ewtown has continued its reign as Geelong’s most expensive suburb. The exclusive inner-city location’s median house price so far for 2017 is $695,000, increasing by 4.4 per cent in the past 12 months. Suburbs closest to Geelong’s CBD continue to be the suburbs that secure the big dollars in the property market, with Geelong ($690,000), Manifold Heights ($687,000) and Geelong West ($650,000) the three next most expensive suburbs. Wandana Heights ($615,000) rounds out the top five. Property prices in central Geelong have rocketed by 23.2 per cent since this time last year, the biggest increase in any Geelong suburb. Wandana Heights on the other hand lost value, with the median

dropping by 0.8 per cent. Craig Casey of Barry Plant Geelong recently sold a property in Shannon Avenue, Newtown, for $840,000 – an impressive sale price given it’s in a
busy location and is ripe for a renovation. Newtown’s proximity to Pakington Street’s cafes and boutique shops, quality schools and the CBD, continues to appeal to buyers. The quality of the houses on offer in Newtown also ensures strong prices. In Manifold Heights, big blocks and wide leafy streets are major drawcards for families, including many Melbourne buyers moving to Geelong for work opportunities. It’s also just minutes from the city. Along the coast, Barwon Heads takes the honours with a median house price of $890,000, up 6 per cent from last year. Jan Juc’s median jumped 10.3 per cent to $850,000, with Torquay recording $726,750 (up 8.5 per cent) and Ocean Grove $630,000 (up 13 per cent).

A peek over a glorious garden’s fence
T
of the 18th century. The extensive parklands and gardens are heavily influenced by the French traditions of the time: there are parterres, geometrically symmetrical flower beds and ponds and dozens of pavilions, follies and statues. The scale of this place will take you a full day of strolling to admire. Catherine Park has been the creative life’s work of several generations of landscapers, builders, engineers, and craftspeople. Each has left their
imprint on the park’s aesthetic. I particularly love the Great Pond with its poetic wooden ramp, rowing boats, reeds, mud island and colonies of wild ducks. Now, while most of that might be a little tricky to replicate on my Edible Balcony back in Australia, it’s certainly made me look at my 20-square-metre garden space differently. I want to put in lots of different heighted plants and trees to create the illusion of a grander space.
I’m also looking at putting in a small automatic water feature to create the same sense of serenity that comes from the sound of bubbling pond water. And while I enjoy my garden a little unkempt and natural, when you have a small space you do need to keep branches and bushes trimmed and tidy so it doesn’t look too feral. My weekend gardening job. And for those who can’t pop across to Russia any time soon, spring is the perfect time to explore the wonderful gardens near you in the Open Garden programme.

I’m constantly craning over fences, or peering through cracks in walls to see what other gardeners are up to. Are they growing edibles or ornamentals or natives? Are they landscaping with lawn or gravel or sandstone? Is there an over-hanging branch I can take a clandestine cutting from? Last month, I was lucky enough to get a sticky beak into one of the world’s most famous gardens – Catherine Park in Pushkin on the outskirts of St Petersburg in Russia. If you think travelling 15,000 kilometres just to see a garden sounds like madness, well, then you’ve only got a mild case of the gardening bug. f your daily commute gives you the option to drive along a bleak highway or enjoy a beachside road, the scenic route is a no-brainer. So what effect does the environment we live and work in have on our mental and physical well-being? With 80 per cent of Australians living in cities or suburbs, this question is more important than ever. We are at the dawn of a new era of “neuro-architecture”, in which psychological insights are changing the way we think about town planning, urban design, and even the interior design of our homes. Research from disciplines including architecture, design, psychology, neuroscience and environmental science is contributing to a growing body of evidence that shows the built environment we inhabit significantly affects our well-being. In his 1958 book The Living City, famed American architect Frank Lloyd Wright argued that “all fine architectural values are human values, else not valuable”. Half a century on, it’s a philosophy that, with both high-density living and social isolation on the rise, is more important than ever. This is where “placemakers” such as Gilbert Rochecouste come in. With a background in psychology, Rochecouste founded placemaking company Village Well in Melbourne in 1992, and has since worked with local governments, businesses and communities to “reactivate” more than 1000 cities and towns across Australia. “Placemaking in its essence is creating meaningful places that people love and want to protect and nourish,” Rochecouste says. It has since grown to become a larger movement that seeks to bring a holistic approach to creating community and providing people with a sense of connection to the environment they live and work in. “We realised we were creating

beautiful places and environments. And it wasn’t just about public art, it was creating places that people wanted to hang out in,” Rochecouste says. In the early 1990s, Rochecouste worked with the City of Melbourne to help transform the city from what
was then a dull metropolis into the vibrant cultural hub it is today. For Rochecouste, urban design that cultivates the unique “personality traits” of a city is particularly important for inhabitants. “We are sensorial beings in terms of
taste, touch, sound, movement. Each place has a specific bioregion, and has a bioregional effect on our body,” he says. “You take Sydney and Melbourne as a classic example. Sydney is much more out there, open, and Melbourne is much more inner, which is shown in its laneways, its hidden places, its cafes. “Each city’s personality is different and these factors affect our psychological well-being, which is where placemaking is important.” While studies show that 21stcentury city life can lead to a host of mental-health issues, there is also evidence that these negative effects can be mitigated by urban design. Anne Cleary is a nature and health researcher at Griffith University’s School of Medicine who studies the ways in which people benefit from experiencing nature. “There’s a lot of literature and research showing the ways in which people benefit mentally from exposure to nature in urban environments, which can be quite stressful with crowds and traffic and everything else,” Cleary says. “It’s really important that we have these kinds of green spaces as a respite from the urban environment.” Studies in stress recovery have shown exposure to nature facilitates faster recovery from health problems and the stresses of daily life. “Natural landscapes lend themselves particularly well to satisfying the characteristics of a restorative landscape. They are the kind of psychological pathways through which we get this well-being benefit,” Cleary says. DOM A IN GEELONG

ne of the biggest crowds of the auction season gathered at 63 Elizabeth Street, Geelong West, on Saturday. “You all know what you’re here for today,’’ Lloyd Moulton (Barry Plant Geelong) told the 120 onlookers in the backyard (and in the street peering over the fence) of the threebedroom weatherboard house on a corner block of around 494 square metres. Plans have been approved for a townhouse in the backyard and a partial demolition of the existing house, which needs some renovation. “You can have a comfy house and a great investment in the backyard,’’ Moulton said. “And all of this just 800 metres from Pakington Street.’’ A young man was quick to offer $450,000. Five bids later the mark had hit $600,000 and the property was on the market. A young woman chimed in at $665,000, prompting a big increase from an earlier bidder who swiftly took the mark to $680,000. The female bidder went to $685,000 but the counter was quick, another increment of $15,000 hitting $700,000. That second big bid was the knockout blow and Moulton brought the hammer down.

The winner was a Geelong investor. The growing interest in Geelong’s “middle’’ suburbs was evident again, this time in Herne Hill where Shane King (Harcourts North Geelong) put up a block of six one-bedroom units for sale. “I can’t remember the last time something like this was offered in Geelong, let alone Herne Hill,’’ King told the 30 onlookers outside 2A Staverley Road. The older-style units, ripe for updating, are set on around 880 square metres and currently return a combined annual rental of just under $56,000.
King opened with a vendor bid of $900,000 and two parties pushed the mark beyond $1 million. A third bidder joined in and at $1.160 million King agreed to accept a rise of $1000 from a woman who had been in the contest from early on. “A quick response is a good response, I’m starting to sweat,’’ the auctioneer said. Finally, after the female bidder offered $1.191 million and the man responded quickly with $1.2 million, it was over. After 36 bids in total, the hammer came down in favour of investors from Melbourne.
