he Geelong housing market continues to surge, with auction clearance rates at their highest levels in years. Geelong had a July clearance rate of 71.3 per cent, significantly up on June’s 56.6 per cent, and clearly the highest reported so far this year. Last month’s result was also well up on July 2016’s rate of 56.9 per cent. Auction numbers also rose substantially. Some 144 homes were listed to go under the hammer last month – compared with 115 in June and 77 in 2016. Geelong has had 823 auctions scheduled already this year – that’s a remarkable 53 per cent increase (or 285 more) than at this time last year. Buxton director Jarrod Leonard says the Geelong Buxton offices sold

here are two ways to buy a property. The first is by assessment, the second by heart. The best approach, though, tends to be a blend of the two. When searching for a new home, there are boxes you’ll need to tick to help you narrow the field.
Lifestyle What are the things that you’ll enjoy in the area, and that others will enjoy should you decide to sell in the future? Parks, shops, entertainment precincts – all of these add to the value of the home now, and when the time comes to sell.
Infrastructure Public transport, shopping centres, schools and institutions such as banks and post offices all add to your ease of experience in an area.
Market growth Is your desired area growing, plateauing or receding in value? Knowing this will help you make informed decisions with the best knowledge you have available. Past performance is not the only indicator of future growth, but it is worth looking at what is driving price movement and whether those factors are likely to be maintained, increase or reduce in the future.
Buying a home requires a balanced checklist from the heart and head, even for the most beautiful properties.
Rectification Repairs, upkeep, special levies (if you purchase strata or company title properties), fire upgrades, restumping, rising damp, termite rectification – the list can go on and on, so be sure to have your desired property thoroughly checked. That includes doing a strata search and looking into apartment buildings to see what assets they have and what proposed works will be coming up. Then there comes the heart …
Bones Falling in love with a home can be as simple as seeing something that
others cannot. Look for high ceilings, natural light, good construction, desirable location in the street or block, outlooks and that certain something that appeals to you. Chances are that, if you love it, there is a market that will also love it, if, after improving the property, you want to sell.
Opportunity to improve Look at the floor plan, the footprint on the land and the opportunities you have to improve either or both. Look for ways you can add your own flair to the property to bring it
up to the level of other properties in the area. Look at what premium versions of your property are like, what their finish and amenity is, and whether you can realistically update your desired home to that level, and how long it may take. Buying with your heart, after doing your due diligence, will allow you to be certain that when you sign the cheque and the deed is done, you will have found your perfect home. or me, the phrase “vinyl homewares” conjures up a specific set of images from my youth: the lime-green upholstered chairs in the dentist’s waiting room; the brown and yellow linoleum floors in the beachside caravans we rented during summer holidays; and the wipe-down tablecloths at the sort of roadside diners where truckies like to stop for a fry-up. After decades in the design wilderness, the humble polymer is returning to our homes – and this time around, it has had a chic 21st-century makeover. This, in turn, has inspired a new generation of designers to embrace vinyl as a durable, economical and easy-care material for wallpaper, floor tiles and other products. Locally, textile studio Bonnie and Neil and stone mosaic company Byzantine Design have created a range of vinyl rugs to complement their porcelain tile collaboration. The range, which launches in September, comprises five patterns based on traditional tiles from around the world and five colour schemes ranging from monochrome to turquoise, soft greens and pinks. The rugs, which have a non-slip backing, are available in four sizes. The smallest are suitable for entries, while the largest are designed for bedrooms, living areas and patios.

Bonnie Ashley, co-founder of Bonnie and Neil, says she was attracted to vinyl as a fun, vibrant and low-maintenance material. “It was really an extension of the porcelain tile collection that we were working on,” she says. “When we had the opportunity to do something with vinyl, we thought it was an interesting avenue to explore.” Christine Ghrayche, founder of One x One Interiors, says several factors are driving the renewed interest in vinyl. “The return of vinyl into our homes has occurred slowly,” she says. “It began with timber-look vinyl planks but, as we have become more comfortable with the material, designers have become more daring with their application.”

The simple pleasure of sitting pretty injects a sense of fun and elevates the overall look of a space. A design classic like those mentioned will set you back thousands of dollars – but a statement chair doesn’t necessarily need to be expensive. Paul McQuillan, an interior design expert from furniture and homewares retailer Curious Grace, says a seat upholstered in an interesting pattern, colour or texture can make an impact. “It doesn’t have to be a top-brand designer chair – it just needs to have a personality that balances with the

environment,” he says. “You can make it a real feature by being completely understated without it having to match the rest of the furniture.” Statement chairs are most often found in living rooms – but can lend themselves to bedrooms, landings, foyers and even patios. Richard Munao, founder of highend furniture retailer Cult, says the question of whether to choose a chair that looks like a piece of sculpture, or one that emphasises comfort, is a

However, many designs incorporate the best of both worlds. “Personally, I think comfort is the most important factor,” Munao says. “Chairs are designed to be sat on, not looked at. “Often, they look the way they do for a functional reason – the angle of the arms or padding of the seat may be visually appealing, but it’s like that for a very considered reason.” While a statement chair can stand alone as a feature in the room, different styles can be arranged together for a daring, eclectic look. (Celebrated Californian design studio Commune has been known to blend Eames lounges, released in 1956, with Thonet bentwood rocking chairs, a period piece dating from the 19th century.) Depending on the style, a statement chair can be layered up with throws, cushions or animal hides for extra texture and interest, although many designs look best unadorned as the form speaks for itself.

Into the blue: Our pool affinity
F
or a land girt by sea, Australia is certainly wedded to the swimming pool. About 12 per cent of Australian households have their own pool, Roy Morgan research revealed in 2015 – meaning we take home the gold medal for the world’s highest per capita rate of pool ownership. Consider it context for a forthcoming exhibition at the National Gallery of Victoria. The Pool: Architecture, Culture and Identity is a reprise of the Australian Pavilion at last year’s Venice Biennale, featuring a purpose-built 11-metre swimming pool with decking and bleacher seating. Viewers are invited to use it as they see fit (paddling was popular with the 100,000 visitors at Venice). Why is the NGV staging this piece of Australiana at the Ian Potter Centre (the first time it has brought a Venice pavilion back to Australia)? The exhibition invites us to indulge in cultural reflections about our aquatic life. Presented by the Australian Institute of Architects and curated by Sydney practice Aileen Sage Architects, in collaboration with urban strategist Michelle Tabet, the installation is designed to provoke discussion about the role pools – especially public pools – play in national life. “I think it’s something we all appreciate as something that’s particularly Australian,” Aileen Sage Architects director Isabelle Tolland says. “The Venice Biennale was the first architecture exhibition in the Australian pavilion and it had a real resonance.” Tolland says elements have been added to the original Venice concept. Among them is a video
room, which will show films about famous Australian pools – including the North Sydney Olympic Pool, Fitzroy Baths, Fairfield House by Kennedy Nolan and Icebergs in Sydney. Speakers will broadcast audio recordings of prominent Australians: Olympians Shane Gould and Ian Thorpe; authors Anna Funder and Christos Tsiolkas; musician Paul Kelly; environmentalist Tim Flannery; Anna Plunkett and Luke Sales from fashion label Romance Was Born; and indigenous art curator Hetti Perkins. They reflect on swimming pools, and their personal significance to them. Funder sees the pool as an equaliser (“I think you feel both anonymous and open to the elements when

you’re near a pool”), and Thorpe talks about the “beautiful solitude in pools when there’s few people around”. Perkins remembers the Freedom Ride of 1965, when her activist father, Charles, was barred – along with all indigenous people – from the Moree pool. Ewan McEoin, senior curator in the NGV’s Department of Contemporary Design and Architecture, saw The Pool in Venice and was struck by its broad cultural ambit.
“It’s a much more socially and culturally motivated exhibition than people would normally associate with an architecture exhibition,” he says. The Pool has its own bespoke scent, created by Maison Balzac in conjunction with Sydney artists Lyn Balzer and Tony Perkins. It is intended to evoke hot rocks on a summer’s day, and a waterhole in a rainforest after rain. Steel chairs by Alice Springs designer Elliat Rich were made by indigenous craftspeople, and the ambient soundtrack is by Sydney composer Bree van Reyk. At its core, The Pool is a commentary on Australian values – “social capital”, as former Olympian Shane Gould puts it – with a sub-major in the way pools can intersect with architecture. Take the pool at Holman House by Durbach Block Jaggers. On the edge of a 70-metre cliff in Sydney’s Dover Heights, it is a stunning example of contemporary architectural practice. “It’s like an Aalto vase,” firm founder Neil Durbach says. “It was meant to be like a free-form vase set into the end of the garden like a jewel.” The pool’s relationship with the horizon is also free form. Rather than have a straight or wet edge, it is deliberately intended to not mimic the horizon. “It was dreamier – a perfectly scaled conversation with the house,” Durbach says. “That to me is always a good outcome, design-wise.” The Pool: Architecture, Culture and Identity Identity, Ian Potter Centre: NGV Australia. A crowd of 50 gathered outside the three-bedroom brick house on a block of about 766 square metres to hear Joe Grgic (Harcourts North Geelong) extol its virtues. “This has been a one-family home,’’ Grgic said. “It has a European influence, and a yesteryear influence. And, today, it’s all about location.’’ The property is close to Vines Road, schools and recreation facilities. A man offered a hopeful $350,000 and another party went to $400,000. A third jumped in straight away with $410,000, but the second bidder fired back without a pause and pushed the mark to $440,000. For a time, he batted away challenges. A woman became the fourth bidder and the mark topped $500,000. The bold bidder reached his limit and the woman was in front when Grgic brought the hammer down at $545,000. A local investor, she has plans to develop the site. Grgic also had another bullish result earlier, selling 2 Washington Street, Corio, under the hammer for $324,000. Seven parties fought it out for the three-bedroom brick house on just over 620 square metres.

A Melbourne investor took the prize for a price well above expectations. Also above expectations was the price gained by Ben Riddle (Buxton Highton) at 1 Woolvet Avenue, Belmont. A crowd of 45 gathered outside the three-bedroom weatherboard on a corner block of about 665 square metres. The house needs updating, while the site also has development potential. “The property does tick a lot of boxes,’’ Riddle said. “Belmont is going to keep ticking those boxes for years to come.’’ He posted a vendor bid of
$300,000 and four parties got involved. The hammer finally fell at $395,000, in favour of a local couple with plans to invest and renovate. No renovation will be needed at 8 Hams Road, Waurn Ponds, where Kieron Hunter (Barry Plant Highton) and Deane Hughes sealed a deal for the spotless three-bedroom brick house on about 1000 square metres. Hunter kicked off with a vendor bid of $700,000 in front of 45 onlookers and two parties had a nibble. The property was passed in at $760,000 but sold soon after to a local couple for $770,000.

Dr Stubbs, a visiting specialist at the Royal Victorian Eye & Ear Hospital who has worked with the Fred Hollows eye department at the Prince of Wales Hospital in Sydney, says he began his career through the inspiration of his father, Dr Maxwell Stubbs. “My father was a pioneer in cataract implant surgery from 1963! He has now passed away but some of his patients still come in for a check-up. Not only is this inspirational, it also demonstrates that good surgery outlasts the surgeon,” Dr Stubbs says. A specialist who helps people who have been advised they are unsuitable for laser surgery, Dr Stubbs is also committed to demonstrating that age, corneal distortion or astigmatism are no barriers to eliminating the need for glasses. One of my best moments was treating a 12-year-old girl who was struggling at school because of poor vision due to congenital cataracts even with the use of thick glasses. Now 10 years later, she still has 20/20 vision without glasses. That inspires me. “Seeing my patients’ bright smiles after surgery, as they stop squinting and can read without glasses, is definitely the best part of my job.”
