n the Australia Day long weekend, television viewers around the nation got the chance to watch the Cadel Evans Great Ocean Road Race. There were pictures of Geelong’s waterfront, Barwon Heads, the Great Ocean Road and the Barwon River. The region looked stunning. It’s easy to see why property prices in and around Geelong keep growing. Sales figures for the 12 months to the end of September, 2017, from Australian Property Monitors, show that the median price for the Greater Geelong region was $525,119. Domain Group’s latest State of the Market report puts Melbourne’s median price at $903,859. That difference continues to be a driving force behind the strong

interest in the Geelong market. Harcourts North Geelong director Joe Grgic says the sums add up. “We have amazing schools and excellent infrastructure. There are a lot of people who are willing to travel (to Melbourne) for work.’’ That said, thousands of people relocating to Geelong are not having

The head offices of the NDIS and WorkSafe, the burgeoning Cotton On, Epworth Private Hospital and the Asia-Pacific headquarters of tech giant LiveTiles all point to a wealth of job opportunities locally. “It (LiveTiles) is quite a coup for Geelong,’’ Grgic said. The company has plans for an office in central Geelong, with a workforce of 500. As the national media and property investment groups continue to spruik Geelong, Grgic sees nothing to indicate any change. “All things being equal, the population is growing, the staff are beginning to come down for the NDIS and WorkSafe. We have so much going for us, why wouldn’t people want to live here?’’

Expect deep emerald greens to feature strongly in homes this year.

he plethora of choices we have in buying products and finishes for our interiors can bamboozle even the savviest shopper, but here’s a guide to what’s likely to make its way into stores and homes in 2018.
Walnut EuroCucina happens in line with the Salone de Mobile in Milan every second year, this April being the next. Expect to see advancements in benchtop technology and more intelligent appliances. Something the last EuroCucina featured heavily was walnut. The grain and mid-depth colour of walnut is bound to start coming back into furniture from chairs, entertainment cabinets and tables to decor pieces. Matching walnut tones, including deep, desaturated browns, with neutrals, tobacco colours and olive green will be a trend direction for this year.
Green While Pantone’s colour of the year for 2017 was a somewhat divisive apple green, dark-toned emerald greens will find a place in designer homes.
The more muted and deeper hue, still with a gemstone lustre, will be a standout colour in soft furnishings and decor. Blue-based greens, like ocean teal, will have a place in the latter part of the year when temperatures rise and we’re looking to visually cool our homes.
Coloured metallic Sorry copper, your time is up, but blending copper tones with blush, red and burgundy metallics could extend its life. Brass and gold tones stay at the fore and all colours can be made metallic. Look for decor objects with a layering of tones of the same colour, or even pearlised metallic finishes that bring to mind oil slicks and mother-of-pearl.
Technology Home automation gets simpler. Google Home and Amazon Alexa become a simple voice-activated driver like Siri is for your phone. Every appliance speaks to your mobile device wirelessly and functional technology included in

Anthracite metallic We’re seeing charcoal represented in things like taps, accessories and handles in a dark, anthracite or gunmetal-coloured metallic form, adding weight to the timeless nature of grey interior fittings and finishes.
Flora The moody, painterly and graphic approach to florals will continue. Large-scale prints work beautifully in artworks, wall coverings and even bed covers and bring a sensual softness. Palm leaves and tropical motifs will be a continued focus in home textiles, too, bringing life and graphic interest into bedrooms and lounges, with new approaches to their representation such as handpainted designs or in juxtaposition with coloured backgrounds.
Handmade As a response to the ever-increasing automation and technology in our homes and lives, we are looking for things that connect us to simpler times such as artisanal or handmade products. These will embrace fringes, knotting, macrame and interpretation of materials that otherwise might be treated as byproducts or waste, such as recycled plastics or leather hides. Added to the desire for handmade or rustic inclusions is the reinterpretation of traditional patterns from across the globe. You’ll see changes in colour and scale or innovation in patterning.
Apricot Blush has come and gone, being replaced last year with millennial pink, which will likely evolve into desaturated apricot in textiles and furniture. This spectrum will encompass saffron, terracotta, tobacco and even burgundy, moving into the cooler months and beyond. DOM A IN GEELONG

hen we get another 40-degree day you’ll suddenly get friends you never even knew you had,’’ Peter Julian (Fruit Property) told the crowd of 35 in the backyard of 241 McKillop Street, East Geelong, on Saturday. ‘ Julian was standing beside the stunning, undercover heated pool, the centrepiece of an entertainment area that suits all seasons. Totally paved, private and spacious, the area caps off the stunning, threebedroom character weatherboard. The house has polished floorboards, high ceilings, ornate plasterwork and just the right amount of modern touches. “Come home and drive into the garage from the rear access and you could be anywhere in this house,’’ Julian said. “It would be your own piece of paradise.’’ The auctioneer said at the rate of growth Geelong real estate was experiencing, it was important to remember what the property would be worth in 12 months’ time. The median price for East Geelong for the 12 months to the end of September, 2017, was $565,000,

according to Australian Property Monitors. The figure comprises the sale of 90 houses in the ever-popular suburb just minutes from Geelong’s CBD. Julian told the onlookers that buyers from Melbourne were amazed at the value for money on offer. “For the range we are asking here, you would probably only get a two-
bedroom apartment up there,’’ he said. “Melbourne people can’t believe it.’’ A vendor bid of $650,000 was posted, but there were no takers. “If this house was falling apart it would make that much in this market,’’ Julian said. He posted another vendor bid of $670,000, but again no one was moved to make an
offer. The property was passed in at that figure and immediately put on the market at $749,000. Julian’s remarks about Melbourne buyers were pertinent, though, as a family from the capital’s southeastern bayside suburbs had just the day before snapped up a substantial property from Fruit in Torquay. His colleague, Len Lengyel, closed a deal for 24 Glengarry Drive, Torquay, just a day prior to its scheduled auction. The two-storey, four-bedroom brick house, on a block of 749 square metres, was sold for $880,000. “The family will relocate to Torquay,’’ Lengyel said. “We had some investors looking at the property but most were people intending to live there.’’ Lengyel said he was able to contact an Adelaide couple preparing to fly over for the auction just in time to save them the trip. “The vendors were extremely happy,’’ he said. “The Torquay market is very strong.’’ The coastal town’s median house price, based on 375 sales to the end of September last year, stood at $720,000.

Can selling by private treaty be as quick as an auction? Louisa Hay
Vendors tend to sell by auction in the hope of snagging a buyer in the short campaign period, which is typically 28 days. The past five years have seen a movement of vendors taking advantage of the fraught market conditions and opting to sell by auction. There is a misconception selling by
private treaty can take weeks, if not months. For some properties this is the case, but there are certain metropolitan suburbs that surpassed the benchmark of the typical duration of an auction campaign. Last year, a handful of suburbs had buyers purchasing in a matter of days. Houses sold by private treaty in the inner-city Sydney suburb of Darlington spent on average 11 days on the market. It is the nature of a small market – it makes keen buyers
move swiftly once the right home is listed for sale. The area continues to gentrify, making it attractive. Darlington is one of the more affordable spots in the city and eastern suburbs, with a median house price of $1.5 million. Figures indicate that there were plenty of buyers looking to purchase in million-dollar suburbs, with all 10 quickest-selling areas having a sevenfigure median house price. Double-digit price growth is firmly
in the rear-view mirror.
