he Geelong home auction market cooled in June as buyers and sellers suffered from the typical winter slowdown. But in a promising sign, auction numbers are still well up on this time last year. Geelong had an auction clearance rate of 57 per cent last month, down from May’s 70.3 per cent. Auction numbers also fell sharply, with 117 properties listed to go under the hammer. That was well below May’s 145 but significantly up on the 59 listed for June 2016. It was also a record for the month. Harcourts North Geelong’s Shane King says Geelong has had a supply shortage for some time but prices have never been better.
“The local market is great right now; some of the prices we’re seeing are remarkable,” King says. “Hamlyn Heights is delivering phenomenal results. It’s attracting buyers who have been priced out of Geelong West.” First-home buyers also look set to support demand levels during winter, due to significant stamp duty cuts that came into effect at the start of this month. First-home buyers no longer pay stamp duty on house purchases up to $600,000 (and reduced rates up to $750,000). “There’s definitely a lot of first-time buyers out there,” King says. “Some were buying before July 1, fearing prices might jump after that, while others waited until the stamp duty cuts became effective.”

Humble beginning to tiles of appeal
T
o most people, subway stations aren’t a very sexy place to spend a lot of time. They’re certainly not the sort of setting that would inspire you to have a shower or play with your rubber duck. Yet, the tiles that adorn subway walls are the hottest thing in bathroom design today. You’d have to be living in the underground tunnel not to realise that the subway tile is on course for world bathroom domination. Designed for the New York subway in the early 1900s, the 75-millimetre by 150-millimetre tile soon adorned station walls from Paris to London. Of course, the Manhattan architectural firm of Heins & LaFarge couldn’t have known its simple rectangular design (probably baked by the Mueller Mosaic Company in New Jersey) would still be so popular in 2017. No doubt the subway tile’s original benefits – durability, low maintenance, and reflectiveness – are as relevant today as they were more than a century ago. Which might explain why interior designers such as Greg Natale still specify them. “They are such a classic look,” Natale says. “Nowadays we are all doing bathrooms that are a bit more traditional and a bit more layered and the subway tile really suits that.” He says the next big thing will be square subway tiles. “We’re using them in a few projects at the moment,” he says. Adrian Zipevski, associate director at stone supplier Surface Gallery agrees that 50-millimetre square subway tiles are going to be popular. Varied colours are also likely to be a hit, he says. “The original subway tile is gloss

white, but now we are seeing them in many different colours, and even in a matte finish,” Zipevski says. Most people still lay subway tiles in a classic brick pattern, but others are discovering the versatility of this humble tile.
“You can lay subway tiles in every way, from a herringbone pattern to a basketweave or vertical offset,” Zipevski says. “Choosing a contrasting grout, such as charcoal with a white tile, can also add an element of texture.”
Renowned Finnish architect Alvar Aalto was well ahead of the game. He laid subway tiles in a grid pattern, one above the other, horizontally or on end. Simple. And, in case you’re wondering, not all subway tiles are created equal. You can pick up machine-made ones for less than $30 a square metre. They’ll do the job, but they won’t be beautiful. If you splurge and buy a batch of tiles handmade in Spain, you won’t get much change from $90 a square metre. But the results will speak for themselves. Such handmade tiles have a lovely, antiquated edge and slightly wavy face. They reflect the light in interesting ways, making them well worth the cash.

With a vertical garden, a small apartment courtyard becomes an oasis.
With ugly fencing and space challenges, it was quickly obvious that we would need to get creative. A vertical garden was the fix for this tired, unloved little backyard. It frames the area in greenery, adding a fullness and lusciousness that defies the compact dimensions. When we talk about investment pieces in decorating, it usually means a handcrafted sofa, limited edition sideboard or plush rug. However, vertical gardens belong in the same conversation. Stylist Julia Green – my right hand at The Style School – describes vertical gardens as “outdoor art”. Here, it’s certainly the case that verdant colour and texture create a wall of living, breathing sculpture. Beyond a beautiful design statement, a vertical garden is also perfect for screening and privacy – handy in apartment blocks, where
sometimes folks from next door can peer over the fence. When installinga vertical garden, make sure to use a professional who will correctly connect the irrigation. Hand watering is time-consuming and some plants can get missed. Pippi’s Plants designed and installed this garden. When a courtyard or garden is small, play with height and scale across all elements. We invested a lot of time and money in creating decking at varied levels – stepping down to the al fresco area, and then again to the lawn. The table and stools mix mesh steel and timber, from Redfox & Wilcox, to change textures and shapes. A fresh splash of white paint on the fence mimics the bright interior and the green pops against it. All that is left is to add is a cup of tea. Coffee tables are an important focal point in the living room, so consideration needs to be given to how it will be used, as well as what decorative elements will go on it. Here are some guidelines to help you decorate like a pro:

However, if you like to eat, drink and play games at your coffee table, then decorating just one side leaves enough room for cups, plates or board games. Display your decorative elements on a tray that can easily be lifted off when you need space. Trays are also a great way of keeping the remote controls tidy and tucked away.

t was bitterly cold outside 27 Giddings Street, North Geelong, on Saturday, but the bidding was hot. Joe Grgic (Harcourts North Geelong) told the 65 onlookers that the suburb was no longer being ignored. “North Geelong used to be the second cousin, but it’s all changing,’’ he said. A man was quick to offer $350,000 for the ageing two-bedroom house on a corner block of 645 square metres. Another man went to $360,000 and it was on. The mark was soon at $400,000. “We got there very quick,’’ Grgic said. It was far from over, though; two more parties joined the fray and then a fifth bidder offered $420,000 and Grgic allowed an increase of $500. That set off quick-fire bidding. “And five … and five … and five … and five,’’ Grgic shouted. It was exciting end-to-end stuff that finally finished at $435,500 after 38 bids. The hammer fell in favour of first-home buyers from Melbourne who plan to relocate. Grgic earlier sold 10 Portland Street, Norlane, a two-bedroom weatherboard on about 780 square metres, for $307,000. The winners, Melbourne investors, beat three other parties.

The bids also came quickly at 80 McCurdy Road, Herne Hill, where Matt Plunkett had one eye on the weather. “I’ll just get on with it,’’ Plunkett told the crowd of 35 outside the immaculately maintained threebedroom brick house on a block of just over 600 square metres. “We don’t want to get cold and wet.’’ He said price growth in the suburb was among Geelong’s strongest, with many buyers pushed out of Geelong West, Newtown and Manifold Heights. “People are looking at Herne Hill and Hamlyn Heights, and Bell
Post Hill is getting it as well,’’ he said before the bids began to fly. A man opened with an offer of $420,000 and it wasn’t long before Plunkett was fielding bids left, right and centre. Five parties fought it out and the mark went quickly beyond the quoted price range. When Plunkett found a moment to catch his breath, he stated the obvious. “It’s as clear as day,’’ he said. “We are on the market and selling.’’ The hammer eventually came down at $530,000. The victor was a woman from the coast who plans to relocate.
