orlane, the once forgotten, working class pocket of Geelong, has finally stepped into the spotlight as one of the bestperforming suburbs in the property market this year. The latest Domain data reveals house values in Norlane have jumped by 18.9 per cent since last year, putting it ahead of Geelong West (17.8 per cent), East Geelong (17.3 per cent), Hamlyn Heights (16.5 per cent) and Newcomb, Bell Post Hill and Belmont (16 per cent). The median house price for Norlane is $265,000 – up $44,000 on last year’s median of $221,000. Geelong’s northern suburbs have become hot property, with Norlane in particular scoring an auction clearance rate of 91.7 per cent.

Buyers are keen to snap up houses in the suburb, which is still one of Geelong’s most affordable. Norlane’s easy access to Melbourne Road is also appealing to buyers, while Geelong’s CBD is just seven kilometres away. Harcourts North Geelong agent

Jasmin Jurkovic recently teamed up with fellow agent Shane King to sell 140 Sparks Road, Norlane, for $362,000. The sale price was well above the median and $121,500 more than when it sold in 2012. The three-bedroom brick house is on a 649square-metre block. Jurkovic says while first-home buyers are using Norlane’s property prices as a way to get their foot in the door, the 3214 suburb is mostly attracting investors, many from Melbourne and Sydney. “It’s investors that are driving the prices up in Norlane,” Jurkovic says. “Norlane provides good rental return, properties are affordable and most offer big blocks, providing an opportunity for subdivision and developments down the track.”

The interior hit list

O

ne of the best things to come out of our participation on two series of The Block has been starting our own design and construct business, D + D Home. As a couple obsessed with real estate, construction and design, a move into building and designing our own projects, as well as taking on clients, was our dream at the end of Darren’s football career. We’ve been very lucky to have a steady stream of clients wanting to engage us. Every client has their own vision for their home but those who have approached me for interior design advice have decided that they love certain things about my style and they’d like to replicate that aesthetic in their own homes. These are the most requested styles and trends that I’m asked to create for clients.

Bathrooms Our first bathroom on The Block was my favourite and one that has inspired many since. I think that is because it was timeless and, considering how expensive it is to renovate or build a new bathroom, following trends that will date in a year or two is not smart. I always specify a neutral palette of white, greys, charcoal, navy and timber – colours that never date. Quality fixtures and finishes are a must and nothing that is too on-trend. For example, I’m careful with metallic taps; I love them but they do go in and out of fashion. Stick to chrome or black and stay current with less expensive and easily changed items such as towels. Feature tiles are a great way to make a statement as long as they are not overdone. Choose one or two walls, or the floor, for a marble

I like to create warmth with timeless hard finish and colour choices. Once again my palette for kitchens is neutral with plenty of white, mixed with warm greys, putty, pale green and timbers. I love to add interest with simple shaker door profiles and either a small handle or none at all. Open shelving or glass-fronted overhead cabinets are always my preference over solid overhead cabinets. Functionality is crucial so I spend a lot of time working out how clients use their kitchens, how much storage they need and that all the right appliances are included.

Kitchens Kitchens are the most expensive space to fit out in most homes and another area where a classic approach is a good choice.

Texture is an important part of the aesthetic clients ask me to deliver. Grass cloth wallpaper brings a sophisticated, elegant feel to any room and looks especially good in dark colours, if you are brave enough. Wall panelling is another of my favourite applications that can create either a casual look or a high end, period style. Herringbone or chevron timber and tile floors are a beautiful choice and work best with simple design.

refabricated housing suffered something of a tarnished reputation in the 20th century due, in large part, to the proliferation of government-built housing after the Second World War. The many thousands of cheap, boxy dwellings thrown up to accommodate the booming post-war population were desperately needed at the time, but left a perception that modular houses were of a poorer quality than conventional builds. However, times are changing – thanks to improved technologies, a greater interest in sustainable building practices and growing market demand for fast, costeffective construction, prefabricated housing is finally coming of age. Innovative companies such as

Archiblox, Modscape, ARKit and Prebuilt are demonstrating just what can be done with such projects, producing designs with a degree of architectural finesse that rival traditional high-end builds. Victoria-based Prebuilt offers residential prefabs throughout Australia, working in close partnership with well-known architects such as the celebrated Glenn Murcutt – winner of a slew of international awards including the prestigious Pritzker Prize – Ramon Pleysier of Pleysier Perkins and Sean Godsell. Prebuilt’s Laura Batch says the close involvement of respected architects, combined with prefabrication’s advantages in terms of pricing and time, means that more home builders

are now considering the modular option. “We have really moved away from the rectilinear square, modular look,” she says. “[With prefabricated housing] you can produce really high quality architecture in an extremely short time.” The timeframe from the initial client brief to finished product is usually about nine months, says

One of Prebuilt’s recent projects was a house in Sydney’s Rose Bay for media executive Pippa Leary and her family. Leary and her husband Bruce Lee, also a corporate executive, commissioned a Pleysier-designed, Prebuilt-constructed home because of the relative economy and speed of the construction process. The prefabricated modules, which

were assembled about five months after Pleysier’s design was complete, took just two months to transform into a house once in situ. Leary says a major consideration when briefing the architect was their desire to make the most of the aspect of the site. “It was important to us that we captured as much northern light as we possibly could,” she explains. “The light is amazing, because there are so many louvres. When the light hits them, the house is filled with rainbows.” The facade features a curved wooden wall that echoes the balconies on the neighbouring block of art deco apartments. The black and cream colour palette of the exterior reflects Pleysier’s signature use of dark colours. The design includes a courtyard off the kitchen with retractable awnings, and a picture window in the children’s room that opens to a tree. prebuilt.com.au

ave you ever heard someone say they wished their garden required more maintenance? We thought not. And there’s a very good reason for that. “Everyone seems to be time-poor and this applies just as much to property and landscape,” says Matt Leacy, director of Landart Landscapes. “Low-maintenance is way up on the wish list of garden requirements.” So how can you make lowmaintenance a reality at your place?

Easy does it in the backyard Realistic expectations The first thing you need to know, is that every garden requires some looking after. “People think there’s some magical drought-tolerant, zero-maintenance garden out there,” Leacy says. “But unless you’re planting a cactus garden, that doesn’t exist. “All gardens need work to thrive.” And you can work on it a little bit every day or set aside a block of time every now and then.

Plan a garden that fits your lifestyle, that you have time to maintain and enjoy.

“There are some things you need to do at certain times of the year,” Leacy explains. “That might include mulching once a year, regular fertilisation and cutting back. You can plan to spend, for example, five days in the garden throughout the

Choose the right plants Really good soil preparation is key to a great low-maintenance garden, as is making sure that what you’re planting is suited to your area. Phillip Withers, from Phillip Withers Landscape Design, suggests choosing “natives or a blend of

messy trees, such as eucalypts that drop a lot of bark, leaves and flowers, because they’ll need to be cleaned up regularly,” he says. “Flowers tend to need to be cut back at certain times, so the more you avoid flowers the more you can cut the maintenance effort that comes with them.”

Leacy says the best thing you can do in a low-maintenance garden is consider how it will be watered. “Fitting a good irrigation system is like an insurance policy,” he says. “Watering your garden can take up hours in a week – even in droughttolerant gardens – so an irrigation system ensures that if don’t have the time, your plants will still get the water they need.” Mulch is also a great idea for keeping plants healthy with minimum effort. “Lay down a thick layer of mulch to keep the weeds at bay and retain moisture,” Leacy says. “This helps to cut down maintenance while also feeding the plants at the same time.”

After advocate Ian Ryan (for Barry Plant Geelong) led a minute’s silence for Remembrance Day on the stroke of 11am, he put the three-bedroom brick house with views towards Geelong up for auction. Two young men embarked on an engrossingly slow and steady fight for the prize. Bidding opened at $560,000 and rose to $595,000. After consultations, Ryan announced it was still on the market and a further 32 bids were posted. “You’re going to give me a heart attack,’’ Ryan told the pair after the mark reached $648,000. The hammer finally fell in favour of a young local couple, who plan to live at the property, at $655,000. Local buyers also won at 42 Wilton Avenue, Newcomb, a two-bedroom weatherboard on a block of around 655 square metres, with approval for a three-bedroom property out the back. Peter Julian (Fruit) told the crowd of 45 that the suburb was in the process of gentrification. Four parties tried their luck, an opening offer of $340,000 growing

to $440,000 before the hammer came down. Local buyers have secured the property as an investment.
