he Geelong housing market continues to produce robust results for home owners, with strong demand maintaining upward pressure on house prices. The latest Domain data reveals that Geelong’s median house price rose 1.6 per cent in the September quarter to a new record of $472,500. Geelong house prices have risen by 7.4 per cent this year, and are up a booming 12.5 per cent on the September 2016 quarter. In the past five years, the median has increased $122,500 – or 35 per cent. The underlying drivers of the Melbourne and Geelong housing markets remain positive, with strong migration, a solid local economy and an underlying shortage of homes.

Stamp duty concessions for firsthome buyers have also fuelled increased demand. Fruit Property’s David Phillips says Geelong has long been undervalued and Melburnians are keen to get their piece of the Geelong market.

We are spoilt for choice for commercially grown plants. A few basic guidelines makes it a whole lot easier. Here’s what to look for.

Think about a plant’s size and how it will grow. Some indoor plants do most of their growing before they are sold. For example, a kentia palm can take up to six years to reach two metres. If you’re in the market for a large plant, it makes sense to buy a well-established one from a nursery rather than trying to grow it at home. Small, one-stemmed plants will not grow into large multiple-stemmed specimens without repotting and propagation. Buy the bushiest, fullest specimen you can. Many indoor plants, including heartleaf philodendrons, umbrella plants and fiddle leaf figs, will keep growing steadily after you take them home. You can encourage growth by repotting in spring, when the plant is ready.

Healthy plants Don’t buy plants that show signs of distress. To ensure your plant has the best start in life, choose healthy, thriving specimens. Choose plants that have lots of new buds, moist soil and perky leaves. Signs of new growth are always good. Avoid plants with yellowing or dead

Naturally beautiful leaves, or bare and tired looking stems. Choose a plant with as many stems as possible for your budget.

Plant size Scale and proportion – two basic principles of interior design – should be considered. As a general guide, the more room you have, the larger you can go, but it really comes down to the look and how the plants relate to other items in your home. Small plants are in pots five13 centimetres in diameter. Examples are radiator plant, hoya, mistletoe cacti and air plants. These are the ideal size for shelves, tables and

windowsills. Petite plants, such as chain of hearts, can have delicate, pretty leaves, but there are also larger, more sculptural types. A single plant variety can also be found in a range of pot sizes. Peacock plants are often used in terrariums when young, but are a popular medium-sized plant when more established. Small plants are best used where they can be seen. It’s no good putting a tiny air plant on a wall unit that is awash with books and decor items – the effect will be lost. Choose a spot where the plant can be the main focus. A bedside, desktop or bathroom counter is ideal.

Get creative with your positioning. Even one strategically placed plant can have a big effect. Small plants with long tendrils, such as chain of hearts, can also have a visual effect that is equal to a much larger plant. Medium-sized plants are generally 15-30 centimetres in potted diameter. They’re ideal for on the floor, in stands or on top of large furniture such as TV cabinets, tables or dressers. They can brighten a dull corner, fill shelves or create a beautiful eye-level scene. Umbrella plant, fruit salad plant and rubber plant are popular choices. If you have the space, large plants (more than 30 centimetres in diameter) are a great asset. They help make the most of space, create a visual journey, and can soften stark designs in a home. Wide-reaching varieties can be used to create focal points and dramatic scenes. Umbrella plant, cactus, kentia palm and fiddle leaf fig are good examples. Don’t forget larger-leafed plants catch a lot of dust. This can reduce their ability to absorb light and grow. Wipe them with a damp cloth, being careful not to damage the leaves.

Cheers to a sumptuous cellar

I

s there anything better than opening a gorgeous bottle of wine at the end of a day? Perhaps one thing – a wine cellar in your own home. It’s not surprising that a dedicated space for a wine collection is a growing trend in home design. Here is my list of everything that needs to be considered when creating a luscious wine cellar in your home.

Location Where to put your wine cellar is the most important consideration, given that daylight and heat are the natural enemy of cellared wine. A corner of your home that has no direct sunlight, such as basements and understair cavities, is perfect. For real wine enthusiasts who love

to entertain, a cellar in a more visible position, such as in the dining room or kitchen, will create a talking point that can be more regularly enjoyed.

Temperature Everything about building a wine cellar relies on how efficiently it controls temperature and humidity.

A cellar should maintain a constant temperature of about 14 degrees. As long as it stays within three to four degrees of that, the wine will be fine. Installing a wine cooling unit will control temperature, humidity and protect your wine collection.

Display The way wine is displayed takes a cellar from run-of-the-mill to spectacular. Using multiple methods such as horizontal wall-mounted racks made of timber or metal adds interest.

Painting the walls behind a deep charcoal such as Dulux Monument or Domino will create that authentic cellar feel. A glass-fronted cellar with a central door is the ultimate in showing off your wine collection and giving your home wow factor.

t’s a no-brainer that you’ll need builders, cabinetmakers, plumbers and electricians for your renovation. But there are plenty of other tradespeople you might also need to call on as it progresses from planning stage to completion. Here’s your alphabetical guide to the trades you need, but might not have thought of.

Acoustic engineering Your council might require an acoustic report so that it can predict the noise impact of your finished renovation or new home. This is most likely if you’re installing an air-conditioner or pool pump. If this is the case, you’ll need to find an acoustic engineer.

Arborist consulting If your build is going to affect the trees around your

home, you can ask a certified arborist to advise the best way to approach the renovation. They can advise on tree removal and on how to lower your impact on the roots.

Asbestos removal One-third of Australian homes contain asbestos, mostly commonly those built between 1930 and 1983. Asbestos is safe when in one piece, but the dust that comes out when it’s disturbed can wreak havoc with your health. Before renovating, you need to check if there is asbestos and if is likely to be interfered with.

Quantity surveying “How much will this cost?” That’s likely be the biggest question at the start of your renovation. There’s one profession that can answer that better than anyone – a quantity surveyor. They will put together a cost plan based on all the materials you’ll need, and you’ll know exactly what to expect (financially, at least) from that point on.

If you want to renovate a heritage-listed home, you probably know you’re in for a little more planning than the average renovator. Your council will point you in the direction of an advisory service, which will draw up a heritage impact assessment for you.

Long before building starts, your renovation needs the thumbs up from a geotechnical engineer. This “mud doctor” will test the stability and composition of your site’s soil. In turn, that will inform the builder about the types of footings that should be used.

Technology consulting If your renovation includes a home theatre, a TV and sound system upgrade, or security is a focus, it’s worth calling in a technology expert. A consultation will help ensure your renovation takes your technology needs into account, from planning to installation.

Traffic management Will your renovation affect the road you live on? If so, you’ll need to consider traffic management, in conjunction with your local council.

Waste removal Not all builders provide waste removal. If yours doesnt, a professional rubbish removalist will take it all away, ensuring each material is disposed of correctly.

Window tinting You might think of window tinting as something only your car needs, but it can play a role in your renovation. For example, if you’re adding a second storey, you might be required to cover windows that look over a neighbour. Frosted film can do the trick. More traditional tinting can help to control the amount of sun coming in the windows, making your home more energy efficient.

he heat was on at Fyansford on Saturday, with bidders keen to buy a piece of the future on the outskirts of the city. Cars were banked up along the road as a crowd of 60 turned out to see Harcourts North Geelong put up two parcels of land, in four lots, for sale on McCanns Lane. Joe Grgic stood in the long grass, within sight of the ring road, and told the onlookers they could get in a car and be in Federation Square, in Melbourne, in 58 minutes. “On a Sunday, of course,’’ he said. Bidding opened at $100,000 for Lot 1, a parcel of 1.463 hectares. What followed was a five-way contest that flew along. “I’m getting a sore neck,’’ Grgic said as he courted bids from all corners. Finally, after a total of 49 bids, the hammer came down at $400,000. The winners were a local couple who hope to one day build a home on the property. The sale of Lots 2, 3 and 4 was just as keen, with the hammer falling at $735,000. The winner of the 3.71 hectares was a local farmer. Grgic’s colleague Shane King had a slice of the action around the corner at 265 Hamilton Highway, Fyansford, where the final, winning bid of $625,000 was made by a local

businessman. The property covers 4046 square metres of flat land. Each of the Fyansford properties was sold for a price significantly above reserve. King then moved back into the suburbs and fronted a crowd of 35 at 42 Osborne Avenue, North Geelong, a three-bedroom weatherboard on a block of 645 square metres. He opened with a vendor bid of $300,000 and brought the hammer down at $395,000 after a three-way battle. The winners were a family from Melbourne. The auctioneer’s day was not done.

After a cross-town drive, King stood outside 9 Janmar Court, Grovedale, a four-bedroom brick house with three living areas. An opening bid of $400,000 rang out from a man among the crowd of 60 and from there it was slow going to $540,000. It had been a tussle between a young man trying to cradle one of his young children, and an older man. But an older woman sitting in her car close to King got involved and two bids later the prize was hers at $547,000. The winner, a local, plans to live at the property.
