he Geelong market continues to produce strong results for sellers, with a record median asking price of $426,962 during the winter quarter. Asking prices for houses were up 7 per cent on winter last year, with winter 2017 recording the ninth consecutive increase in seasonal house prices. Barry Plant Highton’s Kieron Hunter says the Geelong price surge has been a long time coming. “The recent sharp median increases across the region have been mainly driven by out-of-town buyers who are fiercely competing to secure property in our great city,” Kieron says. “Highton and Belmont are certainly hot. It’s an exciting time for sellers but it can be tough for buyers. The first-home buyers’ stamp duty

Though their jam-making, kitchen gardening and rustic decor hark back to a simpler time, many are building big followings via the very 21st-century phenomenon of Instagram. “Social media has changed everything,” slow living advocate Matt Pubrick says. “Ten years ago, no one would have known what we were up to. We’d just be doing it for ourselves, but social media has turned this kind of awareness into a movement.” We caught up with three Instagram heavyweights who have traded innercity living for the rural dream, taking their followers along for the ride.

ost people are familiar with country “lifestyle porn” – the soothing escapism of watching a British chef traipse through the countryside in River Cottage or ogling the heritage barn restorations of Grand Designs. It’s a window into a world outside the rat race – one without tiny apartments, and bumper-to-bumper traffic. Even as Australia’s population coalesces around its increasingly crowded capital cities, the back-tobasics appeal of country living remains strong. Plenty of would-be urbanites are bucking the trend and choosing a quieter life in the country. But a new generation of country-

After years of travel, Matt Pubrick, a graphic designer, and his wife, Lentil, a speech pathologist, decided to ditch their city life for good. “There was no way I was going to sit behind a computer screen for my livelihood,” Pubrick says. “There was something missing in our previous lives in the city: a connection with nature, with our food and the people around us.” The pair leased land on Pubrick’s family farm in Tahbilk, 90 minutes north of Melbourne, where they turned an existing home into a fresh

Katie Marx had already forged a successful career as a florist in Melbourne when she and her partner moved to a former butter factory in Newstead several years ago.

Tamsin Carvan had spent much of her adult life living in Sydney’s King’s Cross before deciding to step out of the rat race. Without any farming experience, she bought a farm in

She and her partner, furnituremaker Greg Hatton, have since turned the butter factory into a home and events space called Butterland. Marx says moving away from the city doesn’t have to mean missing out. She finds plenty of stimulation in the nearby creative communities of Castlemaine and Daylesford. “There’s always something to do,” she says. “There are great restaurants and movie theatres and music.””

They’ve also written a book, with recipes and gardening how-tos. “The desire to be in a more spacious, natural environment, working with nature, growing things, that’s a really deep part of all of us”, Pubrick says. “It’s heartening to see

Is it still a struggle? Absolutely.” She now runs Tamsin’s Table from her farm, where she hosts lunches with the food she grows. She attributes Instagram, where she has more than 16,000 followers, with her success. “Without social media there’s no way I could have built this business.” She says Instagram works in a way that organisations such as the Country Women’s Association used to, helping isolated people to meet. “It connects me with people all over the place, people I would never have otherwise met – in the country and all over the world.” “There’s always been powerful personal networks in rural areas, particularly among women,” she says. “Instagram has enabled these people to join up and to connect.”

The warmest welcome

C

hris and I left sunny Perth for Melbourne in 2008. When renovating our Prahran house, we knew we’d need a spare room for visiting family and friends – a space that felt like their home away from home. When it came to gussying up the guest bedroom, I wanted to create something that was warm, sophisticated, but more than anything else, completely welcoming.

Sweet dreams I went for light tones and soft colours in this space, but the touch of pastels really brightens the room. The RJL Santorini duvet cover, which is from Adairs, is inspired by the fine flecks in terrazzo. We teamed it with European stonewashed sheets and pillowslips in silver, and an RJL Zephyr handknit throw in pink salt, which picks up on the flecks in the linen.

The effect is one of harmony, making for a great night’s sleep.

Final touches Some of my favourite pieces are the leather-accented queen bed and the bedside tables with leather handles. The stylist behind this room, The Style School’s Aimee Tarulli, says the luxury of leather lends something to the touch. “The woven leather bed gives a really nice textural element to the space. It’s visually really interesting,” she says. “The bedside table in soft grey has a leather handle that then ties back in to the bedhead.” Aimee sourced a beautiful rose artwork from The Artwork Stylist as the hero piece for the room. “It gives a soft, feminine touch and keeps everything light and playful,” she says.

lack skivvies were once the most common association the average punter had with the world of architecture. Then, in 1999, along came Grand Designs. Suddenly, every avid watcher was an architect-in-the-making thanks to the sharp observations of presenter Kevin McCloud. Although he’s not an architect – he’s more commonly described as a designer – McCloud has become the face of the profession in Britain and Australia. Ten years ago McCloud attached his bankable reputation to a new development company, HAB Housing. The company’s name stands for happiness, architecture and beauty. It aims to “challenge the way identikit volume housing was built in the UK”. Then and particularly now, in the aftermath of the Grenfell Tower tragedy, mass urban housing in Britain has been the target of rising criticism. Conserving the country’s historical buildings while adding contemporary designs to accommodate a growing population has been a challenge many designers have failed to live up to. The Brits have made a sport out of mocking architectural eyesores by awarding them the Carbuncle Cup. The award nobody wants was named after Prince Charles’ famous comments in 1984 about a proposed extension to London’s National Gallery, which he described as “a monstrous carbuncle on the face of a much-loved and elegant friend”. McCloud’s company has a strong focus on sustainability and respect for the local landscape and the community. “HAB’s mission is to make homes that lift the spirits – that are a pleasure to live in and a joy to behold,” its website says. The company’s first development was a regeneration project in Swindon called The Triangle. It won industry kudos, including the 2010 Housing Design Awards, for its 42 8

low-energy cottages surrounding a landscaped village green. In 2013, HAB turned to equity crowd-funding to increase collaboration between investors and customers. It secured investments of more than $A3.08 million from nearly 650 individuals. The money was used to fund the expansion of the custom-build business. Investors were offered

preferential terms on HAB residences and invitations to project visits and events with McCloud. However, as the presenter is quick to point out in his show, not everything goes to plan. In 2015, HAB came under fire after building defects were spotted in its 78-home development on a former hospital site in Applewood. HAB blamed contract builders.

HAB’s current builds have centered on locations east of London, and in Oxford and Bristol. One, Lovedon Fields, is a semi-rural site in the village of Kings Worthy, 90 minutes from London. Its three, four and five-bedroom homes start from $760,800. The project has 50 custom-built homes, 40 per cent of them affordable housing. All of the Lovedon Fields homes have secured buyer interest, and it’s no wonder. Richard Kirk, national president of the Australian Institute of Architects, says a world-renowned name like McCloud’s helps attract buyers. “There are some projects that use internationally recognised architects to help promote them and hopefully to also deliver a more unique, stronger point of difference in the minds of the developer, so there’s certainly a role for it,” Kirk says.

e see them all the time,’’ Ben Riddle (Buxton Newtown) told the 35 onlookers outside 27 Griffen Street, Hamlyn Heights, on Saturday. “They say ‘I’m going to wait for the market to slow down’ … It hasn’t slowed down.’’ On offer was a four-bedroom weatherboard house on just over 760 square metres, around the corner from the Vines Road shops. A man was quick to offer $450,000 and two other parties got involved. The property was on the market at $520,000. A young couple showed they were determined to ride out the opposition. At $591,000, the increments reduced to $500. Three bids later, the battle was over, the young couple securing the prize at $592,500. A young couple were also the frontrunners at 2 Swallow Crescent, Norlane, where Shane King (Harcourts North Geelong) ushered the crowd of 20 into the backyard. “How good would it be if you could just make money in your sleep?’’ he said. “That’s what property does.’’ Investors had shown keen interest in the three-bedroom weatherboard on 557 square metres. An opening bid of $250,000 quickly emerged.

The young couple looked to be close to done and at $292,000 upped the ante by just $100. Their perseverance paid off, with the hammer coming down with them in front at $293,000. The winners, from Melbourne, will initially use the property as an investment.

An out-of-towner also won the day at 30 Barwon Boulevard, Highton. Kieron Hunter (Barry Plant Highton) stood outside the threebedroom brick house on a block of more than 800 square metres, with views over the Barwon River valley. “This property will not only give you a great lifestyle,’’ Hunter told the crowd of 40. “It will also give you a great quality of life. Four parties fought it out from an opening gambit of $600,000. At $692,000, the hammer came down in favour of an investor from Sydney.
