eelong rents have remained steady this year, providing good news for tenants despite strong competition for properties. The latest Domain data reports the median weekly rent for a Geelong house remained at $350 in the September quarter. This was the same as the December quarter last year, indicating that rents have been relatively flat this year. However, year-on-year growth is solid, up 3.9 per cent on September 2016’s weekly median of $337. Unit rents were also steady for the quarter, at $280 a week. They are up 5.7 per cent for the year. appeal to tenants. “The level of interest is high across the board,” Kules says. The agency’s properties are averaging 15 days on the market before they are snapped up. “Geelong is a unique market where we can accommodate all types of
potential tenants in all price brackets and also accommodate Melbourne commuters with easy access to train stations,” Kules says. “With Geelong’s growing infrastructure, such as WorkSafe, NDIS and Deakin, we are finding that a lot more Melbourne people are making the change for work and a new lifestyle with the Geelong waterfront and a growing number of restaurants and cafes.” Rents for Surf Coast properties fell 2.1 per cent (to $470 a week) in the September quarter. In the new groove of retro design

ason Grant, one of Australia’s in-demand interior designers, treasures the mid-century aesthetic. In this extract from his new book Modern Retro Home (Hardie Grant Books), he shares how to interpret the style for today.
Colour Colour is one of the most important elements in styling your home. It can establish a mood, create an illusion of light and space or make a room seem warm and cosy. In the late ’40s and ’50s, primary colours of red, blue and yellow, as well as orange, citrus yellows and greens, aqua and teal became popular. In the 1960s and ’70s, more earthy and autumnal shades were in vogue, with browns, russets, gold, mustard and shades of green commonly used. Classic black and tan featured with silver chrome in leather chairs, and paler creams and beige – so well suited to Danish modern furniture – made their appearance, often with white as a backdrop. Many paint companies have mid-century shades in their ranges.

If you’re not sure about a strong colour, start small by introducing it in one or two elements. ■ Live with a colour before you commit – paint a small area and see what you think. ■ If a room seems too bland, add a dash of colour (on the walls, or in a piece of furniture, artwork or a rug) to lift it. ■ If there’s a large area of colour that is too vibrant, tone it down with more muted colour. ■ If using one colour in a room, use multiple shades to give depth. ■ Know your warm and cool colours. Warm colours are in the red, orange, yellow spectrum while cool tones are on the blue, green side of the colour chart. ■ Warm colours tend to be welcoming and especially good in social areas, such as dining rooms and kitchens. Cool colours are more soothing and can be effective for bedrooms or a separate study. ■ Not all whites are equal. There are warm and cool shades, so check before painting. ■ Colours are affected by other colours around them and by light, natural and artificial. Take into account room colours at different times of day.

Timber furniture and floors, rugs and floor coverings introduce other colours, so consider these. ■ Create a mood board with swatches of different colours, fabrics and materials. ■
Shapes Shapes play a role in how we perceive a room, and even how welcoming that room will feel. Mid-century modern stylists were often masterful at creating a balance between grid-like shapes and softer lines. Furniture and light fittings introduced striking, organic shapes: egg-shaped chairs, moulded fibreglass chairs, kidney-shaped coffee tables and furniture with multiple angles. As with texture and pattern, varying and balancing shapes adds another dimension.
Using shapes A circle is a simple shape to introduce to get away from the “squareness”. Try a rug, cushions or table. ■ Consider a sculptural piece of furniture to break up the grid-like pattern of a room. ■ Light fittings are other options and there are myriad shapes available. ■ Cactus, and fig trees, were often used in modernist interiors to contrast with furniture. ■ Shapes within patterns, such as on wallpaper or rugs, are another way of changing the dynamics in a room. You might opt for a strong geometric pattern or a tribal design. ■

everal rooms in Australian homes have become elevated in their importance, attention and appeal in recent years. The kitchen and bathroom are clear leaders in the value-adding stakes but the main bedroom is nipping at their heels in terms of adding the luxury design feel that we desire more and more from our homes. A great main bedroom starts with functionality. What do you need it to do? The obvious tasks are giving you a place to sleep, somewhere to store your threads and an opportunity to express your personal style in a way that can appeal to you without considering what visitors might think. Expanding on those things is where the magic is. Your bed is a statement piece. The
mattress is obviously important and you need to be sure you find the right firmness and feel for your, and your partner’s, perfect rest. The bed itself is an opportunity for design and interest; from upholstered bedheads to bed frames to four-poster styles, there are myriad choices that will reflect your desired look and feel. The bed can often be the starting point for your scheme, so be sure to
put in the time to find the right fit for you. Bed linen plays a huge part. Layering colour, texture, scale and pattern is the key. Look at using a contrasting colour for the fitted and flat sheets. Couple to that the bed cover choice and your standard and euro pillow cases and you have the building blocks of a well-made bed. The real interest generally comes

Your bed gets its finishing flourish from your bedside table and lighting choices. Complementing the bed is one approach, but a different style can look great too, such as pairing a contemporary bed with an Oriental or African-inspired bedside table. Take care that the contrasting styles and materials still work as part of your overall scheme. Lighting can be a statement lamp, a pendant light or a wall sconce, the latter being a current trend favourite.

Your wardrobe is another opportunity to upsize your bedroom impact. Full-height doors and luxurious finishes are a great place to start. Pull down hangers, trouser rails, shoe racks, internal lighting and velvet-lined storage boxes all heap interest and luxury appeal. Floor and wall finishes play an important part. Look at luxury cues such as wall-to-wall drapery that flows from ceiling to floor. Wallpapers or upholstered walls can add a luxury look to your room. Sidestep investment errors
B
uying an investment property can sound like a solid idea in theory, but for the first-timer it can also shape up as a confusing, sometimes overwhelming process. If you get the foundations wrong, it can curtail future profits, or even lead to a loss down the track. So where do you start? Tip one: the first step isn’t related to the investment or even the property itself, says Michael Beresford, director of investment services at property investment company OpenCorp. “That’s a common mistake that people make,” says Beresford. “A lot of them have that wonderful motivation to get started and begin that journey, but typically what that means is an emotional or an impulsive purchase on a weekend at an auction without having done the due diligence around their own situation.”
He recommends first understanding why investment is important to you. Work out what you want your property portfolio to achieve, and then add the hard numbers around that. “The properties you buy as investments shouldn’t be properties you would like to live in – they’re purely vehicles to be able to get you the financial outcome that you want.” Finding a mortgage broker with experience in helping investors is also crucial. Ian Hosking Richards, CEO of Rocket Property Group, says first-time investors might have concerns, such as interest rates rising or a tenant trashing the place. But those are usually minor issues for experienced investors, who know how to mitigate the risks. So, do you need to earn big bucks to become a property investor? No, Beresford says. Finding

properties that are low-cost to hold, preferably no more than $50 out of your pocket each week, is key. As is focusing on future capital growth rather than tax benefits, and leaving your emotions at the door. “If you buy a property that you’re emotional about, chances are you overspend on it,” he says. “Chances are that the rental yield and the tax benefits won’t be as good as what they could be and, unfortunately, the novice investor ends up having to cover that shortfall out of their pocket.”

et another Geelong West property has broken through the $1 million ceiling. On Saturday, it came via the hammer of Joe Grgic (Harcourts North Geelong), who put up 56 Clarence Street for auction. A crowd of 60 gathered on the footpath opposite the four-bedroom extended character weatherboard to hear the auctioneer laud the location. “This is Geelong’s most sought-after suburb,’’ Grgic said. “Everyone wants to be in Geelong West.’’ As drawcards, he listed the nearby supermarkets on Shannon Avenue, local parks and the host of schools. In the end, the big carrot was even closer. “Just 400 metres to the east, it’s Pakington Street,’’ Grgic said. A vendor bid of $900,000 brought an offer of $950,000; a second vendor bid of $975,000 followed. Then came the bid of $1 million. At that moment three women cyclists glided past. “Welcome, madam, we’re at $1 million,’’ Grgic said to the leading rider. “No thanks,’’ the rider replied. The three cycled away, and the crowd laughed. The action was soon over, at $1.04 million. The winner was a young local man from Belmont who plans to live at the property with a growing family.

The big result has cemented Geelong West’s blue-chip reputation. Its first million-dollar sale was just over a year ago, at 9 St James Street. The number is now approaching double figures, and Clarence Street is doing its bit. In July, No. 28, another four-bedroom house, with swimming pool, sold for $1.17 million. Not far away, in Hamlyn Heights, the prices aren’t quite as high. But it is enjoying the flow-on effects. No. 84 Vines Road, a threebedroom weatherboard house on a block of about 650 square metres, was up for sale on Saturday.
Again it was Grgic in charge as 35 onlookers gathered in the heart of the popular shopping strip. “This property has loads of potential,’’ he said. “We’re in a growth zone, and this is where it all happens.’’ A phone bidder from Sydney kicked off with a strong bid of $390,000. A man leaning on the neighbouring property’s fence went to $400,000. The Sydney bidder replied with $410,000 but the fence leaner came back with $420,000, enough to knock the interstater out and take the prize. The winner was a local developer.
