he recent strong growth in Geelong house rents has eased during autumn and provided some welcome relief for tenants. The Domain Group reports that the median weekly asking rent for Geelong houses fell marginally by $5 to $350 a week, down by 1.4 per cent for the three months to the end of May. In the past year, rents have risen 4.1 per cent. Harcourts North Geelong director Helena Fantela says there are still plenty of affordable houses for lease in the Geelong region. “We rented 39 properties last

Spreading the warmth
O
f all the popular wisdom within the arcane workings of the real estate market, one of the most persistent is that selling in spring will achieve the best result. It makes sense, of course. Gardens in full bloom mean spring is when many houses are seen to their best advantage. Yet cold, hard analytics reveal that selling in spring is no more advantageous than selling in winter – and selling during the chillier months can have its own advantages. It all comes down to a simple equation of supply and demand, Domain Group chief economist Dr Andrew Wilson says. “It’s a facile reading of the market that prices are lower in winter,” he says. “In fact, the observed price impact largely reflects seasonality patterns of property mix. It really is the energy of the decision-making process. The
decision to sell is generally made over the Christmas holidays or the mid-year break, and there’s a three-to-four-month time frame between deciding to sell and actually selling. “The July hiatus, in which nothing much happens, is generally because of the end of the year or beginning of the year market focus.” In the past, the winter property market has been as dormant as the landscape, but 2017 has brought sellers increasingly keen to use the season to their advantage. “It’s not as seasonal as it perhaps once was,” says Ben Riddle of Buxton Newtown. “There are buyers all year round.” The moral of the story? “If you wait until spring, your property is just going to be a part of the huge drop of stock on to the market,” he says. “If you sell in winter, when there’s
less stock, it’s going to stand out from the crowd.” Riddle says the key to selling in the cooler months is making sure your house maximises warmth for viewings. “You can do simple things like make sure the lighting is good and that you have the house well-heated,” he says. Riddle is the listing agent for a Californian bungalow at 31 Glenleith Avenue, Drumcondra (pictured) which, he says, is a fine example of a property with broad buyer appeal, even in winter. The house has had a renovation that illuminates the interior in all seasons. “It blends old and new beautifully and really embraces its character,” Riddle says. “From the floorboards to the light-filled open-plan zone, to a more formal lounge with a fireplace, it has zones that appeal in any season.” Lara Johnston, principal at Lara Johnston Design and a lecturer in the
school of architecture and design at RMIT, says: “You want to capitalise on creating a haven … earthy shades such as dusty pink, olive and ochre can warm up even the coolest interior.” If you decide to sell in winter, it pays to think ahead. Jellis Craig sales consultant and auctioneer Lee Muddle says it’s a good idea for an agency to take garden photos in warmer months for later use in the advertising campaign. with SARAH BIESKE

t should be said that life is too short to spend it making your bed. I feel the same way about ironing, but this isn’t the arena to air my crumpled laundry. Truth be told though, there are times when you want to put your best foot forward when showing off your home. Whether it be for guests, for you, for photographs or for sale, you should know the transformative effects of creating an inviting bed.
Relaxed Probably the hardest trend to achieve, the relaxed look actually
needs to be precisely measured with cushion sizes and fabric types carefully considered. The perfect texture for this style is linen, complemented by wool. Your linen should be relaxed not crumpled, which means steaming or ironing out all the creases but allowing it to fall in a relaxed way onto the bed. Use one colour for the base or fitted sheet and another for the top sheet. Layering in a third colour for the bedcover works well and you can then use these three colours with a complement of white for the pillows and cushions.
Asymmetrical A big contemporary favourite, the asymmetrical look allows you to use colours, shapes and textures in a more refined and ordered way than the relaxed look. It’s about smooth sophistication. Separate the bed into left and right halves. Whereas on one side you might place squares in front of squares, like a sofa cushion in front of a Euro pillow, the other side could be rectangles in front of rectangles, like a lumbar size in front of a standard pillow on its side. Thanks to all that timber underfoot, rugs are enjoying a return to the spotlight after the long reign of the wall-to-wall carpet. Keti Lytras, design manager for furniture and homewares retailer GlobeWest, says statement rugs are popular. “There is even more texture and pattern coming through in rugs, with the inclusion of weave techniques such as flokati creating depth and pattern,” she says. “Geometric designs are also becoming more prominent, whether brought to life

ohemian aesthetic is a major influence on popular style this decade. Those who take even a passing interest in such matters cannot fail to have noticed. Instagram and Pinterest are saturated with images of dreamy, photogenic young women in flowing gypsy skirts, wafting through lightfilled rooms brimming with potted plants and Moroccan rugs. In outdoor spaces, this translates into another, instantly recognisable, pastiche: a verandah or patio decked out with dense foliage, strings of fairy lights and, almost inevitably, a

rattan hanging chair, more often than not with a sheepskin and tasselled cushions arranged across the seat for good measure. Leanne Dunnings, founder of Byron Bay Hanging Chairs, says there are several reasons why the relaxed style of seating is finding a new generation of fans. “[The popularity of hanging chairs is linked] to the resurgence of ’70s fashion and arts – people wanting hand-made furniture that brings soul to your space,” she says. “[People also like] that rattan is a renewable and sustainable material.

It grows quickly and uses virtually no chemicals.” While the boho look tends to be one people either love or hate, there is no doubt the hanging chair is a design classic that may wax and wane in popularity, but will never truly go away. Some quick-fire action soon had the mark at $380,000. “I’m happy to say we are on the market and selling,’’ Emirzade said. The hammer came down at $400,000 in favour of a young local couple from the coast. They bought the property as an investment, with the possibility of relocating eventually. A vendor bid of $620,000 drew a response of $630,000. Hunter countered with another vendor bid of $650,000. The same bidder went to $660,000, at which point the property was passed in. Hunter closed the deal soon after for $700,000, the property
going to a local family who plan to live there. Leopold’s rise has continued, with Wes Thornton (Buxton Geelong East) closing a deal two days before the scheduled auction. The property at 688 Bellarine Highway comprised a two-bedroom house on a block of just over 2390 square metres in a mixed-use zone. Thornton said the vendor was more than happy to sell before auction, for a price more than the quoted $1 million. The buyer was a developer from Melbourne.
