eelong tenants have had some good news, with rents remaining steady in the winter quarter, although still well up on the same time last year. The city had a median asking weekly house rent of $350 for the three months to the end of August. That is up 6.1 per cent on the $330 for the same period last year. Suburbs in the Geelong region with the quarter’s most expensive weekly house rents were St Leonards at $600, Torquay ($480), Jan Juc ($460) and Highton and Ocean Grove, both at $425 a week. Norlane was the most affordable, at $260. The top suburb for rental listings during the quarter was Belmont (135), followed by Torquay (126), Norlane (122), Ocean Grove (120) and

Corio (116). Buxton Highton rental department manager Leanne Full says while Belmont is a hot spot for investors, listings in the riverside suburb are snapped up quickly. “Belmont … offers the convenience of easy access to High Street and also the Waurn Ponds shopping centre,” she says. For Melbourne commuters, the ring road is also close, while the Geelong CBD is within easy reach. “In the past few months, our office has had many properties for lease in the Belmont area,” Full says. “They’re achieving very good rental prices – and they don’t stay up for lease for long at all.”

Colour and texture turn up the heat

Layering moves beyond fabrics, and is also seen in furniture placement and soft furnishings. This can be expressed in a set of nesting tables, or groups of cushions piled on a sofa.

S

pring is here at last, and retailers are predicting that colour, texture and layering will all be key trends this season. Unique patterns will be at the forefront with the inherent variations and subtle imperfections that make hand-crafted fabrics and accessories so much more appealing than massproduced homewares. King Living fabric development manager Sebastian Nash says “as the weather is getting warmer, trends in interior design are heading the same way. Vibrant jewel tones, layering and textures are all important this spring”. Nash says ruby red, sapphire blue, and greens — particularly teal and emerald — are the go-to palette. Spring also brings a contrast of dusty and coral-toned pinks with masalareds and cool neutrals. In this colour scheme, navy blue has a place, too. “It has such versatility, you can practically treat it like a neutral,” Nash says. Imogen Tunnicliffe of Citta Designs says the Spring 2017 collection was inspired by post-Impressionist artists Henri Rousseau and Paul Gauguin, and the colours and mood of the islands of the South Pacific. “The layers of lush green foliage and moody skies and volcanic landscapes were what really struck me. This collection was inspired by the land, rather than the sea.” With so many rich colours making their way into homes, it’s no surprise that pattern and layering are making a comeback. Citta’s new Botanica print is a watercolour-like composition of lush jungle foliage and flowers. Its look of deep and translucent hues layed over each other makes a strong statement, and combines some of the season’s on-trend hues to dramatic effect.

“Layering is an important element of spring style,” Nash says. “Think of the placement of coffee tables in a variety of finishes, such as marble and timber, set out in groupings.

“We are also seeing cushion arrangements in different shapes and sizes and textures.” The mix of textures and materials is an ongoing trend, says Ryan Twomey, senior interior architect from Frobisher. “From one-of-a-kind objects for a coffee table to handcrafted textiles filling windows or used as cushions for a large comfortable sofa, these sort of artisanal pieces are being noticed and used more frequently in interior design as people are embracing contemporary design with age-old traditions, natural materials and sustainable methods of production.” He says international interior designer Kelly Hoppen’s range of hand-crafted vases and ceramics is a good example of this. Made in Portugal, each one is individual in appearance and uniquely designed. Velvet remains popular, though it’s best used as an accent, mixed with more seasonally appropriate fabrics such as heavy linen, unrefined silk, or hand-knitted and chunky embroidered cottons. Well-worn organic textures set a mood underfoot, too. Textured weaves and jute rugs reinforce the tropical influences, while bringing a much-needed neutral shade into the colourful palette. There’s more to setting a mood than colour and texture. As we’re reminded every year, spring is all about scent; and King Living has launched three new fragrances, in glass vessels that can be used as vases when the candles are finished. “Creating an interior environment isn’t just about furniture – it’s about appealing to all the senses, and our sense of smell is the most powerful in terms of affecting our mood,” King Living head of sales Natalie Culin says.

Express yourself

All in a day’s work

Far from being a replica of the grey cubicle some are forced into at work, your home office can be a stylish oasis of calm or interest, of cool and cosy, or warm and inviting. This is your place and you can darn well create it in any form you desire.

BEKDON RICHARDS

e work a lot. There’s no denying the long hours and attention any career requires and that all too often extends into your own time and space. We often discuss on The Block how kitchens should allow for the need to tap out the odd email and pay the occasional bill, but if your work demands more of your time while at home, it’s a good idea to consider your home workspace a priority.

Start with the desk There are great ones to be purchased from Ikea, Officeworks or the likes of Equip Office Furniture that function well, or you could take the road less travelled and buy yourself a beautiful restoration piece, second-hand gem or antique that has character and some well-worn edges. Or you may prefer the modern route and look for

pieces from Freedom, Living Edge or Poliform. The next option in desks is the built-in. You can buy good, modular designs from any number of stores or you could invest the time and expense of custom designing and building your own.

Be fussy about shelving It is as important as your desk and needs to work with its aesthetic style. Pay close attention to the colours, textures and profiles of timber or metal details on the desk and try to tie these in with your shelving to create a cohesive look. There are plenty of great freestanding or wall-mounted shelving options, but nothing beats a custom-built solution for consistency.

Curb the clutter Storage doesn’t end with shelving, of course. You need places to put things and to conceal all your day-to-day detritus. A place for your printer, the modem, a shredder perhaps? You’ll need filing cabinets – even if you run a paperless office, sometimes you will need to store an important paper or folder for safe keeping.

spot lighting a favourite artwork or sculptural piece. Task lighting is important, for a targeted light source as well as for its aesthetic contribution to the room. You can go fun, or Mad Men, or design classic, or super contemporary with your desk lamp. The choice can make a big impact in what could otherwise be a conservative space.

Choose your chair wisely

Keep it cosy

It must be comfortable. It should be beautiful, if possible, and in keeping with the aesthetic of your space. Coloured fabrics can inject a sense of play into this purposeful place, or a white chair might be the minimalist inclusion that fits you just right.

Find opportunities to create a sitting/reading nook. A wingback chair might not fit your space but a smaller tub chair might, or you could build in some storage with an upholstered top on which to read important documents. The blend of softness and functionality is the key to creating a well-designed workspace that feels like it belongs in the space it occupies in your home.

hen architect David Seeley first showed me his concept sketch for the roof of a detached new wing on an olive grove near Kyneton, my response was: “Yeah. Like that’s gonna happen”. When the client saw the construction costs for the sensational canopied construction over the twobedroom elongated building, she proposed – for one wavering moment – a conventional flat roof. But, being a supporter of lost skills and crafts, Seeley says, he “wanted a house with an artisanal quality”. So this fantastical structure went ahead. The glazier was consulted early

about whether clerestory windows could become the border between the walls and the finely profiled, timber-lined ceiling, on the edges and throughout the house. He was up for the challenge. “He said, yes, he could curve the top of the glass,” Seeley says. Lauriston house sits in a landscape that is more imposing rather than merely picturesque, but insects are a problem. So, a central entry and mud room was given wire screening and a French-flagstone-style tiled bluestone floor. It has become an al fresco sitting space that also marks the divide

between the bedroom end at the east and the public living spaces. In the latter, the lounge is on a cantilever and opens to a six metre by eight metre canopied deck at the west. The most conventional area is the kitchen, which is in a low, square alcove. As with most of the house’s interiors that aren’t looking out, or up through glass, the kitchen walls are lavishly lined in recycled messmate, which is another localised response. “The whole of the TrenthamWombat Forest area is a messmate forest,” Seeley says. The messmate is highly figured (patterned with grain). But in the

Seeley is keen to explain how easily that crafted effect was created with copper and brass tubing. He’s just as determined to explain why making the roof was more simple that its shape suggests. “It looks complex,” he says. “But the

south and north edges are on curved steel angles that are mogul-shaped, while everything else is straight. The peaks (at 3.5 metres) match the troughs (2.7 metres).” Simple or not, it’s a statement element. “There’s a world of excitement out there, with clouds and trees and the sky and the moon,” Seeley says. “Inside, it’s a very calm building. And I still haven’t got my head around why that’s so.” seeleyarchitects.com.au

thought I was crazy about plants until I met Dr Fraser Torpy, a lecturer in plants and environmental quality at the University of Technology in Sydney. “Oh, I talk to my plants,” Torpy openly admits as we talk on the phone from his laboratory, where he conducts leading research into how plants detoxify our environment. “It’s the best way to care for them. Ask them how they are and they will tell you,” he says without a hint of embarrassment. I’m an edible-plant girl myself, but there’s no denying that the biggest

trend in plants at the moment is indoor greenery. Open any lifestyle magazine and there are ornamental plants in macrame holders, plants on elegant wire stands, plants in terrariums, plants on plants. Torpy says the trend is being driven by a growing awareness of the pollutants in our homes, as well as the detoxifying benefits of potted plants. “They’re wonderful at removing hydrocarbons, particulates (such as dust, dirt, soot, or smoke) and carbon dioxide,” he says.

“But, contrary to popular belief, it’s not actually the plants that do the hard work but the bacteria in the potting mix which literally eat up the pollutants and turn them into more good bacteria.” Just one indoor plant can make a measurable difference to the air quality in your home.

Dr Fraser Torpy’s top five indoor plants Boston fern (Nephrolepis exaltata ‘Bostoniensis’) “This plant is especially good in green walls. It effectively filters out considerably greater levels of particulate matter than all other tested plants in green walls that have ferns in them. It also looks great, grows fast and survives well.” Spider plant (Chlorophytum comosum ‘Variegatum’) “We much prefer the variegated spider plants. These are great because of survivability; they are unkillable. They also perform really well for CO2, and are especially good at removing the dangerous volatile organic compounds in formaldehyde.” Kentia palm (Howea forsteriana) “This plant needs quite a lot of light but when it does [get light] it removes CO2 extremely well. This is one of the few times we’ve found that one plant really outperforms others. A few near a sunny window should make a stuffy room a lot more habitable.” Fiddle-leaf fig (Ficus lyrata) “It’s quite good at removing all air pollutants. The special ability of this species is its standout tolerance to really bad air all. It’s pretty good-looking, too – it’s often used as a specimen plant.” Peace lily (Spathiphyllum wallisii) or umbrella plant (Schefflera spp.) “These are good general choices: they do everything petty well, are resilient indoors and have the appearance that most people like most in indoor plants. We have chosen two here – peace lilies for low light, and umbrella plants for medium to high-light spots.”

ne bid and it was on the market. Dylan Taggert (Buxton Geelong East) faced a crowd of 80 outside 17 McDonald Street, East Geelong, on Saturday and had just finished his introductory remarks when a young man called out “$600,000’’. “We’re on the market and playing for keeps,’’ Taggert said. Another young man joined in and the mark was soon at $630,000. A third party joined in at $661,000. “Just remember, you can walk down to Little Creatures (Brewery) and crawl home from here,’’ Taggert said. Seven bids later the battle was done, the hammer falling at $673,000. The winners were a young couple from Melbourne who plan to move into the three-bedroom character weatherboard. Young couples were also prominent at 24 Learmouth Street, Belmont, where Ian Nichols (Barry Plant Highton) guided the action. “How good is this?’’ Nichols asked the 65 onlookers. “People are standing on the street and not one car has come past.’’ Bidding opened at $400,000 for the updated three-bedroom brick house on a block of just under 590 square metres. Four parties tried their luck and bidding raced beyond the reserve

and headed towards $500,000. A young couple had been in the thick of things from the outset and when Nichols brought the hammer down at $520,000, the prize was theirs. It was a local affair at 13 Panorama Road, Herne Hill, where a crowd of more than 120 milled around in front of the three-bedroom brick house. Peter Julian (Fruit) told the crowd it was their first chance in more than 60 years to share the dream. “It’s been a beautiful home, in a beautiful street. Now it’s your chance to put yourself in the picture,’’ he said. Five parties fought it out from an

opening salvo of $480,000 until Julian brought down the hammer at $610,000. The winners were a young local couple. In North Geelong at 7 Osborne Avenue, a three-bedroom brick house on nearly 650 square metres, Melbourne raiders struck again. Joe Grgic (Harcourts North Geelong) told the 55 onlookers the house was being sold for the first time since being built. The opening bid of $300,000 was followed by 34 more until the hammer came down at $435,000. The Melbourne buyers were investors.

ocation and lifestyle are two of the biggest priorities for buyers, and this house has both in bucketloads. These leafy Newtown streets offer grand houses steeped in history while the location provides the ultimate lifestyle, with Pakington Street’s cafes, bars and boutique shops a stroll away. In fact, it’s easy to see why houses in this neighbourhood don’t change hands very often. This four-bedroom residence, built in 1900, showcases a perfect blend of old and new. It’s been renovated and extended to cater for modern living without stripping the Edwardian house of its heart and soul. It engages from the outset, with a leafy front garden providing privacy. Some turn-of-the-century features remain, including polished floorboards and towering ceilings. The heart of the home is part of the modern extension at the rear, where a large open-plan zone leads from the meals area through sliding doors to a deck. Screening ensures this outdoor area is completely private, making it a great set-up for those who love to entertain. The kitchen has high-quality finishes, with white stone benchtops and stainless-steel appliances. The bedrooms are all in the front half of the house, with the main just inside the entrance. It has a walk-in wardrobe and an en suite. The other bedrooms each have built-in

The spacious, light-filled main bathroom has a double vanity, offering plenty of room for the kids to get ready on a school morning. There’s also a freestanding bath. Making every inch of space count, there’s a European laundry at the end of the hallway, with plenty of room for a washer and a dryer. The deck off the open-plan living hub steps down to the backyard, which has a lawn as well as a low-maintenance garden.
