he construction of new homes in the Geelong region continues to rise, which is positive news for home buyers in a market where demand is clearly ahead of supply. The Australian Bureau of Statistics reports that 785 houses were approved for building in the greater Geelong region in the June quarter, an increase of 3.5 per cent on the three months to March. Geelong accounted for 356 houses approved in the quarter, with the Surf Coast slightly behind at 335 approvals. The top Geelong suburb for house building approvals in the first six months of this year is clearly Grovedale, with 303, followed by Lara (78), Geelong West-Hamlyn Heights (62), Highton (57) and

lack has emerged as a hot decor trend in European homes, with high-end townhouses and apartment developments in London using it in multimillion-dollar interiors. But how do you use black without it becoming overpowering and gloomy? “Black can work in Victorian and art deco homes and in super-modern designs,” says Tom House, interior designer at Melbourne’s SJB Interiors. “But it is a powerful colour, so you need to use it cleverly.”
In the Bathroom Choose black wisely in the confined space of a bathroom. Dark granite or slate can be a practical choice for a bathroom floor, but break it up with a lighter finish on walls. “I would use [black] very sparingly as a block colour, but you can use it in tapware or as a fine frame around a mirror,” says Nick Travers, director of Techne Architecture + Interior Design.

In the kitchen Opt for black tapware, hinges, pull handles and light fittings. “Choose variations in black, not just a flat black powdercoat,” Tom says. “On tapware and handles, we often use an oil-rubbed charcoal. As it gets touched, it patinas and gets lighter, so you get black in a more complex sense, rather than a flat finish.” Black sinks and ovens add detail. If you want to be bold, use black in a benchtop or splashback. “Maybe choose a black marble counter top with a white vein so surface to break up the black. For a splashback, choose a handmade TECHNE

Black hasn’t yet ventured into the bedroom to any great extent and the experts’ opinion is to use it sparingly, if at all. “I think people generally want this to be a calming space. In this area, black can be jarring,” Nick says. If you do want to introduce black, it can work as a floor covering or as a fine detail on bed linen.
Black can have impact in a lounge room, no matter the size of the space, but it works best in a room that receives plenty of natural light. Tom says to bring in textures, such as glossy black lacquer on furniture and velvet soft furnishings. “If you decide to have a black floor, such as blackstained floorboards, make sure the grain shows through so the natural variation cuts through the black,” he says. Black also works well with natural materials such as stone and timber, which add warmth. Nick says to use mirrors to extend the living space if you use black. “Black adds a sense of negative space and adds another dimension to a room,” he says. “Balance it with light finishes and timber oak flooring, a beautiful rug, neutral furnishings and textured loose cushions.” sjb.com.au techne.com.au

Create an outdoor oasis
I
t can sometimes be overlooked, but furniture is every bit as important outside the house as it is inside. For the makeover of the terrace at our inner-city Melbourne pad, I wanted to create a space just as gorgeous as the interior; a space that felt inviting, not only for relaxing in, but also for entertaining. We started our family in this home so it was important to create an area that was private and functional. Thankfully, we’ve come a long way from the old-fashioned banana lounge. I used flexible and modular outdoor furniture pieces that can be easily rearranged to suit our needs.

I chose contemporary designs in a soft, neutral palette, creating the perfect spot to unwind after a long day.
Layering is key “An outdoor space should have lots of different layers,” stylist Aimee Tarulli says. “Where you can, always add some extra cushions. It just makes it a really practical space to sit down and relax and enjoy a drink.” We chose cushions in a soft grey weave to add a layer of texture and to tie in with the soft colours of the furniture.
This really helped to make it feel as though the terrace was a seamless extension of the main bedroom.
The only way is up I opted for a vertical garden from Pippi’s Plants for the terrace. I worked with them on season two of The Style School and love how lowmaintenance they make these gardens, using hardy plants and irrigation systems. “It works to block out neighbours as well as add that extra lush layer of green foliage that makes a space come alive,” Tarulli says.

A fresh coat of paint on the exterior walls really makes that greenery pop. Vertical gardens don’t have to cost the earth, Tarulli says. “What we have done here is just added three rows of plantings to the screen.”

ands up who knows where the next Geelong property hotspot will be? Judging by recent results, it might well be the little suburb wedged between East Geelong and Newcomb. “There’s a real gentrification of this suburb happening,’’ Peter Julian (Fruit) told the crowd of 45 outside 4 Helmer Crescent, Thomson. On offer was a two-bedroom weatherboard on a block of just under 670 square metres. A big plus was the four-car garage. “It’s the garage I want,’’ Julian said, before fielding an opening offer of $350,000. Bidding was keen, with four parties involved. The property was on the market at $375,000 and the hammer came down at $392,500. The winner was a young man from the Bellarine Peninsula who plans to move in. Elsewhere, business was booming in the usual postcodes. In Geelong West, 55 onlookers gathered outside 16 Crofton Street, a three-bedroom weatherboard in need of some work on a block of 390 square metres. “I’m looking for the buyer who can see past everything and just see what this property can be,’’ Robert Kules (Barry Plant Geelong) said. Once again it was a four-way contest, the battle beginning at

$450,000. Kules declared the property on the market at $520,000. A local woman was in front when the hammer fell at $551,000. Things were also hot in Belmont, where Matt Plunkett (Buxton Newtown) put up 12 Church Street for sale. “I hope your prayers can be answered today,’’ he told the crowd of 40. The partially renovated weatherboard house is on a block of just over 700 square metres. Plunkett kicked off with a vendor bid of $560,000. Two bids later, at $600,000, the property was on the
market. The hammer fell at $626,000 in favour of a young couple from Melbourne. Plunkett’s colleague Tom Butters showed his blue and white hooped socks to the 55 onlookers outside 113 Prospect Road, Newtown, a renovated red-brick four-bedroom house close to Geelong College. “It’s just a 10-minute walk down to Simonds Stadium to see the Cats beat the Tigers,’’ Butters said. The house was passed in at $1.41 million. It sold soon after for a higher, undisclosed price. And the Cats did, indeed, beat the Tigers.
