the best longboard waves in Victoria.” John is a life member of the Surf Coast Long Board Club, which meets once a month at Point Impossible. “Our club welcomes surfers from as far away as Apollo Bay, Melbourne and even

Tasmania to our monthly competitions. You don’t have to live in the area to surf at the club.” Each year the club holds a fund-raising surf event called the Winter Classic, which raises money for families in need. It has raised more than $35,000 for the community in the past 12 years. This year’s event was held in July and raised more than $6000 with the support of local businesses, which donate products for auction. The club also supports women in surfing, hosting Wild Women on the Water in recognition of International Women’s Day. “Last year 58 women and girls attended

and, with the help of the girls and a grant from Surf Coast Shire, we are going to make the event bigger and better next year.” John says he hasn’t decided if he will defend his national title next year. “I’m just really stoked to have achieved one, so to achieve three way exceeded my expectations,” he says. With his skills as a joiner and cabinetmaker, it’s not surprising John has “dabbled in surfboard shaping over the years”. “I recently shaped a 10-foot (3.04-metre) hollow timber surfboard for myself out of paulownia. He says it comes from “reading, a love of agriculture, a love of farming”. “My father was a farmer and from his sage advice and infectious enthusiasm, the love grew,” John says. “He said, ‘Don’t get into farming’ but I wanted to, so I looked at things that were adjacent to the farming industry and viticulture was the one for me.” John’s winemaking career started in earnest at Cowra Vineyards in 1978 under the tutelage of John Brocksopp, who instilled in him the “passion of the vine and wine”.

John was senior winemaker at Cape Mentelle from 1990-2005, gaining skills in management and quality control that he says underpin his philosophy of wine production and viticulture. “In brief, it’s a philosophy based around balance and harmony between structural components along with the flavours of wine,” he says. Working at Cape Mentelle gave John the chance to travel and meet many of the world’s top wine producers. After leaving Cape Mentelle, he worked at other wineries, including in Mount Barker in the Great Southern region around Albany, and started his wine and vineyard consultancy business. Four years ago, he

A passion for pinot noir has lead winemaking stalwart John Durham to Austins & Co winery, in the Moorabool Valley “I found a passionate grape-grower who showed me the magic of French wine and taught me about the history and culture of wine and that’s where it all started for me. I am forever indebted to John,” he says. John’s mentor encouraged him to enrol at Charles Sturt University, where he completed an applied science degree in oenology (winemaking) while working in vineyards and wineries in the Mudgee and Hunter regions of NSW and in Rutherglen. “After I graduated he also introduced me to David Hohnen [who established Cape Mentelle Vineyards at Margaret River in the 1970s], who became a big part of my life for the next 20-plus years,” John says.

and his partner Denise packed up their belongings and drove from Western Australia to Geelong. “A friend gave me a call one day. I was in a state of flux ready to look for the next challenge. He told me how good things were here so I got on a plane and came over and had a look and decided this could be the next move – so we packed up our possessions and drove across. John can’t get enough of Geelong and the region. “I love it,” he says. “We decided to make our home here and continue my education in the wine industry.” He worked at Del Rios of Mount Anakie for four years before taking up his new role as head winemaker at Austins & Co in early September. “i love it. we decided to make our home here & continue my education in the wine industry” John says he wants to continue making the fine wines that have been established here. “My love affair with pinot noir is certainly sated here. I tried to grow pinot noir back in Margaret River, against the best advice of everyone,” he says. “My passion for pinot is probably what’s been driving a lot of my moves. The Great Southern [region] is a cooler area and Geelong, of course, makes fantastic pinot so that was probably the bait that got me over here in a way – my pursuit of pinot. “It’s certainly the biggest variety here at Austins and a very important wine. I am going to continue that little journey with pinot noir and unlock its mysteries.” John says it has been a learning curve understanding Geelong’s three distinct wine regions – the Moorabool Valley, Bellarine Peninsula and Surf Coast. “The vintages, since I’ve have been here, have been very different, but mostly warm and dry. I’m beginning to understand the nature of this area, that it is a warm, dry environment, which puts conditions on how you grow the vines,” he says. “Water is absolutely essential, it seems, unless you have well-established vines that have deep roots. Water gives you an edge in growing healthy vines.” John says it is important for wineries to work together. “We’ve got to work harder at promoting the region as a group. Geelong has had a long and rich history of grape growing way back to the mid-1800s. I think it

was the biggest grape-growing region for a short while before phylloxera (insects that destroyed the vines) had its say and the future was decided here,” he says. “I think we have to just keep producing high-quality wines that meet the demands of the market and hopefully get the message out more as a group.” Austins & Co managing director Scott Austin says John’s appointment is wonderful news for his business

on many levels. “He adds a wealth of experience in vineyard management and winemaking to the great team we have here,” he says. “John shares a similar philosophy: to care for the vineyard, put back what we take out, and a sustainable approach. ictoria may have lost its Garden State title but for those serious about their gardening, no zone does it better. It’s no surprise that some of the biggest names in garden design are based in Victoria, which is why Kew Rotary Club organises a Garden Design Festival fundraiser every other year, asking generous owners to open their designer gardens to the public. This year will be the festival’s seventh event and it shows no sign of waning; a record-breaking 46 gardeners have signed up and the openings will be spread over two weekends. This weekend gardens in Melbourne and the Mornington Peninsula will be open, followed next weekend by Geelong and other rural areas including Ballarat, Macedon Ranges, Gippsland, Bendigo and Euroa. The work of more than 36 design experts will be on show, from household names and design award veterans such as Paul Bangay, Lisa Ellis, Rick Eckersley, Phillip Johnson and John Patrick, to relative newcomers Inge Jabara and Paddy Milne. In historic Newtown, you can visit Chesterfield – one of Geelong’s oldest surviving Georgian homes, dating back to the late 1840s. The current owners, Mary-Jane and Chris, saved the home from the developer’s bulldozer and, over the past few years, have been peeling back some of the layers of history to reveal an elegant old girl and survivor of a bygone era. Chris and Mary-Jane, who see themselves as custodians of a piece of history, have hired garden designer Stephen Read to bring new life to the garden while maintaining its historic integrity. “To maintain the rural feel of the property, we have decided to keep as much as possible of the old planting, including some species the landscape industry now considers to be weeds,” Stephen says. “As the old plants slowly senesce and die, we are replacing them with new plants in keeping with Chesterfield’s semi-rural sense of place. Many of the new plantings include heritage fruit trees and old-fashioned ornamentals such as Iochroma cyaneum and the hardy Yellow Day Lily. “We have also begun the task of converting a 1950s asphalt tennis court into a large kitchen garden. The layout follows the lines of the tennis court, and is filled with heritage fruit trees, a pomegranate hedge and bountiful crops of vegetables. “Nestled nicely into the kitchen garden is

Lunch will be provided by a local restaurant, on the verandah of one of these beautiful gardens, with afternoon tea on the lawns of the last garden on the tour. The Sunday bus trip takes in five properties in the Macedon Ranges and Bendigo with a boxed lunch in the Malmsbury Botanic Gardens. All tour prices include garden entry. hey flocked to 24 Craddock Street, North Geelong, on Saturday and 10 per cent of the crowd of 70 turned out to be more than just interested onlookers. Tony Moorfoot (Buxton Geelong East) held court outside the four-bedroom weatherboard just a short stroll from Pakington Street and soon found himself at the centre of a seven-way contest. Bidding began at $500,000 and in the blink of an eye had hit $600,000. Tony, who had barely been able to draw a breath, finally got a word in. “We are well and truly on the market,’’ he said. The action continued and went all the way to $650,000 before the hammer came down in favour of a young woman from Melbourne who intends to move to the property. Tony’s colleague Ben Riddle (Buxton Newtown) also brought the hammer down in favour of Melbourne buyers at 1/41 Trigg Street, Geelong West. The mark had reached

However, it sold soon after to a young couple for a higher, undisclosed price.

A young couple will embark on a similar journey at 32 McCurdy Road, Herne Hill, after Joe Grgic (Harcourts North Geelong) conducted a three-way contest. Bidding for the dated but neat and tidy three-bedroom brick house began at $310,000 and ended when Joe brought the hammer down at $380,000. The winning couple were locals who intend to live at the property. There will be a little less updating for the new owners of 23a Moreton Bay Drive, Highton, where Kieron Hunter (Barry Plant Highton) began in front of 25 onlookers with a vendor bid of $490,000. A man offered $510,000, Kieron countered with $520,000 and the bidder went to $525,000. The well-maintained four-bedroom brick house, with an in-ground pool, was passed in but soon sold for a higher, undisclosed price, to local buyers. ●
