he academic year is about to swing into action and, right across Geelong, Deakin University students can be seen traipsing from real estate agent to real estate agent in search of some digs for 2018. Barry Plant Geelong director Robert Kules says students were no different to any other category of renters – you get the good ones (that’s most of them) and the not so good. “We give everyone a fair go,’’ he says. “We look at them as individuals.’’ Barry Plant Geelong manages around 1500 rental properties. “We’ve had some remarkable students who have looked after the property better than the owners would have,’’ Kules says. He says he always told students who
were leaving home that their first rental was the one that “starts off their DNA in the rental world’’. “We tell them, ‘You’ve got to treat the property as your own’, and the majority of them do,’’ Kules says. The experience of Barry Plant Geelong would suggest that landlords should have confidence that students can make excellent tenants. More than 12,000 students study at Deakin in Geelong. The university’s residential services chief executive, Vincent Wilson, says the Waurn Ponds campus provided on-site accommodation for 790 students and the soon-to-be-completed multistorey development in Brougham Street, opposite the Waterfront campus, would have 410 rooms. He says this was in addition to the
existing Geelong on-campus student accommodation, including the T&G building in central Geelong. “We know that having high-quality, affordable housing close to the university campus is directly tied to student success, and students are seeking to live in safe environments that support both 21st century study priorities and lifestyle,’’ Wilson says. Despite the growing number of oncampus options, there are still thousands of students who need to rent in the private market. “For students who choose not to live on campus, Deakin’s free HouseMe website provides students with advice and support with finding suitable accommodation, such as a room, apartment or house rental,’’ Wilson says.

Hanging by a thread
W
e’ve all been to value stores and seen the promise of 1000-thread-count cotton and thought it too good to refuse, only to get the product on our beds and be underwhelmed. How can it be that 1000 thread count isn’t what it is promised to be? Well the answer is in the name: 1000 thread. That means there are 1000 threads per 10 square centimetres, counted along two sides of a square that is 3.16cm wide and 3.16cm high, distributed across the warp (up/down) and weft (across). Different distribution of threads creates different textural effects; the importance being that 1000 threads
in total are distributed across the 10-square-centimetre area. Why 1000 threads can feel of lesser quality is not in the number of threads but in the length of the fibres and quality of the thread. To make a crude comparison, a thread could be as thin as a hair or as thick as a rope. If you consider that 10 square centimetres is a finite area and you can only fit so much along its perimeter, the thread thickness can be finer purely because you need to use small threads to fit them next to each other. Just as it’s important to know what the thread is made of – for example, a polyester thread will be cheap and

durable but doesn’t breathe well – understanding the origin and type of the thread is important, too. Different constructions create different hand-feel and crispness, and the source of the raw material affects the robustness, softness and silkiness. Supima cotton, for example, is a high-quality cotton type because of its extra-long staple fibre. Using fewer and smoother threads per square inch, Supima cotton can achieve a crisp and silky hand-feel, allowing breathability of the fabric. Egyptian cotton, too, is a world leader in cotton fibre, the difference between the two being largely only geographical: Supima cotton comes from the south-western part of the
United States, Egyptian cotton grows along the Nile River. Flax linen is another high-quality fibre from which to make sheeting, with Belgian flax being among the highest certified fibre origins available. To be clear, a 1000-thread-count sheet made from a high-quality, extra-long staple fibre, from the right area, with the right weave to create a beautiful hand-feel is still a great product for that luxurious five-star hotel-quality sheet, just don’t be fooled into thinking that every 1000-thread-count sheet is created equal. Plant a tree that’s bound to outgrow you was named by the board of trustees of the “America the Beautiful” Fund as a Millennium Landmark Tree. So has all that fame gone to its head? “No – not at all,” says Rodney Young, grounds and landscaping manager for Starwood Hotels and Resorts Waikiki, and the man with the unenviable responsibility of protecting a historic tree in an era of overdevelopment and climate change. “When I first arrived seven years ago everyone was very worried about the tree and thought it was dying,” says Young. “It looked very ill.” So the hotel undertook very expensive and disruptive restoration work to dig up the courtyard and replace the compacted soil around the tree with nutritious, aerated compost. It seems to have done the trick. Today, as Young and I inspect the tree, it is dense with healthy foliage and red berries and there are numerous white pigeons and white native terns nesting in its branches. Still, looking after a centenarian with such a wide girth is a daily job for Young and his garden team. There’s compost to refresh and detailed inspections for diseases and insect attacks such as black scale.

hhh … summer. You’re probably reading this column in your garden or under a eucalypt in the park or beneath a plane tree in a shady cafe courtyard. Trees are the grand old sentinels of the natural world that somehow manage to survive among our highrises and pollution. We need them not only for their relaxing beauty but also for the oxygen they generate, the shade they provide for our overheated cities and the urban wildlife they sustain. On a recent trip to Hawaii I came across one such miraculous tree right on the famous Waikiki beachfront – one of the densest strips of development in the world. The Indian Banyan Tree at the famous Moana Surfrider Resort on Waikiki Beach is so expansive it’s more like a forest than a single tree. Almost 23 metres high and 45 metres across, this 104-year-old banyan tree has dropped down four aerial roots across the hotel’s courtyard that themselves have become thick, twisted, secondary trunks. In 1979 the Moana’s Banyan was the first tree to be listed on Hawaii’s Rare and Exceptional Tree List and
Moana Surfrider resort and spa, Waikiki Beach.
So protected is the tree, the hotel even has to apply for a permit each time the banyan needs a trim. Although Young manages several other hotel properties in Honolulu he starts each day with a visit and a “chat” to the banyan, asking it how it is and if it needs anything. “I feel a special bond with it [the tree],” says Young. “It’s spiritual. It smiles down on you.” Indian banyan trees can live anywhere up to 250 years. So does Young expect his banyan tree to get to that ripe old age? “Maybe … who knows? I am worried that with climate change and rising sea levels the ground water might get too salty for the tree to survive in this location,” says Young, looking out across the
crowded beach and to the Pacific Ocean just metres away. “We’re lucky to have it still with us to enjoy and celebrate. “If we look after trees, they will look after us.”

loyd Moulton (Barry Plant Geelong) is fast becoming the backyard specialist in Elizabeth Street, Geelong West. On Saturday, Moulton stood in front of 65 people in the backyard of No. 135, a four-bedroom 1940s weatherboard on a corner block of around 554 square metres. “It’s a beautiful day, and it’s even better because the vendor’s mother is here and it’s her 86th birthday,’’ Moulton announced, the lady in question relaxing in a wheelchair under a shade-cloth. The auctioneer then proceeded to talk up the property about to be sold. “This is a true Geelong West classic,’’ he said. “It’s in a perfect family location, and the rewards are there to be reaped.’’ A vendor bid of $600,000 got things under way and a man offered $610,000. Another man wanted to go to $615,000, but Moulton convinced him to make it $620,000.

That was his one and only bid, but a third party popped up and got involved. At $665,000 Moulton announced the property was on the market. The mark reached $695,000 before the third bidder pulled the pin. The hammer then fell in favour of
the original bidder, a local investor. Moulton’s success follows earlier results in Elizabeth Street backyards. He sold No. 63 for $700,000 in November and No. 82 for $1.06 million in September. On both occasions he ushered big crowds off the street and into
backyard safety. His tactic seems to be paying off. He began his work on Saturday at 54 Grey Street, East Geelong, a tired two-bedroom house on a block of around 337 square metres. “It has the potential to be a very comfortable family home,’’ Moulton told the 45 onlookers. The auctioneer posted a vendor bid of $450,000 and a young couple made an offer of $460,000. Another vendor bid took the mark to $470,000 and the young couple, who seemed to be the only interested party, went to $471,000. The property was passed in and the young couple went inside to negotiate. They emerged without doing a deal, but the property was soon sold to a local investor, who had arrived late for the auction, for a higher, undisclosed price. You have assembled your team – now be proactive, Janet Spencer, of Buyer Solutions, says. “Melbourne has very strong migration still and limited supply of existing housing, which is underpinning the ongoing performance of price.”
