A
combination of affordable prices, big blocks and eager buyers has turned Geelong’s middle-ring suburbs into auction hot spots. The latest Domain data reveals auction listings in Bell Post Hill, Hamlyn Heights and Herne Hill more than doubled over the September quarter this year, compared to the same time last year. Bell Post Hill had 15 auctions for the September quarter, well up on last year’s four. Herne Hill had 21, while last year it recorded just 10. There were 25 auctions in Hamlyn Heights, which is 14 more than the 11 recorded at the same time last year. Harcourts North Geelong’s Shane King says the variety of buyers these suburbs appeal to is behind the rise

in auction numbers, with so many competing for properties in the 3215 and 3218 postcodes because of their proximity to the CBD, waterfront and shops. He also said the demand for properties in those suburbs is well above the supply. “The demand and supply ratio is a major factor behind auctioning properties,” King says.
“There are a lot of Melbourne and Sydney buyers in the Geelong property market.” Bell Post Hill, Hamlyn Heights and Herne Hill all recorded significant increases in median house prices this year. Herne Hill ($453,000) increased by 20.8per cent, Bell Post Hill ($418,500) jumped 16 per cent while Hamlyn Heights ($461,250) went up by 16.5 per cent. Barry Plant Geelong’s Alycia Baines says the hike in property prices in the northern suburbs is set to continue with buyers desperate to break into the market. “Melbourne buyers in particular are moving down to make the most of our lifestyle, take up job opportunities in the region and have a much smaller mortgage.”

quick perusal of the real estate pages will confirm one thing – there is nothing hipper than living in a former factory. In the 1970s my father had a job at a factory that made tractor parts. He went in to work one morning to find a bloke curled up in a swag. It turned out the fellow had been living there for weeks, cooking his meals on a little Primus stove. He even had a stash of Playboy magazines. In those days, no one would have
thought of him as a trend setter. People crave warehouse living as it is known these days, because they are searching for something authentic. And the more authentic the better – raw brick walls, heavy timber rafters, rusty steel beams and exposed copper pipes, bring it all on. “We’re doing quite a few of these warehouse developments right now,” says Andrew Parr, head of interior design at SJB. According to Parr’s colleague and

director, Jonathan Richards, it’s not so much younger buyers, but the empty-nesters who are moving in. “They are coming from very tidy treelined streets in the suburbs to an urban world of concrete and brick, and the grittier the better.” In creating a warehouse apartment, Parr says he leaves much of the original fabric of the building, taking it back to its bones and layering on the contemporary.
“It’s important to keep the integrity of the building without adding fake or superfluous stuff,” he explains. “I saw a renovation once on Grand Designs where the owners left huge steel vats in the basement and installed a glass walkway above so you could look down on them. “I thought that was rather a waste of space: you can go too far. You don’t want your house looking like a museum.”
Notable Melbourne examples are to be found in North Melbourne, Richmond, Collingwood and Fitzroy, including the former Foy and Gibson department store in Collingwood and Abbotsford Mill (formerly a parachute factory). The redevelopment of the jam factory in South Yarra was among the city’s first. The trend really took off in the 1990s. Architectural critic and historian Philip Drew says the trend for warehouse and factory living was popularised in New York during the 1950s and driven by artists. “They had no money and they needed big open spaces to create their paintings and sculptures. Developers soon saw an opportunity. “Warehouses are very strong structurally, because of the loads they need to hold,” says Drew. “They have high ceilings and they are open, rather than being partitioned off into rooms like a traditional apartment.”

ramatic black blends with timeless Shaker style in this show-stopping kitchen at the family home of reality TV supremo Julian Cress. Cress – who, along with fellow TV producer David Barbour, started Channel Nine’s long-running home renovation show The Block in the early noughties – created the striking galley-style space as part of a lightning-fast six-week renovation of the former bakery he shares with his wife Sarah Armstrong and their two young sons. In a truth-is-stranger-than-reality-
TV twist, Cress purchased the property in Melbourne’s Albert Park from a couple who bought a nearby apartment in O’Grady Street that The Block contestants Kyal and Kara renovated while competing on the program in 2014. After living in the historic 19th century building for several years while they mulled over what to do in the renovation, Cress and Armstrong finally enlisted a team of talent from The Block for the warehouse conversion’s first major overhaul since the 1980s. The project – carried out in the

narrow time window between the end of one season and the beginning of work on the next – took direction from the industrial origins of the multi-storey, red-brick building. “We didn’t have a plan when we started; we made it up as we went along, because we were keen to strip the house back to its original features, like the steel and all of the structural elements that were holding the house together,” Cress explains. “When we started doing the demolition, we found all these wonderful features, like the sevenmetre tall beams handcrafted in

Sheffield, England, in the 1800s. “Once we found them, they informed what we wanted to do in the kitchens and bathrooms.” Cress wanted to transform the kitchen – originally a small, selfcontained room cut off from the rest of the living area – into a generous open-plan space suitable for entertaining family and friends. Interior designer Darren Palmer responded with a sleek monochrome offering that showcases the origins of the building through huge exposed timber roof beams. The kitchen is appropriately eyecatching, featuring a mix of stone, metal and timber. A column that needed to be retained to support the structure of the house was clad in brass and turned into the centrepiece of a
striking three-metre by three-metre Calacatta marble island bench (left). Stainless steel appliances from Sub-Zero and Wolf were selected as a complement to the overall industrial aesthetic of the space. The cabinetry, supplied by Freedom Kitchens, a subsidiary of the Freedom furniture chain and a partner of The Block, combines the classic simplicity of Shaker lines with the moody theatricality of matt black. The Caesarstone benchtops and splashback are also from Freedom Kitchens. In a touch of whimsy, the space under the large island bench was transformed into a cubby house for the kids – complete with lights, panelling and a hand-painted mural. “It’s a great place to throw toys when friends come over,” Cress jokes.

Our blind spot on population growth
A
ustralia’s population is closing in on 24.7 million following its biggest quarterly jump in nine years, but the counters presenting that impressive figure have a sizeable blind spot. In fact, it’s really only half the story. The Bureau of Statistics reports population growth at a three-year high of 1.6 per cent per year, but that headline measurement only registers permanent residents, which means a huge number of the people living in major Australian cities are left out during the national head count. UBS’ “people growth” figure, on the
other hand, adds net short-term arrivals for education and employment to population growth. On that measure, Australia’s “people growth” is striding ahead at an annual rate of 3.5 per cent – a record high. Simply put, “population” is what most economists and politicians talk about, but “people” is what residents weave through when sitting in traffic or on a crowded bus on the way to work. The bigger of the two numbers represents a more complete picture of the pressure on major city infrastructure, and should be
brought into the conversation about Australia’s growth. UBS economists are particularly interested in short-term arrivals for employment and education because they’re the groups most likely to use their full 12-month visa allowance, and possibly return to Australia with an extension or different type of visa. The analysts are not talking about tourists. Workers and students are the people who seek longer-term accommodation, rather than hotels, and who commute, rather than tour. So, why is the people growth figure hitting record highs? We can take a
hint from a new global study into expat behaviours from HSBC, but the simple answer is … Australia is a fantastic place to live. This year’s HSBC Expat Explorer report ranks Australia as the seventh favourite place in the world for expats, up from 11th last year, and while this report is in no way connected with the UBS figures, HSBC defines expat as “an adult over the age of 18 years old who is currently living away from their country of origin/home country”. the bill, and are worth listening to. Along with Australia’s strong overall rating, three points stand out to Aussie readers from the report. 1. As a place to raise children,
Australia ranked third overall – out of 159 countries. 2. Seventy-nine per cent of respondents say their family’s quality of life is higher in Australia.
3. Sixty per cent say their earnings potential is stronger in Australia than in their home country. Those don’t sound like the comments of people with short-term plans in Australia. Could we then infer that those who visit Australia for a while fall in love with it, and start to see their future being here? “I think that’s a very valid hypothesis,” said Graham Heunis, head of HSBC retail banking and wealth management. “If you look at the main reasons [why Australia ranks highly], they are longevity reasons – quality of life, climate etc – things that don’t change. And what was particularly interesting to me was that 31 per cent of expats have found love with a longterm partner here in Australia.” The survey covers more than 27,500 expats and pegs Singapore as the number one country, mostly for perceived short-term financial gain. UBS analysts, meanwhile, note Australian people growth is
strengthening despite a recently rising Australian dollar, which would usually make Australia a less attractive destination, and see upside for housing demand. “This continued people boom is likely to offer more support than expected for housing and vacancy rates, particularly in Melbourne, which is experiencing record high population growth,” economists George Tharenou and Carlos Cacho wrote in their report. Of course, difficulties can arise when cities can’t keep up with the growth, according to demographer Mark McCrindle. “You can become a victim of your own success,” McCrindle told Domain. “And when the public transport does start to groan, when the infrastructure doesn’t keep up with that massive growth – you start to get the pain points. You start to get people feeling a bit of a loss of lifestyle and a decline in liveability. “A great strength can become a weakness over time.”

It’s a fitting setting for an artist who’s a rare bird indeed, having cofounded the successful contemporary jewellery gallery e.g.etal, which has showcased the best Australian design talent for 20 years. Emma, her husband Bernard Galbally and their two sons made the move to the Macedon Ranges from East Brunswick 11 years ago. For the first six years, the couple invested all their effort into the garden, before turning their attention to the 1920s farmhouse, opening it up to connect it with its lush, leafy setting and mountain views. “A lot of my jewellery is inspired by my garden in a very stylised way,” Emma says. “There will be different blossoms and I will look at the colours and the way they go together as I am sitting here playing around with gemstones. he auctioneers in suits earned every penny on Saturday, most of them standing under the blazing sun while bidders took to shade beneath trees and alongside high fences. One of the hottest contests came at 57 St Albans Road, East Geelong, where Robert Kules (Barry Plant Geelong) faced 35 onlookers outside the quirky property that included a three-bedroom house and a shopfront. “Don’t think about today,’’ Kules said. “Think along the lines of opportunities in coming years.’’ A young man yelled out an opening bid of $550,000 and in no time the mark had passed $600,000 and the property was on the market. Four parties fought it out, each at stages trying knockout offers. The battle finally ended at $755,000, Kules bringing the hammer down in favour of an investor who had been the last to join the battle. Kules’ colleague Lloyd Moulton kept his cool at 14 Finchaven Street, Herne Hill, where the crowd of 45 had plenty of shade options in the leafy street. “You are surrounded by wellmaintained family homes here,’’ Moulton said. “There’s no surprise that Herne Hill

is so popular. It is surrounded by quality suburbs.’’ Bidding began at $485,000 and two parties took the mark to $520,000. Two other parties joined in before the hammer came down at $545,000. The winners were a Melbourne family who plan to relocate to the three-bedroom brick house that is ripe for updating. Moulton followed up at 2 Koala Court, Whittington, where the hammer fell at $471,000 in favour of investors who beat two other bidders for the three-bedroom house on more than 1160 square metres.
Joe Grgic (Harcourts North Geelong) never tires of singing the praises of Pakington Street, and he was at it again at 45 Saywell Street, North Geelong. “You get all the benefits of Pakington Street and Geelong West here, but without the price tag,’’ Grgic told the 50 onlookers. A bid of $480,000 got things going and a three-horse race went to $548,000 before the hammer came down. The winner of the updated three-bedroom house on a block of just under 680 square metres was a Melbourne investor.
