eelong property prices continue to spiral ever upwards, but the ongoing rise has been no dampener to house sales. According to the latest Domain data, average days on market for privately sold houses in Geelong fell to 73 in the May quarter, down from 76 in the previous three months. Surf Coast houses are also selling faster. Average days on the market there fell sharply, from 114 to 74. Grovedale was the fastest-selling suburb in the six months to May, with an average of 27 days on the market. It was followed by East Geelong and Geelong West (both 34),

Wood battening
rends are ephemeral details that start by proclaiming “this place is of the moment” and often, by the 10-year mark, end up advertising “this place is so yesterday”. The “on-trend” cycle is the oil of design marketing, yet designers and architects confident enough to do their own thing usually leap over or ignore short-shelf fashionability. What’s become tired? Statement anything. Ply cladding and cabinetry. Corrugated iron. Subway tiles. Low, bottom-heavy furniture – now it’s all about spindly legs and “floating” elements. Certain homewares, architectural forms and building materials, however, endure to become modern classics. Here are a few.
Combining two ongoing trends that began with the rediscovery of timber, especially Australia’s plantation-grown hardwoods, as an honest material, wood-battened fencing, facades and semi-porous screening becomes ever more inventive. It does much simultaneously, providing shade, privacy, decoration and relief for overlooked neighbours. To protect from Western Australia’s harsh T sunlight, the undulating, north-facing upper floor of an elongated Mosman Bay house has vertical and “up-cycled” jarrah battens all the way along its walls. The battening begins as cladding and ends as deck screening. “The screen changes, finally folding down to a trellis on a horizontal plane,” says Adrian Iredale of Perth architecture firm Iredale Pedersen Hook.
Concrete While it seems odd to talk of a product invented by the Romans as enduring beyond the trend, the material was reintroduced into building design in the mid-2000s. Even an architect like William Smart, of Sydney practice Smart Design Studio, is bemused by clients beginning to state how much they

Always popular in the classic black/ white schemes – not to mention 10 Downing Street, the world’s most photographed front door – black became hyper-chic a decade ago. First used in commercial applications, it kept getting edgier and more ubiquitous until it became the exterior of whole houses and skyscrapers. “Black was confronting,” says Melbourne architect Simon Perkins of Pleysier Perkins, who used it with stunning results on a Windsor townhouse. “But it works so well with greenery, fences and red-brick walls that it’s now almost a neutral. There’s a timelessness about it.”

Designs that endure love concrete. “They didn’t say that 10 years ago when it became ‘in’,” he says. “Now it is just a material that is here and present; a material we use a lot where appropriate.” Concrete is the substance of the Smart’s celebrated Indigo Slam, which last year won state, national and international acclaim.
Clerestory windows Melbourne architect Steve Domoney uses clerestory, high-light windows
that look at the sky, and low lights, floor-level glazing elements that look into gardens, ponds or sparkling pools – because they deliver so much. They “float” an over-mantling roofform, “lifting a roof horizontally” and generating “a greater sense of volume to important rooms”. They also allow “vistas to sky and to understorey plantings”, thus framing desirable outlook while parrying ugly views.
High- and low-light windows make for a “fundamentally different way of making a hole in a wall,” Domoney says. “Instead of looking at neighbouring roofs or fence lines, glass walls with solid central insets can become strategic and provide places to put in storage or equipment cabinetry. “For light and ventilation, high and low lights are more efficient than popping conventional windows in walls.”

f the kitchen is the heart of the home, then this one is full of love. A major step in my renovation of a derelict beach cottage for The Style School was to rip out the old kitchen and treat the house to one with warmth and soul. To appreciate how far this kitchen has come, you need to understand how overdue it was for an overhaul, from tired cupboards to brown tiles and an ancient oven. Before styling and a fresh fitout could begin, we demolished a wall to create much-needed space. The basis of the look was functional but pretty, and I believe both can be achieved without sacrifice.

A mint AGA, leather cupboard handles and a marble bench with grape-coloured veining add flair to a practical space.
I love marble for its sense of luxury and elegance and I have used it quite a bit in our family home. I hunted for a sensible option for this little house. Marble is seen as expensive – and it can be – but there are variations that are affordable and just as beautiful. For the kitchen island bench, I chose a slab of New York marble with a deep, grape-coloured vein that could be referenced in other fixtures and fittings. This is a stone with the look of Calacatta marble, and is on par with it in many stylish ways. Here is some food for thought: we
paid less than $200 a square metre for the bench, which is about 80 per cent less than a higher-end stone. Marble is also used in the pennyround mosaics on the splashback and walls. I adored the daintiness of the shape, and the result is fine detail without being distracting. Above the bench are pendant lights in a shade of blueish-purple, which picks up on the rich tones within the marble. The cupboards are accented with leather handles for softness and texture. The traditional AGA cooker in mint is a cute addition that is out of the box. Although the colour pops, it suits the lighter palette of the home. A
new building company’s innovative business model hopes to enable more house hunters to own homes designed by leading architects. Founded by three builders, Lifespaces Group provides limited release plans by architects. Each design produced by the architects – some of the best in the business, and known names – is limited to 10 uses or builds. This guarantees clients a relatively exclusive home. Lifespaces Group co-founder Elliot McLaren says the idea for the
company grew from noticing demand from consumers for affordable and hassle-free architectdesigned homes. “I’ve always been privy to what I believed was a gap in the market, and that was clients coming in looking for a high-end product but not really wanting to go through the process, or not having the budget to seek high-end architecture,” McLaren says. “Once the 10th home is built, the plan is retired, never to be seen again.” Materials and fixtures for the houses are sourced internationally.

“Each toilet comes from Spain, each oven comes out from France,” McLaren says. “We have proper limestone, not acrylic, baths and the taps are all handmade in Melbourne. Nothing comes out of China.” The first five Lifespaces designs are by acclaimed Victorian architectural firm Auhaus Architecture.
“We’ve used the same design principles as we do for all our regular homes,” says Auhaus co-founding director Kate Fitzpatrick, “looking at light, connection to outdoor spaces, how the light moves across the house throughout the day, natural ventilation, good natural volume and connection between spaces.”
The first Lifespaces home – the Courtyard House designed by Auhaus – costs $675,000. This is an upfront, unwavering sum that includes the cost of architecture and the construction. “That’s a 30-square home [about 278 square metres], which equates to about $22,500 per square for
the entire project,” McLaren says. “We can hit a certain price point that sees us well below what it would normally cost to access this level of architect, and with a product that really is tapping into the raw design ethos of Kate Fitzpatrick and Ben Stibbard of Auhaus.” The Architects Accreditation Council of Australia says only five to 10 per cent of Australian homes are designed by architects. “Lifespaces is about creating a platform for high-end architects to design the way they would like to design as if creating a home for themselves,” McLaren says. Lifespaces Group plans to eventually introduce more architects to the business. They will specialise in a range of residential styles and climates. The Courtyard House will be completed next month. An authentic sense of luxe
T
he broad intention of this new build, surrounded by Victorianera miner’s cottages and modest mansions on Daylesford’s Wombat Hill, was to fit into its context – to make paying visitors feel at home, have an atmosphere its interior designer labels “rustic luxury”, and to appear as if it has been hand-crafted. Built inside and out of the regional hardwood messmate, the traditionally gabled structure is a holiday rental on land owned by one of Melbourne’s estimable interiors experts, Barry Ludlow. Known as Hardwood House, the project was a
collaboration with his partner’s son, Richmond architect Adam Kane. Now retired from the paradigmshifting, high-end Melbourne residential development firm NeoMetro that he co-founded in 1985, Ludlow brought to this project the touch of a master who has moved well beyond needing to prove anything. What he wanted to resonate through the monochromatic spaces was a sense of “rawness, authenticity and timelessness”. That was largely delivered through the totality of the timbered theme:

“rough-sawn boards straight out of the mill, kiln-dried, hand-sanded, and then stained a warm, browny sort of colour.” Yes it’s dark, Ludlow agrees. But the aim was more to create surfaces that hands want to touch and to make rooms “where there is no unnecessary ornamentation” – apart from an Italian Moooi wooden chandelier that reminded him of an earlier holiday experience in a walled Umbrian village. “The place was so old and so authentic, to the point where the walls were water-stained,” he says.

“It was eye-opening because there was no bull to it whatsoever. It was warm and embracing like an expensive coat.” Hardwood House, which Kane says is designed to “look like a singular house that can be separated into two different rental spaces”, is a contemporary take on traditional architecture. “The exterior gable volumes are referenced in the interior spaces, and the wood offers a cocooning experience that you don’t get with plasterboard,” Kane says. Where there is plaster, it is finished
with a white fresco surface “that gives it even more warmth and comfort than if we’d just painted it”. The exterior timber has been charcoal-burnt in the Japanese preserving technique of shou sugi ban. In a deeper, darker shade of the building’s overall chiaroscuro palette, the surface shows plants and the rusted steel gutters and structural edges to great effect. Three parties got involved and pushed the mark to $720,000. “I haven’t even mentioned the solar (panels),’’ Nichols said. “The (electricity) bill was only $16 last quarter.’’ Another bidder popped up and the mark grew rapidly. At $777,000, a young couple who had pushed hard seemed to be out. “Are you done?’’ Nichols said. The young man nodded his head. His partner quickly intervened: “No we’re not.” They had another nibble but that was it. The last bidder to enter the contest got the prize when the hammer fell soon after at $788,000. The winner was a local buyer who intends to live at the property. The sale was well above reserve and capped off a good day for Nichols, who earlier faced a crowd of 55 outside the renovated three-bedroom house at 15 Cranmere Avenue,
