endors beware – if you’re planning to recarpet your home before you sell, it might be time for a rethink. Polished concrete and floorboards are in hot demand among local buyers; wall-to-wall carpets, not so much. Other features high on buyers’ hit lists are open-plan layouts, and outdoor living spaces. According to real estate agents – who talk to scores of potential buyers in Geelong and the Surf Coast each week – buyers want bright and spacious open-plan living areas, with low-maintenance surfaces and outside entertainment areas. Include these in the home you’re selling, says Shane King from Harcourts North Geelong, and you’ll be onto a winner. He says buyers looking in newer estates and established suburbs sing the same tune – and carpet is rarely on the playlist. “Polished concrete is fashionable and there is good demand for hardwood floors,” he says. “In smaller, newer dwellings, we’re seeing more tiling and manufactured timber products like bamboo floors, which is nice and durable.” While the preference for low-maintenance flooring extends across all markets, buyers at the top end expect more bang for their buck – multiple living spaces, a butler’s pantry, quality finishes, appliances, benchtops and cabinetry. “They’re expecting luxury,” he says. But the must-have on almost every buyer’s wishlist – especially those with families – is an open-plan layout. “Open plan is still very much in vogue in both new builds and renovations,” Shane says. “The kitchen and living areas are the heart of the home, so you want that to be a pretty key feature.” Elie Freijah from Barry Plant Geelong adds that while open plan has become standard, especially in the family-orientated local market, multiple living areas – particularly an outdoor entertainment option – will be a

winner at sale time. “Outdoor entertainment areas add an extra living dimension to the property,” he says. “People love the idea of al fresco entertaining, and it really carries weight when it comes to value and demand.” Tony Moorfoot from Buxton Highton agrees that outdoor entertainment seals the deal for a lot of buyers. “An outdoor entertaining space is a really big feature of the home,” he says. “With open-plan living, the ability to look out into the yard at the kids is important.” Patrick Hayden from Hayden Real Estate in Torquay says Surf Coast buyers have similar expectations. “They want modern finishes, such as stone benchtops and either polished concrete floors, wooden floorboards or tiles, rather than carpeted living areas,” Patrick says. “People want properties that are as modern as possible, bright and spacious, with enough room for the family to enjoy.” They’re also looking for space for an outdoor fire, pizza oven or barbecue area, but not necessarily a full outdoor kitchen, he says. Harcourts’ Shane King has also noticed a change in direction in the colour palettes buyers want in new homes. “For the past few years they’ve been pretty neutral, but I think, for a feature wall, some of the bolder colours are starting to come back in,” he says. “There are certainly more splashes of colour … It’s a bold statement that catches your attention, but it’s certainly not outlandish or garish.” But Buxton’s Tony Moorfoot says vendors should approach colour with caution. “People are still very neutral; there may be a splash of colour here and there, but you have to be careful about how much you do,” he says. “You don’t want to put off a potential buyer in your target market because of a particular colour choice.” ● brendan.bale@domain.com.au

’70s style After years of mid-century appreciation, we’re finally seeing a renewed interest in the design trends and colour palette of the 1970s – think deep orange and nutmeg tones, dark timber, and decorative woven textiles. A couple of small indie local designers prevalent in Melbourne are driving that trend. One is Pop & Scott, a Northcote furniture design business run by Poppy Lane and Scott Gibson. Their showroom has a very ’70s feel and their home is consistent with that. Another is Maryanne Moodie, who is a popular fibre artist. She has recently done a big stint in New York and has returned to Melbourne and is really driving a trend for woven ’70s style wall hangings. For a long time the ’70s were considered really daggy. But, in any city, creative people find themselves pushing into new areas, new territory and new locations. They include people like Pop and Scott, who find themselves leasing a ’70s house that a lot of people would never envisage looking amazing, and that becomes the zeitgeist.

Bringing the outside in with leafy motifs (in textiles and artwork) and indoor plants is still very on trend. It is a classic trend, but it is reimagined in different ways with less detailed botanical illustration and looser, painterly florals.

We’re still seeing lots of interiors inspired by the primary colours and bold shapes of the Memphis movement of the 1980s. There are quite a few shop fitouts that are referencing those colours and shapes, and also product design and furniture that references that look.

COLOURS Pantone’s colour of the year for 2017 is Greenery – a fresh spring green. This bright hue is perhaps easiest to incorporate as an accent colour. We’re seeing it used in singular feature pieces such as a floor cushion, rug or side table, rather than as a whole room scheme. In residential interiors, we’re also seeing a lot of soft, chalky pinks and blush tones. Pantone’s colour of the year in 2016 was Rose Quartz and we are still loving this palette. This is a surprisingly versatile base, and a great substitute for white walls. Subtle pinks work well with natural timber, and with grey stone or marble surfaces.

We’re predicting a return to darker timber hues and showing off timber’s natural grain.

MINIMALISM

I’ve photographed about 300 homes of varying styles and I’ve yet to see an actual real home adhere strictly to minimalist principles. I think it is a fallacy. No one actually lives like that.

THINGS THAT MAKE A DIFFERENCE

« Keep pots and plants simple and consider scale. You can rent potted plants from your local nursery. ●

● Filling tired-looking or bare beds with lots of green gives the impression that the garden is sumptuous and alive. ● Introduce different species and different pot sizes to make the garden feel more established and full but don’t overpower anything that already exists. ● Define the lines between lawn and garden, or gravel and lawn with timber or brick. This will add to the overall neatness.

● Paint boundary fences in flat black or charcoal where you can to neaten up your backdrop and add depth to beds (I recommend Dulux black fence paint). ● If your backyard has paving, it’s likely to look a little worn if you’ve lived there for years. I suggest using hydrochloric acid diluted or commercial-grade cleaner (available from paving suppliers) together with a high-pressure cleaner to really smarten up those pavers (cleaners can be hired).

● Frame entrances with a pair of pots and matching plants to give instant visual impact to prospective buyers as they enter your house.

● A healthy and vibrant lawn will hide a multitude of sins elsewhere, so you want it to look its best. Patch where needed with instant lawn, fertilise and top dress, all the while giving it as much love as possible with the lawnmower and hose.

● If you plan to take your 12-seat outdoor setting to your next house, we suggest you put it in storage. Often a simple day bed or pair of outdoor sun lounges with cushions adds far more to a garden space.

● Next, it’s on to the foliage and anything that looks tired.

● If you have one of those problem areas of dead space or a lawn that lacks lustre, try adding a simple garden bench for interest and purpose.

● Don’t get nostalgic about those party lights you hung in the once-flourishing branches, cut out dead wood, clear fallen branches and leaves and remove any sick or unsightly plants. ● Put down a good-quality fine mulch as this will make one of the biggest differences to an existing garden.

● You can see now why you should put garden tasks at the top of your must-do list. However, if these tasks seem overwhelming, there’s no shame on calling in the expertise and advice of a landscape gardener.

he old St Patrick’s church at Mount Moriac had probably never had such a turnout. A huge crowd of about 150 gathered to see the decommissioned church, built in 1883 and on more than 9700 square metres, go under the hammer. “We’re very fortunate,” Tony Moorfoot (Buxton Highton) told the onlookers. “The sun is shining, there must be someone looking down on us.” After an optimistic opening offer of $217,000 from a young man, things got serious. Three bidders got involved and pushed the mark beyond $500,000. Eventually it became a two-way contest, and it looked over at $580,000. Tony approached the under-bidders, a middleaged couple. “Just say a little prayer and you’ll be right,” the auctioneer suggested. Sure enough, the couple upped the ante with another $5000. Quick as a flash, their

opposition went to $590,000. The couple came back with $600,000, but that was trumped by an offer of $605,000, enough to have Tony bring the hammer down. In Belmont another big crowd gathered outside 53 Summit Avenue A , a three-bedroom house on a block of about 650 square metres. Ian Nichols (Barry Plant South Barwon) told the 80 onlookers the area was going to “absolutely skyrocket” once the development of the former CSIRO site a few blocks away took place. Bidding opened at $350,000 and two parties took the mark to $410,000, at which point Ian announced the property was on the market. The action continued and a third hand went up at $427,000, but one of the original bidders was too strong, taking the prize when Ian brought the hammer down at $436,000. The winners, a young local couple, plan to live at the property.

In other results, Peter Julian (Fruit) knocked down 60 Bruce Street, Bell Park, for $385,000 to an investor bidding by phone from Sydney. The Sydneysider beat seven other bidders for the three-bedroom house. Also in Bell Park, at 71 Nicholson Crescent, Joe Grgic (Harcourts North Geelong) brought down the hammer at $280,000. The two-bedroom house went to a buyer from Werribee; the Buxton Newtown office had a huge day, with four properties selling under the hammer for big prices. Melbourne investors took the prize at 3 Pavo Street, Belmont, for $500,000. It was a hectic contest for the two-bedroom brick house; 22 T Tahara Street, Hamlyn Heights, a three-bedroom brick house, sold for $430,000; 22 Buxton Road, Herne Hill, a three-bedroom weatherboard, went for $475,000; and 80 Fitzroy Street, Geelong, a four-bedroom weatherboard, was knocked down at $647,000. ●
