T

he Geelong housing market has continued its strong performance of the past year into 2017, with buyer and seller activity on the rise and a record high median asking price for houses. The median asking price for a Geelong house increased by 2.7 per cent in the March quarter to $420,000. Asking prices for houses in Geelong were 6.3 per cent higher than the $395,000 recorded in the March quarter last year. Unit asking prices also increased in the three months to March, rising 1.4 per cent to $299,000 – an annual increase of 3.5 per cent. Other measures of housing market activity were also clearly positive for Geelong. There were 1898 newly listed houses in the year ending March 31 – an increase of 21 per cent, or an additional 326 houses, compared with the same period last year. The average days on market for a privately sold house in Geelong has fallen from 114 to 89 in the past year, with the average discount rate falling to 5.5 per cent in the March quarter. I

t appeared to be only a matter of time before the unwavering popularity of Japanese minimalism and Scandinavian decor spawned an inspired new look. Designers are calling 2017 the year of “Japandi” – an interior design movement that fuses Japanese simplicity with Scandinavian style. “Japandi is a stylistic term that draws on the Japanese ‘wabi-sabi’ principle of finding beauty in the imperfect, blended with Scandinavian simplicity – clean lines, raw functionality and flawless craftsmanship,” says GlobeWest designer manager Keti Lytras. The style features a pared-back aesthetic of cool undertones, raw edges, muted tones and a combination of pale and dark timbers. Vault Interiors director Justine Stedman says the overall tone is more eclectic than traditional Japanese interiors, but still embraces simple, non-fussy lines. “Statement furniture is wenge charcoal or dark-oak toned, but is still paired with the light oak tones found in the Scandi look,” she says. “The accent colours are also borrowed from the current Scandi trend, with soft pinks, greys and pastel greens.” While Japanese and Scandi styles appear similar in their original forms, when used together they offer a new versatility and practicality and a more extensive

A new trend fusing Japanese and Scandi style is taking the interior design world by storm, writes Amelia Barnes and designers to create something new and fresh. “Japandi is a clever use of the same Scandi principles, but the style has slight adaptations in the texture of fabric, colour of wood and a subtle shift in accent colours,” she says. The ongoing popularity of Japanese and Scandi design in Australia can be attributed to each style’s simplicity and suitability to our lifestyle. Both looks lend themselves to Australia’s relaxed way of living, which is connected to nature. Bianca says both styles use refined elements in a minimal way that has become popular in Australia. “Both styles have been given a local twist to balance more with the Australian lifestyle,” she says. “It all comes back to clean living and simple, timeless ideas that people can dress up or dress down.” Despite it being hailed as a new design trend, Japandi has the potential to become a timeless design movement, and appreciated for decades to come, according to the designers. To mark the 50th anniversary of one of Australia’s most-successful pop exports, the kids and younger sister of Barry, Andy, Robin and Maurice Gibb have put together a tribute album, covering their favourite tracks from the squeaky voiced quartet. The choices aren’t all obvious, with the standout being Samantha Gibb’s unsettling, minimalist take on New York Mining Disaster 1941. Thankfully talent seems to be genetic; only an attempt to update the dance-floor appeal of I’ve Gotta Get a Message to You falls flat. ●

A

little part of the Aussie psyche has just disappeared from down my back lane. It might not have seemed special, just a tumbledown shed, but the old corrugated iron man-cave is an institution I’m sad to see go. As a building material, galvanised iron’s insulation properties can stink. Freezing in winter, hot as hades in summer. It’s rare to find an old shed without draughts, and, when the rain comes, best you keep a bucket or three handy. To my mind, old ferrous corrugated iron sits pretty with timber, brickwork, sandstone, bluestone, trees, gardens. It’s key to the rusty, rusticated look of rural Australia and inner suburbia. A sentimental favourite. So it’s sad to watch the old shed go, ramshackle as it was. Luckily there’s still plenty of galvo about. Lots of old garages, dunnies, fences, every second roof you see, shearing sheds, water tanks. It’s hardly extinct. Geelong West would probably collapse if its quotient of corrugation was removed. Moreover, it’s a popular cladding in units, houses, studios and industrial-style renos these days. You’ll find the new breed peppered across Geelong from Wandana to Corio.

It may be more cosmetic than functional at times but it does have its strengths. The contemporary love affair with corrugated iron doesn’t stem from historic use. Architecture guru Glenn Murcutt spearheaded the revival but his designs were inspired by Junkers aircraft used in Papua New Guinea, where he grew up. “It is capable of giving me that thinness, that lightweight quality, an edge, a fineness, economy, strength and profile,” he says. “I love it because it reflects the day; on a dull day the building dulls down and a bright day, the building is bright.”

But with a timber barn door and splintery four-by-twos peeping through, it looked like it should have been heritage-listed. Not that that might mean much. Listed or unlisted, the building fabric of this town is not always protected. I saw a beautiful 19th century church inside the old Aberdeen

Chateau bulldozed a few years back. Behind it, on Skene Street, old institutions have gone. The Naval Association, The Diggers and a hairdresser remain but that’s about it. Over the road, an old grocery store lives on as a bottleshop. They filmed part of Phar Lap inside its red weatherboards. The owner was told Big Red was stabled there at one point, when he was in hiding. Anyway, the Skene streetscape’s good. Aberdeen, too. Heritage frontages have been retained, even if the derrieres have been updated. I doubt many kitchen wells have survived. I doubt also that many corrugated iron structures will be deemed heritage stuff for a while yet. Iron was used in building before corrugated iron, of course. It was tough stuff, too. The 1854 Brown Brothers iron store on Mercer Street, heritage-listed to the eyeballs, was in horrific shape externally until a serious restoration attempt by the consultancy Terra Culture. It looks terrific now, although there’s more to be done. I figure the old shed in my back lane might be replaced by some north-facing, super-sustainable, architect-designed steel, glass and polished timber creation. Probably for some wild price approaching a million clacker at a guess. For that kind of price, if that’s what happens, I hope it incorporates some kind of corrugated iron feature as a nod to its past. What’s the odd lockjaw jab between friends after all, eh? ●

et’s be honest, “grand” is probably a word that’s overused in real estate. But, in this instance, it seems the only apt word to describe this double-storey Edwardian house. Built in 1920, Boscobel showcases the beauty of its era, with high ceilings, elegant chandeliers, polished timber floors and rooms of generous proportions. It also happens to be in soughtafter Manifold Heights – in one of the suburb’s best streets, no less. There’s something heartening about a home restoration that breathes new life into a house, rather than transforming it. This house is the perfect example, with simple but effective updates that are sympathetic to the period design yet subtly modernise it for contemporary living. his is a lifestyle change,’’ Ian Nichols (Barry Plant Highton) told the 35 onlookers outside 15 Regent Street, Belmont, on Saturday. “We’re just 218 steps away from High Street. A couple nearby told me they sold one of their cars, they don’t need two (while they are) living in this area.’’ It wasn’t long before an intense two-way battle began for the fourbedroom weatherboard house on about 615 square metres. An older couple kicked off with $500,000 and a young woman took them on. It was quick, with Ian unable to pause and let the combatants know the property was on the market until well beyond reserve. In the end, the older couple triumphed, the hammer falling at $674,000 after 31 quickfire bids. The result was more than $140,000 above reserve. The winners, from a nearby town, have bought the property as an investment. A crowd of 65 turned out at 25 Alexandra Avenue, Geelong, to see Lloyd Moulton (Barry Plant Geelong) put the one-bedroom brick house on about 318 square metres up for auction. “It’s not the house you are bidding for today, it’s the potential,’’ Lloyd said. “Buying a foothold in Geelong is getting harder. Properties like this will not stick around for too long.’’ After Lloyd made a vendor bid of $600,000, two parties got involved and pushed the mark to $690,000 before the hammer fell in favour of a local couple who plan to live at the property. Out in Bell Park ark at 205 Separation Street, Joe Grgic (Harcourts North Geelong) opened proceedings in front of 30 onlookers with a vendor bid of $220,000 for the three-bedroom house on a block of 620 square metres. A man upped the ante to $240,000 and

The auctioneer was doing it tough under the burning sun, but kept at it and finally brought the hammer down after 35 bids at $306,000. The winner was a local investor. Joe popped across to 30 Walsgott Street, North Geelong, just as the storm clouds began to gather. “This is how houses used to be built,’’ he told the 50 onlookers outside the three-bedroom brick house on a block of 644 square metres. “Whew, feel that change,’’ he said as he sought to move things along to beat the looming thunder, rain and wind. Five parties tried their luck, with bidding kicking off at $320,000 and hitting $426,000 before the hammer, and the rain, came down.

The winners were a young Melbourne couple who plan to relocate to the property. Another buyer from Melbourne planning a move took the prize at 20 Little Avenue, Hamlyn Heights, where Dave Gray (Buxton Highton) faced a crowd of 50 outside the three-bedroom weatherboard on a block of just over 550 square metres. Four parties fought it out following an opening gambit of $425,000. When the mark reached $495,000 things got serious. “Make no mistake, we are selling,’’ Dave said. The bids kept coming and the man from Melbourne, who has ties with Geelong from his youth, was right in the thick of it. In the end he outlasted the competition, winning the day with his final offer of $555,000. He plans to relocate with his family. ●
