eelong’s population growth is among the highest in Australia, and a quick drive around the outskirts of the city is an eye-opening experience. New houses are springing up at a fast pace. But closer to the CBD, changes are also taking place. Older family homes on sizeable allotments are being snapped up and subdivided. The new townhouses are a key part of the city’s response to that growing population. A tightly held part of Belmont — bounded by the Barwon River, High Street, Thomson Street and Mount Pleasant Road — is a case in point. Part of this pocket falls neatly into the City of Greater Geelong’s Residential Growth Zone, which allows increased housing

an ageing three-bedroom brick house on a corner block of just over 790 square metres. One has been sold and another has a price tag of $770,000-$810,000. At 35 Seaview Parade, a derelict house on an allotment of around 860 square metres was bought by North Melbourne footballer Scott Thompson. The property is in the process of being transformed into four two-storey townhouses. These townhouse developments are being replicated in other Geelong suburbs where good-sized blocks are being snapped up by savvy developers who recognise that many purchasers — whether downsizers or first home buyers — want to live closer to the CBD rather than join the rush to booming new estates.

he home of the Sederof family in Brunswick East is a brilliant example of what can be achieved when two passionate designers create their own abode from scratch. Every detail here has been carefully considered for aesthetics, functionality and efficiency, and the house has an impressive 9.5-star energy rating. Andreas and Judy Sederof have run their own design company, Sunpower Design, specialising in sustainable homes, for the past 30 years. Andreas is a building designer and engineer, while Judy is responsible for the interior design (in her own time, she’s also a talented photographer). Together the pair designed their
house, and had it constructed by Martin Brothers Building. They live here with their daughter Samantha, who is studying visual merchandising. Having always wanted to build their own home, Judy and Andreas hunted for a long time to find a block of land suitable for this dream project.
When they came across a vacant block backing onto the Merri Creek in vibrant Brunswick East, they knew they had found their spot. They subdivided the site to accommodate two units (friends live in the unit in front). This enabled the Sederofs to downsize their lives and work. “This project is an example of what

we could achieve by having the benefits of an inner-Melbourne lifestyle, with a greatly reduced environmental impact and a high quality of life,” Judy says. The home’s energy bills are minimal, with solar hot water, triple glazing, external shading, a 3.5kW photovoltaic power system, and rainwater tanks for toilet flushing and garden watering. Inside, the house has a contemporary Scandinavian feel, with European beech wall cladding and a pared-back aesthetic. Most of the furniture has been bought from second-hand dealers, and the space is decorated with photographic prints by Judy and paintings by Samantha. “We have loved having the opportunity to finally design and construct our own home, after 30 years of designing for our clients,” Judy says. thedesignfiles.net DOM A IN GEELONG

Quality over quantity

Style over abundance and making a conscientious choice to buy quality items that will last instead of lowerquality mass-produced pieces will be the way forward for 2018. A renewed interest in antiques and handmade furniture, decor objects and art will reflect that desire for quality, history, sustainability and a return to a simpler way of life.
Puffy, plump and curved shapes in furniture design will signal a move towards comfort and a more organic style. Open shelving and glass cabinetry doors will be favoured. We will see more and more integrated appliances as concealing the working elements of kitchens and laundries becomes popular. Adapting our homes to our lifestyles with technology by using tablets and smartphones to create an intelligent house will be an important trend.

Past presence in family values
M
y history with 43 Johnston Lane, Annandale, is a relatively long and varied one. For many years, the warehouse building was the home and studio of Archibald Prize-winning Australian artist Fred Cress, with many iconic pieces created and stored in the home. The first time I was invited to the warehouse was for a party Cress threw for his nearest and dearest, and a couple of stragglers like me. The party was a gathering to celebrate his life. When Cress died, the warehouse passed to his sons, ending up being the home of his son, Julian Cress, the executive producer of The Block. The next time I visited the house it 8

had changed form somewhat, one rather large room with double-height ceilings becoming our filming studio for The Block Unlocked, the part of The Block where Shaynna Blaze, Neale Whitaker and I sat and chatted and generally laughed a lot, shooting the judges’ couch episode airing each week. The room is huge, big enough for a whole set, three judges, a producer, two cameras and all the lighting required to make us look good. That sizeable room is just one small corner of this cavernously proportioned space. The home became the place of wrap parties, the cast and crew gathering to celebrate the end of another series, and when the time came to move The
Block to Melbourne, remained the home of Julian and his wife, Sarah. With their first child on the way, they had a vision to transform the warehouse, measuring out the proportions of the space and making improvements to the configuration and layout to make it a softer, more relatable and more comfortable family home. To realise this vision, they engaged another The Block alumnus, Julian Brenchley, the award-winning architect responsible for the design of every dramatic building transformation on the show. This, too, is where I came back into contact with the home, as a touch point to the considered design made
by Brenchley and his team, making a few timely suggestions before the comprehensive changes were made to the home. In terms of the layout, there were a few adjustments made by the architects that benefited the downstairs – the dark main bedroom was removed to make way for a massive four-car garage with motorised car turntable. Light streamed down into the lower floors through a generous, brickfaced lightwell, shining light into two new downstairs bedrooms – each with a marble and concrete-lined en suite – a full wine cellar and laundry making the most of the darker area under the mezzanine-like
On ‘Cress’ of a wave of change: the former artist’s property has been lovingly handed down and reconfigured by his family. The showstopping space has been used as a setting for the Channel 9 series, The Block.
““My My favourite artwork of the entire decoration process, one of Cress’s
first floor. The stairwell was relocated to appear alongside the massive downstairs space that we previously used as a film studio, which was repurposed as more car storage, thanks to steel-and-glass doors between the garage and the open space adjoining, which was large enough to drive a car through. Moving the staircase opened up the floor plan to more living space, allowing for the creation of a sitting area, a dining area and a study that faces into the lightwell, providing with it a view of the brickwork that makes up the skin of this beautiful old structure, as well as a connection to the sky. The expanded living area also made
space for a lounge room that was so large it surprised me when I came to the home, once completed, to style and furnish it for the family before a shoot by the amazingly talented and renowned photographer Felix Forest that also made its way into my most recent book, HomeSpace. The scale of the space is hard to fathom, the images of the lounge room make it seem normally proportioned, but the sofas are almost 2.8 metres long and there are two of them. The coffee table was 1.8 metres long and one metre wide, the rug about five metres long. My favourite artwork of the entire decoration process, one of Cress’s early works, absorbed the entire wall,

with little space to spare, but was the perfect overscaled statement for this soaring height and massively proportioned room. Light pours into the space through the skylights and the terraced area
adjoining the lounge, with a view to jacaranda treetops and skyline, raised up high enough above neighbouring homes to give complete privacy with no other buildings in sight, meaning no one has the ability to overlook the space. There’s also a sweet Juliet balcony from the terrace, looking back down into the home, to our previous filming studio, a result of a whimsical decision by Mrs Cress. Another Block tie-in comes in the form of the well-proportioned kitchen, complete with butler’s pantry, manufactured by Freedom Kitchens, the professionals that have made kitchens of high quality for The Block for many years. Featuring almost indestructible Dekton concrete-look benchtops, black Shaker profile cabinetry with fluted-glass overhead cabinets, the kitchen is perfect for everyday cooking, entertaining and catering for large groups, which is fitting for a space that hosts a cast of hundreds. Upstairs is completed with two more bedrooms, the main en suite featuring storage enough to please Shaynna Blaze and wow factor enough for our mate, Mr Whitaker. There’s more marble, a large bath for bathing the kids or having a relaxing soak, in another room with soaring ceilings complete with skylights. The custom copper basin ties in industrial touches throughout, where tapware is a blend of raw brass, exposed copper pipes and matte black handles and tapware. Sadly, the home that the Cress family built over generations won’t be handed on to the next, as Julian and Sarah and their two young boys have set down roots in a similar home in Albert Park. Which leaves the door open for a new family story to begin in this architecturally masterful, hugely proportioned and historic family home. HomeSpace by Darren Palmer, Murdoch Books, RRP $39.99. 26 Truscott Street, Whittington, a well-maintained two-bedroom brick house on a block of around 725 square metres. Thirty onlookers saw a fascinating contest unfold between a buyer’s advocate and a man who didn’t seem to have his heart in it yet kept the offers coming. pstairs, downstairs, insideout, front to back, it ticks all the boxes,’’ said Shane King (Harcourts North Geelong) outside 40 Liston Street, Bell Post Hill, on Saturday. Five parties from the crowd of 70 agreed and a bidding war erupted for the renovated two-level, threebedroom house with views to Corio Bay and the You Yangs. The first shout was $510,000 and the offers flowed quickly. A young couple sitting on a retaining wall made a series of relaxed bids to keep their noses in front. They had beaten off all but one other rival as the mark reached $586,000. King urged the under-bidder to keep going. “Don’t be the silver medallist,’’ he said. But his race was over and the young couple sitting on the wall got the prize. The Melbourne duo bought the property as an investment. King earlier got another big result at 5 Almana Street, Bell Park. Fortyfive onlookers saw the threebedroom house in need of a makeover on a corner block of around 612 square metres go to a Sydney investor for $490,000. The four-way contest had kicked off with a vendor bid of $350,000. King’s colleague, Joe Grgic, kept the company’s fine run of form going at
“That’s a very confident bid,’’ Grgic said in response to the advocate’s bid at the $415,000 mark. “You should be confident too,’’ he told the other bidder. “No, I’m not confident,’’ the man replied. Still, he kept batting away and looked to have the contest won but the advocate was in front when Grgic brought the hammer down at $442,000. The advocate was bidding for an investor from Sydney. A few blocks away Lloyd Moulton (Barry Plant Geelong) put 8 Challenger Close, Whittington, up for sale in front of a crowd of 35. “It has been a very rewarding investment for the owner,’’ he said of the three-bedroom house. A woman offered $230,000, beginning a four-way contest that ended at $290,000 in favour of two young investors from Melbourne. Grovedale is fast becoming an
auction hot spot and the sale of 96 Grove Road saw a crowd of 75 gather outside the modern three-bedroom brick house with a substantial undercover entertainment area. “We love spending time in such tremendous properties,’’ Peter Julian (Fruit) said before taking an opening offer of $465,000. Three parties tried their luck before the hammer fell at $495,000 in favour of a woman who was buying her first home. And a local woman also looking to buy her first home took the spoils at 3 Ellstone Avenue, St Albans Park, where Julian again held court. A vendor bid of $340,000 was followed by 13 offers before the hammer fell at $400,000 in favour of the woman Download the Domain app to search in Geelong DOM A IN GEELONG

ooks, location and views: there’s no doubt that 26 Eastern Beach Road is a real estate triplethreat. Dubbed Vailima, the property is just minutes from the CBD and has a clear view across to Geelong Harbour. Cross the road and you’re at the beach; stroll two blocks west and you’re in the city. And then there’s its provenance. Owned by the same family since it was built in 1908, this home is a Federation beauty that’s been meticulously maintained. When it was renovated and replastered 15 years ago, full respect was paid to its period features. Stained glass windows, original open fireplaces and tall ceilings and skirting boards are all hallmarks. Currently set up as two residences separated by a door, it also works as one large house. The harbour is visible from the sprawling lawn, landscaped gardens and wraparound verandah out the
front, which will have party planners dreaming of the soirees they could host here. Inside, a formal lounge room, the main bedroom (walk-in wardrobe and en suite), and a generous living area with a kitchenette and a bay window all benefit from the same outlook. Two more bedrooms and a study reside behind the living area. Climb the central Blackwood timber staircase to find an additional bedroom and living space with views of the water. At the rear, a wide timber kitchen with marble benchtops and cornflower-blue walls flows to an open-plan family zone. French doors open to a paved barbecue area. In total, the bock measures 757 square metres, and hosts lavender hedging, olive trees and an 11,000-litre rainwater tank.A deck above the single-car garage makes for the perfect spot for an evening drink.

Geelong For Sale
$3,500,000
A Jewel of Corio Bay 26 Eastern Beach Road
Prime Geelong Waterfront "Vailima" is a stunning renovated Federation home and for the first time ever, is being offered for sale. It has been lovingly cared for by the one family since construction in 1908 and is one of Geelong's premier waterfront homes. This beautiful 30+sq home, with an impressive 22m frontage is situated on approx. 757m2. Currently set up as 2 separate residences with one section being used as holiday accommodation/B & B that could easily be transformed back into one home. Both admire stunning front row views of Corio Bay. • On entry through the front door you are greeted with a beautiful Blackwood timber staircase leading to the upstairs bedroom that could double as a lounge/games room. This features a glorious "day bed" that takes in one of the best north facing water views Geelong has to offer • 4 spacious bedrooms, plus a smaller study, master with WIR and ensuite, featuring a large walk in shower and marble tiles • 2 open plan kitchen/living/dining areas, including stainless Miele appliances, timber joinery and marble benchtops which fit beautifully with the character of the home • Private, outdoor paved BBQ area with mains gas • In the formal lounge you will find an open fire place with the original mantle and a stained-glass window, French doors leading to the outside verandah and the waterfront vista • A second living room features a beautiful bay window and leads out to a captivating north facing view • The decking area above the garage is the perfect spot for those evening BBQ's • A single garage from Eastern Beach Rd plus a double carport with auto door access from Fyfe Place Blue-chip bayside properties of this magnitude rarely become available, so if you have been searching for a substantial home right on Geelong's waterfront then this is a must to inspect.
