eelong house rents have remained steady this year, providing good news for tenants in what remains a tight rental market. Geelong had a median weekly asking rent of $350 in the March quarter, the same as it recorded in the December quarter. Although Geelong house rents were steady in the March quarter, they are up 2.9 per cent in the past year – up from $340 per week. Geelong unit asking rents increased by 3.7 per cent in the March quarter to $280 per week (the same result as for the same three months in 2016). Meanwhile, Surf Coast house rents increased sharply in the three months to March. They were up 4.3 per cent to $480 a week, a rise of 6.7 per cent in 12 months. Unit rents on the Surf Coast fell 7.5 per cent in the quarter to $370 a week. However, they also had a sharp year-on-year rise, up 5.7 per cent. Although Geelong house rents have been steady, advertised vacancies were down 6.5 per cent on the December 2016 quarter. Population growth is a key driver of demand for rental properties.

minimalism is maxed out It’s time to go all out with your home decor, writes Mary O’Brien
A
fter decades of being told to live in glass boxes with stark interiors, there’s hope for those who love colour, fabrics and fun. Lush, luxurious and comfortable decor is making a comeback. Maximalist style – the polar opposite of minimalism – is one of the hot interior design trends for 2017, according to The Wall Street Journal. Those who have been afraid to inject personality into their homes can breathe a sigh of relief as wallpaper, pattern, rich fabrics and technicolour rooms are back in vogue. But before you rush out and pile 20 cushions on the sofa, roll out the rugs and step up the glitz, remember that the rich, inviting interiors of maximalism require a delicate skill to get the balance right. Less is more, say the minimalists, who advocate sparse interiors, clean lines and neutral colours. But less is a bore, according to the maximalists, who champion complex styles, bold colours and pattern upon patterned fabrics. “Minimalist interiors became soulless,” Sydney designer Thomas Hamel says. “As humans, we need things around us that convey who we are to the world – things that generate memories and make us feel comforted.” Thomas counts the rich and famous among his clients and is right on top of international trends. “Maximalism gives people confidence to live and create interiors they love and to be surrounded by things they love,” he says. While he believes the world has had enough of minimalism, Thomas warns against going over the top in your home: “To fill a room with stuff for the sake of filling the space will not work.” He has always been a fan of texture, pattern and colour, but still considers himself a moderate. “Maximalism is a chance for people to have interiors that convey their personality, though I do think an edited eye is required,” Thomas says. Architect Rob Mills says the problem with minimalism is that it offers only a visual experience, and one limited by lack of colour. While Rob’s own beach house in Lorne is pared back, it’s still luxurious. “It’s the objects we choose to live with that make our lives a pleasure,” he says. “It’s a sensory experience living in a good residence.” Rob, whose practice was named Interior Practice of the Year at the World Interiors News Awards in London in February, says we shouldn’t discount minimalism because it encourages us to question what we don’t need and to discard the superfluous. Maximalism is not an easy style to achieve, he says. “You need real skills, a great sense of colour, texture, fabric and a rich training in what’s available,” Rob says. “Then you need to be a truly great curator, as well as a designer, to bring it all together.” Rob is working on South Yarra’s Millswyn apartment development. The apartments have grand proportions and rich interiors that embrace maximalist style. Top designer David Hicks is another who likes to tread a middle road between minimalism and maximalism. “Maximalism’s a world that conjures a celebration of richness and excess, sensuality, luxury and fantasy,” he says. He says maximalism involves using expensive materials and layering fabrics and patterns – “think Indian palaces and Versailles”. “People are yearning for the extraordinary, something individual, something they have not seen before,” David says. sense of luxury and combining patterned Persian rugs with moire wallpaper. He says wallpaper is a huge trend. Fabrics are another effective way to inject maximalist style. He also advises using cushions in different non-matching fabrics or trying a custom-made rug in an amazing pattern. Designer Greg Natale has always been a fan of opulent styles. He believes a desire for warm, comfortable interiors is driving the return to maximalism. “It’s easier to do maximalism than minimalism because you can add and take away layers to get it right,” he says. “Minimalism can be very restricting because you’re holding yourself back.” Layering is the secret to maximalism, Greg says. In
his projects, he uses decorative ceilings, metallics such as brass and chrome, and pendant or decorative light fittings. His work involves more wallpaper than paint and he also likes carpets with pattern. “With maximalism, you have to know when to stop to get the balance right, whereas with minimalism you need to push yourself not to be boring,” he says. In a recent project in Sydney’s Rose Bay, Greg used detailed ceilings, wallpaper and custom-made joinery to create a sophisticated room. Minimalism will always have its fans but the return of ornate interiors is a relief to those who want to luxuriate in a highly personalised room surrounded by layers of beautiful fabrics, art and objects. ● APRIL 20, 2017 \ DOMAIN GEELONG 5

garbled jargon of their universe. It’s a bit like talking Dothraki. It’s not that I’m any expert; some cryptics remain as dense as the grey matter of their makers. Others, however, can be sorted with know-how I’ve gleaned from people such as my old man, an aunt in her 80s, as well as the odd academic and wordsmith. For the main part, cryptics are all about tricks. And recognising them. Things like run-on letters in the clues or anagrams from prompts to, say, cook, mix, change or vary the letters in the clues. Loads of abbreviations and synonyms are used. Then there’s a whole lot of clues you simply have to take literally. Here are a few examples – some from a crossword in a metro paper from Domain’s stable – that might give you an idea:
“Not impossible, they just make you think a bit.”
Clue: Lubricant for U-boats in lower stratum. Answer: Subsoil. From sub’s oil.
Clue: Saint of precipitation a pain. Answer: Strain. Saint = St. Precipitation = rain.
Clue: Dance back to vote. Answer: Ballot. A dance is a ball, “back to” is “ot”. Clue: Love Mark Hammerstein? Answer: Oscar. O is the ring of love. Scar is a mark.

K, what’s a seven-letter word that means “reasonable soldier in neighbourhood pub”? Hmm, yeah. What is it about cryptic crosswords that leaves sensible folk shaking their heads? What goes through the heads of those people who can translate all those dense, unintelligible clues into dense, unintelligible answers? It’s a mystery indeed. For years, I thought there were two kinds of people in the world: people who could do integral calculus and people who couldn’t. That was what my old pure maths teacher said anyway, in his lisping Irish brogue. Now I know the division lies along different lines: people who can do cryptic crosswords and those who can’t. For years I had no idea what was going on in the heads of those who can. I convinced myself I must be as thick as a brick. It’s not that I’ve managed to convince myself otherwise since, but through the years I have managed to decipher some of the
Like any crossword, once you have a few words in the grid you’re on the move. Intersecting letters serve as valuable clues, too. It helps to know that anything starting with a capital might really mean just that
starting letter. Measurement abbreviations are used heaps. Odd and even letters might be used. Reading backwards is another trick. When I say literally, it can be like the following: “torture ends aunt’s terribly painful muscular disease”. The answer, “tetanus” comes from the literal T and E ends of torture and a painful mixing of the letters in “aunt’s”. Yeah, I know, it gets a bit weird. But they’re the tougher ones. Your average cryptic crossword is not really so convoluted. For instance, “redhead chief of police” is “coppertop”. And “heavy rain drop for autumn” is “downfall”. “Angry term a puzzle” is “crossword”. They’re not impossible, they just make you think a bit. All of which is helping keep the onset of Alzheimer’s at bay, of course. That’s how I like to think of cryptics, anyway: use it or lose it. It’s logical, really. Oh yeah, that’s what you get when you put a “GI” soldier in your “local” pub. Logical. Until he starts speaking Dothraki, that is. ●

Foxey’s Hangout Rosé 2016 (Mornington Peninsula) $28; 13% Nothing beats lunch on the back deck at Foxey’s, overlooking the vineyards. If you haven’t been, put it on your must-do list. Made from shiraz and pinot noir, this is at the darker end of the rosé scale. It’s floral, smelling of strawberries and cream, and it tastes of summer berries and blood oranges. It needs a good decant to bring out its best. ●
Scion’s small cellar door, at the front of the winery, pours some of Rutherglen’s best wines. This durif is picked young and is opposite to the bruising durifs that Rutherglen is famous for. With blackberry, raspberry, spice and earth flavours, it’s structured and bright, with sandy tannins and energetic acid that’s rarely found in durif. ●

The Price is Right CAROLINE JAMES explains Victoria’s new property pricing rules
L
aws governing how Victorian agents must quote properties for sale will change next month. The Victorian government, in consultation with the Real Estate Institute of Victoria and community, are updating the way properties must be advertised and promoted. The new rules follow a high-profile crackdown on agency underquoting last year, which resulted in some hefty penalties – including a record fine of $330,000 plus $80,000 towards costs, payable by one Melbourne agency for misleading and deceptive practices between 2014 and 2015. The new agent rules were passed in November and will take effect from May 1. To help you understand what is changing, here is a brief guide to the new rules. What is changing – in theory? Updates to the Estate Agents Act 1980, designed to crack down on underquoting, take effect from May 1. According to Consumer Affairs Victoria, real estate pricing and advertising must not be misleading or deceptive. “It is illegal for a seller or agent to misrepresent a property in any way when advertising or marketing that property, whether verbally or in writing and photographs,” the CAV states on its website. What is changing – in practice? The new laws will require every advertised residential property price to be either: • A single figure, for example $500,000, or; • A price range with a maximum variance of 10 per cent, for example $500,000 to $550,000. Advertising a property for sale with a price estimate of “more than $X” or “$X-plus” will be banned, and agents and agents’ representatives must provide a statement of information to prospective buyers. Outside metropolitan Melbourne this statement must identify three sale results from the past 18 months within a five-kilometre radius. (In metro Melbourne it must include three sales from the past six months within a two-kilometre radius.) Anything else you need to know? It is illegal for an agent to advertise in print, online or in conversation a sale price less than the seller’s auction reserve price
Looking for more than just a café or burger joint when catching up with your besties? The answer’s Black Salt Geelong. or asking price. This practice is the CAV’s definition of underquoting. Penalties including fines apply if an agent is found in breach of this law. Agents must also give prospective buyers “accurate opinions of the market price of the property and update the advertised price if it changes during the sales campaign”, under the new guidelines. But what if the vendor has different ideas? Under the new rules, vendors retain the right to change their reserve prices (if selling via auction) right up until the point of signing sale contracts. This means, particularly in a rising market such as 2017, reserve prices often end up higher than agents’ advertised prices. If the price range changes, agents must adjust their online marketing material within 24 hours and all future print advertising must be amended for future editions. The consumer watchdog stresses “comparing the initial advertised price with the sale price is not necessarily evidence of underquoting”. How will the new rules be policed? CAV compliance officers will regularly inspect Victoria’s real estate agencies. During these checks they will audit sales documentation and may want to see past statements of information and check quoted comparable sales’ data. “We use a range of tools against agents who underquote, including warning letters, enforceable undertakings, injunctions and prosecutions,” a CAV spokesperson said. “The action we take depends upon the impact on a buyer and the seriousness of the breach.” ●

eelong’s property market has continued to surge in the first three months of 2017. While tight supply continues to frustrate buyers (and agents), the upshot has been in the prices paid for all types of properties across the board. Shane King (Harcourts North Geelong) says he can’t see a slowdown on the horizon. “We are well ahead of where we were at the end of last year,’’ Shane says. “We’ve got all the right signs for the economy (in Geelong).” He is particularly enthusiastic about the pocket in North Geelong bounded by Thompson Road, Victoria Street and the old railway line reserve. Harcourts North Geelong recently sold 30 Walsgott Street, right in the middle of this area, to a Melbourne couple for $426,000. The couple plan to live at the property, which is close to North Geelong station.

30 MCDOUGALL STREET, GEELONG WEST The agency also sold 24 Ashleigh Crescent, rescent, Bell Park in a matter of days to an out-of-town investor, for $510,000. And a Sydney buyer, who intends to relocate, snapped up 39 Braund Avenue, A Bell Post Hill, for $530,000. “There are just some fantastic prices being achieved across the board,” Shane says. There certainly are few matched this year by the $973,000 Ben Riddle (Buxton Newtown) got at 30 McDougall Street, Geelong West. The price for the renovated four-bedroom weatherboard on a block of 422 square metres was well above reserve. “It (the Geelong market) has probably gone to another level, expectations are being met, and then some,” Ben says. “An indication of the market is that the $1 million mark is not unusual, it’s common. The $960,000 to $1 million mark has been hit four to five times in (Geelong) West in the last few months. Ditto Manifold Heights.”
Ben says prices have forced some buyers to look further out. “We have seen the emergence of the middle suburbs; Belmont, Herne Hill, Hamlyn Heights,” he says. “It (competition) is more aggressive than the top end.” Ben says hopeful first-home buyers in those suburbs are matched against investors and developers. “Who’s winning? Not first-home buyers,” he says. A couple who had been looking to buy in Herne Hill “took six months off” from their search. When they resumed, found themselves pushed into Bell Park and Bell Post Hill. “Every suburb’s having its day in the sun,” Ben says. Those days in the sun have continued for Belmont and Highton, where Kieron Hunter (Barry Plant Highton) says he can’t see any
reason for the market to slow down. The agency has just had its third record-breaking month in a row. “We have had 25 sales in a row for top price or above,” Kieron says. Three out of four buyers in the $700,000plus range have come from out of town, many from regional Victoria. “They’re happy to pay what they think the property is worth,” Kieron says. The tight supply and strong prices are reflected by Kieron’s private listings spending an average of just 14 days on the market, and properties for auction selling, on average, in 27 days. Coming up for auction on May 13 is a “quintessential” Highton property at 9 Tania T Tania Drive. Kieron says the Dennehy-built brick house on a block of 672 square metres would “fly” at auction. “There’s still good value to be had,’’ he says. ●
