he Geelong housing market continues to produce strong results for sellers, with rising demand and robust confidence pushing up prices during autumn. The latest Domain group data shows Geelong had a median house price of $465,000 in the three months to the end of May. That was up 3.3 per cent from $450,000 in the previous quarter. Geelong house prices have surged in the past year, up a sharp 11.2 per cent since May 2016. Unit prices are also on the rise – up 9.8 per cent to $318,500 in the quarter. That represents a rise of
1.1 per cent in 12 months. Harcourts North Geelong director Joe Grgic says Geelong’s broad appeal is behind the strong sales. “We’re so fortunate to have the lifestyle we have here … yet we still have great price points,” he says. “Buyers are realising how much suburbs like Bell Park and Bell Post Hill offer, with easy access to the ring road and still being so close to the CBD.” House prices are also up on the Surf Coast. The region’s median rose 0.7 per cent to $735,000 in the May quarter, and is up 8.9 per cent in 12 months.

Furnishing an A Australian legacy
E
very so often, an architect comes along whose work is so influential, and so beloved, that they are elevated to the level of celebrity. The late Robin Boyd is among the elite few to achieve such a status. It could be argued that he is to Australia what Frank Lloyd Wright is to the US, or Le Corbusier to France. In Melbourne, Sydney and Canberra, Boyd’s innovative and functional houses are regarded as national treasures. Now a little-known range of furniture designed by the architect is being made available to the public for the first time. Pieces that Boyd produced for his family home in South Yarra (designed in 1958), have been revived for the 21st century through a partnership between the Robin Boyd Foundation – a non-profit organisation dedicated to protecting and promoting his legacy – and Erna Walsh, chief executive and founder of furniture retailer KFive + Kinnarps. Munich-born Walsh first connected with architect Tony Lee, founder of the Robin Boyd Foundation, because she was interested in donating money to the organisation. However, on visiting Boyd’s house at 290 Walsh Street, South Yarra, she became fascinated with the building, and the furniture the architect created for it. “It was just after lunch on one of those beautiful summer Australian days, and the most incredible light was streaming through the house,” she says. “I became very emotional; I was really overwhelmed. I thought, ‘here is Australian modern architecture’. “I was drawn to the furniture. I asked Tony where it was from, and he told me they were Robin Boyd’s own designs.”

Since that visit, in 2013, Walsh and Lee have worked to breathe new life into Boyd’s creations, with only the original pieces to go off. Typical of many modern designs, the pared-back, streamlined silhouettes are deceptive in their simplicity, requiring technical expertise and perfectionism to pull
off successfully. Walsh worked with the upholsterers and woodworkers to ensure the furniture could be produced consistently and to a rigorously high standard. The collection – a three-seat sofa and chair, and a cork-topped coffee and dining table – is produced in Melbourne using Victorian ash and Australian wool. Each piece is numbered and comes with a certificate. To promote Australian design, a designer will be invited each year to create new fabrics for the collection. Lee is confident the range will find favour with a wide audience. “It is great furniture in its own right,” he says. “We hope the pieces will appeal to mid-century aficionados, but they don’t necessarily look mid-century – they’re very stylish, modern pieces of furniture.” In keeping with Boyd’s advocacy for affordable design, the partnership has gone to great lengths to produce
heirloom-quality pieces at a reasonable price point. The dining table, for example, is priced at $3646 (plus GST); the sofa at $4833. The furniture will be available through KFive + Kinnarps. Profits will go to the Robin Boyd Foundation. Kirsty Grant, curator of the National Gallery of Victoria’s hugely popular exhibition of Australian mid-century furniture in 2014, and author of Mid-century Modern: Australian Furniture Design, believes the project will lead to a greater appreciation of Boyd’s legacy and, more broadly, Australia’s rich design heritage. “They have done it for all the right reasons – and have done it so carefully and so well – that it’s really worth celebrating,” Grant says. “The production quality is so high and so accurate. That’s a really important thing, especially in this day and age.”

Start with a reference, a brief, a mental picture, and a list of things you want to achieve. Know what you want in every detail – sofas, chairs, occasional tables, lamps, decor and soft furnishings. Get a general idea of all the things you want and put them together in a scrapbook, online or on paper. Check that everything you want to use works together. If there’s an odd piece, replace it and review. When you’re happy, search online to work out where you
can find the actual pieces or pieces like them. Magazines and blogs will usually tell you where to get items used in photo shoots. Some will even help you to shop the look at a more realistic price.

A reference point, scrapbooks and careful planning are the key steps to selecting pieces for a cohesive home.
The best thing about knowing what you want to include in your room is that you can keep a wish list and buy on sale. Or you might find something on sale that is a great replacement for a piece on your wish list, but at a better price. Because you’ve done your planning and you know what colours, materials, patterns and sizes you need, you will be able to make quick and informed decisions. Without this planning, you might get stuck with a “bargain” that

t’s fair to say the early European settlers had a fairly dim view of Australian birdlife. Poet Adam Lindsay Gordon dismissed them as “songless bright birds”; scientist and artist John Gould mourned their lack of “melodious notes”; and visiting naturalist Thomas Harvey dismissed them as “screamers, screechers and yelpers”.

These days, happily, we have a greater appreciation of our nation’s feathered population, with a growing number of home-owners taking an interest in planting and managing their gardens to attract avian and other wildlife. (Surely the sound of magpies carolling in the backyard is a match for anything a nightingale, lark or mockingbird from the northern hemisphere could produce.) Landscape architect Ryan Young says most of his clients ask him to integrate strategies to support native
birdlife into his designs. “I incorporate habitat into my projects as much as possible,” he says. “You’ve got to work out what you want to attract – and then supply that species with the appropriate plant.” Lorikeets, for example, like to feed on bottlebrushes, he says. For insect-eating birds, such as silvereyes, the trick is to plant species that attract insects, which in turn attract bird species that feed on them. Small native species also require

For the design-minded, outdoor furniture maker Tait produces a mid-century-inspired birdhouse developed specifically for small native species such as lorikeets and rosellas. The Birdcabin – made from offcuts of spotted gum salvaged from the production of Tait’s larger pieces – has a sloping roof reminiscent of a 1950s bungalow, and is available in a range of retro colours such as powder blue and canary yellow. The company’s founder and creative director, Susan Tait, says the Birdcabin’s design and specifications were closely informed by the behaviours and nesting preferences of small native birds. “The openings are carefully sized to allow a bird to fit in and feel safe, without being followed in by predators such as myna birds, while the use of untreated timber addresses the birdlife disdain of foreign smells,” she says.

From there, things moved slowly. “I’m happy to wait, the property is only appreciating,’’ Hunter said. Another bidder eventually chimed in and a few offers later the hammer came down at $530,000. The winner was a local woman. The action was a touch quicker at 92 Heytesbury Street, Herne Hill, where Matt Plunkett (Buxton Newtown) faced a crowd of 50 outside the three-bedroom brick house on a corner block of about 624 square metres. “We’ve got a solid brick house in a booming suburb,’’ Plunkett said. Factory-packed perfection
T
he thing about factory conversions is you never quite know what to expect from them. In fact, their uniqueness is a huge part of their appeal. They do, however, tend to have three things in common: creative design, clever floor plans and innovative style. This house has all of those – and then some. New York has long been famous for its restored and redesigned factories, and they’ve also proved hot property on the Melbourne market. This Geelong West offering is an appealing mix of materials and earthy colour choices. The design has completely transformed the bones of an old factory into a sprawling contemporary house that also happens to be in a highly sought location. 14
