eelong’s economy continues to improve, fuelled by a robust housing market, strong migration and rising activity in the commercial property sector. According to the latest Australian Bureau of Statistics data, the region had an unemployment rate of 6.1 per cent in August. That is down from 6.9 per cent in August 2016 and the lowest rate for the month since 2013. Geelong’s jobless rate is also lower than Melbourne’s 6.4 per cent. The ABS says nearly 2000 jobs were created in the region in the 12 months to August, to a new record of 142,203. Non-residential construction has been a significant contributor to the growth. The ABS reports building
approvals worth $546 million for the year to June 30. Offices accounted for $87 million of that. Harcourts North Geelong’s Joe Grgic says his office has noticed a jump in inquiries from potential buyers looking to move to the region for work, especially from staff of government organisations now based in Geelong. “It makes sense to relocate your business to Geelong and save on the cost of the lease or price of the building and then have your staff enjoy a quality lifestyle that’s only 50 minutes from Melbourne,” he says.

he 2017 Houzz & Home study has revealed an uptick in home renovations, with recent homebuyers among those most likely to upgrade their primary home. “[Last year] was another strong year for the home renovation market, with homeowners continuing to invest in their homes,” says Nino Sitchinava, principal economist at online architecture and design platform Houzz. “While the majority of renovations are spurred by homeowners’ desire to upgrade a home they have lived in for some time, recent home purchases are also an important driver of home renovation activity.” The 2017 Houzz & Home survey gathered information from 187,328 respondents worldwide (9924 in Australia), representing the activity of the more than 40 million monthly unique Houzz users. Finding the time and access to finance were both top reasons to renovate in 2016 (37 per cent and 36 per cent respectively). Also popular was the desire to modify a recently purchased home, or adapt it to recent family and lifestyle changes (29 per cent and 21 per cent), with the remaining 17 per cent focusing on repairs around the home.

Form & function Design and functionality (74 per cent each) were the primary reasons to prompt homeowners to make cosmetic upgrades in 2016 – overriding the desire for improving resale value (46 per cent). Minimising the costs of improvements and ramping up energy efficiency were also of high importance (both 42 per cent).
Hey, big spender While 34 per cent of those surveyed found their biggest renovation challenge was staying on budget, that didn’t deter their spending. The average renovation cost $66,900 in 2016, compared to $64,600 in 2015. Nearly 80 per cent of those surveyed used personal savings to fund their project. A considerably lower 15 per cent refinanced, and 14 per cent flexed their credit cards. The remainder relied on home equity lines of credit, gifts and inheritance.
Energy savvy Just over 40 per cent of those survey said limiting their energy consumption was of primary
importance. To create more energy-efficient homes, 42 per cent of homeowners took cost-effective measures for improving energy efficiency, while 19 per cent integrated “green” materials such as timber, ferrock (an alternative to concrete), recycled plastic and bamboo.
Call in the pros “Recent home-buyers tend to do more and are more likely to hire professionals to help with their renovation projects than other homeowners,” Sitchinava says. Electricians and plumbers were the most indemand providers in 2016 (62 per cent and 50 per cent respectively), although renovators revealed their difficulty in finding the right suppliers for the job. Almost 70 per cent hired tradespeople based solely on recommendations and good reviews. This was considerably higher than hiring those who had relevant experience (49 per cent) or provided the lowest quote (22 per cent).
It’s all about the kitchen Given our contemporary lifestyles, it was not surprising that the most renovated room in 2016 was the kitchen, with an average spend of $22,600. The living room came in second at $6500, followed by main bathroom, bedrooms and the laundry.
What next? With 50 per cent of homeowners choosing to stay put and overhaul their primary homes, the renovation boom looks likely to have continued into this year. Given the demand, hiring professional tradespeople will remain a top priority for renovators (92 per cent). There is also good news also for retailers, with 43 per cent of those surveyed planning upgrades to home decor and furnishings. The most in-demand products to be purchased will include paints (37 per cent), window treatments (30 per cent) and lighting (29 per cent).

Tarulli came to the rescue to balance the dark hues. “Moody doesn’t have to be masculine,” Tarulli says of the bedroom’s grey-toned palette. “I offset all of the dark tones with soft, light greys and feminine art above the bed.” The textural bedhead in a warm charcoal tone is timeless, and easy to accessorise. rom tiny terraces to enviable blocks of land, Australians understand that living in the “lucky country” brings with it an obligation to really live here – breathe in the eucalypts and see the blue sky. But as we gamely squeeze out every potential for indooroutdoor living, some experts believe we’re getting the details wrong. “So many of us choose imported furniture for our outdoor spaces – there’s been an influx of Balinese furniture in teak,” says Mike Hayes, veteran furniture maker at Makers Lane. “But when it’s built in areas with high humidity and comes to live here with the relatively dry climate, it dries out then splits and causes all sorts of problems.” Some designers still favour
Indonesian plantation teak – as long as it’s Forest Stewardship Councilcertified – but most recommend local alternatives. Hayes likes stringybark and ironbark, or spotted gum for its natural resistance against moisture. Jo Foong at Foomann Architects also likes the durability of blackbutt and silvertop ash. “The hotter the environment and the more exposed the timber is to sun, [the more] it will require regular maintenance,” Foong says. “That said, we often leave timbers to grey naturally, and spotted gum has traditionally been used for boardwalk decking seen along the coast.” Other popular materials that don’t quite cut it in most Australian climates are wicker, cane and rattan.

There are more practical alternatives, although the experts avoid steering clear of cheap versions. “The biggest mistake is going for a knock-off that will fall apart in three years,” says Myles Broad at Eckersley Garden Architecture. He suggests powder-coated stainless steel for outdoor settings. “It’s durable and wears well in harsh sun and coastal gardens. It’s also lightweight and blends into garden settings if chosen carefully.”
And what about upholstery? “Bringing cushions in from the rain is always a good idea, despite technological advances meaning certain fabrics and foams can be left outdoors,” Broad says. “Quality outdoor upholstery will last longer than anything off the shelf for $5.” When it comes to decorating an outdoor space, Broad also prefers “deciduous canopies over parasols or shade cloth”.

“Virginia creeper is fast-growing and only needs a lightweight pergola to support it,” says Broad. “A curtain of green wins over a mouldy parasol every time.” For those without a green thumb, most good quality open-weave fabrics are UV-resistant, as is true canvas. As for outdoor storage, Foong says steer clear of cheap laminated products: “Water is the killer. If it gets between layers, the material will blow up and fail … marine-grade ply
is a better choice.” Broads recommends a test run before storing anything electrical or precious in the garden. “Built-in storage can easily be incorporated into the hardscape. For example, timber seating can double as a storage box, while a barbecue can fit a dog kennel underneath.” Foomann favours built-in seating, with consideration of city-dwelling Aussies’ spatial limitations. As Broad notes: “Open space has become more valuable than a heavy formal seating area.” Despite the vastness of our land, the value of outdoor space can’t be underestimated. We might as well make the most of what we have.

The parent trap T

ack in the early 2000s, my wife and I desperately wanted our own home. We’d been renting a one-bedroom apartment in the inner suburbs and working as domestic cleaners, scrubbing wealthy people’s toilets and babysitting their kids. Money was tight, and the chance of saving a deposit was slipping further away. Trying to be kind, my mother and father suggested we stay with them – free of charge – to enable us to get our cash together. It was a great idea, we thought. We sold our cleaning business, broke our lease, and moved in with

mum and dad, in their tiny weatherboard cottage on the coast. From the get-go, we had issues. The generation gap was one we were never going to bridge; we’d just stand on the edge of our shoreline and shout across at each other. The little things quickly became big things. My parents each dispatched three packets of cigarettes a day, which explains why they are now dead and buried. The house constantly reeked of Winfield Reds. I’d wake in the morning with the smoke seeping beneath the bedroom door, as though the house was ablaze. Our hair and
our clothes started to stink like a 1980s nightclub. “If you don’t like it, lump it,” was the response when we asked if they’d mind abstaining from the fags, at least until 8am. There lies the crux of the problem. Moving in with the parents means you are always governed by their rules; it’s like being nine again. “Where are you going? Who are you seeing? What time will you be home? Don’t drink too much. Isn’t it time you had a shave? Make sure you eat all your peas. Should you really be playing with that boy next door?” My wife was growing sick of it, and
we were starting to argue more and more. “I don’t think I can do this much longer,” she said. I didn’t know if she was speaking about the strained living arrangements, or our marriage.

There was also the issue of two women and one kitchen. The power struggles, the constant battle over bench space, the stove top, and the Mixmaster. To make matters worse, my mother
meal (my wife found this rather bizarre, especially if we were having Chinese takeaway) and watching Australia’s Funniest Home Videos while we ate. Enjoying a glass of red wine with our meal was met with disapproving sneers, as though we’d just injected heroin. Lack of personal space was also a big issue. It was a struggle just finding somewhere to curl up and read and not be interrupted with some inane comment about the weather, or what Kochie said on Sunrise. Or wanting to chill out in the one and only toilet with a magazine, without a knock on the door: “Are you finished yet?”
was a terrible cook, who cremated steak, burnt Anzac biscuits, and thought Sara Lee was one of the world’s great chefs. My wife, on the other hand, is a dab hand in the kitchen, a fact that seemed to make mum quite jealous. There was more than one occasion when mum “accidentally” switched off the oven while my wife was baking a souffle. Having dinner together was, of course, expected. To do otherwise would have been considered a gross insult. We discovered that my parents had vastly different ideas about the ritual of mealtime. These ideas included putting the loaf of Tip Top and tub of MeadowLea on the table at every
I’ll admit, we weren’t easy to live with either. As boorish aspirationals, we must have driven my parents mad with our penchant for focaccia (this being the pre-sourdough bread and smashed avocado era), pea risotto, and balsamic vinegar. And our snobbish disdain for my father’s Slim Dusty records was simply rude (although, I still maintain that anyone who listens to songs about the exploits of truck drivers has probably had a fullfrontal lobotomy). Put bluntly, we were Frasier Crane and they were Martin. At the end of 18 months, we had saved the $30,000 deposit we needed and bought a house of our own. Was it worth the angst? Hell no.

ooking out over the ocean from Vunabaka, a new luxury resort development on the western side of Malolo Island in Fiji, flashes of white interrupt the vast expanse of blue. Cloudbreak, or Thunder Reef as translated from Fijian, is one of the toughest surf breaks in the world, a fast, barrelling left-hander over a shallow reef in the open ocean about 10 kilometres from Vunabaka. It’s no coincidence the resort is being built so close to the surfing destination. The project started when a group of New Zealand businessmen who loved to surf found a patch of land with panoramic views and enormous potential. Marcus Langford-Lee, managing director of Vunabaka Bay Fiji, says the team set out to create the best resort in Fiji. “We wanted something we could be super proud of,” Langford-Lee says. “Something that was sustainable, that didn’t leave a massive footprint and helped the locals by putting money back into the community. We really wanted people to say ‘wow’.” An extensive coral “sea-scaping” program has encouraged fish to return to the bay. A Tesla solar power system provides the resort’s energy. Biolytic tanks recycle wastewater for use on the lush, landscaped gardens designed by Sue Curtling. This low-impact ethos, combined with the dreamy tropical setting, brought the project to the attention of Six Senses Hotels Resorts Spas, which was recently named the world’s top hotel brand by readers of the US magazine Travel + Leisure. The luxury resort group signed on to manage the project. When complete, there will be 70 privately owned homes as part of Six Senses Residences Fiji and 26 villas in the Six Senses Fiji resort, as well as restaurants overseen by executive chef Ihaka Peri, a deli, boutique, surf school, fitness centre,

Twelve residences have been completed and about 40 land blocks are still on the market, priced from $825,000-$3.177 million. They range from 2000-3000 square metres. Paying homage to heritage

ainstakingly restored and renovated, Bel Ville doesn’t just make a strong first impression, it makes a lasting one. On an 897-square-metre block in the heart of Geelong West, this fourbedroom house is a stunning example of Victorian design. The original home was built in 1892, while an extension ensures contemporary living needs are more than met. But it’s the dedication to this house’s heritage that is perhaps most attractive. From the beginning, the period accents are the focal point. A white wrought-iron front gate opens to a bricked path to the front door. over a long, wide hallway with corbelled arches creates a sense of grandeur. There are polished floorboards from front to back. Now 10 years later, she still has 20/20 vision without glasses. That inspires me. “Seeing my patients’ bright smiles after surgery, as they stop squinting and can read without glasses, is definitely the best part of my job.” No referral is needed and no out-of-pocket expenses are incurred for an assessment to enable all options available to be considered.
