NICE ICE ’Tis the season for iced coffee – but only if it’s delicious. Rebel Kitchen’s version is exactly that. Made simply with spring water, date nectar, coconut milk and coffee beans, there’s no added sugar, and boy is it good. The coconut element at play makes sugar shunners very happy. ●

Once a local secret, but now outed by travel shows and big name chefs like Stephanie Alexander, McGain’s is so much more than a cafe and features a large nursery, grocer and gift shop. With so much fresh produce around, it’s no surprise the food’s a treat, too. Breaky, lunch and definitely afternoon tea. ●

AGENT’S VIEW CHARI EMIRZADE \ Barry Plant Geelong Started out \ In 2014. Before that I worked in Europe for over seven years. I’d always wanted to work in real estate, it’s one of the few industries that has no limits as to how far you can go. I’m now the top lister and seller for Barry Plant Victoria – I sold 140 properties last year. Best part of the job \ The constant challenge. Also interacting with lots of different people, I meet new people all the time, which I love. Geelong’s property hot spot \ All of Geelong is selling well at the moment but my particular focus is Corio and Norlane. The northern suburbs, I would say, are the hot spot for buyers because they’re affordable, have big blocks and easy access to Melbourne with the ring road. My favourite place \ The Geelong waterfront. I have two boys so we spend a lot of time there. We also go to Torquay a lot. On days off I like to … spend time with family – my wife and two kids. ●

MIRA HOWELL \ DÉCOR BY MIRA Mira is a big fan of the broad range of contemporary furniture at Living etc in Belmont. “They also have the best lighting selection in Geelong, which a lot of people don’t know about.” Vast on Torquay Road is also a favourite inspiration. “They have a lot of what I would call rustic interior pieces.” Mira also recommends Schots Home Emporium in North Geelong: “They’ve got a huge warehouse full of amazing, diverse product from all over the world.” When it comes to soft furnishings, Mira admits she’s a little biased. “I manufacture my own,” she says. “I think I’m the only one in Geelong who still makes curtains. Everyone else is doing blinds, but I find them flat and boring. I love beautiful designer fabric; it’s been my passion for over 33 years.” ●

For one-off statement pieces, Kylie loves to drop in for a chat with Maria, owner at Kiitos Living by Design in Barwon Heads and Torquay, which has a great range of homewares and textiles. “She has lots of well-priced designer European products, like Marimekko, Normann Copenhagen and Design House Stockholm,” Kylie says. She also loves discovering a bargain at the Mill Markets or Kyo, a trade warehouse in Ocean Grove that’s open to the public. It stocks new and repurposed furniture, homewares, and a huge range of items imported from around the world. For decorating big white walls, Kylie says there’s nowhere better than Boom Gallery. “I send people there directly and to a lot of the fantastic artists within the Boom fold.” ● » By appointment, 0418 526 819 kyliesargent.com

Like Mira, she says Belmont’s Living etc has a fabulous range of contemporary furniture, art, mirrors and lighting. “This is the go-to shop in Geelong. The staff are very helpful and the stock keeps abreast of current trends, with many of their items customisable.” Phil and his sister Seba at 3228 Blinds meet all her window furnishing needs. “They have fantastic attention to detail and exceptional customer service,” Catherine says. “They readily accept the challenges of working with interesting fabrics and unusually shaped windows.” Wolfgang at Relaxa Furniture in North Geelong is an amazing upholsterer, Catherine says. “I’ve used his services for more than 10 years and no job is too big or small. He has the amazing skills to breathe new life into preloved furniture, including restoration of timber and use of stunning fabrics. His pattern matching is fantastic.” ●

red Schultz spent years creating his family’s dream home – first in his mind’s eye, later sketching it on paper, and finally turning that vision into a reality on a block of land in a leafy block in the outer-eastern suburbs. His dream home wasn’t the traditional four-bedroom, two-bathroom McMansion. Fred, his wife Shannon, and toddler daughter Olina are the proud and very content owners of a tiny house. Measuring about 2.5 metres by 5.4 metres, it has many of the modern conveniences of a traditional home but on a much smaller scale. Fred and his family are part of the tiny-house movement that is gathering momentum around the globe. Tiny homes originated in the US and began attracting international attention in 2005, as housing for the victims of Hurricane Katrina in New Orleans. Since then, a growing number of Americans in search of a less cluttered and more affordable lifestyle have swapped more spacious houses for tiny homes, generally with a footprint of less than 46 square metres (500 square feet), and usually on wheels. Now tiny houses have arrived in Melbourne, too. “I was ambivalent about living in a tiny home, initially,” Shannon says. “But I could see Fred’s design was going to be cosy and homely. I had a few things that were important to me that had to be included, though. I wanted storage space and a toilet and bathroom – I wasn’t going to shower outside in the winter.”

comfortable lounge area and a roomy loft bed reached by a folding ladder. Solar panels power the house, which is totally off grid. Fred found a large bay window on Gumtree, and a verandah and awnings create a few extra metres of outdoor living space. “The bay window was Shannon’s idea – she wanted a view and it opens up the space inside,” Fred says. “Building a tiny home is a game of millimetres and kilograms. “You think about weight and suspension because it’s on wheels and a trailer, which gave us options to move around.” After settling initially just outside Echuca, the family recently towed their tiny home to Castlemaine. With a second child on the way, Fred and Shannon have now switched to a small but conventional two-bedroom home while they rent out their tiny house through Airbnb. “Tiny houses are adjustable in many ways,” Fred says. “But you can’t just keep adding extra people.” Still, he says the house is perfect as occasional accommodation and an extra income stream. Fred has turned his experience of building tiny homes into a business. He has noticed an increasing number of inquiries from people who want to downsize or who see tiny homes as an affordable first step in the housing market. Tiny homes can cost as little as about $30,000 for a base model, with a fully optioned home like Fred and Shannon’s costing about $120,000.

SUMMER

AUTUMN

It might feel like summer is disappearing as rapidly as a Pooh-stick over a waterfall but we still have a good month or more of overworked air-conditioning units to look forward to. Extend your own private summer with some optimism in the home. “Re-imagine your bed linen in lighter, brighter colours and finer materials accessorised with cushions and light throws,” says Michelle Evans of Doherty Design Studio. Interior designer Jacinta Preston believes summer is the season of “decorative frivolity”. “Embrace the festivities of the party season,” she says. “Be pool party, barbecue and margarita-ready with seriously comfortable outdoor furniture, fluffy beach towels and heady flowering planters.” ●

Embrace the homely rituals that come with this season. After all, this is the time we begin to spend more of our time at home – hibernating until spring. For those living in converted Victorian terrace houses, it’s becoming more popular to move the living space away from the glazed doors and garden at the back, towards the original front rooms. While you’re at it, try the “double rug” idea. “Layer a feel-good cosy texture atop summer’s best sisal,” says Jacinta. “Don’t underestimate the power of light; firelight, candlelight, flickering fairy lights and, of course, the beautiful warm glow of a side lamp.” ●

JOANNE GAMBALE asks leading interior designers for tips on how to keep your house looking its best all year round

WINTER

sPRING

Accept the inevitable but remind yourself it could be worse. There’s a town in Norway with average temperatures of below freezing and its name is Hell. In Australia, winter is just an excuse to invest in luxurious wools for the bed and sofa. “Muted tones are very calming and may work well for winter, but it’s also nice to have colour sometimes,” says Richard Misso, creative director of The Stylesmiths. “Knitted accessories are getting bolder, with huge, chunky cable-knits replacing demure weaves. And you’ll be needing a pouffe, too – essentially a big knitted ball of wool for your feet.” Jacinta recommends working with what you have. “The summer deck can cross seasons with fire pits, outdoor heaters and a stack of throws and cushions,” she says. “Hides, extreme knitted blankets and fake furs are perfect for making your winter wonderland cosy.” ●

“Spring is a time for new beginnings so it’s perfect for redecorating your home,” says Jacinta. “Take mother nature’s inspirations and dip your home in colour with a few accessories. Foliage, indoor plants, a single bloom or a lovely big bunch of cut flowers will make any house feel loved, across all seasons, but it’s irresistible in spring.” Michelle suggests rethinking the heavy rugs of winter. “Consider changing to a rug that is finer and made of natural fibres such as hemp, jute or cotton for a more casual, relaxed vibe,” she says. “This creates a clean, seamless aesthetic that gives a fresher look and will feel cooler underfoot.” By the time summer comes around, roll up most of the rugs to reveal the natural beauty of timber floorboards. ●

Tidy Prophet

A

n organised life, the theory goes, is a happy one. It’s an old approach, but one that has been given a modern-day resurgence thanks to Marie Kondo. The Japanese author’s mission statement, The Life-Changing Magic of Tidying Up, is a New York Times No. 1 bestseller, with millions of copies snapped up worldwide. Its success catapulted Marie to fame; she was named one of Time magazine’s most influential people of 2015, has written follow-up books and even launched an app to help people stay on track with her KonMari method of tidying. Marie explains in her book that she has always been an avid tidier. As a child she would throw away things she thought her family didn’t need, until they started noticing and got annoyed. The lesson she learnt from this (other than maybe don’t chuck out other people’s stuff) is that to be invested in keeping your things tidy, you have to sort them yourself – it’s no good having someone else do it for you. One of the former professional organiser’s other big rules is to make tidying an event: choose a time and don’t stop until it’s done, and be clear about why you’re doing it before you start. With that in mind, I set aside a long weekend to follow her decluttering steps. I decide I’m doing it because I like things to be pretty and, in all honesty, I have a slight compulsion to hold on to used jars and shoe boxes, so I’d like to curb that too. The first thing Marie says to tackle is clothing. This sends me into a bit of panic. I

have lots of clothes. Like, 10-years-workingin-fashion-retail worth of clothes. I dutifully lay out all my tops on the floor. Marie says start with tops, then move on to pants and skirts, dresses and things that should be hung, underwear and then accessories. She then instructs you to pick up each item and decide if it “sparks joy”. If it doesn’t, it should be thrown away. I pick up a lightweight knit top I had to buy from the clothing shop I used to work at. It’s bright purple, and has flouncy sleeves. I’m trying to remember the last time I even saw this thing, let alone when I last wore it. Not only does it not spark joy, I decide, it also sparks annoyance. I put it into a pile to be donated to charity. I get the hang of this joy-sparking thing pretty quickly – it’s funny how many things I’ve held on to that I really don’t like or don’t have any use for. By the time I’m through with clothing I’ve filled three garbage bags. After I’m done discarding, it’s time to organise. I follow Marie’s way of folding clothes, standing them up in my drawers so each item can be seen. I also rearrange my hanging clothes to “energise” my wardrobe – long to short, dark to light, heavy to thin from left to right. The process of discarding gets repeated in this order; books, paperwork, other miscellaneous items – or komono as Marie calls them – and then sentimental items, including photographs. She also says to tidy by category instead of by room, as this will help you put everything away in a place that makes sense.

It’s kind of magic how this works. I found hardware, photo albums, board games and a sewing machine all in one cupboard when I started, and by the time I was done, all was sorted into its relevant categories and had new, more sensible homes. I also found some really weird stuff during my tidying; a tin filled with gemstones, international coins and sea-shells, a bag full of brightly coloured hosiery and more shoe boxes than I even imagined. It was extremely liberating getting rid of these things, and I realised I wasn’t just discarding physical stuff, but mental and emotional stuff in the process. Some of Marie’s rules – including taking everything out of your handbag at the end of the day, thanking the handbag for a job well done and putting it away in the cupboard – are a little too intense for my liking (I draw

the line at talking to inanimate objects). But plenty of others, including throwing away most paperwork that comes in and putting coins straight into my wallet and not in a jar, have really stuck. There’s no guarantee that I won’t accumulate more stuff, but I now have control over how I organise it, and don’t feel the need to keep things “just because” anymore. I just hope I don’t have a sudden need for a shoe box anytime soon. ●

storage solutions

joanne brookfield finds some space

A

merican comedian Steven Wright famously said “you can’t have everything. Where would you put it?”. It’s a good question. For the stuff you do already have, here are five tips for clever storage solutions.

UNDERFLOOR STORAGE If renovating or building, consider using the floor for storage. Austin Maynard Architects did this with the Mills House in Melbourne, turning the floor into cupboards that also function like a cubby house for the kids. “In that floor there’s a lot of long-term storage, like flippers, snorkelling masks and the Xmas tree, under the dining room. Close to the living room, where the couch is, that’s where there’s blankets and cushions and toys,” Mark says. Doing this creates even more space. “If we put storage on the sides, you constrict the width of the room even more. Putting storage within the floor meant you have the full width of the house,” he says. ●

“If you don’t get the storage right then that stuff ends up cluttering the house,” says architect Mark Austin from Austin Maynard Architects. The key is to deal with it as soon as you enter the home. “Quite common in a lot of the work we do now is the drop-off storage or lockers,” he says. This gives each member of the family a dedicated space close to the front door for things like bags, coats, umbrellas, keys, phones, keeping it off the kitchen bench or floor. In existing homes, such a space can be created in hallways using shallow cupboards.

CONCEAL CABINETRY

In the kitchen, don’t let your big appliances dominate the aesthetic, says Travis Dean, director of Cantilever Interiors. “Dishwashers, fridges and freezers can be directly integrated behind joinery panels,” he says, which eliminates the feel of clutter. “An appliance cupboard is another great way to ensure a seamless design,” Travis says. In other rooms, apply the same idea and conceal cabinetry.

(PETER BENNETTS)

DROP ZONE

MILLS HOUSE

“We try to make it look like part of the house, hidden away, not obviously storage, so it doesn’t look like you’re in a room and there’s a cupboard in the corner,” Mark says.

DUAL PURPOSE

Push cabinetry to function in more than one way. “It’s a cupboard as well as a bed, or it’s a study area as well as a cupboard,” Mark says.

In their Butler House project, Austin Maynard Architects placed children’s beds on top of cabinetry. Furniture can also have a dual purpose, such as sofas with hidden compartments and beds that tilt up, to allow for maximum storage underneath.

FLOATING

Sometimes, we can hide our stuff in plain

sight. Storage can also double as a display and a means of expressing yourself. “Create a design feature on your wall by installing floating shelves in different sizes and colours. Try hanging the shelves at different levels to add an interesting element to your storage solution,” Bunnings national storage buyer Daniel Gibney says. ●

ittle touches, inviting throws and a stunning bedhead make for dream bedrooms. Georgie Leckie of Heatherly Designs specialises in designing bedheads you’ll fall hard for. Here are her five essentials for a romantic bedroom. ●

1 \ Great lighting that creates a little bit of

theatre in the room, whether it be pendants either side of the bed or a chandelier in the centre of the room.

2 \ An upholstered bedhead in warm, lush fabric. Velvet, linen or even leather will add that extra layer of comfort and a sensual warmth. 3 \ Textures. Layers, soft throws, rugs and cushions add luxury and a feeling of exotic romance. Don’t be afraid to add more, especially in the cooler months.

4 \ Mirrors placed to reflect light, or the

garden, can bring a different style of romance to any room.

5 \ Sheer curtains to dull harsh natural light – harsh light is always a romance killer. ● mtay@theweeklyreview.com.au

hen Jarrod Leonard (Buxton Geelong East) called for someone to put up their hand at 113 McKillop Street, Geelong, on Saturday, he got one response. A little girl up on her mum’s hip obliged, despite clasping a biscuit. The crowd of 50 outside the three-bedroom character weatherboard laughed. Jarrod thanked the toddler and then asked if anyone else could put up a hand. “Someone with a cheque book would be nice,” he said. The little girl was on the right wavelength, though, as her dad soon got involved in a contest with an older woman that pushed the auctioneer’s opening vendor bid of $650,000 up to $720,000 in no time. “Make no mistake,” Jarrod said. “We are on the market.” The two-way contest continued, the toddler’s dad hanging in as his opponent kept upping the ante. In the end the older woman’s pockets were too deep; Jarrod brought the hammer down in her favour at $790,000.

JARROD LEONARD

Out at Little River, there was little doubt the two bidders jousting for the three-bedroom brick house on about 4000 square metres at 30 McLeans Road planned to live there. The auctioneer didn’t have to wait long for a bid as a young man shouted out an offer of $580,000. A two-way contest then rattled along. After a quickfire 17 bids, the hammer came down at $695,000 in favour of a young Werribee couple who plan to relocate.

In Highton at 32 Barwon Boulevard, where the weekend before some of the world’s best cyclists had been whizzing past, Kieron Hunter (Barry Plant South Barwon) faced a crowd of 45 outside the roomy three-bedroom brick house. A man was quick to offer $750,000 and the auctioneer responded with a vendor bid of $810,000. In a flash the bidder came back with $811,000, at which point the property was passed in. It sold soon after for $825,000 to local buyers. In a further indication the auction market is spreading into the outer suburbs, Andy Ingham (Buxton Newtown) sold 7 Peter Street, Bell Post Hill, under the hammer for $490,000. Andy guided a three-way contest in front of 40 onlookers that kicked off at $400,000. The five-bedroom, two-level house with sweeping views was bought by an older local couple who plan to live at the property. ●

$1.055 million

4 Prestige A Avenue, Bell Park

145 Lemins Road, Waurn Ponds

Joe Grgic from Harcourts North Geelong registered a record price for the Prestige Park estate in Bell Park, selling 4 Prestige Avenue for $705,000. The double-storey residence offers five bedrooms and a Balinese-inspired swimming pool and entertainment area out the back.

Barry Plant South Barwon’s Deane Hughes topped the million-dollar mark for 145 Lemins Road, Waurn Ponds. The four-bedroom house, which has views across the Barrabool Hills and is on almost half a hectare, sold for $1.055 million.

HOUSE OF THE WEEK LEOPOLD \ 9 DAHLHAUS COURT

C

ontemporary design so often lacks soul, but that’s certainly not the case at this address. In fact, this four-bedroom house is intriguing from the minute you pull into the driveway, which is on a quiet court in this family-friendly suburb 15 minutes from central Geelong. It’s clear from the outset that the textures of the materials used to build the house play a lead role in the design. The exterior, for instance, showcases brick, timber and Mount Gambier limestone. What comes as a surprise, however, is that these same materials continue to take centre stage behind the front door. A curved brick wall also catches attention and is a distinctive feature inside and out. The keyless front entry opens to an open-plan zone of grand proportions, with ceilings of more than three metres. Bluestone flagstones are used throughout this area, complementing the curved exposed-brick wall on one side and limestone on the other. The limestone wall continues into a formal, carpeted lounge off the open-plan zone. The entire back exterior of the house, including an expansive paved entertainment area, also showcases the eco-friendly stone. The pairing of the dark bluestone with the brightness of the limestone might seem like an odd match, but it’s the conflict of textures that make this house so unique. As well as a dining area and living area, the open-plan zone has a designer kitchen with plenty of preparation space and quality appliances. Minimal overhead cabinetry ensures the walls are clean and uncluttered, keeping the focus on the curved brick wall. There is plenty of storage space under a large island bench and in the generous walk-in pantry. The black stone waterfall benchtop on the island adds definition to the kitchen, as does a two-way canopy rangehood. A wall of windows to the north fills this part of the house with natural light, while stacker doors open it up to the entertainment zone out the back, which runs almost the length of the house. It’s a versatile area that, as it’s north-facing, gets sun from morning to afternoon. A remote-controlled awning offers shade in the heat of the day. The open-plan zone steps down to a carpeted hallway off which the four bedrooms are found. The main bedroom is a sophisticated space for parents, with two-way access to a walk-in wardrobe and en suite with walk-in shower. The black and white of the kitchen island bench is mirrored in the vanities in the en suite and main bathroom. The bedroom opens to the patio through stacker doors. Bedrooms two, three and four each have built-in wardrobes with mirrored doors and easy access to the main bathroom, which has an indulgent sunken bath. At either end of the house are garages; one a three-car and the other a four-car. Leopold is quickly becoming a favourite spot for families. Gateway Plaza and Bunnings are close by, as is the primary school. Ocean Grove’s beaches are 15 minutes away. ● SARAH BIESKE property@domain.com.au

BELMONT \ 2 PERTH STREET There’s a good reason – or five – for Belmont’s rise in popularity in recent times. For a start, it’s less than 10 minutes from the CBD, within walking distance of the Barwon River and close to the High Street shops. It also offers large blocks, many with character houses. This property ticks all of the above boxes and throws in a few surprises, too. Packed with period charm, this elegant weatherboard house offers open-plan living and room for families to grow. In a quiet street, the Californian bungalow has been beautifully maintained, with potential for further updates if desired. Polished floorboards feature in the front half of the house. Three of the bedrooms, each with built-in wardrobes, are here, along with a formal lounge with fireplace that could be a fourth bedroom if needed. Alternatively, it would make a great home office or nursery. The main bathroom and a second bathroom behind the laundry offer room for all the family during the busy morning rush. The back of the house is dedicated to easy living, with the kitchen zone opens to a large covered deck, providing a great indoor-outdoor space. A wall of windows fills the area with light, but a wood fire makes it just as cosy in the cooler months. As well as the deck, there’s an expansive bricked area with a built-in barbecue, along with lots of lawn. A bungalow with en suite, kitchenette and storage area is an ideal teenagers’ retreat. ● SARAH BIESKE
