he Geelong home auction market has continued to produce solid results for sellers, despite lengthy distractions due to holidays. A record 98 homes were sold at auction during April, with the 181 properties listed for auction also an all-time monthly record for Geelong. Geelong had an auction clearance rate of 66.4 per cent in April, up slightly on the 66.2 per cent reported for March. The April result was, however, significantly higher than the 49 per cent recorded for the same month last year. The 2017 clearance rate was the highest April result on record. Geelong had a median auction price for houses of $535,000 in April, higher than the $528,500 recorded in the previous month and 13.2 per cent up on the $472,500 in April 2016. Although the local auction market strengthened during the month, the latest labour force data from the ABS for Geelong is not so positive. Geelong had an unemployment rate of 7.5 per cent in March. That is a 12-month high and well up on the 5.2 per cent recorded in

ager home buyers recently spent the night outside a Surf Coast real estate office to try to get first dibs on a slice of sought-after land. About 20 people camped overnight – some for two nights – to be first in line for vacant land at the Zeally Sands Estate in late March. The 27 available blocks were snapped up by 8am, exemplifying the strength of the market in a clutch of Victorian coastal towns that have experienced a wave of capital growth in the past year. Hayden Real Estate director Bryan Hayden says a shortage of land is a key factor pushing values up on the coast. Torquay’s median house price is up 7.2 per cent in the past year to $707,500, Domain Group data shows. Neighbouring Jan Juc’s median price has jumped 30.3 per cent. Bryan says permanent residents are the

“They don’t feel like they’re escaping the metropolitan area any more by going to those towns, so they discovered it’s a similar drive time to come down here and you avoid a lot of the traffic.” Surf Coast Shire mayor Brian McKiterick moved from Melbourne to the Surf Coast more than 20 years ago. Back then, he says, most properties in Torquay and Jan Juc were used as holiday homes. These days, most are permanent residences. “The ring road along Geelong has allowed people who work in the western suburbs of Melbourne to commute fairly quickly, so they’re seeing an opportunity to live in a great place next to the coast,” he says. The extension of the Melbourne rail link to Waurn Ponds, which is a 20-minute drive from Torquay, is also a drawcard. ●

Shortlisted for Residential Design \

here are the Oscars for actors, the Olympics for athletes and – perhaps – the Australian Interior Design Awards for architects and designers. Who doesn’t love some glitz, competition and, of course, winners? Unfortunately, we have to wait until June to find out the final winners but the shortlist for the 2017 Australian Interior Design Awards reveals some interesting trends on the home front. This year, 48 projects have been shortlisted for the residential design award and 17 have made the list for residential decoration. Overall, there were a record 525 entries across all categories – the most from Victoria, which had 92 projects on the shortlist. Emerging trends include the use of discrete retreat spaces, dark colours, pure-form materials and the emergence of smaller houses and sites. “The standard was excellent,” steering committee member Geraldine Maher of Jackson Interiors says. “There’s a lot of really thoughtful, intelligent design evident this year that addressed the pragmatic demands of residential design but also the intangible moments of magic that a client might not expect.” As more adult children continue to live at home, open-plan design doesn’t work. Geraldine has noticed a trend towards smaller retreats. “You might have a library or a den space or a niche

where you can read a book – these are spaces where you can retreat to get respite.” There is also a shift towards warm, dark finishes, which can be inviting. Those spaces are cool and shaded in summer but warm and cosy in winter. Architects and designers are using materials in their pure form, she says. Exposed blockwork might be balanced with a warm finish such as timber.

“You don’t have to have a huge house to have a well-designed house,” Geraldine says. “It’s more important to spend time with your family than be vacuuming five bedrooms and cleaning three bathrooms.” It’s interesting to see a move towards smaller rooms are houses due to site or budget constraints. People becoming are realising that not every bedroom needs an more en suite bathroom. Rooms are also becoming flexible more flexible: for example, a study might also serve as a guest room. Instead of having two bathrooms, a bathroom and separate toilet might be a more economical solution. Jury convenor Professor Joanne Cys, from the University of South Australia, was impressed with the number of entries. “(It’s) a sign that the interior design profession is generating a large number of highly creative and excellent projects,” she says. The newest category, the award for interior design impact (established in 2015), is also building in strength. The awards, now in their 14th year, are a partnership between the Design Institute of Australia and Architecture Media’s Artichoke magazine. Winners will be announced in Melbourne on June 9. Other categories include retail design, hospitality design, workplace design, public design, installation design, sustainability advancement and emerging interior design practice. There is also a best of state award and the premier award for Australian interior design. ● » To see the shortlisted finalists, visit australianinteriordesignawards.com

he neighbour a few doors up has half the street on high alert. It’s an after-dark vigil. But he’s the one who monitors the little strip of street outside his home from behind his half-closed blinds. For the rest of us, we’re more part-time vigilantes. A glance when we water the succulents or check the mail. He collared my wife the other day. It seems there’s an annoying dog-walker who gives their pooch permission to repeatedly drop barker’s nests on his carefully trimmed nature strip. And then has the audacity to walk off and leave it there. My first thought is how that dog manages to hold on until that exact spot all the time. Maybe it’s a comfort thing, habit or that favourite spot. Do dogs think that way? We are talking about a quality strip of lawn. In the human context, it’s the equivalent to sitting down at The Ritz. This is serious business. It’s almost trespass. It’s certainly very annoying. How can people with any sort of moral
responsibility stroll past someone else’s house and leave a pile of steaming faeces there for the owner to have to deal with? We leave signs on our letter boxes to prevent junk mail invading our property. Some mount “keep out” signs on gates to warn people of menacing pets or children. I can see another sign coming our way: Pick up your poo. It took some effort, though, to give my neighbour the dollops of sympathy he thought he deserved. Sure, I’m sympathetic, but a bigger problem was lurking back on the nature strip at my place. The real suburban scourge are the scoundrels who actually pick up after their dog, with their little disposable black bags, and then dump them in my empty rubbish bin. The fomenting stench of these little parcels fouls my bin all week. It gets progressively worse as the days wear on. Summer is particularly enriching. I always forget it’s in there, lift the lid, and wham. The stench scours the nostrils as it dashes down the nasal passages, tormenting all the senses on its way. And it lingers.
(ISTOCK)
NOEL MURPHY IS IN A STINK
“This is serious business. It’s almost trespass”
No matter how fast you reel from the waft, it gets a hold of you. Instantly, it’s all the way up the nostrils to the back of your head, where it embeds itself in your memory bank. My bin is personal space. The weekly remnants of my life story are in there. What I eat. How another member of the family cleans. How we live. What packaged food I buy. Broken bricks (I know I shouldn’t do that. Sorry). I care for it. I wash it out, sometimes. I present it in reasonably good condition every Tuesday morning to be emptied. I don’t expect to find a stinky poo pouch, dumped furtively at dawn, which I have to take back in to my property for the next seven days. Surely there’s a bylaw that deals with this. All of those I’ve lectured on the subject concur that it’s more important than floating Christmas trees or whether to have parking meters or not. Stigma would do. The odium of the population. Shame and dishonour. Naturally, it has to be public. I notice the old Geelong Gaol still has the stocks inside its main gate. That’ll do. Bring back the stocks. As is the tradition, I know exactly what I’d throw at the culprits. ●

American Gods \ Amazon Prime Video from May 1 primevideo.com Fresh out of prison, Shadow Moon meets a god on a domestic flight. Rather than expecting worship, Odin (AKA Mr Wednesday) offers Shadow a job pulling confidence tricks. But there is a war coming – an apocalyptic battle between the old gods who have followed their worshippers to America, and the modern obsessions that have taken their place. Adapted by Bryan Fuller from Neil Gaiman’s prize-winning novel, this is an absolute treat. Spooky, funny and visceral, with a terrific cast that includes Ian McShane, Gillian Anderson, and Peter Stormare. ●

We’d all like time to read more. Going by the boom in audiobooks, it seems many of us busy folk are settling for being read to. It’s hard to imagine a better voice in your ear than that of Stephen Fry, whose readings of the Harry Potter series made the turgid later volumes a pleasure to digest. This Audible exclusive sets him loose on the entire Sherlock Holmes canon and it’s hard to imagine a better match. His love of the stories shines, with lively readings supplemented by his own thoughts on the great detective. ●
Cate has been dumped again. Her sense of humour is to blame, as it seems guys just don’t know what to do with a funny woman. Solace comes when she hooks up with film geek Adam. He’s the hot guy of the title, but completely unaware that the ladies just want him for his body (there’s a Facebook group devoted to his charms). Written by Melbourne film critics Mel Campbell and Anthony Morris, this is a smart, self-aware and seriously funny spin on romantic comedies. ●
While You Am I remain on hiatus, Australia’s rock dandy Tim Rogers has been trying his hand at theatre. An Actor Repairs was supposed to be a work of performance art about the retirement of a faded thespian, but it hasn’t quite worked out that way. After two years kicking it around, Tim has transformed it into a suitably dramatic and somewhat orchestral concept album. Buoyed by Beatle-esque melodies, it’s timeless and touching rock, and it’s Tim’s best solo work to date. ●

hundred registered clones of pinot noir, but it’s believed there are about 2000 pinot noir clones growing around the world. The MV6 clone first arrived in Australia in 1831, the cuttings from a famous vineyard in Burgundy called Clos Vougeot. MV6 is widely planted and has been joined by several other clones. uctioneers were literally all over the place on Saturday – in a good way – as strong bidding in front of big crowds cemented the strength of the Geelong property market. Tony Moorfoot (Buxton Highton) faced around 100 people outside 7 Victoria Terrace, T Belmont, a renovated 1960s three-bedroom house close to the Barwon River. An opening bid of $550,000 set in motion a keen six-way contest that rocketed along. At $700,000, Tony was able to catch his breath. “We are well and truly past reserve,” he told the crowd. The bids kept coming and reached $765,000 before the hammer came down. The winner was an investor from Melbourne. Also in Belmont, Jarrod Leonard (Buxton Geelong East) told the 25 onlookers outside 12 Torquay T Torquay Road that Belmont would eventually be inner-city living for Geelong. A man offered an opening bid of $400,000 and he was soon in a contest with a couple. The offers reached $447,000 before the hammer fell. The young couple, from Melbourne, won the day. Across the river at 5 Cole Street, Herne Hill, Matt Plunkett (Buxton Newtown) guided a frenetic two-way contest for the tired four-bedroom weatherboard on 595 square metres. A crowd of 45 watched as two men hit bids back and forth at a rapid rate. The auctioneer kept pace as the offers rose from an opening salvo of $370,000 to the final bid of $453,000. The winner was a local investor. Matt then ventured over to 111 Anakie Road, Bell Post Hill ill where 40 people had gathered in the back yard of the immaculate three-bedroom house. Two parties fought it out after a strong opening bid of $450,000, the spoils finally going to a Melbourne investor when the hammer came down at $555,000. Joe Grgic (Harcourts North Geelong) also
20 ELDERSLIE TERRACE \ NEWTOWN
5 COLE STREET \ HERNE HILL got into the action, getting away 20 Elderslie T Terrace, Newtown, in front of a crowd of 60. “Potential abounds here,” Joe said. Four parties fought it out, the opening offer of $550,000 upped to $640,000 before the hammer fell. The winners were a local couple who plan to renovate the property. Joe earlier faced around 100 onlookers outside 23 Jedda Street, Bell Post Hill, a four-bedroom brick house on a corner block of
around 700 square metres. The hammer fell at $417,000 after a three-way contest. In Manifold Heights, Tom Butters (Buxton Newtown) told the 80 onlookers outside 9 Central Avenue that there was “something in the water” in the suburb. “You’re all just so lovely,” he said. He took an opening bid of $350,000 for the two-bedroom brick house and four parties had a nibble before the hammer fell to a local buyer at $490,000. Tom earlier sold 1a Sharp Street, Newtown, straight after auction for $1.08 million. The two-level, five-bedroom renovated house went to a local family. Back in Manifold Heights at 22 Girton Crescent, Ben Riddle (Buxton Newtown) guided a two-way contest that started at $875,000 and ended at $1.126 million. The renovated five-bedroom Californian bungalow went to Melbourne buyers. It was the second week in a row that Ben had knocked down a property in Girton Crescent for more than $1 million. He sold No.22 for $1.07 million a week earlier. ●

he idea of a tree change is often nothing more than a fantasy, largely because the reality of giving up city conveniences is just too much of a compromise. But believe it or not, this picturesque rural pocket offers the best of both worlds. Central Geelong is only about 15 minutes from here, while the ring road is just five minutes down the highway, making Melbourne easily accessible. On 1.5 acres (6000 square metres), this three-bedroom residence is a showpiece of contemporary design in a gorgeous rural setting. Walls of windows look out to rolling hills to the east and fill the house with natural light, while this block provides plenty of space for the kids to live the country life – there’s even room for a pony or a motorbike. The house was built by boutique builder Zax Constructions and the vendors say quality was always the priority when creating their family-friendly home. Cutting corners was never an option and it shows: the finishes are high-end while the spacious floor plan – particularly in the living areas – is nothing short of indulgent. Polished concrete flooring runs throughout. Only the bedrooms and formal lounge are carpeted. Complementing the concrete floors are splashes of timber panelling, adding to the raw textures on display. The clever layout sets clear boundaries for living and sleeping quarters – the spacious open-plan zone is at one end of the house and the bedrooms are at the other. Central to both is the large formal lounge, which is ideal as a playroom. The open-plan zone includes a large living area, spacious meals area and designer kitchen in classic black and white. The long stone island bench is a great preparation space and has room for seating, while the black glass splashback adds warmth to the white cabinetry. The walk-in pantry has plenty of extra storage. The meals area opens to a large north-facing deck, as do the formal lounge and main bedroom. It ensures the outside is easily accessible from each zone. The main bedroom is a luxurious parents’ retreat and has a walk-in wardrobe and generous en suite, with walk-in shower and double vanity. The main bathroom is closer to bedrooms two and three, which each have built-in wardrobes. There is a study that could also be as a fourth bedroom, if needed. The double garage has internal access and extra space for storage. In fact, storage is another indulgence in this house, with a walk-in cupboard in the bedroom zone. The deck and landscaped garden are part of an enclosed yard, a thoughtful inclusion. With a glass balustrade and timber fencing, it’s not only a great spot for entertaining but also provides a safe play space for the kids without the need for constant supervision. There’s also a timber playset that will stay put in the paddock. The house also has high ceilings, four air-conditioning units and central heating. ● SARAH BIESKE property@domain.com.au
