t’s no secret Newcomb is making its mark on the Geelong property market. It’s one of the region’s hot spots, with buyers snapping up properties to capitalise on the prime location. The latest Domain data reveals Newcomb’s median house price has climbed from $300,000 this time last year to $346,500 in the past quarter – an increase of 15.5 per cent in just 12 months. The highest selling property in Newcomb last year was $550,000, while this July a property sold for $720,000. Fruit Property’s David Phillips recently sold 23 Boundary Road, Newcomb, for $540,000. The four-bedroom weatherboard last sold 10 years ago for $240,000,

making a handy annual profit of $30,000 a year for the previous owner. Phillips says Newcomb’s proximity to the CBD, waterfront and Eastern Park is one of the biggest drawcards for buyers looking to snap up property in the suburb. among buyers, but Phillips says it is investors and developers that are pushing up prices in Newcomb. “A mix of investors are looking for properties with large land for future development and subdivision in Newcomb,” he says. “The opportunity to add dwellings to a location to capitalise on extra rental yields so close to Geelong’s CBD is a major driving force across the Newcomb area.” The planned development of the former saltworks site at Point Henry is another reason buyers are so keen to break into the Newcomb market. The state government unveiled plans for the land earlier this year. They include new homes, resorts, restaurants and bars and a link to the Eastern Gardens.

haracter is hard to reproduce. Character in property is generally something hard-earned from years of use and through generations of interaction. The best, most character-filled homes are those that missed the ’70s and ’80s “upgrades”, when period details were stripped and replaced by the brutal and austere lines of the period. Some of these homes were spared because of owner indifference or lack of funds. Some were spared because their charm was recognised by the wise souls of the time, set on protecting the integrity and charm of the building. Which brings us to the present day, Elsternwick, and The Block 2017. Five homes have just been completed, and the show wrapped up until next year. Surely anyone who has been watching has been awestruck by the transformation of these old darlings into fresh, contemporary homes. The key to restoring and renovating an old home is to understand the period. The Californian bungalow, as we’ve seen on The Block, encapsulates more than one style of architecture, so it’s important to know whether yours sits at the beginning or end of the period, for example. It might have elements of the Federation or Edwardian style that preceded the period, or be inspired by the arts and crafts movement, art nouveau or even art deco. Each of these styles will be evident in the details, so look at things such as wall panelling, door handles, ceiling plaster and facades for clues. Californian bungalows, like those on The Block, look best when their heritage is retained and they aren’t developed into a two-storey Franken-house. The approach taken by teams this season was to create a visually differentiated, modern addition
A real character while restoring the original sections, upgrading them for modern living. A great place to start is the ceiling. If ceilings are damaged or incomplete, cast sections of the existing ceilings to fill in the gaps. There are many plaster mouldings available that can replace new for old; be sure to match the correct period to your property. Then look to the walls. Can they be repaired or is the right approach for your home to replace with smooth new plasterboard? Floors can be a hidden gem, quite literally, under old lino or carpets. Finding floorboards that are in good shape is always a bonus, but an engineered board or replacement can invigorate an old home with new style. Restoring hinges, door handles and window hardware offers yet another opportunity to add detail. By focusing on the period details of your home, you can restore charm, honour the building’s history and still have the opportunity to express a contemporary style. on’t spend money on making an ugly house look better if you leave it “half-ugly”. That’s the advice of home makeover guru Cherie Barber, who says it’s a waste of time and money to make improvements unless the entire facade of the house is transformed. Barber, who recently worked with Network Ten’s The Living Room and a $10,000 budget to transform a home in a western Sydney suburb, ended up adding $50,000 to the value of the property. Needless to say, owners Jaclyn and Michael were overjoyed. So what’s the secret to cooking up a huge difference in value? Barber, who has just released her first book, Renovating for Profit: Transform Your Property on a Budget, says she always treats a house like a cake
– the house is the cake itself, the facade is the icing and planting and landscaping the decorations. “It’s not one thing that adds value, it’s the combination of multiple things that add value,” Barber says. “Getting it right, getting it to a quality standard means finishing the cake in its entirety.” She says many renovators do not realise the importance of garden planting in finishing off the look of a house. “You’ve got the colours on the house … but there’s nothing like lush green grass and plants to bring it all together,” she says. “The plants are the decoration, the ornament, like the strawberries you put on top of icing.” Barber, who has made a living teaching people how to makeover their homes, is adamant that a

makeover must be done properly or not at all. She says that’s because buyers will not appreciate your effort if they still think a house is ugly. “Common sense is not so common,” Barber says. “But all of the things I am doing on The Living Room, almost every Australian can do them, they’re not hard, you’ve just got to learn how.” She also says it’s a “crime” for homeowners to redo exteriors without considering the period features of a property. Even worse is using modern features on older homes.

“For example, a Federation home should not have a modern, timber-slatted fence, it should be a picket fence,” she says. Barber has been a particular hit on social media sites, and is often inundated with hundreds of questions after The Living Room goes to air. She can sit for hours late into the night to answer the sometimes more than 500 queries from renovators. She says that demand is a sign of just how keen Australians are to add real value to their properties without breaking the bank.
Barber is also realistic about how many Australian families might be feeling the squeeze financially. “My renovations are resonating with people because the reality is they don’t have $50,000 to renovate the kitchen, they don’t have $50,000 to renovate the house,” she says. “Most are living day to day and they’ve got to try to renovate on a budget. “My work is resonating with the section of the market that represents the average Australian.” Renovating for Profit, by Cherie Barber, $39.99 (Hardie Grant)

ant to see the back of those ugly old wall tiles, that scratched bathtub? How about that mouldy grouting that refuses to come clean despite constant scrubbing? Along with the kitchen, revamping a bathroom is one of the most expensive projects you can undertake. It can also be difficult to budget for, with the price varying wildly depending on fittings, your tradespeople and the level of customisation. We asked some experts for the lowdown on cost.
The budget bathroom Cost: $5000 (partial renovation) to $27,000
If you’re really watching your pennies, you can still give your bathroom a rev-up, says James Mason, the builder behind the website Renovation Junkies.
“A very basic facelift would cost between $5000 and $10,000, and that would include painting or resurfacing tiles, and painting over an old bath that looks a bit chipped and scratched,” he says. Small changes such as replacing an old shower

curtain or vanity can also make a big impression Mason adds. “For a rental property, say a standard little fibro shack with a very dated 1960s or ’70s bathroom, a mini-makeover is a good way to get a little bit of extra rental income.” Hunting for bargain tiles at wholesale discount stores or auction houses could also help your budget. But Mason warns that the most popular way to save money, doing it yourself, could backfire and wind up costing you more. Richard Armstrong, director of The Makeover Group, says a full-budget bathroom renovation will set you back between $20,000 and $27,000. “In that sort of situation, you’d be buying off-theshelf cabinetry,” Armstrong says.

In this category, bathroom fixtures start to get a little fancier. “You would generally include a double shower, possibly a double vanity and you would also possibly incorporate a walk-in shower [without the old-fashioned base],” Armstrong says. He says these showers – in wet rooms – are more accessible, particularly for an ageing population, and are in hot demand. Undertile heating is also popular, he adds. While you can afford to be a bit more ambitious and luxurious in the mid-range – for example, moving your plumbing to where you want it – you’ll still need to keep a firm eye on costs. Mason suggests ‘‘keeping it real’’ when it comes to the price of fittings such as tapware, basins and bathtubs. “You could spend close to $3000 on a stone bath,” he says. “But you could pick up the same thing in plastic that looks just as good for $900.”
If you’re in this bracket, those $2000 taps you’ve been eyeing are a realistic proposition, Mason says. And while spending, say, $60,000 on a bathroom might sound excessive, Armstong says it makes complete sense if the house is worth $2 million. In fact, installing a cheaper style of bathroom might do the house’s value a disservice. “It’s just not going to work; it’s not going to be a happy sort of outcome,” Armstrong says. So at the top-end of the bathroom renovation scale, what can you expect? “A lot of these premium bathrooms, you start talking about wall-to-wall windows where you can get a gorgeous view while you’re bathing,” Armstrong says. Custom-made cabinetry, natural stone bench tops and high quality – even handmade – tiles are other likely inclusions.

Painting Nearly everyone thinks they can save money by painting, because, let’s face it, how hard can it be? And the truth is it isn’t rocket science and you’ll probably pick it up from a YouTube video. But it’s what painting does to your head that makes it, hands down, the worst job any renovator can do. When people go to TAFE to become master painters, they spend just one 90-minute lesson on how to use a roller and a brush. The rest of the year they learn how to cope with the sheer mental torture of the job. Ever wondered why professional painters wear white overalls? It’s the uniform of the lunatic asylum and matches your padded cell. Simply choosing the paint is an exercise in anguish. Me: “I want to buy a tin of white paint.” Dulux person: “What colour white?” Did you know Dulux has more than 1100 shades of white in its range? That’s as many stars as are in the Milky Way, which, by the way is actually a fetching shade of Dulux Whisper White. And do you want flat, lowsheen, satin, low-gloss, gloss, glossy-gloss or glossier-gloss? Then there’s the preparation: filling all the gaps, sanding, scraping, wiping down, taping, filling the bits you missed the first time, sanding again …

Putting a man on the moon required less groundwork. Three months later, you’re ready to actually paint. You start by doing this thing called cutting in; trying to paint along a dead straight ceiling line with a brush that has a mind of its own. On to the rolling, with a device that sprays paint across the room like a garden sprinkler as it crinkles across the wall. If you’re wearing glasses you’ll spend the next year thinking the world is covered in tiny specks. Then you have to do all of this THREE TIMES. Finished? Not so fast. Then there’s the woodwork. And the doors. Just shoot me.

Plumbing
This is much, much harder than you might think. Doing the job properly takes dexterity. Good wallpaper hangers know exactly where to start on the wall. They adjust the adhesive according to the ambient humidity, and they line up each sheet perfectly to match patterns. You won’t do any of these things. You’ll just start at one end and work your way towards the other, creating something resembling a year-10 art project.
It’s easy to see why anyone might be tempted to try plumbing to save some dosh. Plumbers are like some airport cafes in that they make up the price as they go along. However, unlike making a $24 focaccia, plumbing really is a skill that takes years to learn. You don’t have that much time. But if you are still tempted to give it a go, you should be aware that, apart from replacing a washer, it is illegal to do your own plumbing work. And would you really want to mess about with your toilet anyway? Plus, if you’re working with old-school copper pipes, you’ll need to learn how to solder, while the newer plastic pipes require special crimping tools to join. Put this one in the too-hard basket. Just pay the plumber, and forget that trip to Venice – in the short term at least.

loyd Moulton (Barry Plant Geelong) was on his toes outside 3 Lindsay Street, Newcomb, on Saturday, but two bidders did not make it easy for him. Up for grabs, in front of 35 onlookers, was a three-bedroom weatherboard on a block of just under 550 square metres. The house, in need of a bit of updating, is close to schools, shops and public transport. “The bay [Corio] is really close and the whole bay area will be redeveloped,’’ Moulton said. “That will lift up the prices in this area even more.’’ He began proceedings with a vendor bid of $270,000 and two parties battled it out. The property was on the market after the second live bid – $280,000 – and then the games began. Offers came in increments of $2000, $3000, $1000, $4000, $500 and $600. Listing agent Craig Casey put himself among the action to help out, confirming the desired increments for his colleague. At $298,600, Moulton made a light-hearted plea: “Take me to $300,000, please.’’ One of the bidders obliged, but again it had an odd effect, taking the mark to $300,100. “I’m going to
