ellers maintained the upper hand in the Geelong market during winter, according to the latest Domain data. The average discount rate for houses in Geelong sold by private treaty plunged from 5.1 per cent in autumn to 4.6 per cent in the three months to the end of August. The 2017 discount rate is also well below the 6.1 per cent recorded last winter and reflects a market with strong buyer competition. The Geelong suburb where privatetreaty houses sold fastest in winter was Newcomb, at just 17 days on the market. It was followed by Norlane (28), Grovedale (32), Corio (33) and St Albans Park (36). Buxton Geelong East’s Damian Mahoney says Newcomb is no longer

a secret spot, with buyers quick to snap up property in the suburb. “Newcomb is a lot like Yarraville and Seddon – they were lower socioeconomic suburbs but still close to Melbourne CBD, and once people started renovating homes, they became a lot more popular for buyers,” he says. “Newcomb is so close to the city, the waterfront and Eastern Park. Buyers are also looking into the future with the Cheetham Salt land development.” The discount rate for private treaty houses also fell on the Surf Coast in winter, from 5.0 per cent in autumn to 4.8 per cent. In 2016, it was 5.4 per cent.

he search is over – you’ve settled on your new address. The movers are booked, the boxes are packed, now what? It’s time to make that place feel like home. It’s easy to get carried away with all the big changes and costly renovations you’d like to make, but they are not always possible, at least not right away. In the meantime, here’s your six-step go-to guide to turning any space into a place you’ll love calling home.

It might seem obvious, and an easy one to palm off to a professional, but there’s much to be said for getting down and dirty yourself, even if you do spring for an expert to help with the heavy lifting. It helps you bond with your home and get to know its structure and its unique quirks. You can’t beat a sense of intimacy with your space for making it feel like a home.

Respect those who came before you Whether it’s the architect who designed your apartment or the decades of home-owners before you, take a moment to put yourself in their shoes. Can’t bear those old slate floors at first sight? Hang in there. Embrace your home’s idiosyncrasies, including the style choices of past owners, and try not to be arrogant. Maybe the house has a

point. Wait to see what it might be before diving into a new fitout.

Allocate a place for everything you own and everything you use A little planning at the start will help curb the clutter and keep your home tidy and more manageable over time. For example, if a vast book collection is your pride and joy, then a wall dedicated to open shelving might be a better use of space than a pretty sideboard and mirror. Or, if you’re keen cyclists in a tiny apartment, a wall-mounted bike rack might be just the wall decor for you.

Make a floor plan for the way you actually live This includes choosing furniture that will service the way you use your home. For instance, there’s no point taking up precious space with a

large formal dining area if you always eat at the kitchen bench. Maybe a few new barstools are all that’s required for an eat-in kitchen, leaving you a whole spare room to turn into a much-needed study. Alternatively, replacing your pair of bulky two-seater sofas with a single sectional sofa might help deformalise and open the layout of your new living area.

I

t’s hard to believe that it’s almost two decades since the fictional town of Pearl Bay kicked off the whole simpler-lifestyle sea-change phenomenon. Barwon Heads, the estuary village that was the backdrop for the 19982000 television series SeaChange, about a big city lawyer chasing the smell of salty air to a low-key coastal settlement, has moved about $1 million-plus beyond those days of casual sun-bathed rustication. According to RT Edgar Barwon Heads director Michael Ramsay, the township on the left bank of the Barwon River now has one of the 6

highest median prices of Victoria’s seaside towns. “Depending on who you talk to, that can be as much as $950,000,” he says. One of Ramsay’s current listings is a four-bedroom, four-bathroom spread with a kidney-shaped pool on Geelong Road that will help lift that median way up. It comes with two hectares of land and a price tag of $3.6 million-$3.9 million. He has another house on 1.05 hectares at 36 Warrenbeen Court – “the largest remaining landholding close to the township” – looking for a buyer with $2.5 million-$3 million.

But that’s nothing. “On Carr Street, and on some streets close to Barwon Heads Golf Course, you can ask what you like,” Ramsay says. Actually, for the statement houses, that means between $3 million and $6 million. This in a hamlet that, before the 1912 bridge linked it to the more populous Ocean Grove, was merely a series of fishing shacks plonked on the river sands. Just like that place televisually attractive Diver Dan occupied when he was courting Laura the magistrate. Dan’s much-extended shed is now a restaurant. But then, in the 1920s,

when the town became a holiday spot for Western District farmers and Geelong folk, most of the early houses in “old Barwon Heads” – the little streets within walking distance of river, beach and the shops on Hitchcock Avenue – were just relocated fishing shacks that kept expanding through inter-


6 Golightly Street, has clearly been – as the spiel puts it – “well-loved for generations”. On 489 square metres, it’s likely to fetch $1 million-$1.1 million. If it was across the water in Ocean Grove (population 14,200), it would be worth hundreds of thousands of dollars less. Ocean Grove’s median is $590,000. Walter says rarity is what keeps Barwon Heads’ market so buoyant.

generational occupation. Local architect Kim Irons, of Irons McDuff, lives in what she calls “a wee little shack” with the township’s characteristic “simple gable”. Three years ago, she chose to mimic that model when she designed a contemporary three-bedroom, threebathroom, sugar gum-clad house with an outdoor shower on Eddystone Court. “It’s a new build, but it’s humble,” Irons says. “The simple gable form allowed us to create internal volume and we also maximised external space so there is still enough room for kids to kick a footy around.”

This “contemporary boat shack” is on the market for $1.05 million-$1.1 million through Bellarine Property. A few architects live in Barwon Heads and plenty of others, such as Auhaus, SJB, David Seeley, Inarc and even Robin Boyd, in the mid-century, have left their mark in the form of modern houses in a landlocked township of 2200 or so homes that will not grow much beyond its present scale. This is not only because any subdivision proposal meets howls of derision from the strong community, but because Barwon Heads is

physically hemmed in by Bass Strait, the Barwon River and the Lake Connewarre wetlands. Irons says the town’s landlocked position is the reason for its “skyrocketing prices”. Unlike neighbouring Torquay, slated as a Surf Coast growth town, there are very few opportunities left to develop or even renovate here, says Peta Walter of Bellarine Property. Walter does have one listing that’s generating interest, even though it’s a daggy ’40s weatherboard. “It’s one street back from the river and you can walk everywhere,” she says. The three-bedroom house at

Ramsay has direct and visceral knowledge of the sea-change effect that plays out in the town that nominally spawned the movement. In 1965, his parents paid $50,000 for the first house to be built in a paddock near Barwon Heads. “It’s now surrounded by 100 houses and has recently been sold for … $975,000 ... for a house that’s going to be pulled down.”

ne interesting thing about working on The Block is comparing virtually identical properties and seeing how the contestants solve their particular and shared design issues. None are more interesting than the kitchens. Kitchen design fails, succeeds or excels starting with the layout. Deciding if your home is best suited to a galley, U-shape, L-shape, island bench or a non-conforming modular layout is a great place to start.

One rule of good planning is to have no more than a few steps between sink, cooktop, fridge and benchtops. Take a step back and look at your floor plan as a whole. How does your

kitchen orient itself? Does it face a living space or an outdoor space; if it does both, which do you want to look at while you’re preparing meals? Is the kitchen in the right spot?

Swapping a lounge or bedroom for the kitchen might give you a better living/dining experience. Look at what you need to store, and what you need to include, for the

kitchen to function well. Look at your current kitchen and work out how many cubic metres of each type of storage you require for glasses, plates, containers, pots and pans, boards, food and whatever else you need in your kitchen (such as pet food, bulk buys etc). That way, you can allocate what will go into cabinets and drawers as you design. Consider what appliances you will need and what will add the most value. Is it a steam oven, a stack of ovens, built-in microwave/coffee maker/plate warmer? Is it having two dishwashers and two sinks so that you can entertain and have a place to tuck away all the mess? How much space is required to accommodate these pieces? Pantries, fridges and rangehoods require special consideration. Fridges can be deeper than standard benchtops. Be sure to check the specs to see how much space is

required as an air-gap around them. Pantries are a special consideration because of the myriad options to create functionality. You can simply provide shelves or add drawers, but the real luxe lift comes from some of the hardware available, such as pullout pantries, or units like the Hafele Tandem that bring the contents at the rear forward when you open the doors. E-Touch raises the luxe factor even further. Rangehoods are a significant element in planning because venting, into the ceiling, floor or wall is required for most models. All these considerations can seem overwhelming, but spare a thought for The Block contestants who create their designs within a few hours, to fit the show’s time pressures. he McCraith House on the Mornington Peninsula is one of the area’s most distinctive architectural landmarks, affectionately known to locals as the Butterfly House. It was commissioned by Gerald and Nell McCraith and designed by modernist masters Chancellor and Patrick in 1955. Gerald McCraith was no ordinary client. The story goes that after some consideration, young architect David Chancellor told his client: “I’ve come up with some ideas, but you might think they are too way out,” to which McCraith replied: “What makes you think I don’t want way out?” Artist and jeweller Bin DixonWard, granddaughter of Gerald and Nell, has fond childhood memories of her grandparents and their unique holiday house. “In the 1940s, my grandparents

enjoyed weekend drives to the peninsula from their home in Essendon,” Dixon-Ward says. “In the early 1950s when pa’s business was going well, they bought a bush block on the slopes of Arthurs Seat. They met a young architect and asked him to design a holiday house.” Once the house was built, it was named Larrakeyah, after the Darwin army base where McCraith was stationed during World War II. Dixon-Ward describes McCraith as being creative in the broadest sense. “He was able to turn his hand to anything,” she says. His main interest was breeding Australian native orchids and he was made an officer of the Order of Australia in 1993 for services to horticulture. McCraith lived to the age of 100. He died in 2009 and his last overseas trip, at the age of 93, was to Malaysia and Borneo. Though its distinctive top-heavy design makes the Butterfly House a unique design and engineering feat, it’s surprisingly modest inside.

With just one bedroom and a tiny bathroom upstairs, adjoining the main living area, this is a humble home, even by 1950s standards. Downstairs, in the narrow base of the building, the second bedroom has six in-built bunk beds. In 2013, the McCraith House was given to RMIT University. These days, it is used as accommodation for RMIT’s writerin-residence program. “It is rewarding to know that the house is able to nurture an artist’s creative practice, and is available for design and architecture scholars to study,” Dixon-Ward says. As a jeweller and lecturer in gold and silversmithing, she says her own work has been influenced by the property. “My work is influenced by geometry of the built environment,” she says. “I’m interested in how such simple shapes can be the basis of such satisfying spaces.” thedesignfiles.net

t’s becoming a bit of a habit for Dylan Taggert (Buxton Newtown) to hit the business end before he has time to take a breath after his opening remarks. On Saturday at 12 York Street, Geelong, an opening bid of $488,000 emerged quickly from the crowd of 30. “We are on the market and selling,’’ Taggert said. On offer was a two-bedroom weatherboard house in original condition on a block of about 359 square metres. Two parties fought it out, the opening bidder hanging in by reducing increments to $2500. From $512,500, the other party went to $520,000. “Is that the knockout blow?’’ Taggert said. “We’ll soon find out.’’ It almost was, the original bidder digging deep to up the ante by just $500 to $520,500, only to be immediately blown away by a final, winning offer of $525,000. The new owner is a local developer. The prize also went to locals at 2 Ruhamah Street, Bell Post Hill, where Joe Grgic (Harcourts North Geelong) faced 35 onlookers outside the three-bedroom brick house. “Wherever you stand on this property you get views,’’ Grgic said before taking an opening offer of $350,000. Three parties got involved

and the hammer came down at $465,000 in favour of local investors. Grgic earlier got away 84 Corinella Street, Bell Post Hill, bringing the hammer down at $531,000. It was a two-horse race that was won by locals who intend to live at the updated four-bedroom house. Another local couple are also on the move after winning the battle at 38 Craigie Road, Newtown, a fourbedroom brick house just 150 metres from the Barwon River. Tom Butters (Buxton Newtown) held court in front of 25 onlookers and took offers from four parties

before passing the property in at $655,000. The couple had the prize soon after for $670,000. Post-auction negotiations also came up trumps at 6 Gurr Street, East Geelong, where Jarrod Leonard (Buxton Geelong East) told the crowd of 60 that prices in the suburb had risen more than 10 per cent in a year. “It’s a beautiful part of the world,’’ Leonard said before posting a vendor bid of $700,000. Two parties took the mark to $718,000 before the property was passed in. It sold soon after for $735,000 to a local couple.
