Decades in the making

F

rom the disgruntled sibling leaving dishes in the sink on auction day to the elderly owner barracking for a particular family to win her family holiday home of more than 50 years, “it’s all emotional”, Kay & Burton’s Liz Jenkins says. Having walked and worked the beaches of well-to-do Sorrento and Portsea for 25 years, Jenkins is more aware than most of the complex psychology behind selling homes that have been in one family for decades. It’s crucial to have the trust of vendors, she says, in what agents refer to as a thin market: the narrow peninsula is notorious for tightly held properties and limited stock. So, when a generational home does become available, good agents do everything to ensure a smooth sale. Even if that means doing the dishes. “There was one substantial cliff-top property and certain members of the

family, who had the least ability to purchase it ... and yet enjoyed it the most, had a resistance to selling it,” Jenkins says. “On the day of the auction, they made their point clear by leaving their porridge dishes in the sink. It’s not the first or the last time that I’ll see that.” Holiday houses are one thing, but are there family homes being passed from one generation to the next as primary residences? In Toorak, you’d think there would be plenty. Not so, says RT Edgar’s Jeremy Fox. “I haven’t had any direct experience [of that]. It’s something that would happen behind the scenes, without an agent involved.” Fox says while this could be more likely in the commercial market, people hang on to large family homes here because stamp duty costs are so prohibitive.

Nelson Alexander’s Peter Stephens started selling real estate in the inner north 30 years ago. Around then, he remembers two brothers who inherited a large property. They never married, lived together and sold their inherited rental portfolio for income. “But [otherwise], not so much,” he says. “We don’t see it so much any more.” While hand-me-down homes might be more common in the country and by the sea, in the city the higher turnover of stock and complications with multiple siblings make it less


common, he says. So, are there any old family homes left in Melbourne? Kay & Burton’s Scott Patterson says suburbs in the eastern “school belt” are the places to look. “It’s an area where there are what I call ‘generational homes’ that have been held in the same family often for 40, 50 or 60 years. “The most extreme example that comes to mind is one I sold last year at Sackville Street in Kew. That had been in the same family for 100 years.” It eventually sold at private auction for $8.25 million. “It was barely liveable,” Patterson says. “[Yet] It had a very old sun room lean-to extension on one side of the house. It was so well preserved, it was quite incredible.” Hawthorn, Patterson says, has more of these properties than others, with streets to look out for including Lisson Grove, Wattle Road, Hawthorn Grove, Kinkora Road and Chrystobel Crescent.

Median is still too high Why is that? Despite the muchtalked-about end of Sydney’s property price growth, the city’s median house price remains north of $1.15 million. Even a hefty 10 per cent fall from peak to trough would only take Sydney’s median back to September 2016 levels – and that’s still too high for many. With modest falls – but no collapse in sight for prices, a large number of Sydneysiders are simply clearing out of town. “In Victoria, ACT, Queensland and Tasmania, where house prices are relatively lower, the net interstate migration has remained positive,” ANZ senior economist Cherelle Murphy points out in the March quarter ANZ Stateometer Report. “Despite modest declines in house prices, NSW’s mean price remains above the $1 million mark and the highest in Australia,” Murphy says. “Combined with still-low wages growth, the state is losing some attractiveness.” Prices fuel movement And while Melbourne would typically be the go-to destination for the Australian resettlers, the morethan $900,000 median house price there has resulted in other capital cities appearing more welcoming to buyers.

he house-price boom may be over, but Sydney’s eye-watering property market is still chasing droves of people out of the city – and out of the state – and into the open arms of Victoria, the ACT, Tasmania and Queensland. Overseas arrivals continue to boost all state and territory populations, but established Australians are increasingly giving up on Sydney in search of greener pastures, with new economic analysis from ANZ pointing out that NSW’s net interstate migration is running its biggest loss since 2012.

“Queensland has been one of the main beneficiaries of the flow of people leaving NSW,” according to Murphy. “Recent data suggest that as Brisbane housing becomes more affordable (compared with Sydney), interstate movement out of NSW grows,” she says. “If house prices fall further in Sydney, this trend could be reversed, but history suggests that this is some time away.”

Non-home-owners who are keen to get into the Sydney

economist Gareth Aird expects prices to drop by between three per cent and six per cent in Sydney and Melbourne by the end of 2018, which would result in Sydney prices falling 7.5 per cent from their peak and Melbourne giving up just five per cent.

“As always, context is key,” Aird says. “A fall in prices in Sydney of 10 per cent from peak to trough would take them back to their September 2016 level,” he says. “And a fall of around 7.5 per cent in Melbourne from peak to trough would take prices back to their December 2016 level.” Current weakness is not enough The house-price boom took prices so high that the weakness now seen isn’t enough to provide an opportunity for Sydney and Melbourne locals, which is part of the reason that NSW is having people stream out of its borders to other states. As property markets continue to push and pull Australians, expect plenty more in Australia’s biggest cities to pack their bags. Architects of change

I

f you’re up for a new house and want the cheapest, most expedient route to getting one, then stop reading here because numerous construction companies operating in nuovo suburbia will give you an offthe-peg, mass-produced product that one architect refers to as “the Kmart house type”. If you want a more individual home that you’ll probably live in for a decade – at least; that will have spaces to subliminally enhance your sense of wellbeing; and vamped market appeal, then go to an architect or credentialled building designer. Highly trained spatial experts, architects spend six years at university and more as interns, learning how to do all of the above and more. And if you haven’t worked with an architect before, fear not: it can be easier and less financially onerous than you think. Plus, it’s a move that has a multiplicity of other dividends. As blue-chip realtor Sam Gamon, of Chisholm & Gamon, tells it, “the term ‘architect-designed’ is an affirmation that adds to the buyer pool because it gives confidence.”

Gamon says, “if buyers see something thoughtful and well designed with a good floor plan, they’ll definitely pay good money”. If that well-designed property has a “name” architect attached it can carry weight because it’s part of the brand story, he says. While that’s a boon for selling your property, most architects concentrate on making a shelter you’ll want to keep because, as Nick Russo of

Branch Studio Architects explains, it looks, and perhaps more importantly, feels so right. Architecture is experienced not only by the eyes but in a kinaesthetic way. The body has keen if subconscious proprioception of its near surrounds. This is the sense of feeling comfortable and “at home”, or unsatisfied and unsettled. How is that so? Russo suspects it’s because

“we are wired to enjoy the company of nice things”. Russo implies that this includes a suite of elements including lovely materials, a marvellous quality of natural light, sustainable performance and all-round good proportions. “How do you put a price on the way a space makes you feel?” Russo asks. “A space is more than four walls. A good space can improve your mental health and wellbeing.

Show us your tricks Chipped into a sloping Bronte block six metres’ narrow and very long is Upsilon, a 2015 project by MCK Architects that illustrates where canny architecture can work a proper miracle. It demonstrates how a concrete building of two levels (three if you count the basement garage) can become a light and lovely home without become becoming a tunnel of claustrophobia. “The flipped program that put the bedrooms underneath, almost in subterranean spaces, and the 3.9-metre-wide main living room that steps in from the eastern boundary, feels bigger because of the highlight windows,” architect Steve Koolloos says. In that slightly bent room, he explains, “where all the design is bespoke but the materials like the ply cabinetry is off the shelf, there is an expanded sense of space because on both sides you can see the sky”. He explains: “Everything relates to everything, materially and environmentally and it’s nicely detailed and beautifully made”. That’s it folks: that, in essence, is the long-term value of wonderful, original, interesting architecture. As Russo says, “good architecture is about maximising the outcome”.

Accessible architecture Nine years ago, Melbourne architect Robert Harwood started My Architect, a company that offered a staged process of design services, from concept discussion and first draft drawings right through to planning permits, construction costing and supervision, to the lockup realisation and then, even onto the landscaping. It allowed people who had never connected with the profession an easy place of entree. Demystifying what it is that architects actually do – “which is strategic thinking and keeping it all simple” – Harwood says, was the rationale of a company that now has “a boutique team of eight or nine

“When you’re in a house that’s not right; that has flabby spaces and is what we call ‘a fat house’ because the scaling is all wrong, it’s like being with someone who is singing out of key.” Architecture is not a short-term commodity, his practice partner Brad Wray, says. “Its value and benefit is the total of the design process. Good architecture is all thought through and on every project since we started, we’ve both really enjoyed pushing the budget and working out how we can best tailor our best approach to the budget.” An example Branch makes for the proposition that architects are often talented aesthetic value-add merchants is a rammed earth main bedroom pavilion extension to a Westernport home that looks like a million dollars but was costed at barely a third of that “It’s got quality,” says Wray. Exploring sophisticated global style Trend / Materials FLUTED GLASS Glass was a major trend, but not the transparent variety. Fluted glass screens in translucent mauve and gold gave a sparkling, contemporary touch to the Hay x WeWork x Sonos installation at the Palazzo Clerici. Meanwhile, at the invite-only Club Unseen, created by cult Italian design duo Studiopepe, fluted clear glass provided a dramatic backdrop for a mixology performance – with drinks served by faceless bar staff behind fluted glass screens, with only their white-gloved hands visible.

alone Del Mobile in Milan is the world’s biggest and most prestigious design fair, attracting more than 400,000 attendees each year, from 188 countries. First launched in 1961, this design showcase has become an annual pilgrimage for designers, architects, stylists, photographers, media, retail buyers and trend forecasters. Originally conceived as a furniture fair, the Salone Del Mobile of today showcases furniture, lighting, textiles, floor

From golden egg-yolk hues, to green-tinged citrine, yellow was favoured at Vitra’s Typecasting exhibit, and at Hemma, the Swedish Design Exhibit, where it was on walls, carpets, and upholstery. Expect to see it filtering into Australian homes during the next 12 to 18 months. It is a powerful accent colour, and an easy addition to white and neutral schemes. THE NEW PINK Millennial pink has not yet retired, however exhibitors in Milan pointed towards richer,

Beyond the commercial fair, the city comes alive with a public program of more than 1300 satellite events and installations known as Fuorisalone (literally meaning “outside the fair”). Milan Design Week represents the very best in international design and is a melting pot of creative ideas and key trends for the year ahead.

Trend / Pattern GRID Grid-like patterns were across various exhibits, but none quite so impressively as the Hermes exhibit at the Museo Della Permanente. The iconic French brand presented new homewares collections, textiles and wallpaper in a maze of towering, tiled structures, entirely clad in small square earthenware tiles. efore European settlement, Australia’s Indigenous population was sustained by an array of edible natives. These plants flourished from the coast to the deserts to our rainforests, keeping communities well supplied with delicious and nutritious seasonal produce. And before the colony could establish farms, Europeans enjoyed them as well. Historian Jacqui Newling, in her fascinating book Eat Your History (NewSouth Books), documents how quandongs (a type of native peach), Davidson’s plum, warrigal greens, finger limes and Lemon Myrtle were all used by early colonists in jams, preserves, chutneys, cordials and stews.

There are more than 5000 varieties of ‘bush tucker’ found in Australia, but most are not commercially grown due to challenges with market demand and supply. Fortunately, there’s been a resurgence of interest in native foods largely driven by their delicious taste, superior nutrition, environmental benefits and their use by high-profile chefs such as Kylie Kwong. And the good news for home gardeners is that many bush edibles will grow well in home gardens – even in pots. Source your seedlings and root stock from a nursery specialising in natives or from online garden clubs such as Diggers. Here are a few to try:

We’re growing a healthy finger-lime tree in a pot on the Wayside Chapel rooftop garden in Sydney’s Potts Point. I’m an ambassador for the Wayside and we run garden classes for our homeless visitors. Finger-lime trees are a rainforest tree with a thick, bushy appearance and spiky thorns. They can tolerate cold but don’t like wind and there are dozens of varieties to choose from, with fruit that varies in colour and flavour. The finger-shaped fruit pods contain vesicles packed with pearls of citrusy juice – perfect with seafood. Grow your tree in a one-metre-deep pot, putting down a perlite layer first and then add well-composted potting mix and feed regularly with citrus food. You should see your first crop after the first year.

Lemon Myrtle is another native tree species that grows well in the garden or a large pot. Its leaves (as the name suggests) have a wonderful lemony aroma and can be dried for teas or used to flavour cordials or desserts. It grows well in sub-tropical climates and likes a nutrient-rich soil and a wind-protected sunny position. Needs only occasional watering once established. Harvest the leaves as required.

Warrigal greens (or New Zealand spinach) grow well from cuttings or from seed. You can source seeds online from Diggers. They spread as a ground cover quite rapidly, so growing in containers is recommended. They love the sun and good soil but since they grow naturally in coastal areas, warrigal greens will do well in poorer soils. The most important thing to remember is that because the leaves contain oxalates, they need to be blanched before eating.
