CONCRETE THINKING This inspired surf coast home displays an ancient material in a whole new light, writes JENNY BROWN

concreter’s own family house in Torquay provides an impressive canvas to show how sophisticated this ancient material can be. Indeed, what he has done is a tour de force of the concreter’s art. “He was willing to experiment and wanted to take the material as far as he could,” says Kate Fitzpatrick, partner in one of the Surf Coast’s most inventive and meticulous architectural practices, Auhaus. On a site “tightly hemmed on both sides but overlooking a lovely lake and wetlands and the eighth tee of the local golf course”, Kate and Auhaus co-director Ben Stibbard “closed the four-bedroom house down from the front and made the rest on a simple plan centred around a north courtyard”. Perhaps “simple” is the wrong word. On every plane and in every internal space, there are details and unexpected – but never irrelevant – elements added to everyday materials that invite the eye to explore them. “There are a lot of intricate components that you see after a while,” Ben says. Those concrete walls are punctuated and patterned with brass plugs. “It was a nice way to finish them and another place where we could take the opportunity to detail above the standard,” he says. “There is a lot of brass detailing.” A very different way of doing things is a consistent feature of the house, from the battened timber screens that counterpoint the concrete in the blocky front facade (when backlit from the upstairs, Perspex-faced

studio, it reveals bracing X-shaped beams), to the steel cross braces sitting proud beneath the hardwood ceiling in the living room (and supporting the concrete floor above). “That’s the beauty of working in residential,” Kate says. “You can do different and challenge the ordinary.” The rooms are taller than the norm and the bright, open atrium at the core of the house, which features a custom-designed, white steel staircase, makes the whole place a more elevating experience than you’d expect on a suburban-sized block. An apparently lightweight staircase, with risers cut slightly on a tangent to maintain a see-through quality, leads up to the main bedroom suite. There’s a contrasting external spiral stair that leads up to the studio and screened upper garden deck. In the spiral, the self-challenging concreter has made dense, heavy concrete coil as if it were as pliable as plasticine. Auhaus calls it the Concrete House. But that’s not the whole story because, as Ben says, there is an alternating application of concrete and timber, inside and out. Because concrete has a thermal capacity that can both heat and cool quickly, all the walls are insulated and wherever there is concrete on the outside, there is timber – mostly cedar – on the inside, and vice versa. The house displays an increasing use of external timber as you move from the street-front to the rear golf course boundaries. The concrete-timber interchange, Ben says, makes the most of each element. “We do that in a lot of our houses,” he says. “We don’t have a big shopping list of materials. We pare it back to only two or three. et me guess: You’re reading this article at your workplace, perhaps scoffing down a sandwich al desko in your 10-minute lunch break, and you probably think that working from home sounds great. After all, what’s not to love? You can kiss goodbye to nasty office politics, mind-numbing commutes and the hassle of having to get out of your pyjamas in the morning, right? Well, yes. That’s all true to an extent, but turning your back on the traditional nine-to-five isn’t all beer and skittles and eating Nutella straight from the jar at 3pm. There are also some significant downsides. For a start, it can be hard to get motivated when the TV is staring at you from the corner of the room. Oh, and try crafting your magnum opus while dangling a baby on your knee and fixing your toddler’s Lego train. And that’s not even counting the biggest one of all – you never get to leave the office. Ever. With this in mind, we asked four interior designers and stylists who work from home how they manage to create balance between business and, well, everything else. Here they offer some of their top tips and great ideas.

Create a space dedicated to working Georgia Ezra, founder of Melbourne interior architecture firm Gabbe, advises people to set up a separate area for their work. “As someone who runs a business from home, there were times when I worked from my dining room table, because I like that space, but that was where the boundary [between work and the rest of my life] got blurred,” she says. “I started checking my emails before dinner, after dinner, during dinner. “Dedicating a space that is specific to your work is instrumental to working from home. It’s about shutting off the computer, and turning away from work, for a set time.”

Hide your work when the day is done

Gary Hamer, of the eponymous Brisbane-based Gary Hamer Interior Design, makes a habit of clearing away his work things at the end of the day. “Rather than use a separate bedroom, I’ve put a desk in the family room … as I like to feel I’m in my home when I’m working,” he says. “I’ve got storage nearby where I can put things away. When I finish at the end of the day, everything gets packed away, so that it looks like a house again. “I’ve also put feature lamps and coffee table books on my desk, so when it’s not in use it looks like part of the living space again, rather than an office.”

ith summer in full swing and temperatures rising, there’s one thing you want to stay very low – your energy bill. According to the Australian Energy Market Commission, average national residential electricity prices jumped 4.4 per cent in the past financial year and are expected to increase another 2.7 per cent in 2017/18. Provider costs might be rising, but the good news is there are still plenty of ways to lower your bills with the right knowledge, gadgets and appliances. Try reducing energy costs this summer with these expert tips.

Live track your energy usage “Ignorance might be bliss – but not when it comes to your energy bill,” Bunnings electrical category manager Tracey Lefebure says. To avoid an unexpectedly high bill this summer, live track the power usage of your home’s plug-in appliances with an app or energy meter. Rob Murray-Leach, head of policy at the Energy Efficiency Council, says there are plenty of apps and devices that can help tell you how much energy your home is using, help you compare with your neighbours and also give you lots of energy-saving tips.

Tracking your power usage not only assists in keeping energy bills to a minimum, but also helps identify appliances with a higher-than-preferable energy consumption.

Use energy-efficient appliances The golden rule of appliance shopping is to buy products with the greatest number of energy rating stars for your budget. While it might be tempting to purchase the cheaper fewer-star equivalent, this will generally cost more in the long run. “Really efficient appliances can use 75 per cent less energy than older models,” Rob says. “Star ratings used to be out of six, but now they’re out of 10. Generally, seven to 10 stars is very efficient.” For those with a limited budget, Rob says the most important appliances to invest in are energy-efficient air-conditioners and/or heaters, fridges and water heaters. “It’s important to focus on the big things,” he says. “With your energy bills, roughly 40 per cent is heating and cooling, a third is appliances (especially your fridge and freezer, which are on 24/7), and 20 per cent is water heating.” Another tip is to switch off appliances such as TVs and microwaves at the wall when not in use, as some still use considerable energy even in standby mode.

body gets a really unpleasant shock when you go outside.” If you’re expecting a hot or humid day ahead, prepare in advance by turning on the air-conditioner before the house heats up, not after.

Look after your appliances Regularly clean and maintain your appliances to ensure they’re not being overworked in the warmer months. “Generally, you want your fridge to be around two-thirds full and your freezer to be at least three-quarters full,” says Angus Kidman, editor-in-chief and tech expert at finder.com.au. “Appliances that are filled to the brim will decrease air circulation and take longer to cool. “To trim your cooling costs, remember to clean your air-conditioning units every couple of months, and also make sure your air-conditioner is appropriately sized for your property.”

Resist the temptation to turn the air-conditioner to its lowest temperature, even on scorching days. “Each extra degree cooler can add 10 per cent to your cooling costs,” Kirsty Lamont, marketing and communications director at comparison site Mozo.com.au, says. Experts recommend setting the air-conditioner thermostat to between 24 and 26 degrees in summer. Rob says: “If you try to make your home much colder than the outside, your air-conditioner has to work a lot harder. It also means that your

Websites such as Energy Made Easy, Switch On, and The Green Electricity Guide help consumers to make informed decisions when choosing an energy provider. ●

Curtains, blinds, insulation and double-glazed windows are other methods to help deflect heat on hot days. “You can buy inexpensive window film, which will keep out the sun and is much cheaper than double glazing,” Stan says. “Insulation can be purchased and installed yourself and there are often in-store promotions on these items.”

Give yourself a housework-free pass on hot days. Not only will housework such as cooking, vacuuming and mopping heat up your body, the resources and equipment these tasks require will also raise your home’s overall temperature. “For instance, you could make the most of balmy summer evenings by barbecuing outside or enjoying quick, throw-together meals like pastas and salads, instead of firing up the oven,” Kirsty says.

W

hen the mercury hits 40 degrees and there’s a strong northerly blowing, it’s probably a tad late to think about preparing your garden for summer – but it could be the perfect time to think about fixing any problems. Intense conditions will naturally highlight your garden’s strengths and weaknesses, showing you what is worth keeping and the bits that can go. Few suburban gardeners endure the tough conditions faced by nurseryman David Glenn at Lambley Nursery, north of Ballarat, where dry, hot summers, frosty winters and compacted clay soil combine to test plants to their limits. Yet his display gardens are picture-perfect in all four seasons, despite being watered only about four times a year. “I have watered a few times more this summer due to the low rainfall,” he says. “And the vegetable gardens need constant water, of course.” While David credits his wife, artist Criss Canning, for some of the aesthetics of his perennial borders, the health of the plants is more down to his good soil preparation and plant choices. 1 \ Prepare the soil

David starts any new bed by adding 10-15 centimetres of compost into the top 20-25 centimetres of soil to aerate and retain moisture. Because his soil is acidic, he also adds dolomite lime. If your garden is already planted, then soluble water-retaining products will help in the short term but physically adding organic matter is best.

2 \ Fertilise

Organic matter such as compost improves the structure of both sandy and clay soil, but sandy soil might need some added fertiliser. Improving the soil you already have is nearly always better than importing top soil.

3 \ Mulch

Become familiar with where the sun and shade reach, especially those killer late-afternoon rays over midsummer.

7 \ Choose drought-tolerant plants

No plant can survive forever without water – even cacti – but many have developed ways of dealing with extreme heat or dry conditions. As a rough guide, those with smaller leaves or grey foliage often survive heat best. Local native species are always a good bet.

Many less-hardy plants can survive the heat as long as they’re not subjected to direct sun on the super-hot days (anything over, say, 35 degrees). Some strategically placed shade cloth can make all the difference; long-term you can plant for shade.

I

f you want to buy a property in one of Geelong’s established or booming suburbs, it’s a fair bet you’ll have to do so at auction. Geelong West, Newtown and Geelong have long been considered prime auction markets, but those suburbs have been joined by Belmont, Highton, East Geelong, Manifold Heights, Herne Hill and Hamlyn Heights. Continuing low stock levels, low interest rates and population growth have driven demand for properties within easy reach of the CBD in the past two years. Tony Slack, from Geelong Advocates, has been on the frontline as the nature of the market has changed. “I’ve never done so many auctions in Belmont,’’ Tony says. He estimates the number of auctions in the suburb has jumped by about 75 per cent in two years. “It’s Belmont, Highton, parts of East Geelong, Manifold Heights, Herne Hill …

in 10 years’ time what were middle suburbs will be inner suburbs.’’ Tony says the competition for properties in the $350,000-$600,000 bracket is fierce. “Every agent and most vendors know that they are going to have more than two buyers interested in their property,’’ he says. “Why would I consider selling my property privately? The information being fed back to vendors is pretty much all about auctions.’’ Tony is a fan of the auction process because of what he terms “social proof’’. “It’s out there in the open, it’s more public,” he says. There is, however, a danger for those not familiar with the process. “I’ve seen people bid against themselves because they get caught up in it,’’ Tony says. “Sometimes the property is passed in and that’s when you really need to be on your game.’’ He tells the story of attending an auction where a prospective bidder was told by

a well-meaning friend not to bid until the auctioneer declared the property on the market. As it turned out, the property was passed in to Tony (on behalf of a client) and sold before the prospective bidder had a chance to test the water. Ron Howard, property consultant with Global Connections, would no doubt concur. “It’s all homework; it’s all due diligence,’’ Ron says. “I take them (prospective buyers) out to the auctions. I want them to experience it.’’ Ron, who gets paid only if he saves clients money on their declared limit, sees time as crucial. Getting that dream home can be a long journey, especially with the growing competition in the Geelong market. “We’ve had outside people coming in with more money in their pockets than we are prepared to spend,’’ Ron says. “I’ve been to auctions where I’ve been $100,000 out. I think to myself, ‘I can’t be that far out’.

“But some people say they just fell in love with the house. They paid $60,000 or $80,000 over, but they say they’ll be there for 20 years anyway.’’ Ron says he thinks the market must, at some stage, slow down. “It can’t continue to go this way because incomes are not going up and savings are not growing.’’ But he has seen the same changes in the marketplace as Tony. “Geelong West, of course, has always been a strong auction market … people like to buy a house where they can roll out of bed into a coffee shop. But even in Herne Hill, now, you’re getting a lot more attention due to auctions, and north of Church Street (North Geelong) is becoming popular.’’ Ron’s advice is to not give up. “Come to the auctions with me, stick at it, it’s not easy,’’ he says. “Just relax, you’ve got your figure, we’ve done our due diligence.’’ ●

ochford is one of Geelong’s oldest buildings; it also happens to be one of its most beautiful. Standing grandly at the top of the Moorabool Street hill, this remarkable house has the city and its surrounds on its doorstep. You can walk to the waterfront, to the river or Simonds Stadium, or the many restaurants and cafes the CBD has to offer. But you’ll have to drag yourself away from the historic house first. Despite its age – it was built in 1851 – the five-bedroom semi-detached residence still showcases much of its original beauty. It is rich in history but has been thoughtfully updated where needed to cater for modern needs. Most impressively, those updates have remained true to the house’s origins, with the new complementing rather than outshining the old. The old is anything but ordinary though, with ornate ceiling roses and archways, pressed metal ceilings, Victorian mantels and glorious leadlight windows. Designed by Geelong architect William Surplice of Surplice & Sons, who moved to Ballarat to chase the gold rush not long after this house was built, the two-storey building is the essence of Victorian Regency design. The semi-detached pair of houses were built from Barrabool sandstone on bluestone foundations. A servants’ wing at the back was made of Geelong red brick. It’s the house on the left that’s on the market and the grand proportions inside come as somewhat of a surprise. Double-hung windows and a central triple-arched window on the first floor make as much of a statement today as they no doubt did when this house was constructed. Inside, high ceilings instantly create a sense of grandeur that continues from start to finish. Polished floorboards feature throughout the ground floor. The living area at the front of the house is indulgently spacious and has an ornate fireplace. The original french doors open the living area up to the dining room, which also has a fireplace. It’s in these two rooms that you really get caught up in the romance of this property and gain an insight into the luxury enjoyed by its original owners. The kitchen is towards the back of the ground floor and features marble benchtops and a marble island bench. Next to it is a bar that opens to a courtyard. It’s quite a spacious outdoor area given the inner-city location. A stately staircase leads to the five bedrooms and a spacious bathroom on the first floor. There’s a second bathroom downstairs, behind the kitchen and laundry. The upstairs bathroom has a separate bath and shower.
