ome sellers enjoyed record results in Geelong during winter. The region had a robust auction clearance rate of 68.2 per cent for the three months to the end of August. That is ahead of autumn (67.8 per cent), which is traditionally stronger, and well up on the 57.7 per cent for winter 2016. Geelong’s auction market also had its highest winter clearance rate in five years, and the second highest for any seasons in the same period. All that is translating into strong price growth. Geelong’s median auction price rose 4.9 per cent during winter to $551,000 – and is up a sharp 10.2 per cent in 12 months. Harcourts North Geelong’s Shane King says his office had more
auctions in the first four months of this year than for all of 2016. That momentum continued into winter. The northern suburbs are not traditional auction strongholds. But buyers keen to snap up relatively affordable properties are changing that. “Hamlyn Heights is in high demand and Bell Post Hill and Bell Park have fed off that and are becoming more and more auction dominant, too,” King says. He says there is now year-round demand for Geelong property. Autumn and winter have become the office’s biggest selling seasons. “I think that spring season mentality is long gone.”

pring might have sprung, but at this time of year, most of us still need a bit of a psychological push when it comes to getting out the door. That’s where the outdoor fireplace comes in. Architecture firms, such as Kennedy Nolan, MAKE Architecture, Vokes and Peters, and Shaun Lockyer Architects have turned the outdoor fireplace into something of a trademark in residential designs. Melissa Bright, founder of MAKE Architecture, says a fireplace helps to activate an outdoor living space. “We’re designing in more and more dense urban environments – the big sprawling backyard is no longer,” she says. “What is happening with our work is that every single inch of space needs to be used, and used well. “It’s about more quality, in less space – small, intimate backyards that get fully activated, and are really useful as a living space.” Bright cites as an example MAKE Architecture’s Perimeter House, in Melbourne’s inner-city Abbotsford. The project, on a small block with a tiny courtyard, has an outdoor fireplace built into the balustrade around the swimming pool. Rachel Nolan, co-founder of architecture firm Kennedy Nolan, who is regarded as the progenitor of the outdoor fireplace trend, says the feature adds to the overall aesthetic of the project. “It’s not just about the practical uses for them,” she says. “Sometimes they can contribute to the form of the building. They can work as quite a sculptural element, but they also refer to the domestic – that idea of hearth and home.
Burning desires
“It does give the space a focus. Often, when we’re designing an outdoor space, we make it so you can see it from inside the house. In addition it can be used to block the view of something.” In Kennedy Nolan’s Fairfield House, another Melbourne project, the outdoor fireplace is at the end of the block, near the family pool. The placement helps to draw the family down to the back of the garden. Across town, at the firm’s awardwinning Deepdene House, the feature is topped with terracotta chimney pots, emphasising its sculptural presence. And in the Park Lane House, in Clifton Hill, a double-flued fireplace on the patio was designed so that the client could cook a Greek-style roast. “It really does vary in terms of the spaces,” Nolan says. While the outdoor fireplace can serve a multitude of practical and aesthetic purposes, perhaps its most appealing aspect is its ability to encourage people to make the most of their gardens when the weather is less than ideal. “Autumn and spring are pretty marginal for sitting outdoors,” Bright says. “The outdoor fireplace increases the lifespan of the space throughout the year.” kennedynolan.com.au makearchitecture.com.au

NEALE WHITAKER What’s your favourite design store? I love Mondopiero and Criteria in Melbourne for seriously high-end, one-off pieces and West Elm for affordability. Jardan and Armadillo are favourite Australian brands and online I like Hunting For George - and The Block Shop of course! I’m a sporadic shopper and have a strict ‘one in/one out’ policy as I’ve recently downsized to an apartment. Your preferred design look? I like to mix it up. I like elements of colonial, industrial, Scandi and boho, but I’m a firm believer that style rules are made to be broken. My own home mixes industrial concrete with antique Chinese. Say no more. What’s the hottest emerging design trend? I’m happy to report that individuality is the biggest trend at the moment. We’re all really having fun with our interiors and experimenting with colours and styles. Art deco references have been a major trend for a while and there’s a Scandi/Asian fusion on the horizon. Those styles work very well together. And we’re getting into art and craft in a big way. A trend that’s had its day? I’m not going to make any friends, but rose gold and throws. Rose gold is the interior design equivalent of kale. It’s everywhere and overrated. And to me, throws make rooms feel untidy instead of cosy. But it’s a personal thing and I know I’m in the minority. A secret money-saving decorating hack? Always look at what you can do with what you have
first. Look at what can be achieved by simply moving the furniture around and maximising the space and light. Describe your own home in three words. Unique, timeless, welcoming. Favourite design piece in your home? If the place was burning down, all I’d grab is my partner David and our dogs, but there are lots of pieces I love, like our Tom Dixon S-chair and artworks by Melbourne artist Robert Doble that we’ve collected over time. Everything has a memory attached. One design item you’re coveting – if money was no object? I am in love with a circular leather ottoman by Swedish designer Monica Forster and a big, black industrial ceiling fan by Big Ass Fans. I’m always in love with something. Biggest renovation mistake you’ve made? There have been a few over the years but the biggest – and costliest – mistakes have involved not doing due diligence on contractors. I’ve been caught out a few times. Always check credentials. Best advice for home renovators? Be really clear in your own mind about why you’re renovating. If it’s for resale, then be sensible in your choices – don’t overcapitalise – and think about what will add value for potential buyers. If it’s for you, then think about how you want to live. If you’re not a cook or an entertainer, do you really need that bells-and-whistles kitchen? If you never have guests, then how valuable is that guest bedroom? ●

A simple thing like turning a small bookshelf on its side to create a window seat with upholstery and storage can make a huge difference to a room Describe your own home in three words. Oasis, family, embraced. Favourite design piece in your home? My two occasional chairs that have a hidden swivel element. I bought them when we first moved into our house 15 years ago. They are ready for re-covering (only because I’m tired of the fabric) and they’ll last at least another 20 years. One design item you’re coveting – if money was no object? I would love an antique full-length mirror at least 2.4 metres high – think Versailles. I’d love to one day have a house where I can create a miniature hall of mirrors to hold events, or a full ball. You said money was no object! Biggest renovation mistake? My biggest mistake was putting the house on the market a year after I’d painted the lounge room teal – the world wasn’t ready for teal back then. Best advice for home renovators? Make sure you have the best finishes you can afford in taps, handles and surfaces such as flooring and benchtops. Long-lasting quality in the structure of the house will repay you in the long run. ●

What’s your preferred design look? I’m not a slave to any style; rather I have a classic base that I work with. I love Victorian, it’s in my veins, and a strong sense of black and white. I then build the interior and palette from there. Teal and navy always have a strong presence, then I add colours and pieces that capture me. Hottest emerging design trend? We are seeing technology integrated into almost anything. Small hidden speakers integrated into lights and furniture are big at the moment. One design item you’re coveting ? I have my eye on an antique carpenter’s bench with a dual timber vice. It’s a good one, it costs about $3000, and I would put it in the lounge room as a sideboard feature. Best advice for home renovators? When you’re renovating with your partner, make sure you have a cold beverage at the end of each day and go to bed happy because there will be blues. ●
Favourite design store? I love Myer for homewares (including my own range). Their 30-day return policy means you can test things in your home and return should you need to. Your preferred design look? I love minimalist architecture and contemporary interior design. I don’t follow trends at all. I’m into a classic and enduring style, something that fits the home and its location. Hottest emerging design trend? Individualism. Finding ways to personalise things, whether it be monogramming, tailoring or creating one-off bespoke pieces, is appealing. People are finding true luxury in custom objects. A trend that’s had its day? Copper . There is still a place for it but copper’s saturation into accessories and homewares has made it commonplace.
Secret money-saving hack? Airless spray guns are the best time-saving device ever created. You need to spend more time masking, and the same time prepping, but your painting time gets cut down to a quarter to a tenth of the time it takes to paint with a brush. Describe your own home in three words. Family, beach, comfortable. Favourite design piece in your home? I’ve just received a bunch of my products exclusive to Myer, and the Belgian linen is extremely high quality. The colours are rich and the feel extremely luxurious. I’ve never owned linen sheets before and I love them. One design item you’re coveting – if money was no object? I’ve wanted a Neil Frazer artwork for a really long time. I hoped I could give myself one for my birthday this year but, unfortunately, I’ll have to wait. His work makes my heart beat faster. I love the depth and texture.
Biggest renovation mistake? Not setting a timeline on a renovation. I renovated my first apartment every weekend for a year. It took forever but it got done – not necessarily a mistake but something I won’t repeat again. Best advice for home renovators? Write a brief, set a budget, get a reference, work out what you want to achieve and then do due diligence to see if what you propose to do is going to be appreciated by buyers looking in your area, should you need to sell. You want to run an efficient project that’s targeted and constrained by a water-tight brief and a clear budget. You want to be sure you’re increasing amenity and value, while spending the right amount to get the best result in terms of capital gain. ●

pepper – it’s not only convenient but attractive, too. The kitchen is the hub of the home and it needs that extra layer of styling to make it complete. An empty kitchen lacks personality, but be careful not to overcrowd the space so that it becomes cluttered. Think about the areas that need added colour or interest and focus on each area – island bench, open shelves, sink and stove benches. Create a focal point for island benches by adding a vase for fresh flowers next to a ceramic or wooden bowl full of fresh fruit.
Choose vessels that look as good when they are empty. A big wooden or wicker tray is a great way to display items on an island bench. If you want a clean, considered look for open shelves, display items in only one or two colours. Stack dishes and mugs neatly and put items that are used daily on lower shelves for easy access. Group similar objects on shelves to create mini collections and vary the heights for visual interest. Place a pot of herbs next to the sink. Wooden cutting boards leaning against the splashback add warmth. Food preparation and rubbish bins can give the kitchen a less than desirable odour, so adding a scented candle or fresh flowers is a must. Don’t be afraid to display artwork among daily essentials – layer prints behind items on open shelves or, if you have an empty wall, hang a beautiful painting. As with every room, play with the decor items, test and try until it looks just right.

Lloyd Moulton (Barry Plant Geelong) had his eyes peeled to make sure he didn’t miss any bidders, with the side yard of the property packed with onlookers and others spilling out onto the footpath. The existing three-bedroom weatherboard house is along the boundary, leaving plenty of prime real estate to play with. “While the backyard was a place for the family to play over the years, it is time for it to change now,’’ Moulton said. “What happens next to this property is completely up to you.’’ There was a strong opening bid of $800,000. Four bids later the mark was at $1 million. “We are playing for keeps today,’’ Moulton said. A three-way contest went to $1.06 million before the hammer fell. The winner was a local investor. Development is on the cards at 26 Forster Street, Norlane, where Shane King (Harcourts North Geelong) guided a keen four-way battle for the two-bedroom weatherboard on more than

Bidding opened at $220,000 and quickly rose to $250,000. “At this level you should all be like seagulls on hot chips,’’ King said. Investors were nowhere to be seen at 3 Kernot Street, East Geelong, where Robert Kules (Barry Plant Geelong) held court in front of 50 onlookers outside the two-
bedroom weatherboard on just over 220 square metres. “The location speaks for itself, the property speaks for itself, and you are surrounded by some gorgeous homes,’’ Kules said. He posted a vendor bid of $380,000 and two parties fought it out, a young woman and an older couple. The property was on the market at $460,000. The older couple kept the upper hand, winning the day with a final bid of $475,000. The couple, from northern NSW, plan to relocate to the property to be closer to family.
