roperty prices in Norlane have skyrocketed in the past 12 months, and Saturday’s result at 74 Rose Avenue further upped the ante. Chari Emirzade (Barry Plant Geelong) faced 30 onlookers outside the three-bedroom weatherboard on a block of about 720 square metres. The bonus in the package was plans for two three-bedroom townhouses on the property. “This is the opportunity you have been waiting for,’’ Emirzade said. “I’m excited, you’re excited.’’ A man was quick to offer $370,000 and three other parties got involved. A young man near Emirzade batted away all comers, mostly by increments of $500 each time. His tactic worked, with the hammer falling in his favour at $411,500. The winners were a young couple from Melbourne. Emirzade thought the price was a record for the area. It might not have been a record price at 61 Minerva Road, Herne Hill, but the number of bids had listing agent David Phillips (Fruit) working overtime on the pencil for auctioneer Peter Julian. “When you look at location, this property ticks all the boxes,’’ Julian told the crowd of 60. Smaller details “But ensure it still has personality – a few beautiful items on a coffee table, including some greenery, are necessary and enough.” Gorman agrees: “French soaps, colourful cushions, and plush towels in on-trend colours like bottle green, blush or coral are affordable ways to convey that sense of luxury that buyers are after.”
“Small, low-cost changes can add massive appeal,” Elshaug says. Update cabinetry knobs and light fittings with more contemporary versions (there’s a wide and affordable range at places like Target and Bunnings). “I love the Ilse Crawford Sinnerlig cane pendant from Ikea, especially in kids’ bedrooms,” Elshaug says.

Reward yourself “Some people absolutely love a spring clean. However, a lot of people can’t imagine anything worse. “Put a rewards system in place. For every item you throw away or store away, you might give yourself five points. Once you reach 50 points, you’re allowed to treat yourself to

Forget the rules “[Japanese cleaning guru] Marie Kondo famously said that if an item doesn’t bring you joy, you should get rid of it. It’s a great concept in theory but not necessarily workable in reality. “We’re also told to clean from top to bottom and to start with your mostloathed spots first.
