he Geelong housing market continues to strengthen, with increasing buyer and seller confidence fuelling sharp price rises and a record median house price. The latest Domain Group data shows Geelong’s median house price surged in the June quarter, rising 4.4 per cent to a record of $470,000. In the past year, Geelong house prices have risen a remarkable 11.9 per cent. They are up 32.4 per cent on five years ago. Buxton Geelong East agent Damian Mahoney recently sold two Newcomb properties for more than $100,000 above the expected price. The latest, at 2 Begonia Court, was a basic three-bedroom home with room for improvement. Mahoney said the location and block size

There’s just so much interest in the Geelong market.” The Surf Coast also had strong house price growth in the three months to June, with the median rising 4.8 per cent to $770,000. As in Geelong, Surf Coast house prices have increased sharply in the past 12 months, up 15.6 per cent. The region has had a 35.7 per cent median increase in five years.

The dame of interior style

F

ifty years ago, revolutionary Melbourne development company Merchant Builders asked an unknown, untrained Janne Faulkner to become the designer of its house interiors. The partnership between Merchant Builders’ architects – including Graeme Gunn, who responded to the local light, a preference for informal living and interconnectedness in the shape and orientation of big-boned, big-windowed houses – and the instinctive interior designer seeded a new and identifiably Australian decor language. This is in the DNA of the business Faulkner founded in 1967. The name, Nexus Designs alluded to the connection between architecture and interiors, and, Faulkner says, “the relationship to the landscape”. But in the late 1960s, when Faulkner says “the average house was a three-bedroom, one-bathroom brick veneer facing the wrong way”, such synergies were regarded as unimportant – even sissy. Now in her 80s, Faulkner has retired. Her influence – as acknowledged by her long-time business partner, Harley Anstee, and her successor in the creative director’s role, Sonia Simpfendorfer – prevails in every project the company tackles, in Australia or overseas. So what are the hallmarks of the enduring Nexus style? Faulkner says they are “comfort and practicality, great use of colour, a love of contemporary art and books, a limited use of materials” and – importantly – “taking away more than adding”. To Anstee, “it’s that Janne is such an incredible thinker and reader, who never repeated herself. That meant that every project was fresh

and related directly to the client. We really listen to briefs.” As managing director and co-designer, working with Faulkner from 1975, Anstee believes it was an advantage that she never went to design school “because all her direct, lived experiences added to everything we did”. In a local design landscape where they were among a few pioneering specialists, the Faulkner-Anstee partnership was innovative in many ways, including writing books. One, Using Australian Colour Colour, is a guide to paint tones that resonate with our

soils and skies, leaves, flowers, rocks and eucalypt-imbued atmospheres. It is into its third edition. Anstee has long guided the development of colours in Bluescope Steel’s Colorbond range, taking the range from eight to 22 hues. He says Australia’s indigenous palette is characterised by “greenyblues and grey-blues, subdued but not muted. It is the red earths of central Australia and the purples of the Blue Mountains. Colours that have strength and complexity, rather than brilliance.” Sonia Simpfendorfer has been creative director at Nexus for 20 years. Her admiration for Faulkner is palpable, and the philosophy learned from her is so practised it can be distilled in a few instructions. The major one is to “make a decision” because knowing where to

start is key. Other crucial considerations are: emphasising natural light; space planning “that is about simple functionality so it will work for the people who will use it”; practical joinery “in places where people want and need it”; a minimum number of finishes; keeping it natural (“never overwrought or overcontrived”) and use of art. “Janne’s love of Australian art goes back to houses full of paintings from her childhood,” Simpfendorfer says. She believes good interior design, “is about a lot more than creating Instagrammable surface styling”. “Styling is not the end point. Good design is about keeping things simple, fuss-free and enduring.” And, Anstee says, “about having a sense of surprise and whimsy”. nexusdesigns.com.au

Why anti-trend is in vogue

S

even expert judges are involved in assessing and sorting out the best in the 11 categories of the 2017 Interior Design Excellence Awards. The most obvious question for them is: what themes or emerging trends are they seeing in the 450 projects being judged? Hannah Tribe, architect and principal of the reliably individual practice Tribe Studio, is doing award jury duty for the second time. She has an unexpected answer. “I’m trend blind. What I’ll be looking for is projects with longevity.” Tribe has evolved a deeper

philosophy than that dictated by fast-cycling fashions in built forms and fixtures. Tribe believes that, with the failure of politicians to do anything meaningful about climate change, the design community has a responsibility “to do things that won’t get ripped out too soon”. On her radar, what will register as worthy of a second look “will be projects (including objects and furniture) that will get better with age; that show an inventiveness – which is what separates design from mere building, and that have a

purposeful reason for being”. A little touch of “delight and wonder” will also go a long way towards capturing her attention. Tribe is so serious about Australian architects and interior designers leading from the front that she says “any project that doesn’t have some sort of sustainable aspect about it shouldn’t even be a contender in 2017”. She is also a believer in the maturity and strength of contemporary Australian design “that doesn’t have a fixed vernacular in its built history and that therefore draws from everywhere”.

Tribe says the Australian industry is a world beater: “As a design nation, we’re killing it.” If anything is recognisable about antipodean design, she feels “it is the indoor/outdoor way we live”.

“It is also in the way we deal with the light – the amazingly intense Australian light that is orange in autumn and winter, and bright white in summer,” she says. “[It’s] so different to the wishy-

washy, hazy, ephemeral European light. Our light is really direct.” To a large degree, moderating that light or using its effects is a dimension our designers engage in, with intriguing results, she says.

“It is a great moderator of buildings here,” Tribe says. Along with seeking enduring design “that transcends trends”, as well as creative projects and objects “that aspire to beauty and become things people love and won’t rip out”, Tribe will be looking how the interiors in this year’s competition are painted with our unique, natural light. An ancient craft that’s set in stone

T

he textures and colours of a stone wall are a beautiful addition to any garden – but the cost of hiring a stonemason to construct one can be exorbitant. There is another, if lesser known, alternative: the gabion wall. Gabions – from the old Italian word gabbione, meaning “big cage” – are mesh enclosures that can be filled with rocks or similar materials. The technology has been around for millennia. Egyptians built gabions to shore up the banks of the Nile up to 7000 years ago and Leonardo da Vinci invented his own, the Corbeille Leonard, for the foundations of the San Marco Castle in Milan.

Today, gabions are primarily used to stabilise shores, banks or slopes against erosion. But architects are increasingly using them as a design feature for high-end luxury homes. David Seeley, founder of Seeley Architects, has used gabion walls at several residential projects, including the Dame of Melba in Anglesea and Ruddy’s, also in coastal Victoria. “I like stone walls – there’s a monumentality about them that’s appealing,” Steele says. Gabions do not require concrete foundations, making them cheaper and faster to build, and “if there’s a bit of ground movement you’re not going to see cracks”.

uyers are keen to get into redhot Hamlyn Heights, so much so that it took only two bids on Saturday before 60 Drysdale Avenue was on the market. Tom Butters (Buxton Newtown) faced 65 onlookers outside the fourbedroom house. A phone bidder was quick with an offer of $490,000 and a man among the crowd countered with $500,000. “We are on the market,’’ Butters said. Four offers later and it was over, the hammer coming down at $525,000 in favour of the phone bidder, a Melbourne investor. Nearby Herne Hill continues to sizzle, with Ben Riddle (Buxton

Newtown) selling 32 Buxton Road under the hammer for $532,000. The three-bedroom brick house went to a young local woman, who plans to live there. There were tears all round after the auction, the property selling for the first time since it was built by the vendors. There were no tears but the decibels were out of control as Joe Grgic (Harcourts North Geelong) began his preamble at 53 Stubbs Avenue, North Geelong. Four other parties got involved and, with increments down to $1000, bids flew. Two women slugged it out until the hammer fell at $311,000. The winner plans to live at the property.
