roperty prices in Norlane have skyrocketed in the past 12 months, and Saturday’s result at 74 Rose Avenue further upped the ante. Chari Emirzade (Barry Plant Geelong) faced 30 onlookers outside the three-bedroom weatherboard on a block of about 720 square metres. The bonus in the package was plans for two three-bedroom townhouses on the property. “This is the opportunity you have been waiting for,’’ Emirzade said. “I’m excited, you’re excited.’’ A man was quick to offer $370,000 and three other parties got involved. A young man near Emirzade batted away all comers, mostly by increments of $500 each time. His tactic worked, with the hammer falling in his favour at $411,500. The winners were a young couple from Melbourne. Emirzade thought the price was a record for the area. It might not have been a record price at 61 Minerva Road, Herne Hill, but the number of bids had listing agent David Phillips (Fruit) working overtime on the pencil for auctioneer Peter Julian. “When you look at location, this property ticks all the boxes,’’ Julian told the crowd of 60. He opened with a vendor bid of $370,000, sparking a

hotly contested four-way battle. After more than 50 bids, Julian brought the hammer down at $501,000, in favour of a family from Melbourne who plan to relocate. Julian also sold 23 Boundary Road, Newcomb. A Werribee investor snapped up the four-bedroom dualresidence property for $540,000. It was a Spring Racing Carnival quadrella for Harcourts North Geelong, with Joe Grgic and Shane King booting home four winners. King sold 30 Thorburn Street, Bell Park, in front of 80 onlookers, for $452,000. The buyer of the three-

bedroom house was a local investor. Around the corner at 3 Narebar Street, Grgic brought the hammer down at $530,000. The two-way contest for the four-bedroom brick house was won by a local family. Grgic also sold 41 Kansas Avenue, Bell Post Hill, for $485,000. The winner of the three-bedroom brick house with views of Corio Bay was a Melbourne investor. At 15 Walsh Grove, North Geelong, a young local family won the day with a winning bid of $329,000 for the single-level two-bedroom townhouse.

Professional clean “A professional external clean definitely entices buyers,” Suzanne Gorman of Sydney’s Studio Gorman says. “Have the walls washed, windows cleaned, gutters tidied and employ a gardener. The results are stunning so it’s money well spent.”

DIY clean “Declutter before first inspections,” Gorman says. Empty and cull cupboards, wash walls, doors and skirting boards, and dust tops of cupboards and decorative details such as light fittings. “Spend time in the kitchen, laundry and bathrooms. If budget allows, regrout your tiles and they will look brand new.”

area rug in a way that maximises space and allows natural light in,” Molders says.

Lighting The right combination of mood and task lighting is vital. “Dim the lights,” Gorman says. “It shows they are all functioning, while evoking warmth and ambience.”

Walls and floors

“There is a difference between styling your own home, and the

BE&LIV

f you’re planning to sell your home and you want the best possible price, there are simple ways to add value without an expensive renovation. “Your goal should be to attract your ideal buyer who can easily visualise living in your home,” says Sarah Elshaug of Maitland Street Interiors, in Melbourne’s Glen Iris. “There are plenty of small improvements you can make while guaranteeing major impact come auction day.” While the right changes can add significant value, Elshaug suggests seeking a professional opinion first. “Property experts provide a valuation on any improvements and the suggested level of spend for your property depending on your suburb and target market,” she says. Once you have the green light, what can you do to ramp up your property’s value? The experts give us their top tips.

one you are selling.

Entry way Your entry provides visitors a preview of what is to come. “Make your home inviting,” Melbourne interior designer Camilla Molders says. “You want potential buyers to make an instant emotional connection.” Paint or paper walls, install a pendant light, corral bags and hats with cool wall hooks, and welcome foot traffic with a kilim runner. “Small changes are transformative,” Gorman says. “Even a new doormat or lush potted plant can lighten the mood.”

Edit When staging your home for sale, strict editing is key. “A simply styled interior is easier for buyers to process,” Molders says.

A fresh coat of timeless white paint instantly brightens. “A blank neutral canvas helps buyers picture their own belongings in your home,” Elshaug says. “I love Dulux Whisper White for a crisp finish or, for a softer effect, try Antique USA.” Give yellowing timber floors a sand and stain with a lime wash or smoke grey, and replace tatty carpets. “Stick to colours like beige and grey that work with any furnishings.”

Smaller details “But ensure it still has personality – a few beautiful items on a coffee table, including some greenery, are necessary and enough.” Gorman agrees: “French soaps, colourful cushions, and plush towels in on-trend colours like bottle green, blush or coral are affordable ways to convey that sense of luxury that buyers are after.”

“Small, low-cost changes can add massive appeal,” Elshaug says. Update cabinetry knobs and light fittings with more contemporary versions (there’s a wide and affordable range at places like Target and Bunnings). “I love the Ilse Crawford Sinnerlig cane pendant from Ikea, especially in kids’ bedrooms,” Elshaug says.

Make space

Style it up

Well-utilised space is an asset, and makes your property not only aesthetically appealing, but appear relaxed and functional. Aim to create spaciousness with a warm colour scheme throughout, replace large furniture pieces with smaller ones, and clear away clutter. “Place your furniture on a large

A property stylist can advise on everything from furniture placement to de-cluttering. “There is a difference between styling your own home, and the one you are selling,” Molder says. “When you are selling it should speak to your buyer. A professional stylist can be a real asset.”

ime to tidy up and create a fresh canvas at home for 2018. Lee Allcock from furniture and homewares brand Matt Blatt is a organisational wizard; here’s his spick-and-span checklist.

Store, don’t chuck “The adage says that if you haven’t used something in six months, it goes. This is intimidating for those of us who can’t part with our beloved belongings. If you’re unsure whether to keep something, pop it in storage

for spring and summer and revisit it next year. If you haven’t given it a second thought, you know it’s time to say goodbye.”

Reward yourself “Some people absolutely love a spring clean. However, a lot of people can’t imagine anything worse. “Put a rewards system in place. For every item you throw away or store away, you might give yourself five points. Once you reach 50 points, you’re allowed to treat yourself to

that new cushion you’ve been eyeing. It might seem counter-intuitive to declutter in order to re-clutter but it’s an effective way of incentivising the process.”

Be prepared “If cleaning is not your preferred way of spending a Saturday, it is all too easy to talk yourself out of it. Ran out

of garbage bags? Better stop. Not enough storage options? Do it another day. Excuses are plentiful. “Make sure you’re ready with the bins, bags and boxes you need, with a plan for how to dispose of unwanted items. “Purchase some attractive storage options, so you’re excited to clear space.”

Forget the rules “[Japanese cleaning guru] Marie Kondo famously said that if an item doesn’t bring you joy, you should get rid of it. It’s a great concept in theory but not necessarily workable in reality. “We’re also told to clean from top to bottom and to start with your mostloathed spots first. Ditch the rules when it comes to cleaning. Whatever works for you, works.” The Colarado sofa

bed, opposite, and

“Clutter gets such a bad rap and, certainly, a cluttered space can heighten feelings of anxiety and stress for some people. “However, clutter can be a form of comfort for many people who like the feeling of a busy, cosy and colourful environment. If that’s the case, don’t feel pressure to embrace minimalism just because it’s on trend.”

HOUSE OF THE WEEK B y SAR AH B IE SKE

What the agent says

Nick De Stefano

Harcourts North Geelong

A sophisticated family home that offers contemporary style and a great location.

A

walk through this luxury fourbedroom residence makes one thing abundantly clear – every inch has been carefully designed to make family living a breeze. Spacious living zones and storage get big ticks at this property, along with on-trend finishes and generous living zones. On a big block in family-friendly Waurn Ponds, it puts shops and the train station are within walking distance. It’s also just minutes from the Epworth and Deakin University and has easy access to the ring road. But the nearby infrastructure is just the cherry on top, because the house itself is remarkable. The indulgent proportions impress from start to finish, no more so than in the central open-plan zone. With a large kitchen looking over a dining area and living area, it’s a great space for entertaining, with

sliding doors to a covered northfacing deck. The two-tone kitchen includes stone benchtops, glossy cabinetry and a spacious walk-in pantry. Two further living spaces run off the open-plan zone, with a rumpus at one end and a lounge to the side, making it a great play space for the kids within full view of the kitchen benches. Both can be closed off from the open-plan zone for privacy. The main bedroom, behind double doors, is at the front of the house and features dual walk-in wardrobes and an en suite with a spa bath. Over the hallway is a study, making this end of the house the parents’ domain. The other three bedrooms, two with walk-in wardrobes and one with a built-in, are off a hallway at the back of the floor plan, along with the main bathroom.

There are low-maintenance gardens out the back, while a double garage also has a roller door to the backyard.

Tucked into the end of a hidden alleyway in Geelong CBD, Armageddon Cake boasts Geelong's best cakes in a unique night time dessert bar. Opening at 7pm at night, the 6 year quirky shop serves speciality cake and variety of world class homemade cakes to guests on couches in a relaxed atmosphere. The menu favourites are a salted caramel chocolate mousse cake, a New York baked vanilla cheesecake, a death by chocolate mud cake and a double chocolate brownie. The venue is run and founded by laneway artists and so street art is embedded into the culture of the store. The misfits, rebels and disrupters always find their way to the homely comfort of Armageddon and call it a second home as much as the team members do.
