he start to the spring selling season has been quieter than expected, but Geelong’s property market continues to produce positive results for sellers. Geelong had an auction clearance rate of 62.3 per cent in September, well down on the 75.9 per cent recorded in August. September’s result was also lower than the 66.7 per cent for the same month last year. The number of listings was up slightly, with auction numbers increasing last month. There were 139 homes listed in Geelong, compared to 119 auctions in August. “There is still an undersupply of properties right now in Geelong,” Shane King, of Harcourts North Geelong, says. “The spring surge that

normally happens after grand final weekend hasn’t happened. Having said that, we are still really busy and we’re getting very strong prices. “But there’s not the number of properties being listed that we expected for this time of year. It may just come a bit later than usual.”
Geelong had a median home auction price of $525,000 last month, down on $578,000 in August but well up from $475,500 in September 2016. By contrast, Melbourne’s home auction clearance rate rose slightly last month. The September result of 70.4 per cent was up on August’s 69.8 per cent but well below the 75.9 per cent recorded in September 2016. Melbourne had a median home auction price of $864,500 in September. Posing an open question
O
pen-plan living is synonymous with the Australian way of life. But is open plan the be all and end all? The answer really depends on your home and your climate. If you have the good fortune to own a home with some heritage, you’ll know that the floor plans were heavily influenced by our British architectural ancestry. In Britain’s cooler climate, rooms need to be closed off so individual spaces can easily be heated. These homes have charm and grace and generous proportions, even if they aren’t open plan. If you are blessed with an old-style home, you might ask whether you should pull dividing walls out to create an open-plan space to add value and amenity. It might suit you to open up the kitchen to a dining or living space. It might also suit you to open up exterior walls to rear outdoor areas or open spaces, though the best solution to the desire to have a heritage home with a contemporary living arrangement has got to come in a contemporary approach: to attach a new, modern, architectural addition to the rear, creating a clear delineation between old and new. The beauty of this is the freedom to configure rooms any way you deem appropriate, though it’s often in the myriad choices when designing homes that we can get lost – a process called paralysis by analysis. The most appropriate approach will change dependent on land size,
orientation to sunlight, openness to views, rear outdoor living space, amenity, architectural influence or geographic location. However, a good go-to layout surely opens the floor plan up to connect the whole living space, unimpeded by obstacles, visual and physical. That means reducing obstructions inside, keeping furniture at a low level and thinking about the best orientation of your furniture so one space doesn’t affect the views of another. You can effectively separate areas visually by delineating spaces with “anchors”, such as a wellproportioned rug under the lounge setting, a feature pendant above a dining table, a fireplace or even a

piece of art to break up the mass of a common wall. There can be beauty in a more segregated floor plan and also beauty in an open plan, the best possibly being a mixture of the two. But if you want to have a feeling of connection in an open-plan area, be sure to think about how you tie the spaces together and how you separate them visually without affecting the feeling of openness that is so desirable in modern living. s the Geelong property market still hot? Look no further than 15 Forfar Road, Hamlyn Heights, for proof. The three-bedroom weatherboard house, with views to Corio Bay, sold in November last year for $470,000. On Saturday, Shane King (Harcourts North Geelong) put it up for auction again, in front of 45 onlookers. There had been no significant improvements to the house in the 11 months since it was last sold. “This house was built in the mid ’50s,’’ King told the crowd. “It has some magnificent traits.’’ The builder was a craftsman and the house features stunning woodwork. King kicked off with a vendor bid of $480,000 and a young couple and a young man showed interest. The couple hesitated at $560,000 and the young man soon had the prize when King’s hammer came down at $575,000; an increase of $105,000 in less than a year. The winning bidder, a local, loves the house’s features and plans to renovate, with a view to retaining many of its original charms. The sale was just one of three for King on Saturday. He also secured a price well above expectations at 17 Brooks Street, Norlane. Forty
onlookers gathered outside the threebedroom weatherboard, plus granny flat, on a block of about 716 square metres. The property is walking distance to North Shore station. “We’ve all seen the changes in Norlane,’’ King said, before a man was quick to offer $290,000. Three other parties joined in. At $315,000, a bidder cut increments to $3000 and went to $318,000. “An odd number,’’ King said. But that’s all right, it’s all money from here.’’ Eventually, after 23 bids, the hammer came down at $345,000. The winner was a Sydney investor.
A Melbourne investor came up trumps at 27 Georgia Grove, Corio, where King again held court, this time in front of 25 onlookers. The house, gutted by fire, will be demolished and cleared by settlement. Up for grabs was a block of just over 590 square metres near Corio shops and schools. “A blank canvas is what you’ll have,’’ King said, before a man offered a hopeful opening bid of $100,000. Three other bidders got involved and in the end the offers were down to $100. King’s hammer fell at $153,200.
