eelong house rents continue to weaken, providing some good news for tenants. Rising rental vacancies also mean more choice for those looking to rent. The latest Domain data shows the median asking rent for houses in Geelong in July was $350 a week. That’s a small drop on the $353 recorded for June, and a low for 2017. Despite the recent falls, July rents remained 4.5 per cent higher than the $335 recorded for the same month in 2016. The Geelong region’s top suburb for house-rental listings in July was Ocean Grove, with 74 and a median weekly asking rent of $430. It was followed by Belmont (67 and $350), Norlane also (67, $260), Corio (65, $285) and Torquay (50, $480).
Barry Plant Belmont property manager Rhiannon Russell says the Geelong rental market is a great option for those who can’t afford to rent in Melbourne. “Geelong offers some wonderful opportunities at the moment and tenants are getting great value for money,” she says. “We have easy access to beaches, quiet shopping centres and less traffic.” The Surf Coast also had lower house rents in July, falling from $480 a week to $473. But renting a house in the area still costs more than it did 12 months ago – up 6.1 per cent.

The ABC of reno wisdom
T
he key to any successful residential improvement is understanding not just what you need, but also what is best for the house or apartment itself. The term “overcapitalisation” looms as a warning to renovators concerned about messing up the value of their house or overspending. If it was simple to work out how much expenditure is considered an overspend, there would be a simple formula. In truth, each street in a suburb will have a different average value and demand. The best place to start is to study your area’s past sales, looking for properties that are like your home is now, and like you intend it to be. Finding homes just like yours will give you a good idea of what your property is worth in its current state.
That’s your base line or starting point. Let’s call that A. Next, find properties in your area that are similar to what you want yours to be after renovation. Likefor-like comparisons are best, so the same type of streets, the same orientation to light and the same proximity to amenity are ideal so you can make a direct comparison. By averaging out a few of those, you can get your conservative potential. Let’s call that D. Now your challenge is to look at what has been added to the D homes that are lacking in yours. Look at what has been added in terms of extra living spaces, bedrooms, bathrooms, studies, extra levels, garages or parking spaces, etc. Focus on what you can build into the property and what it can add to the home’s usability and value. With the list of things you need to do to your A home to upgrade to the D-type homes, you can start to put together costs for the renovation so you can work out whether you can afford it and whether you’ll keep within your target (D) price tag. Remember, there are other costs apart from materials and labour of renovation. These include council

fees and inclusions (B), holding costs such as renting another house to live in and mortgage repayments (C). Your equation is A + B + C = D. You need to factor the B and C costs into your budget to ensure your planned improvements don’t involve overcapitalising. While you’re looking at the D-type properties (homes that are your desired end point), look also at their inclusions and finishes. It’s all well and good to want a blue kitchen but what if buyers in your area don’t? If you’re intending to stay for 10-15 years, you can take a “who cares” attitude and do as you please, letting the next buyer worry about replacing what will be an outdated
kitchen. If you intend to move within five to 10 years, consider what buyers in your market respond to. If you find it hard to discern that from websites and images, go to open houses and listen to what people say about the properties. Talk to the agents. That way you will be able to add the right rooms and finishes to your home as well as tailoring your fittings and inclusions to create the most desire and, therefore, value for your property. ith city property prices skyrocketing, and the state government recently doubling the first-home-owner grant for buyers in regional Victoria, a tree change has never seemed so enticing. Such incentives are perhaps mildly irritating for those who have already made the move. But people like Elizabeth Barnett and her family can take comfort in knowing they got in early, snapping up one of the Macedon Ranges’ most beautiful farmhouses. The family have been here just over 18 months,
having moved from inner Melbourne in late 2015. Their home was one of the area’s original farmhouses, first owned by the town doctor. As is often the case in country towns, it came with a few entertaining stories.
“The owners two before us bred and ran miniature horses here,” Barnett says. “Legend has it that the horses used to roam about the house.” After the miniature horses moved on, the home was lovingly renovated by its next owners, Holly and Aaron Pitt, who installed new cabinetry throughout. “My favourite piece he made is the island bench that we congregate around for breakfast and dinner,” Barnett says. “It is the true heart of the home.” Though she fortunately inherited a house that required little improvement, Barnett has added a few of her own personal touches. She hung secondhand curtains throughout, and new timber screen doors were installed. The family has also added to the garden, vegetable patch and orchard – and adopted a family of alpacas, who live in the back paddock.

urniture and homewares retailer Coco Republic has teamed up with Natural Curiosities to make the LA-based design studio’s full portfolio of hand-finished artworks available in Australia for the first time. Coco Republic, which has showrooms in Sydney, Melbourne and Brisbane, has carried a limited range of about six to eight of Natural Curiosities’ best-selling works for the past few years. However, the partners have expanded their collaboration so that the entire offering of more than 700 pieces is now available in Australia through Coco Republic’s bricks-and-mortar and online stores. The works cover a variety of media from blackand-white photography to screen prints finished in gold or silver leaf, and three-dimensional pieces

incorporating materials such as feathers and origami. The common thread through all the works is a reverence for the natural world. The pieces are not one-off pieces, as you might find for sale in private galleries, but most have a hand-made element that lends them a sense of uniqueness. For example, the gold and silver leaf on the prints is applied by hand. Beth Finckh, homewares buyer for Coco Republic, says the bespoke nature of the pieces places them in a middle ground between mass-produced prints and individual works of art. “They’re a beautiful proposition from a design and price-point perspective,” she says. The works, which are framed in the studio, range from $1200 to about $5000. Coco Republic plans to launch a less expensive, unframed range in October.

The award-winning journalist, who broke new ground as the first female co-host of the AFL Footy Show and recently hosted Channel Nine’s hit series, Ninja Warrior Warrior, followed a no-compete rule when decorating the South Yarra home she shares with husband Trent Miller. “I don’t like things everywhere, it clutters my mind. I like clean and simple and I suppose that is pretty much the colour scheme as well, with only little splashes of colour,” explains the popular presenter and Geelong Cats’ number-one ticket holder. Rebecca also added bifold doors onto the back terrace and darkened the timber floors. “This is the first house that I have had and I pretty much love it so much I can’t see myself ever moving. Maybe that’s the clincher, and maybe that’s why Newcomb is becoming such hot property. A crowd of 55 had gathered outside the three-bedroom weatherboard on a block of just under 700 square metres and heard Moulton talk up the property’s prospects. “It’s been a rewarding investment,’’ the auctioneer said. “With a bit of love, you would further that return.’’ Bidding opened at $330,000 and was quickly at $380,000. “We are well and truly on the market,’’ Moulton said. The bids kept flowing, with five parties involved. When the hammer came down at $416,000, it was a local couple in front. They bought the property as an investment. In a suburb that needs no pumping up, Tom Butters (Buxton Newtown) faced 45 onlookers outside 28 William Street, Newtown. The charming two-bedroom Californian bungalow has been in the same family for 70 years and four parties had plans to be the next

It sold soon after for a higher, undisclosed price, to a Melbourne couple.
