Torquay had the hightest number of regional rental listings in the June quarter, with 150 and a median weekly rent of $490. Next was Ocean Grove (137 and $430), Belmont (126 and $350), Highton (105 and $390) and Corio (103 and $270). Release Property Management director Renee Reynolds says affordability and accessibility are luring renters from Melbourne. “The cost of living in Geelong – renting or purchasing – is more affordable than Melbourne,” she says. “Also, getting around Melbourne can take just as long as driving up the highway.”
here’s positive news for Geelong tenants as new figures show house and unit rents have remained steady in recent months. The latest Domain Group data shows the median weekly asking rent for Geelong houses was $350 in the June quarter, unchanged on the previous three-month period. Unit rents were also unchanged, at $280. However, year-on-year, house rents are up 4.5 per cent on June 2016. Unit rents are up 3.7 per cent. Surf Coast house rents were also steady during the June quarter, at $480 a week – 6.7 per cent higher than this time last year.

he way we live now is very different from how we lived in the past. So how do we adapt beautiful old houses for our 21st-century lifestyle? Restoring or renovating a period house is a balance between rescuing features of the past and providing the living spaces we expect today. In a successful renovation, a heritage house is revitalised, a streetscape is protected and a well-located home is ready for the next chapter in its life. Most architects aim to design an interesting contemporary extension with open-plan living areas, lots of sunlight and a connection to the garden. Linking a contemporary addition to a period building demands sensitivity and creativity. Dealing with council and heritage issues is another challenge that can add months, if not years, to a project. Architect George Yiontis, of Melbourne’s Coy Yiontis, is sensitive to heritage issues, but he doesn’t believe in mimicking the original buildings. “The approach we take to any addition is to quite distinctly architecturally differentiate the new from the old so there’s a point of connection between the two,” he says. He recently completed the Nolan House, an contemporary addition to a pretty Federation home. “From the front, it’s a perfectly restored Federation building,” he says. “But the guts of the living areas are very contemporary, tranquil, light-filled.” Toorak architect Anthony Pie says heritage renovations are not everyone’s cup of tea. He takes a sympathetic approach to period buildings and recently completed an extensive renovation in South Yarra – across the road from another of his projects. The first house was built in 1913. Heritage overlays meant its chimneys and rooflines had to be retained. The front rooms were restored, skirting boards re-installed and the bay window seats in the original living
areas were replicated upstairs. These days, the kitchen is the heart of the house and people want dining spaces included. “Clients have greater aspirations for kitchens than they had in the 1920s,” Pie says. “Heritage architects don’t always understand this.” He likes to have sympathy for the material, form and colour of an old building. “You need to keep the integrity of the street with beautiful
houses and trees,” Pie says. “There’s a reason people wanted to live there.” Architect Sam Crawford says councils are mostly concerned with streetscape. Some want additions to be visibly different to the original so the new and the old are separated; others want additions to look like the old buildings. But Crawford argues, “It doesn’t add to the heritage value of a building if you can’t tell what’s original and what’s new.” He adds that not all old houses are precious – many were speculatively built and not very well constructed. “The kind of living spaces people want are going to be different to 100 years ago where they were typically internalised. The kitchen has really become a living space – it’s where we spend most of our time.” He recently turned a Queen Anne-
style bungalow in Sydney’s Cremorne into a home for a young family. The four grand front rooms have been respectfully restored. The new areas are in a cubic extension at the back, that comprises a kitchen, dining and living area. “It’s very important we conserve our heritage but to me that doesn’t mean copying it or repeating it,” he says.” In another project, the Conway Atkins House in Dover Heights, he was required to renovate a functionalist 1949 house using materials that matched the originals, and use similar proportions for the windows. andscape architect Natasha Morgan had dreamt about owning a place in the country since her early days at university, but it took eight years of “passive looking’’ before she took the plunge. Plans to find a weekender were quickly overtaken by dreams of a permanent move when, in 2013, she stumbled upon an almost derelict property in Spargo Creek, just south of Daylesford. The house had originally been a post office, built in the 1860s.
“I stood there under those towering trees, and felt the dream had to happen,” Natasha says. “I could see that everything I wanted to do with my life could take place here.” Today, now named Oak & Monkey Puzzle, Natasha’s rambling house is a grand, gleaming white weatherboard, set amid just over two hectares of productive garden. With a classic palette of white, black and charcoal, the house brings together an eclectic edit of vintage collectables and contemporary details. However, many original features remain, the most distinctive of which is the dramatic dark dining room at the heart of the home; it has an exposed earth wall from the original post office. “I like to think of the home as an

ustralians are known for our love of summer entertaining – barbecues and backyard cricket are part of our national folklore, after all – but in winter, we have an overwhelming tendency to hunker down on the sofa with a glass of wine and a TV box set. Maybe it’s because we’re blessed with a relatively kind climate, but we just don’t make the most of our outdoor spaces in the colder months like people from other countries do. The British build huge bonfires each year on Guy Fawkes Day, Canadians while away snowy nights sinking beers in hot tubs and Americans head out for a game of football after Thanksgiving dinner despite the late November chill. But, in Australia, most of us enter

However, it doesn’t have to be this way – winter has a charm all its own when it comes to spending time with family and friends in the great outdoors. Betsy-Sue Clarke, founder of landscape design firm Dirtscape Dreaming, says lighting is key to creating an inviting atmosphere in your garden at this time of year. “Lighting is the thing that brings in the magic, that element of whimsy, and the ability to imagine you’re somewhere else entirely,” she says.

“It could be string lights, paper lanterns or glass jars with tealight candles inside.” Heating is another important element when you are putting together an outdoor space for loved ones to spend time with one another. Ian Barker, founder of landscape design firm Ian Barker Gardens, says it is a good idea to invest in an additional heat source that supplements your fireplace, fire pit or brazier. “You can install electric heat strips that can be exposed to the elements from above, so you can go outside, flick the switch and have instant heat,” he says. “The fire pit emits heat, but it doesn’t emit a lot of heat. You can have the fire for the atmosphere, but back it up with some really quick heat from the electric source.”

he gorgeous views and treechange lifestyle on offer at residential estate Gen Fyansford have had buyers flocking to snap up lots within weeks of them going on the market. Three releases – Riverside, Monier and Panorama – have already sold out. Developer ICD Property has just released the first stage of the new West End precinct, Horizon Release. Horizon, the first stage on the west side of the Moorabool River (and the estate’s fourth stage), went on sale in March. Already more than 75 per cent of its 49 lots have found buyers. here is another hot spot in the local market – Bell Post Hill. The suburb is joining the auction action as buyers are pushed further out from Geelong West, Herne Hill and Hamlyn Heights. On Saturday, a crowd of 85 watched as Joe Grgic (Harcourts North Geelong) talked up the property at 28 Fairy Street, Bell Post Hill. “This is a rare home,’’ Grgic said. “You have views of the You Yangs, views of [Corio] Bay.’’ The auction was for a threebedroom brick house on a block of about 640 square metres. “It’s a big crowd, make sure I don’t miss you,’’ Grgic said. A hectic, six-way contest unfolded after an opening offer of $350,000. The property was on the market at $460,000 and, at $473,500, a final bidder emerged. That bidder made four offers, taking offers to $477,000, before the hammer fell in their favour. The winners are a Melbourne couple who bought the property as an investment. A few blocks away, at 102 Wolseley Grove, Bell Post Hill, Jarrod Leonard (Buxton Geelong East) faced 40 onlookers outside the threebedroom weatherboard on a block of about 650 square metres. “Bell Post Hill has seen astounding

growth,’’ Leonard said. “You get the sort of properties here that you don’t see anywhere else in Geelong.’’ After telling the crowd of the Fairy Street result, Leonard took an opening offer of $380,000 from an older man. A young woman took him on and the two sparred until bids reached $460,000. The man was clearly done but another woman popped up and offered an extra $1000. Her offer was matched by the other woman and away they went. “It’s your turn,’’ Leonard said after a series of $500 rises. “It’s Wimbledon.’’
Bids reached $490,500 before Leonard brought the hammer down. The winners are a young local couple who plan to live at the property.
