I
t is very rare that a Melbourne home of such magnitude, in price, size, historical significance and rarity, comes onto the open market. Most of these transactions happen privately, in boardrooms and offices of prestige real-estate agents, unseen to those of us who do our buying within the public theatre of an auction. The estate in Hawthorn – named Invergowrie – belonging to ex-Australia Post chief Ahmed Fahour, is exceptional in many regards, and not just for the fact that you can scan the QR code and go straight to the Domain listing, as you might any other property on the market, from Armadale to Yarrawonga, although this has price hopes hovering above $40 million. You won’t find anything else listed like it. f you could cut Melbourne in half, as you might a tree, what stories could its deep circles tell you? The rings would flush out from the centre and the Wurundjeri people, past early-colonial settlement to include names like Barak and Barassi, Melba and Mietta. You’d find bushfires seared in there and the course of the beloved brown Yarra as it flows to the sea. Held deep in the grain, too, are the great houses of Melbourne, of which only a handful survive. This is the story of one of them. The Invergowrie Estate in Hawthorn is for sale at the hefty asking price of $44 million. As staggering a sum as that is, perhaps even more exceptional is that the sale is public.

Selling agent Marcus Chiminello from Marshall White says it’s uncommon for such high-end properties to hit the market, with most deals done out of the public glare. “This is the most expensive residential holding to hit the market by far,” Chiminello says. “What you’ve got here is a slice of Victorian history.” When the foundation stone was laid around 1851, the property was known as Burwood and Sir James Palmer, Lord Mayor of Melbourne in 1845 and later speaker of the Legislative Council, its first occupant. Over the years, the house has passed through the hands of some prominent Victorians – theatrical entrepreneur George Coppin and the 31st premier of Victoria, Sir William
McPherson, an industrialist and philanthropist whose children gifted the home to the Headmistresses Association of Victoria in 1934. “It became a finishing school for girls,” Chiminello says. Times have changed, the girls have gone and the hostel closed its doors in 1974. It’s undergone various “institutional to private” renovations since, and is now owned by former Australia Post boss Ahmed Fahour. Although that history is rich and deep, it’s the rarity of the property as it is offered today that makes it a standout. “At around a hectare in size, 200 metres from the Yarra and only a few kilometres from the city, it’s completely unique,” Chiminello says.

“I call it a compound. It’s something I’m pretty confident in saying you will never find again.” Beyond the gates and high, long front fence line, the path swirls up to the bluestone wonder of the main house, framed by the beautiful green space of the grounds. The period features here are infinitely divine. Witness the incredible loft of the square vaulted ceilings in just about every room; their imposing scope matched underneath by the astonishing dimensions of the formal spaces. It’s the structure and its historic integrity that’s under heritage protection here. e it on reality television, Pinterest, YouTube or the pages of this very magazine, there’s no shortage of home-related tips and tutorials to help home owners renovate their properties for profit and style. While restoring a derelict house into a luxury home makes for great entertainment, those without the budget, time or permission (if renting) to undertake structural changes are often left out of the equation. If you’re a renter or simply a home owner looking to change up your style, try the following designer advice to create that new home feeling in just 24 hours.

Styling Working with your existing homewares to create focal points can breathe new life into an existing space. These items should ideally be both aesthetic and sentimental, such as a favourite lamp, photo frame, travel souvenirs, crystals, coffee table book or ceramics. “Create vignettes or focal points on key furniture like a sideboard or shelf by gathering together three or four beautiful ceramic pieces that you have collected (or treat yourself to some new ones). Use different heights and textures to create visual interest,” Petrina Turner, of Petrina Turner Design, says. Lauren Li, of interior-design studio Sisalla, advises arranging similar
items on a tray and displaying these in an expected location, such as an island bench or coffee table. A similar technique can be applied to styling a gallery wall featuring framed photographs, paintings and art prints grouped by a theme. For renters unable to hang artworks, these can instead be leaned against a wall, bedhead, fireplace or bookshelf for a relaxed look. “An oversized artwork makes a big impact and is a non-committal way to display art, without needing to nail into the wall,” Li says. Other items that are able to be styled easily are indoor plants, which can add texture, colour and height into a space.

“Choose beautiful pots for your plants to make a nice design statement. Mix up the sizes to give a layered look and choose pots of different shapes and materials, like ceramic, metal, brass and woven [fabrics],” says co-founder Tammy Nathan, of Nathan + Jac, a business that offers curated furniture and home-accessory packs for decorating your home.

Examining your home’s furniture and rearranging accordingly can work wonders for giving a space a fresh feeling. Complete the look with decor items such as floor lamps, pendant lights and mirrors. “Lighting varies widely in price, which makes it something that is accessible to everyone. The key is to mix a few types together,” Li says. “Select a lamp that looks great when switched both on and off. That way, they can provide a sculptural element to the space as well as being practical.” If your space features an abundance of straight lines, adding some contrasting decor pieces such as a round mirror can facilitate a more harmonious balance. “A round mirror is a great piece that can instantly change the way a room feels, as it can reflect a view or light into the space,” Li says. For those without the time or flair to undertake this kind of project, there are interior designers who can offer quick solutions, or you might try buying an entire-room furniture pack to facilitate a complete refresh.
No space is complete without adding some soft furnishings for warmth and texture, particularly when styling bedrooms. Take advantage of the linen or printed beautiful bedlinen lines available and style with some contrasting cushions or pillowcases. Swapping vertical or Venetian blinds for soft furnishings can add to a sense of cosiness and intimacy. “Consider running a curtain from the ceiling and across the full width of the window and adjoining walls to give your room a high-end, luxury feel,” Nathan says. “A quick trip to Spotlight or Ikea and you will find voile fabric in plain white or off white to get you started.” Finally, a floor rug will tie a living room or bedroom look together while also helping to zone items in openplan areas. “Keep the weave flat if you are placing them on carpet or under high-use areas such as dining tables or hallways,” Nathan says. “Use a luxe-pile rug in areas where you will be relaxing, such as the living room or bedroom, or try layering rugs and skins of different shapes, compositions and sizes for a really contemporary and undone feel.”

How to find the perfect house to flip

lipping houses is an industry in its own right, thanks to television shows dedicated to it and the lure of lucrative profits. In a country obsessed with real estate, the idea of turning rundown houses into beautiful homes for a large profit sounds like a dream come true. Flipping houses looks easy on TV, but is it really that simple? It depends on many things, from luck to instinct. Some of these things can’t be bought but there are certain rules expert house-flippers live by. Here are my top six.
Location Flipping houses is about getting in and out of the property as quickly as possible to minimise costs such as mortgage and insurance.
Develop your vision
Avoid properties that are likely to linger on the market, such as those on a main road, overlooked by other homes, next to commercial buildings or in undesirable neighbourhoods. Instead, look for homes in the best locations your budget will allow, near good schools, public transport, parks and local amenities.
Try to develop your ability to look past ugly features and decor. Having enough vision to see what a house could be when others can’t will put you ahead of the game.
Keep it real
Value The first and most important decision on a house-flipping journey is how much to spend on buying a property. Try to buy below market value by creating good relationships with local agents, who can tell you about off-market opportunities, and by looking for properties where the vendor wants a quick sale. Try to buy the worst house in a great
neighbourhood, versus the best house in an average location. Check what the best result has been for a house in the area so that you have a realistic idea about what you can and can’t achieve at selling time.
Gather as much information as possible about what needs to be done and how much it will cost. There are always surprises when renovating, but having the clearest view possible on what your renovation is likely to cost is crucial in determining profit. Be realistic about your capabilities and what you can achieve. If it’s your first flip, start small. Build a team of tradies you can trust and use on every project.

lthough most of us have wishful ideas of what our future “dream home” might look like, the reality for many is a mix of long-term renting, living with family, sharehouse living and every other permutation of living arrangements. However, this often results in the most memorable interiors. For designer and maker Camille Moir-Smith, of Carpenter’s Daughter, the opportunity to rent her uncle’s Victorian house in Collingwood has resulted in a richly layered home, filled with memories and history. This home is a delightful mishmash of family heirlooms and treasures collected by Moir-Smith and house mates Layla Cluer and Phoebe Ryan. “My family have been collecting for a long time,” Moir-Smith says. “My uncle is a furniture maker, and my auntie worked in antiques, so have created a very eclectic place.” The house itself is a grand old Victorian shopfront with unusually high ceilings, a huge living space, kitchen and courtyard garden downstairs, and three bedrooms and a bathroom upstairs. In a previous
life, this building was a chemist, and before that a butcher, but in recent years, this rambling property has been a much-loved family home. It’s been renovated in stages, by hand, resulting in a trend-eschewing, timeless feel. “It’s sort of a cross between Harry Potter’s Diagon Alley and an antique store,” Moir-Smith says. “Every room has been designed separately, not as an entire cohesive home – yet somehow it works.” For Moir-Smith, being surrounded by art and handcrafted details is a source of inspiration for her own creativity. “I love that everything here is considered ... everything is either

f your garage or shed is more of a shambles than a highly functioning space, take comfort. All it takes are three simple steps to transform it.

STEP 1 Declutter and clean “Clear the mess, sort the items to be stored, and measure the space,” storage buyer for Bunnings Terri Wolff says. “Remember the 12-month rule; if you haven’t used it in the last year, then you probably don’t need it any more. Stick to this and you’ll maintain a clutter-free garage that only requires a quick straighten-up a couple of times a year.”
STEP 2 Create zones “Carve out zones and categorise them,” storage expert Georgie Rees says. “How you zone depends on your personal needs, but categories could include wet and dry uses, chemicals, inside and outside, or everyday use and longer-term storage.” If your garage includes large machinery, make this the first zone you designate. “My circular saw sits in the middle of the garage,” builder Colin Challenor says. “It means I can cut long lengths of wood with plenty of space around me. Behind it is a bench that acts as a table for when I require a workbench. Because my saw is my most-used item, my entire garage is zoned around it. It makes my space highly functional.” For large and long items, think vertically. “Think up-and-down and consider all wall space, even the rafters,” Rees says. “This maximises the space available, especially for items that are awkward to store or aren’t used very often.”

If you are stacking storage boxes, write a list of boxes and contents so you know where every item is located. “Store heavy items on the bottom so shelves don’t tip, lesserused items are higher up and in the middle are the items you use more often,” Rees suggests. Stash small items in clear, segmented containers. Depending on the size of your space you could either use a segmented toolbox or a storage-drawer compartment organiser. Pegboards that are designed to attach to a workbench or a wall are ideal for organising hand tools. “Because my tools are positioned on it, when I finish with them, they go back to exactly where I have outlined them,” Challenor says. “Ensuring there is a place for every item and everything is always in its place, means my garage is always in order.” Wolff agrees and says hanging items makes an enormous difference to utilising space and keeping order. “I like storage hooks for hanging items like bikes, rakes and shovels and other items like ladders, hoses and cables,” she says. “It gets them up and out of the way which can make a real difference to the clutter in a garage.” Bunnings.com.au

inners of the 2018 Belle Coco Republic Interior Design Awards have been announced, hailed by the judging panel as the most adventurous approach to Australian interior design yet. This year’s event saw a record number of submissions. “Clients are really trusting the collaborative design process, which is allowing for more dynamic and daring spaces,” awards judge and Belle magazine editor Tanya Buchanan says. In particular, experimental colour schemes and tailored lighting designs were key themes across the finalists, indicating a growing preference for statement and locally made pieces. Taking out the major Interior Designer of the Year award was Jeremy Bull, of Sydney studio Alexander & Co. “Alexander & Co’s portfolio stopped the judges in their tracks and spanned impressive residential projects and large and demanding hospitality projects,” Buchanan says. Two of Alexander & Co’s projects were also named category winners, including Palm Beach House that took out Best Residential Interior.

Alexander & Co’s other win was for Best Hospitality Interior, achieved for its 350-seat Antipodean-inspired scheme at UAE restaurant, Sean Connolly at Dubai Opera. Even among such a high calibre of projects, the Woollahra House Bathroom by Decus, named Best Residential Bathroom, stands out. Pale grey walls complement a blush-
toned onyx bath and rose gold fixtures to form a surprisingly minimal yet remarkable expression. Best Residential Kitchen winner 1906 by Amber Road attracted the judges’ attention for its moody colour scheme and multifunctional design. “Everything is designed to do more than one job. A bank of black curved cabinetry doubles as a robe for the main bedroom and ample storage for the kitchen, while one leg of the island bench hides the services,” McCartney says.

arry Humphries wasn’t kind to Glen Iris. Dame Edna Everage might have joyfully lampooned Moonee Ponds but it was that “decent, humdrum little old man” Sandy Stone and his wife Beryl who called 36 Gallipoli Crescent, Glen Iris, home. Humphries chose his setting well, for Glen Iris is both solidly middle ring and middle class. The average house there now sells for almost $2 million, but not quite, and the suburb is well-endowed with private schools and parklands. Should anyone want to leave Glen Iris, the Monash Freeway cuts straight through, dissecting the suburb into two uneven pieces. There are several tram lines, while Glen Iris and Gardiner train stations serve the Glen Waverley line, which provides a 20-minute journey into the CBD. Glen Iris also has a tale to tell about urban sprawl. The suburb was

deemed Melbourne’s geographical and demographic centre in the mid1990s, although sprawl to the city’s west and north has superseded its claim to fame. Camberwell and Malvern over the border have better shopping but Glen Iris has the Hill’n’Dale park and the Gardiners Creek linear park and bike trail. Edwardians, California bungalows and post-war builds are rubbing shoulders with new apartment and townhouse developments aimed at empty nesters looking to downsize. Glen Iris’s other claim to fame is as the home of the Harold Holt Memorial Swim Centre. Named for the former prime minister who presumably drowned off Portsea in 1967, the name is an unintentionally ironic contribution to the annals of Australian comedy – or maybe it was quite intentional, and we need to give Humphries’ humourless residents credit for their brilliant black joke.

hen, as an adult, you return to your childhood home, inevitably it feels smaller. But perched on a large block and looking south over Barwon River valley and Geelong’s outer suburbs – and with mid-century allusions to boot – the 1960s brick and timberboarded house was a lure a grown-up son couldn’t resist buying for his own young family. In asking Hindley & Co to bring it up to contemporary comfort, “and to play with the scale so that we made a modest house more accommodating for the world we live in, we made it grow bigger and taller”, Anne Hindley says. Stripping out the poky service areas, replacing the small, singleglazed windows with scaled-up

double glazing, and persuading the clients to keep the brick fireplace and push the floor plan around so it “became the focus and warm centre of the house”, Hindley and her clients did something perverse in the context of current renovator trends. “We kept it understated. The clients didn’t want to do anything that would make the house unrecognisable. Because they were proud and connected with Geelong, they had a strong commitment that their house would not be ostentatious. Their brief was not to be show-offy.” This is Hindley & Co’s approach anyway. Having early experience working in New York, Hindley became aware of “a discreet modernism that is quite academic, global and less about the individual. It wasn’t as ‘loud’ as Melbourne’s style of the 1990s”. In seeking to keep very much alive “the spirit and
feeling of the house and doing what was appropriate to the project”, the mid-century traits “of lightness and opening up to the environment were worth amplifying”, the architect says. Experts too in interiors, the holistic representation of the house pulled a cramped kitchen out of a corner and also pulled through an interpretation of a characteristic ’60s-style roomdivider with sliding panels and joinery “recreated in a new way”. The concrete bench isn’t so much “an ordinary island bench,” she explains. “We wanted it to have a farmhouse kitchen-table feeling and to become the central table and hub of the family’s activities’’. With Nordic restraint in the key colourations, timber and soft furnishings, this improbably airy, see-through home is all class in being so carefully underplayed and so appropriate to its origins. hindleyandco.com.au

linders Bank, a development by Century Group Aus located at 7-23 Spencer Street, is set to mark the revitalisation of one of the last true riverfront sites in Melbourne. The three-building complex will sit next to Batman Park and at the junction of the CBD, Crown Melbourne and Southbank’s river promenade. Architects Fender Katsalidis are responsible for the design of Flinders Bank and have given it a curved, ribboned facade. When complete, Flinders Bank will include three towers with a range of one-, two- and three-bedroom apartments, more than 2000 square metres of retail space, and a five-star, 170-room luxury hotel. Apartments in the development’s first two towers are on the market, with construction for all three towers slated to begin in 2019 and be completed by mid-2021.

Make the most of an open home
Make a checklist House hunters should create a shopping list of must-have features, according to buyer’s agent and founder of EPS Property Search Patrick Bright. “If you’ve got a brief and clear understanding of what you’re looking for, it’s much easier to identify the right property,” Bright says. A checklist prevents buyers from inspecting unsuitable homes and settling because of fatigue. Before inspecting a property in person, look through the listing and make note of what you don’t know. These are the details to focus on at the open home. A practical layout is a key feature to look for, according to Peter Georgiev, director of architect advisory service Archicentre. The functionality of the floor plan can depend on the era of construction, Georgiev says. “Older properties tend to concentrate many of the services at the rear. This can block living spaces from whatever rear yard there may be.”

f you were given an hour to decide whether a property could become your future home, do you think you would make the right decision? The reality is, that’s about how much time most people spend physically inspecting a property before buying it. An hour seems like an absurdly small amount of time to determine whether the home you’ve chosen is the right one. However, given our busy schedules, it’s not surprising that buyers make a decision after spending so little time in their future homes. Seasoned house hunters may be able to tell in a few minutes whether a property is “the one”, but less experienced buyers may struggle. There is a real risk of settling for “the wrong one” instead. So how do you make the most of the limited time you have in a property?
An awkward layout can affect resale value, and major changes can be costly, so it pays to target suitable properties from the outset. An ideal layout has reasonable separation between sleeping areas and living areas, Georgiev says, and north and east-facing aspects are most desirable. “Embedded psychological wellbeing occurs when light and an aspect is achieved.” Give yourself more time Visiting the property that could become your forever home just once before the auction simply isn’t

Bring in the professionals Even if a house appears to be in good condition, a building and pest inspection are always essential. At a cost of between $500 and $1000, independent inspectors can discover hidden problems, and while these issues may not be dealbreakers, it gives buyers an idea of

Viewing the home during the day and in the evening, as well as mid week, will give a better feel for different light levels, traffic in the street, and who the neighbours might be. The key is identifying potential properties early in the campaign and attending the very first open home to allow the biggest window of time to revisit the property if it ticks the right boxes.
what they’re up against, and a potential bargaining chip in negotiations. “Don’t resent the expense because it’s important to be well informed about the potential problems before your buy,” Bright says. He recommends buyers set aside about $5000 for inspection costs for multiple properties that make the shortlist.
Less common but especially important for those planning a renovation is a walk-through by a building professional to advise on the best changes and estimate rough costs. Finding out after buying that a project isn’t feasible may force home owners to sell sooner to get the home they wanted, which is never an ideal situation. A prepurchase estimate can help buyers avoid overcapitalising, Bright says. “Sometimes it can be cheaper to buy the finished product instead.” While most people might turn to a builder for this service, an architect may be more aware of council regulations and better placed to provide advice, according to Georgiev. “A builder might have a certain suite of things they prefer to do, and even unwittingly, they might come up with advice that might not have the breadth of opportunity that an architect might bring to the table.” It’s wise to consider these services as an investment rather than a hassle.
