he strong Geelong housing market continues to generate demand, with increased building activity a clear positive for orderly and sustainable market outcomes. The latest Australian Bureau of Statistics data reports 710 houses were approved for building in the Geelong region in the March quarter, up 6.4 per cent on the same period last year. In all, 3138 houses have been approved in the region in the past year. The Surf Coast accounted for 350 new houses in the March quarter. Ocean Grove-Barwon Heads had 158, followed by Grovedale (134), Torquay (64), Clifton Springs (49) and Portarlington (42). In the recent federal budget, the government outlined plans to help alleviate market imbalances. They include allowing first-home buyers to save home loan deposits through contributions to superannuation, incentives for older people to sell larger homes, and financial penalties for foreign investors who leave investment properties vacant. The government also announced plans to increase the supply of new housing. However,

he Airbnb market is worth $95 million in metro Melbourne, and homeowners along Victoria’s coast are cashing in on the action. Investors in towns such as Anglesea, Torquay and Apollo Bay are increasingly favouring the share-economy phenomenon and turning away from more traditional longer-term rentals. Stays might be as short as one night, but hosts say the higher profit margins and convenience of the platform make it a winner. The popular holiday towns have always had tight long-term rental markets, but the increasing number of people leasing on a short-term basis has made it even harder for those who want to make a permanent sea change. Agents say ever-growing numbers of people want to move to the coast but there simply aren’t enough properties. The positives and profitability of Airbnb and other short-stay platforms also mean there is less incentive for landlords to offer homes on a more permanent basis, reflecting what agents and developers have already seen in the Melbourne apartment market. Belinda Wallace, who owns a four-bedroom Anglesea holiday house with her husband, had never heard of Airbnb when a friend recommended it to her a few years ago. “We were on another [short-stay] platform but it was a bit hit-and-miss, so I thought I’d give it a go,” says Belinda, an accountant. “Ever since we’ve gone on there, it’s just grown … If we didn’t have Airbnb, we think the fill rate would be a lot lower.” For Belinda and her family, the ability to

Photographer Nathan Lavingdale has a similar view. He took his Anglesea beach shack off the private rental market to put it on Airbnb. “The cost was just cheaper doing it ourselves,” says Nathan, adding that Airbnb’s charges are much lower than the 20 per cent charged by private property managers.
“It’s also easier to control; everything is done by phone, you can accept the clients quicker, speak to the people directly.” But local agents, most of whom also run their own short-stay leasing businesses, say Airbnb hosts are looking at a more labour-intensive investment, making it difficult for Melbourne commuters. “It doesn’t work for a lot of holiday-home owners because you need to actively manage [the property],” Great Ocean Properties director Ian Lawless says.
Many guests are international tourists who stay for one night on their way down the Great Ocean Road, he says, meaning a lot of work for not much return. Great Ocean Road Real Estate’s Ian Lewtas agrees holiday rentals are more labour-intensive than long-term rentals. Owners have to organise cleaning and fully furnish houses for short-term stays. He says the scarcity of permanent rentals has forced up local rents, with some properties attracting applications with offers above the asking price. In contrast, he says the market is a bit flooded with holiday properties, as Airbnb rentals have grown so much in five years. “A lot of people in recent years are looking at the bottom line and they want to get more money out of their property to pay the rates and maintenance,” he says. University of Melbourne researcher Andy Krause, who is investigating Airbnb’s impact on the Melbourne market, says opposition to the platform in small coastal towns could be less about the loss of affordable long-term rentals, and more about things such as noise and congestion. iving into a tube, being cocooned in water, is one of those spiritual, connected-to-nature moments that only surfers truly understand. If you haven’t done it, you want to. If you have, it’s what keeps you paddling out for more. Most people say the experience is indescribable, but Simon Taylor, a Bells Beach local, does a pretty good job of cutting to the heart of it: “There is this amazing thing that happens with sound when you’re inside a wave,” he says. “All the noise goes away, and there is just this quiet ‘wom, wom, wom’ in your ears. It’s like you found a special place that’s all yours, and then you shoot out the other end.” Simon picked up his first board when he was 10. As far as vices go, surfing certainly isn’t a baddie. But that is the type of relationship Simon says he has with riding. It’s not a hobby. It’s not a thing he simply enjoys. It’s something he can’t live without, something that keeps him functioning at normal, so to speak. “If I haven’t been for a week,” he says. “I don’t feel quite myself. I get antsy.” His wife, Kirsty Davey, would nod in agreement with that assessment: “I can always tell when he needs a surf. Sometimes I’ll just point and say, ‘go get in the ocean’.” When Kirsty and Simon met, back in 2007, they were living in Melbourne. Kirsty worked at Lonely Planet and Simon had just started his business, Monster Jam Agencies, which reps indie skate and surf brands such as Chilli and Lost Surfboards. The couple spent practically every Friday, Saturday

and Sunday making the three-hour trip to the Surf Coast and back. That was when they figured out they were doing things all tangled up and backward. “It made more sense for us to live where the surf was and figure out how to make Melbourne the place we go for work,” Simon says. In his case, it helps that Jan Juc, the coastal hamlet they landed in, is smack in the middle of Australia’s surf industry; Rip Curl and Quicksilver (“Quickie” to the locals) are based in nearby Torquay. That was eight years ago. Kirsty has since opened an online shop called Otis & Otto, and they haven’t looked back once.

The house they rent is the first and only one they looked at, and one of the oldest in Jan Juc. “There are a lot of local myths and legends about our place,” Kirsty says. She heard from a previous owner that the original structure was built at the turn of the last century in Ballarat, and hauled to the coast in the 1950s. “It’s had many lives and was a vacation rental for years before we moved in.” To an extent, that helps explain some of the house’s many eccentricities: rooms appear to have been added at random over the decades, so there’s an odd mix of ’50s, ’60s and ’70s architecture. Or the fact that, despite being a beach house, its walls and ceilings are clad in pine, making it feel more like a cosy cabin that belongs in the woods. It does, however, leave the greatest design mystery of all unsolved – the case of the crazy carpets. “Nobody seems to know where they come from,” Kirsty says with an eye roll. Almost every room has a different colour or pattern, the star being the main bedroom, which is decked out in an uber-bright tropical print. “We know the house is kooky … but we love that about it,” Kirsty says. “Even the carpet has grown on me at this point.” Despite gentle finger wags from friends about spending money on a rental, Simon and Kirsty have done a few updates over the years to smooth out the rough edges, and make it feel more like a family home for their five-year-old daughter, Mali. They have painted some walls and ceilings white to brighten things up a bit, but, for the most part, they’ve let things be.
Staying in a long-term rental has helped them to lead not minimal but uncomplicated lives. “We live with less,” Kirsty says, “but we love what we have.” The one exception to that philosophy might be Simon’s surfboard collection, which is loved but by no means small. There’s usually anywhere between 25 and 30 boards, depending on the season. He has a few guns and semi-guns by Chilli that he surfs a lot, as well as a handful of boards by Wayne Lynch that he enjoys almost as much as the stories surrounding the local surf legend. (There’s the one about Wayne and his buddies wreaking havoc on the first paved road into Bells Beach, or the time he dodged Vietnam War service by refusing to leave the water when draft officers tracked him down.) Everything is organised in a shed-turned–man-cave out the back. Vintage boards are stowed in the rafters; the rest are ranged along the walls, largest to smallest, according to the size wave they work for. “I move things in and out a lot; the shortboards I change probably every six months,” Simon says. “I think, as a surfer, I have this never-ending need to search for the perfect board; it’s like the same need to hunt for the perfect wave.” ● » This is an edited extract from Surf Shack by Nina Freudenberger. have a lovely home that’s a bit tired. When I’m asked if I can be shot or videoed in my house, the answer is always a firm “no way”. So recently I took it upon myself to give my home a cosmetic upgrade so that I could live with it until I find the time and resources to give it a full renovation. It was looking a bit tired and grubby, and the white paint had yellowed. As this was a quick spruce-up I could squeeze into a week off, the key was to do it as quickly and efficiently as possible.
Paint choice \ To make the biggest impact with the least amount of effort, I chose to paint ceiling, walls and woodwork all the same colour. The ceiling has a different gloss level to the walls, as does the woodwork, but keeping to one colour means you can be a little less fussy with application. Spraying \ The airless spray rig is the single greatest

Once I managed to get the pressure and paint consistency right – you have to water down the paint slightly so it can pass easily through the machine’s spray nozzle – I was able to put two coats of ceiling white on the ceilings and a further two to three coats of paint on the walls in a day. For the cost of the machine and a few days’ effort, my house was renewed.
Preparation \ Sanding is an absolute necessity
but it’s also arduous. To streamline the process, use an electric hand sander only to finish off woodwork such as skirting and architraves. Instead of using the handheld for the walls, hire yourself a plaster sander. These machines are used primarily for fresh-set plaster, so the discs you can buy when hiring them are usually too fine. You’ll need to jump online and search out some coarse-grit discs that fit the sander. The coarser grit allows you to prep walls and ceilings with a light sand ready for painting, while the machine arm makes it easy to reach high places without a ladder, as well as sucking up all of the dust as you go.
Masking \ Unfortunately, masking is a must, too, if you’re going to carry out hack four (spraying) and there

Contrast \ With all of that white, though, I really needed to create some impact through contrast. I chose a lovely Haymes navy called Copen Blue for the doors, stair treads and hand rail. This simple choice makes the old doors pop and transforms the staircase from an ugly mismatched wooden non-statement into the perfect nautical-inspired beach-appropriate focal point. Not bad for a few tins of paint, a few hacks and a little perspiration. ●

Its aromas are pinot noir-like, with earth, raspberry and plums, while in the mouth assertive, sandy tannins drive its elegant flavours. ●

What is it? Toyota has no shortage of SUVs and off-roaders – the Prado slots between the Fortuner and LandCruiser in the hardcore off-road part of its range. But it’s not a niche vehicle; in 2016 it was the most popular in the large SUV segment. How many models can I choose from? There are two engine choices (4.0-litre V6 petrol or 2.8-litre four-cylinder turbo diesel), two transmissions (six-speed manual or automatic), five or seven-seater options and four trim levels. The base GX – only available with the diesel – has 17-inch alloy wheels, a reversing camera, a 7.0-inch infotainment touchscreen and Bluetooth, to name the highlights. Stepping up to the GXL, which can be had with either the petrol or diesel engines, adds the likes of roof rails, tri-zone air-conditioning, navigation, rear parking sensors and heated side mirrors. The VX adds 18-inch alloys, front parking sensors, leather accented seats and a 14-speaker JBL surround-sound system. At the top of the range, the Kakadu, which is diesel only, includes a moonroof, rear seat entertainment, active cruise control, blind spot monitoring and rear cross traffic alert.

rom model to television presenter, and more recently restaurateur, MC and corporate host, Nicky Buckley’s varied career has made hers one of Australia’s most recognised faces. The former Sale of the Century co-host has lived on the Surf Coast for 14 years with husband, model Murray Bingham (who also worked on Sale of the Century Century), their three sons Cooper, 19, Jasper, 18, and Baxter, 14, and their faithful canine Rex. “We used to holiday here and always loved it,” Nicky says. “Murray and one of my sons love surfing and I love stand-up paddle-boarding. We found this block with a shack on it and we built a holiday home there. “When the kids started school, we couldn’t come down as much as we wanted, so we decided to make the move and live here permanently. It’s a great place to bring up the kids.” The couple owned two local restaurants, Growlers in Torquay and Uber Mama in Anglesea, for several years. But lately Nicky has focused on MC and corporate hosting work around Australia. MEDAL This is my pop’s RAAF medal wings and there’s also a little picture of my pop and grandma on it, which is very special. He was my mother’s father and I was very close to him.
REX Rex is our beautiful old border collie/ red heeler/kelpie cross. We got him when we moved here, so he is 14 now. He’s a big part of the family, very spoilt and is still fairly fit for an old dog.
GARDEN The garden is something I’ve always been passionate about – I think I got it from my pop, who also had chooks, a vegie garden and lots of fruit trees. The passionfruit is going well, and there’s strawberries, potatoes and tomatoes. It’s great when you get an abundance of produce so you can make sauces, but you have to go with the seasons.
PHOTO I really cherish this photo of my boys. It was a birthday present to myself a few years ago. I wanted to get them photographed together before they got too big to snuggle in together.

he outdoors has gone back to its rambling roots – and the more meandering, the better. Fresh from his appearance at the Melbourne International Flower and Garden Show’s landscape advisory centre last month, landscape designer Ian Barker shares his tips for creating a rambling, natural-looking urban oasis. ●
1 \ The bones of the garden must be structured,
then you can build whatever you like from that. Although the layout of this garden (pictured) might seem random, everything is actually meticulously planned and in its exact place. For a feeling of peace and calmness, create a structure then plant to overfill the space.
2 \ Plant in groups of three, five, seven etc. Rather than choosing lots of individual plants, use multiples of one variety to create impact and interest. Repetition is important – as you stand back and appreciate the garden as a whole, it makes the space feel as one, and will also help define individual spaces.

randomly placed in this garden, but again are very structured. The sculptures all line up and there are focal points from every angle of the garden to keep the viewer interested.
4 \ We combined inexpensive and pre-loved furniture (stools were bought through Gumtree, then hand-painted) to inject new life into tired items and give them a new purpose. Choosing items that are not identical and have a pre-loved feel helps create a cosy, relaxed space. 5 \ It’s important to create “rooms” in your garden. The shipping container in this picture is our central point and is located in the central hub of the garden. We designed rooms off this central space to encourage people to move from one area to the next. ●

his is a beautiful, beautiful, beautiful part of Highton,’’ Tony Moorfoot (Buxton Highton) told the crowd of 45 in the front yard of 81 North Valley Road on Saturday. The onlookers knew it, and it wasn’t long before an opening bid of $490,000 was made for the updated three-bedroom brick house on a block of more than 940 square metres. A five-way contest ensued, with a local couple resting against the property’s front fence right in the thick of it. They needed little encouragement to bat away the challengers, a nonchalantly raised finger enough to keep putting them back in front. It wasn’t until after 31 bids that Tony T brought the hammer down, the final mark at $730,000, well above reserve. The couple against the fence won the day and intend to live at the property. The bids were also flying at 32 Ward Street, Bell Post Hill, where Ben Riddle (Buxton Newtown) held court in front of 40 onlookers. “Bell Post Hill is finally having its day in the sun,’’ Ben said. “This is probably the best value property in a one-kilometre radius.’’ An optimistic opening bid of $200,000 got things going and it wasn’t difficult for Ben to coax the next bidder to post $250,000. Four parties fought it out and after 44 offers, with the market $343,000, the hammer came down. The winner was an investor from Melbourne. Money from the capital also turned up at 73 Bruce Street, Bell Park, where Joe Grgic (Harcourts North Geelong) told the crowd of 35 that the owner loved the property so much they had returned after 20 years. “Lucky for you the house is now getting too small with the kids,’’ Joe said. The property, with a three-bedroom updated weatherboard on a block of about 651 square metres, has plans approved for a three-bedroom townhouse.

After a short battle, the spoils went to the second bidder, an investor from Melbourne, when the hammer fell at $387,500. Joe earlier fronted the biggest crowd of the day – well over 100 – at 62 Ruhamah Avenue, Bell Post Hill. A local couple beat three other bidders for the three-bedroom brick house on a block
of 635 square metres, with Joe bringing the hammer down at $440,000. At 9 Tania Drive, Highton, 40 onlookers gathered outside the four-bedroom brick house on about 672 square metres, auctioned by Kieron Hunter (Barry Plant Highton). Three parties had a nibble after an opening bid of $550,000. The property was passed in at $600,000 but was sold soon after for $610,000 to a local family. Kieron also had post-auction success at 158 Barrabool Road, Highton, a character four-bedroom weatherboard house on about 640 square metres. Bidding opened at $350,000 and crept to $370,000. “Mark my words, sir,’’ Kieron told one of the underbidders. “They aren’t getting any cheaper.’’ “I’ve noticed,’’ the man shot back, quick as a flash. The property was passed in at $377,500 but was soon sold to a local woman, who intends to live there, for $405,000. ●
