he Geelong housing market continues to produce robust results, with prices rising and strong competition from buyers. According to the latest Domain data, privately sold houses in Geelong averaged just 73 days on the market in the three months to June. This is well down from 105 days in the June quarter last year, and clearly the lowest result reported in the past five years. Fruit Property’s David Phillips says it’s not unusual for listings to sell within a week, many of them off-market. “I’ve just had two properties sell in seven days, and we’re getting full and above asking price,” he says. “Buyers are desperate to get into the Geelong market. Anything in [postcodes] 3219 and 3216 is going

Recipes for great functionality
T
he talented women behind Australia’s most beautiful interiors reveal their secrets to designing a kitchen that is as stylish as it is warm. They all agree that blissful liveability requires careful planning and very good design.
Carole Whiting Whiting prefers a quiet kitchen. “It shouldn’t shout at you, but sit on the landscape of the house, with the materials and forms appearing comfortable there.” Whiting, who picked up the 2016 Belle Coco Republic Interior Design Awards’ nod for best kitchen design, says planning and functionality are vital. “Everyone operates differently in their space, so it’s important to establish this quickly.” She carves out zones within the space that denote areas with differing functions: “Wet, cooking, and food storage zones are universal and work in any size space.” For a family-friendly layout with longevity, Whiting says seamless integration and contemporary design is just the ticket. “I hate the word ‘trends’,” she says. “The kitchen should look as relevant in 10 years time as it does now.”

Maya’s skill at meticulously layering spaces with sumptuous detail is her stock in trade. “We create a contemporary feel with high attention to detail,” she says. Maya approaches projects with her eye firmly on the big picture. “I define the overall look and the key feature first,” she says. “If beautiful marble is the focus, I select the slab, then match cabinetry and finishes.” While she works in a highly refined neutral palette that restricts the materials used, her preference for refined polish doesn’t cloud her fondness for unique touches. “Each kitchen should be distinctive,” Maya says. “Bespoke joinery and handmade accessories like leather handles are a wonderful way to achieve this.”

With a slew of international design projects between them, Tania Handelsmann and Gillian Khaw launched their practice last year. Their shared love of natural materials is central to their aesthetic. “We prefer bold marbles and warm textured finishes,” Handelsmann says. “It’s an aesthetic that is unachievable using man-made materials.” Handelsmann says that the traditional worktriangle format (where the refrigerator, cooker and sink form a user-friendly triangle) has evolved. “Now it includes a separate butler’s pantry with a second sink, fridge and bench space, a dining zone, and charging station.” Large appliances, she says, should be treated like art. “If they are beautifully designed, they should be displayed proudly.” Smaller appliances should be concealed, she says. “Storage niches are a must.” Read more on domain.com.au

A
s LED technology improves, lighting is increasingly being considered an art form. From a pendant lamp made from palomino horsehair to an illuminated circle of quartz that hovers over a kitchen bench like a spacecraft, the light narrative in 2017 is about shining attention on technology and fixtures that make a statement. “Attitudes around lighting have evolved and our clients are looking for contemporary pieces that push the boundaries of design,” Melbourne industrial designer Christopher Boots says. Boots, who won the Interior Design Excellence Award 2017 for his whimsical Hermes New York installation, says while light will

always be used primarily to define spaces for social interaction, recreation or contemplation, technology has created more capabilities than ever for radical experimentation. He says lighting in 2017 is as much about form as it is function, and he regards it as a flexible and sensual medium. “Lighting is more than just a functional aspect of the home,” Boots says. “Homeowners want a bespoke light fixture to have a sense of scale and grandeur and make a statement, much like a piece of heirloom jewellery. My niche is in lighting as art that is reflective of someone’s home and life.” Boots, who trained under the late,
legendary designer Geoffrey Mance, is regarded in design circles as something of a maverick for producing works such as the Triptyx, which flips the concept of a traditional pendant. Boots says he is process-driven and found designing the piece creatively fulfilling. “The design-savvy want lighting that is a fusion of art and design,” he says. “LED has given light artists the ability to work in any shape or form and that enabled me to play with new versions of lighting shapes to produce the Triptyx, which is based on an iteration of a section of a triangle.” Boots predicts an even bigger buzz around high-tech lighting systems

have a green patina: mossy greens, sage greens, acidic greens, and the patina that you find on brass, which is beautiful,” Boots says. “I’m really inspired by nature and am into textured finishes, which is in direct response to the fact we spend so much time on screens that we need that tactile experience.” Arent & Pyke principal Juliette Arent agrees green is the new hue because it takes its cue from nature and softens spaces by bringing the outdoors in. The interior designer says she has noticed a rebellion against minimalism as more clients request spaces curated to connect with nature. “Lighting has the greatest impact on the ambience and mood of a room. Using bright hues like deep greens is a great way to inject
personality into an interior and the layering of a furnishing scheme often depends on that,” she says. “With lighting, we’ve noticed our clients are requesting more colour, more texture, more tactile and textured materials. There’s a fabulous pendant light from Apparatus that uses horsehair, which is a big statement and a material we haven’t seen before.” Arent says Australians are also thinking about the placement of lights to bring a space to life. “A space works best with a mix of floor lamps, pendants that drop down over a dinner table, a lamp light that is at eye level.” Custom Lighting consultant Brett Ronald-Howell says when choosing lighting, everything from the room’s dimensions to the functional needs of the space must be considered. He says the general rule of thumb is to use warm white light in rooms intended for comfort and intimacy and a cooler white light in spaces such as the kitchen, garage and bathroom, where you need the functionality of a bright light. “The No. 1 thing I recommend is to include dimmers, which play with the level of light you want and give you flexibility,” Ronald-Howell says.

You can program when the lights turn on, tweak the intensity of colour and create different moods all from your smartphone or tablet.” Boots says pendant lights over the kitchen bench will remain popular simply because they create practical task lighting while also putting the focus on family and social interaction around the kitchen bench. “When it comes to finishes and tones, fake copper lighting fixtures are finished. Brass doesn’t date, and silvers are coming back in. “Chromes and palladium tones are very forward as they can be polished like jewellery, which means they age gracefully,” he says. Boots, who has more than 100 projects on the go, says he finds much of his inspiration in nature. He says those looking for an edgy, modern look should move away from last season’s obsession with rose gold and consider going green. “I am looking into materials that

ony Moorfoot (Buxton Highton) was in fine form in Belmont on Saturday and ended the day with a trifecta. He put up three properties for sale and brought down the hammer on each, all well above reserve. Moorfoot started out early at 17 Cambridge Street, where many in the crowd of 60 took advantage of the coffee van to grab a morning heart-starter. “What a beautiful day, it feels like spring,’’ Moorfoot said. The four-bedroom character weatherboard, with plenty of modern touches, is on a block of about 589 square metres and close to High Street. “This is a fantastic location, attested to by the size of the crowd here today,’’ Moorfoot said. A man was quick to offer $580,000 and another gent took him on. The two took the mark to $650,000, at which point Moorfoot told the crowd the property was on the market. A third party popped up at $677,000 and the fight continued. “We’ll do it the hard way, in ones ($1000 increments),’’ Moorfoot said. After 21 bids, the hammer came down at $690,000 in favour of the young man who opened the bidding. The winners, a young couple from Melbourne, but with ties to Geelong,

The first bidder fell away but another man stepped up. At $380,000, Moorfoot said the property was on the market. Five bids later, the hammer fell at
$392,000. The winners were a couple from Melbourne, who bought the property as an investment. Moorfoot’s day in Belmont ended at 57 Francis Street, a renovated fourbedroom character weatherboard with a pool. Forty onlookers gathered in the front yard and a strong opening bid of $590,000 rang out. A two-horse race followed and Moorfoot declared the property on the market at $650,000. It was soon all over, Moorfoot’s hammer falling at $680,000. The winner was a local man who has plans to live at the property.
