he Geelong home auction market strengthened in May, providing sellers with record results for the month, with the clear likelihood of higher house prices to follow. Geelong had an auction clearance rate of 72.4 per cent for May, a sharp increase on the previous month’s 67.4 per cent and well ahead of the 55.3 per cent recorded in May 2016. The strong result was not only an autumn record but also a new May peak for the local market. There were 145 homes listed for auction in Geelong last month, the highest May offering on record and well ahead of the 88 auctioned in the same period last year. Geelong had a median home auction price of $520,000 in May, an increase of 1.6 per cent on the $512,000 recorded for April. The recent strong performance of the Geelong housing market reflects the impact of a robust local economy and strong migration. Latest Australian Bureau of Statistics data reveal the Geelong unemployment rate fell to 5.1 per cent in April, compared with March’s 7.5 per cent.

elling a property is stressful enough without the added strain of ensuring that it looks good enough to attract your ideal buyer. “Thanks to social media and reality television, buyers have become very sophisticated,” says Anka Baric of Luxe Property Styling. “As a property stylist, our job is to focus on the potential buyers’ needs and wants, and then work hard to create a space they will want to live in.” For many vendors, a property stylist is their secret weapon – a professional who is not only trend savvy, but who can quickly solve the trickiest of interior problems. “We style for the market and the buyer,” says Sara Chamberlain from The Real Estate Stylist. “Our job is to make money for the vendor. We are like stylists on steroids. There is always an enormous amount of pressure to deliver quality design and deliver creative solutions to problems in a matter of days.” Is hiring a property stylist a worthwhile investment when selling a property, and can it really affect the end result? What is your approach when styling a property? We consider the demographic of likely purchasers and the architecture and style of the property. We look at it empty, and then decide on design and layout, while keeping in mind natural light, any interesting features, and details that might create a challenge.
Who approaches you for property styling? Real estate agents, developers and direct clients who want their property, whether it is worth $500,000 or $15 million, to look its very best in order to attract the highest price possible.
Where do you source your furniture and homewares? Because we can service up to 80 properties at any one time, we have our own warehouse of furniture and accessories to borrow from. It makes sourcing a true luxury for us.

Have you come across a home you couldn’t work with? We work with all properties, but generally steer away from large traditional period homes, as our furniture is more suited to contemporary styling. So if a client spends $5000 on styling a small house, we expect them to see an extra $25,000 on the sale price.

The buyer was the first person who saw the property, when it was empty. After seeing it furnished, her offer increased from $4 million to the final sale price of $4.35 million. How much can clients expect to invest in this service? Our pricing is property specific. For a partial style, our prices start at $2500 and can range to more than $20,000. he grout is crumbling, the taps dribble and, frankly, the bathroom tiles are giving the ’70s a bad name. It’s high time for a bathroom blitz. Emma Mitchell, an architect based near Anglesea who specialises in houses on the Surf Coast, approaches bathroom design with one key question in mind: How do you want to use the bathroom space? People have different needs, depending on their age, interests and life experience, says Emma. For an older couple she installed a doorless shower without a threshold, and a bench seat outside the alcove. For another couple, she slid a bath into the main bedroom, concealing it under a window seat so they could bathe with a view. Emma says people shouldn’t be afraid of splitting up the bathroom’s functions. For instance you could have a separate wet room for the shower, with the vanities outside the bathroom. “It comes down to the user’s needs and the spaces you have to work with.” So what are the latest must-haves in bathroom renovations and what are simply unnecessary extras? We asked the experts for some advice.

Do you need to install double showers and double vanities? “Get a clear idea of how the household functions and whether it really is necessary,” Emma says.
Is an in-built cistern better than a freestanding loo? “It can reduce cleaning and give the illusion of space, but you can also buy streamlined toilets that are easy to clean.” Do I need a bathtub? “Well, do you have baths and do you have space?” How do I select a colour scheme? “Consider the bathroom in terms of your preferences, the whole house and its location,” says Emma. She specified yellow for the bathroom ceiling in an Anglesea house in a landscape where the wattle bursts with colour, and used a concrete vanity to reflect a client’s travels to Sri Lanka.

what buyers want: BATH TIME \ “There was a trend towards removing baths some three or four years ago, but now everyone wants one,” Jarrod says. “Freestanding baths are very popular. Even if they don’t use the bath, buyers want a bathtub for resale.” DOUBLE UP \ “Double showers provide the wow factor, although some buyers feel they take up too much space.”
WHAT THE AGENT SAYS Bathrooms can be a deal breaker, when it comes to selling your house, says Jarrod Leonard of Buxton Real Estate. “Bathrooms can really put people off a home if they are in the wrong spot or will be costly to fix.” What do buyers want? Expectations differ depending on the price point, Jarrod says. “At the higher end of the market, people expect double vanities, double showers to a degree, frameless shower screens and spa baths.” On the other hand, first-home buyers have flexible expectations. “As long as it is nice, light and bright, a single vanity is fine and a bath with a shower is great,” Jarrod says. ●

W
alking the autumn-dappled streets of Manifold and Newtown last week, all russet and gold, I noticed changes afoot at Atlantis Heights, one of the area’s historic piles. The house has had a few different names in its day, and at least one intriguing resident, who no doubt enjoyed the wicked sunsets and views across the Queens Park valley, the Barwon and the Moorabool and out to Ceres. Now, several new structures, in a neo-Victorian style, have popped up on the property. You can spot them driving up The Deviation. It’s a curious little enclave, that strip of houses clinging to the cliff. Surgeons, footballers, restaurateurs and business folk look nicely ensconced there among the pines and peppercorns, sheoaks and boxthorns. But Atlantis Heights is exceptional. It was built as a modest concern in 1855 for merchant Frederick Bauer. It had a few upgrades and several other epithets, including Malboona and its current tag, Raith.
atlantis heights was home to “probably the biggest crook Geelong has had the misfortune to host” But the thing it’s probably most notable for is more social than architectural – namely one of its owners, a bloke named Joseph Henry Grey, who lived there in the 1880s and ’90s when it was still Atlantis Heights. Joseph was unforgettable for many forgettable things. He served as mayor of Geelong and as mayor of Newtown and Chilwell, he was member of the Legislative Council for South-Western Victoria, president of the Geelong Cricket & Football Club and president of Geelong Racing Club. He was president of the Gordon Technical College,
the Geelong Infirmary and Benevolent Society … the list goes on. But, most tellingly, he was the charismatic and widely respected boss of legal firm Taylor, Buckland & Gates, one of the oldest and most prosperous in the country – which, regrettably, enabled him to become probably the biggest crook Geelong has had the misfortune to host. And there’ve been a few. Joseph creamed a cool 100,000 quid off the top end of town. That’s probably $12 million or $13 million in today’s terms, but its value at the time – and its impact – was far, far more
than that amount suggests. He relieved trust funds in a spectacular fraud that milked the finances of some of Geelong’s biggest names – Austin, Buckland, Rowe and Bell, to cite a few – and his own law firm as well. The peculiar thing about his polychrome brick home, with its distinctive iron verandah, is its names. There’s a touch of irony there: Raith is an old Scottish word for a three-month school term – Joseph landed himself a five-year term with hard labour in the bluestone college for his troubles. Raith is also an old German nickname for someone with frizzy or curly hair. While Joseph had curls, and pulled a few curly stunts in his day, his Atlantis Heights certainly hit rock bottom. But then he resurrected himself once again to respectable public figure. Go figure. Joseph, you see, was a first-rate charmer. Everyone seemed to like him – well, most anyway. Even after all his sins – leading cops on a merry chase to a struggling Fiji banana farm in the South Pacific and his years in the slammer – he was entrusted with the job of land officer, and eventually secretary, with the Geelong Harbour Trust. I’m a sucker for British crime drama, particularly when it’s as beautifully shot as this. But the first Maigret, which screened last year, had all the zing of a faded polaroid. t’s a no-brainer that the shortlist in the hospitality section of the 2017 Australian Interior Design Awards includes a swag of hip cafes, funky bistros, cool wine bars and sophisticated restaurants. It’s timely that this Australian transcontinental railway carriage is being treated to a new lease of life, given the luxe rail tourism on offer overseas such as Japan’s exquisite Shiki-shima Train Suite and the Seven Stars cruise train, Scotland’s mahogany-panelled Belmond Royal Scotsman and the perennially romantic, art deco Orient Express. For the Great Southern Rail project, architects Woods Bagot were commissioned to upgrade the Platinum Club, not only in the Ghan (from Adelaide to Darwin), but also the Club in the Indian Pacific, which journeys Perth-Adelaide-Sydney. Both trains have been undergoing stages of refurbishment in the past 10 years, but renewing an ageing rail carriage is no mean feat. “There are strict construction requirements due to the flexing and movement of the carriage, which determined the materials and finishes scheme,” says Woods Bagot senior associate Keith Dougal. In a rare approach, one carriage was built as a working prototype. That gave the design team an opportunity to fine-tune elements such as ergonomics, functional performance and material detailing. The result? A tailored space sporting deep-buttoned leather banquettes; a self-service bar with opulent brass detailing; Atlantic Stone quartzite lounge table tops with polished brass trim; and leather-topped dining tables complemented by moss green upholstered chairs. The view and colours of the countryside are considered an ever-changing extension of the material selection,” Keith says. The design allows vistas of the Australian outback to be the hero during the day, while the mood changes at night, he says. “The softness of the internal spaces allows the carriage to be imbued with a sense of luxury and glamour.” Jacinta Reedy, who has been the event manager of the interior design awards throughout their 14-year history, says many extraordinary and unusual projects have been recognised in that time. “This year is no exception, particularly in the hospitality category, which received record entries and boasts a shortlist of 41 projects,” she says. “Besides the railway carriage, there’s a vintage Airstream caravan
atop a CBD carpark and, not one, but two highly theatrical yoga studios.” However, unlike some of the groovier designs, the refined Platinum Club carriage is intended to stick around and grow old gracefully. In case you’re wondering, fares for Platinum Cabin travel don’t come cheap (prices start at $3149 pp), however all wine and food – inspired by the regions through which the train travels – is included and prepared fresh by onboard chefs. The bids also flowed freely at 8 Richardson Street, East Geelong, where Dylan Taggert T (Buxton Geelong East) held court in front of 55 onlookers. “More and more people from Melbourne are seeing Geelong as the hot spot [for property],’’ Dylan said, before taking an “ambitious’’ opening bid of $550,000 for the renovated four-bedroom character weatherboard. He kicked things along with a vendor bid of $600,000 and the action zoomed along with two parties going head to head. When the mark hit $735,000, Dylan urged the combatants on. “This is the cheapest this property is ever going to be,’’ he said. The two parties kept at it and it wasn’t until 38 offers had been made that the hammer came down at $750,000. The winners, from Melbourne, plan to relocate. Relocation was also on the agenda for another Melbourne family after Kieron Hunter (Barry Plant Highton) wrapped up the business at 17 Ferndale Parade, Highton, a four-bedroom house.
