Modern luxe with a historic touch
W
hen the owners of this nearnew house in Kew asked Hawthorn’s Doherty Design Studio to come up with a new family home, they wanted to incorporate the best of mid-20th-century design. And in Kew, that was a most appropriate ambition. Kew, possibly alone in the eastern suburbs, has enthusiastically embraced new and innovative architecture since World War II, with postwar migrants beginning a trend that has continued. It means most Kew streets have a vibrant mix of architecture and Heather Grove is the same; there is everything from 1940s solid brick, to the curves of the 1980s and those still being completed. The brief to designer Mardi Doherty was to “steer

away from the ultra contemporary”, according to the owner, who says she knew she didn’t want cold, hard or drab. And what Doherty delivered is a spacious, warm and rather witty house incorporating the best of the 1940s, ’50s, ’60s and ’70s. It’s like all Kew’s postwar verve has been channelled into a contemporary form. A walk-through prompts warm nostalgic smiles at every turn. The first retro memory emerges at the front metal security gate, which is decidedly ’60s, and the white-brick frame around it offers a hint of the ’70s. Memories continue inside – the square of green onyx marble that makes up the front door handle has echoes of the ’50s and ’60s in colour and shape, and to touch it is to be transported straight to Mad Men.
Along the wide timber-floored hallway there is another dramatic touch – an almost sculptural black metal-and-glass stair screen that is a great companion to the metal-front security door. This stair screen is decorative, with panes of textured glass, but also practical as it opens to reveal storage cupboards. The owners have three children and the family holds many large extended-family gatherings. The layout has all living areas – inside and out – on one side of the house. It works well; there’s a theatre room at the front of the house, down a few steps. This room has a wall of glass opening to an outdoor dining area which, at its other end, has sliding glass doors to another living area. Combined, they create a flowing three-room area with outdoor dining
in the middle. It must work brilliantly for large, mixed-age gatherings – all the more so because the outdoor area has sides that close, making it an all-weather room. The formal living room is, like the home cinema, sunken. This, combined with the hanging fireplace and a backdrop marble wall in a muted grey green, give it a ’70s feel – except the look is still contemporary. An adjoining dining area overlooks the backyard and pool, and has a very witty light fitting: it’s almost like traffic signals directing residents and guests to the fun parts of the house – cinema this way, dining that way. The kitchen is to one side of the dining area and it has Miele appliances, porcelain benchtops,

laser-cut green onyx marble splashbacks and a butler’s pantry. And there’s a small study area secreted behind folding doors. This lower level has other unexpected but welcome extras; there’s a large gym with a sauna, a powder room with unusual textured walls and an outdoor shower. Upstairs is similarly well thought out. There are three children’s bedrooms – and they are all large, lovely rooms with built-in desks and hydronic heating. One has an en suite and a wall of built-in wardrobes, while the others have a great set-up with sleeping area, then walk-through wardrobes followed by the shared bathroom – and then on through the next walk-through wardrobe to the next sleeping area. Like downstairs, this area is filled with light, thanks to walls of northfacing glass along the walkway. Another retro-induced smile arrives while passing a low storage cabinet with a top like a 1940s terrazzo floor. And, finally, the tour arrives in the main bedroom where there is a similar level of contemporary comfort as in the rest of the house – but with even more mid-century touches. The huge sleeping area is backed by a huge walk-through wardrobe with a similarly large en suite at the other end of the room.
The sleeping area has a built-in dressing table reminiscent of the 1940s and ’50s and it has a strip of gold/brass that is also seen in the kitchen’s drawer handles and in the en suite, where the green onyx marble featured at the front door and in the kitchen makes a reappearance. Here it is offset by the gold/ brass used in striking curves.
This reappearance of design touches, in different forms and effects, brings the house together in a sophisticated whole. This striking house can take its place in the ever-evolving suburb of Kew but anchored to the postwar era. This feature is part of a Domain Deluxe package.

Our wildly varying climate and terrain has spawned numerous design styles that are coveted worldwide, from sophisticated beach houses to statement marble kitchens positioned at the centre of the home. The high calibre of design produced by our local industry can be attributed to the great Australian dream, which underpins our heightened appreciation of the everyday spaces we occupy. Interior stylist Simone Haag describes this concept as a “prevailing feeling of pride and ownership”, and not just in the traditional sense of the word, given many rentals are now furnished with equal love and attention. We asked designers what elements of Australian architecture, interiors, furniture and styling they consider to be our industry’s greatest strengths.
Architecture “Using outdoor spaces designed to create a larger ‘interior’ footprint of a home is at the forefront of clever design and something we do incredibly well,” she says. Jessi Deakin and Sarah Yarrow, cofounders and stylists of Sydney-based interior styling company Black Arrow, say: “A backyard is a massive part of the Australian dream and so it’s no surprise that merging the indoors with the outdoors is such a signature strength of Australian architecture and design.”

One concept repeatedly singled out by industry insiders is the Australian penchant for designing exemplary indoor-outdoor spaces. With backyards becoming smaller, particularly in major cities, these spaces make the most of the often limited outdoor space while embracing their surrounding environment and encouraging added natural light and ventilation. Interior stylist at Thomas Archer Homes and Archer Interiors, Aimee Tarulli, describes these spaces as “trans-terior”.

Australian homes are distinct in that they commonly feature an openplan area acting as the main hub of the home. “The quintessential Australian home celebrates open-plan living,” Tarulli says. “We lead busy lifestyles so it’s important that our homes complement our busy family life and attempt to make everyday living easy and relaxed. “Large kitchens with room for kids to do homework on the island bench, and a butler’s pantry to hide last night’s dinner party, are often necessities.”
Furniture and styling The curiosity and keen interest from Australians around home design translates to our furnitureand-decor styling. These elements are typically reflective of the individual, showcasing a sentimental and personal side to a home’s interior. “A penchant for authenticity,
understated detailing, a sense of folly and global appeal delight the more literate design consumer,” Haag says. “Australians love a story and this translates to their prized pieces, where they can tell that story.” Tarulli says: “These layers give our homes an individual and investing look, while celebrating our love of home and family.” Bespoke pieces and luxe materials such as marble commonly feature throughout our homes, from highend products right through to the first-home-owner market. One key furniture item that’s considered an Australian home staple is a large oak dining or coffee table. “Australians love natural timber, so [this] is often a permanent fixture in most Aussie homes. The beauty of natural timber gives a warm and welcoming ambience to a room and allows the look to be styled to suit a range of tastes,” Tarulli says. Our appreciation of the outdoors and time spent in trans-terior spaces also heavily influence the furniture sector. Brands are increasingly investing in the creation of outdoorfurniture ranges matching the sophistication and quality of their interior equivalents.

The widespread adoption of openplan floor plans in Australia is largely the product of mid-century designers such as Robin Boyd, Alistair Knox and Harry Seidler, whose homes essentially changed the way Australians live. Mid-century architecture principles are similar to those of Scandinavian design – another style that has experienced a renaissance of sorts in recent years. Both styles prioritise craftsmanship and earthy materials, which is typically complemented in Scandi homes by a lighter and brighter overall colour scheme. “White is often the palette of choice to enhance natural light and create a bright, happy mood and aesthetic. Our relaxed nature sees us incorporating soft oak timbers, and raw natural finishes, like concrete and stone,” Tarulli says.

You’ve likely seen Ikea hacks online, and the ideas apply to not only flatpack furniture, but other budget buys, too. Starting with a base, such as a flat-pack cabinet, you can jazz up your rooms by tweaking details. Amp up the reliability and longevity of cheaper products by replacing hinges and internal fittings. If you’re more concerned with elevating the external appearance, swap or add your own touches. Handles, knobs and pulls can be matched to other inclusions in your rooms; seek out the perfect brass

Kitchens The same principles apply with kitchens – tweak a flat-packed kitchen to increase the perception of expense. Benchtops and splashbacks play a large role in the beauty of a
well-designed kitchen, and these items can carry legitimate expense, but by choosing the right splashback tile, you can create dramatic looks. Tempered mirror can be a great luxury inclusion in place of a tiled splashback, or you can look at largeformat tiles, large porcelain panels or even natural stone. The benchtop is a major design feature in any kitchen so it’s worth specifying something with more quality and expense, though you can get realistic and dramatic effects from some laminates.
Just because you are choosing a standard size, doesn’t mean you have to have a standard finish, though the more intricate or artisan the surface finish, generally the more the tile will cost. Keeping costs to $20-$50 per square metre is the best place to aim. You can get great, simple, white 300 x 600mm tiles for less than $20 per square metre, but you can increase the impact by changing the grout colour; working this element into the

With robes, I’ve built walls to fit flat-pack cabinets within, so they look like they’re made to fit the space, and simply contrasting exterior and interior finishes can give a dramatically superior result.

Drapery It never fails to amaze me how much custom drapery can cost but you can find ready-made product with great results. I like overstock.com as they have longer drops than most in Australian stores. I like drapes to run from wall to wall and ceiling to floor. Many years ago, I found the ultimate budget hack in an apartment by buying fabric dropsheets. An alterations store folded over the top and sewed a loop large enough for a rod. I had neutral, cotton curtains for far less than I could have bought, even ready-made. The moral of the story is, with some creativity, you can achieve the luxe look for less. his 400-hectare property in Molesworth, in the upper wine region of Central Victoria, is the impressive country retreat of the Schiavello family. Peter and Natalie Schiavello (of furniture design, construction and property group Schiavello Group) share the rural homestead with Anton Schiavello (design and marketing director of the furniture business) and Bonnie,
Anton’s wife and the company’s marketing manager. The family bought this impressive property in 2006, and undertook significant renovations in 2010. Originally designed by the office of Walter Burley Griffin and built in 1926, Peter and Natalie updated the home four years after buying, with sympathetic renovations to the kitchen, living and dining areas. The homestead connects the past and present by allowing original interior features to inform the character of the new extension.
New windows, joinery and red brick fireplaces were treated with the same colour palette as the original building, while Tasmanian oak floorboards and ornamental wall and ceiling features were also modelled on the original homestead. A new extension follows the formal qualities of the existing home, with A-frame ceilings and dramatic windows drawing the eye to the rolling hills, vineyard and Mount Concord. “The vineyard and gardens was an important feature, allowing us to feel connected with the outdoors whenever we are inside,” Bonnie says.

The original wrap-around verandah was reinstated, and continued along the extension. An outdoor fireplace warms cool nights, and the family’s passion for great food and wine inspired the addition of an underground, naturally cooled wine cellar. At the heart of the home sits an extendable dining table designed by Peter, made from solid oak. The table was built to seat 26 people to accommodate the generous family dinners often hosted here. his is the suburbs. Life is not meant to be like this.” So began Good Food’s 2016 review of Carnegie cafe newcomer Left Field, where reviewer Matt Holden was left lamenting the 15-minute wait for a table, as well as celebrating the Middle Easternaccented brunch menu. Rarely has so much fuss been made over a cafe – but then, Left Field was more than a mere cafe. It was a bellwether of the change being wrought in this formerly quiet
middle-ring suburb, beloved by its inhabitants. Fast-forward to 2018 and Carnegie is the little ’burb that could. From unpromising beginnings – the name was changed in 1909 from Rosstown after the financial collapse of developer William Murray Ross – its stocks have risen stratospherically. The modern tale of Carnegie is the now-classic story of the bridesmaid suburb becoming hotter than hot. People priced out of Malvern, Caulfield and Elsternwick have
brought their amenity with them – hence more cafes than you can poke a poke bowl at, along with all the golden turmeric lattes you could wish for. Koornang Road is the suburb’s multicultural heart, where a vibrant mix of cuisines is represented, including Chinese, Malaysian, Thai, Greek, Italian and French. Carnegie has a library, three parks and a swimming centre, and the removal of its railway level crossing, to be replaced by an elevated rail
line, is expected to be completed by late this year and reduce the snarls that hold up traffic for 87 minutes in the weekday peak. The suburb’s streets are also undergoing a transformation. Medium and large-scale apartment blocks and developments are popping up like mushrooms after rain. And also, no doubt, more cafes. young daughter, represents an alternative to both detached housing and apartment living. “This multi-generational urban home reflects a wider pattern of Australian households adapting to population growth, housing affordability and changing lifestyles,” Burns says. “While the ubiquitous detached family home is often large, inward-looking and fortified, apartment offerings are generally too small to support family life or offer future flexibility. “Falling outside of traditional classifications, [this project] showcases a hybrid model that embraces city living and co-housing principles of sharing resources and amenities while living in closer proximity to public transportation.”

M
uch has been said about the need for Australians to embrace high-density living in our cities – and this personalitypacked house shows what can be achieved through the clever use of unusual plots of land. The project, shortlisted for this year’s Australian Interior Design Awards, is perched on a narrow sixmetre by 20-metre urban infill site wedged between two five-storey buildings on Wellington Street in Melbourne’s St Kilda. Architect Phil Burns, of Matt Gibson Architecture and Design, says the home, built to accommodate a couple, their two adult children and

Working closely with the couple who commissioned the project – one of whom is a builder; the other, an interior designer – Burns created a residence that encourages interaction between family members, while at the same time providing them with opportunities for privacy.
The home covers five levels; the ground floor is a commercial space and the others are organised by themes, including communal and retreat.
The ground floor is designated as a commercial space – one of the reasons that the project is dubbed the Mixed Use House – while the upper four storeys contain the home. Residential levels are organised around themes: The “communal” first floor; “personal” second and third floors; and the “retreat” on the fourth floor and roof garden. “Upon entering the first floor ‘communal’ level, the feeling is all about light,” Burns says. “White terrazzo floors, concrete Rockcote polished plaster walls and white powder-coated steel balustrades accentuate the light milky tones and, with the layering of light-coloured timber furnishings, depict an almost Danish sensibility.” Further adding to the unique feel of each level, the dwelling showcases the raw materials of construction, such as concrete ceilings, and different wall colours in each bedroom.
One of the major challenges was maximising natural light to all levels, given the house’s unusual position between two multi-storey buildings. “With virtually no opportunity for windows at its sides, the building was externally defined by its contrasting site conditions – at its rear an acoustically treated glazed curtain wall faces a freeway to the north and at the front a more fragmented and articulated glazed facade of varying setbacks and overhangs [faces] Wellington Street,” says Burns. “A necessity for natural light organises the internal layout about a central atrium void that funnels light down into the ... building.” mattgibson.com.au Explore inspiring properties at domain.com.au/living/design

When to put your foot down The three main factors buyers need to consider are price, location and the type of accommodation, according Wakelin Property Advisors director Paul Nugent, and one is less flexible than the others. “If you get the location right, it enhances your life in ways you can’t imagine,” Nugent says. Before dismissing an area as too expensive, investigate which properties in that area fall within the budget. It’s likely this will mean compromising on size, condition – or perhaps both. Over time and with enough money, it’s possible to update or replace almost every part of a property, but the location can never be changed. ISTOCK

s difficult as it can be, compromise is an essential part of the home-buying process. Few of us have bottomless pockets, and in expensive capital cities, finding a home that ticks every box while coming in under budget is near impossible. Compromise doesn’t have to mean settling for a house you don’t want. “I always say it’s more about flexibility than compromise,” says Lauren Goudy, buyer’s agent at Rose & Jones. Few buyers would want to part with their life savings, only to find themselves stuck in a property they don’t enjoy living in. Reorganising your priorities so that you’re paying only for the features of a property that you need and want, not the ones you don’t, will create a better outcome.
“If you get the location right, it enhances your life in ways you can’t imagine.” - PAUL NUGENT “If it’s in your price range and ticks nine out of 10 boxes for your lifestyle, you want to make sure that you get the property,” Nugent says. “If it takes an extra five per cent to buy it, and you can see yourself being there for 20 years, spend the money and buy it.” When price is the inflexible factor and the ideal area proves unaffordable, it’s still possible to compromise without losing major lifestyle benefits. “Go one step out, and live in an area that’s close to where you want to be,” Nugent says. Buyers should also be aware of what Goudy describes as “perpetual issues” of a property – negative features that
can’t be changed, such as lack of natural light due to the aspect or adjacent buildings. “You need to look at all the reasons you shouldn’t buy it, because those are the things that are going to put people off when it comes time to sell,” she says. When to compromise Taking a glass-half-full approach and viewing compromises as opportunities can help change a buyer’s frame of mind. “If it’s dated and old, you could renovate and that might be an opportunity,” Goudy says.
Tired properties in need of renovation may prove more affordable, and if the updates required are only cosmetic rather than structural, renovations can be relatively inexpensive. However, if the cost of a renovation pushes the total investment above that of a move-in-ready property, buying a fixer-upper may be a false economy. Do the numbers first. In terms of size, properties with more bedrooms will likely be more expensive, so assess whether a guest bedroom is necessary. Likewise, if a study or home office is required, a built-in desk in a nook may suffice. In inner-city areas, parking comes at a premium, increasing the price tag up by to $100,000. This may be time to decide whether that second car is necessary. There is a risk that a heavily compromised “bargain” can cause
problems further down the track, according to Goudy. “If you buy a property that sold cheaply because there are a lot of compromises involved, you’ve got to expect to be in the same scenario when it comes time to sell or lease the property.” The key to a successful purchase is realising that compromise is necessary early in the buying process. “Often you hear people say ‘the property I saw first was the property I should have bought’,” Nugent says. By realistically prioritising what you really need, what can be improved later, and what isn’t necessary at all, you may be surprised at how many ideal properties fall into your budget. or cheese lovers the world over, the word Gouda brings to mind a smooth, yellow-rind-covered cheese that manages to be nutty, sweet and sharp all at the same time. The cheese is the most famous export of the Dutch city of Gouda, about 50 kilometres south of Amsterdam. So it was kind of a big deal for the Rotterdam-based firm Mei architects and planners when they accepted the challenge of converting an historic cheese warehouse into 52 loft apartments.
The site was used by farmers affiliated with the De Producent cooperative between 1916 and 2013. “The Cheese Warehouse in Gouda is a national monument and used to be the biggest found in Gouda” Mei associate partner and project manager Robert Platje says. Several storage structures were demolished and rebuilt, the oldest still standing dating back to 1919. The site’s national monument status – the Dutch version of a heritage
listing – limited the extent to which the architects could alter the exterior, so the main changes are only visible upon entering the fourstorey building. Floor and facades on both sides of a ventilation alley were removed and a glass roof added to create an atrium that floods the spaces with light. Two glass lifts showcase the original facades. When the co-op relocated out of central Gouda, it left behind many of
the original cheese-making structures, including racks and oak shelves that used to hold one million kilograms of cheese as it ripened. The design incorporates many of these warehouse elements. Forty kilometres of cheese-boards, for example, have been recycled as the atrium facade. Trays once used to track the maturation process are house numbers. Original art deco tiles have also been retained. The project from White House Development is far from a museum piece, though. Photos of the completed apartments show bright, contemporary spaces with playful nods to the past, such as yellow doors that reference the coloured rind and circle patterns on concrete, echoing the shape of the cheese wheels. All the loft apartments sold within three months of the sales launch. A typical 90-square-metre loft fetched about ¤180,000 (nearly $286,000). Australian heritage architect Elisha Long says contemporary design on heritage sites works best when the new work is a separate layer that can be clearly identified and touches the historic fabric in the lightest of ways. A recurrent problem when historic warehouse and industrial buildings are converted to residences is that their large volumes and interior surfaces are often sacrificed. “Often it is these features that are most evocative of their history,” Long says. mei-arch.eu Tour the world of amazing architecture: domain.com.au/living

Marylebone announces its arrival

entral London’s prime property market is in the doldrums, with prices sliding nearly 20 per cent since 2014, according to Savills research released last month. However, one suburb bucking the trend is Marylebone, “with demand spurred on by the value it offers compared with other prime central locations”, the Prime London residential markets report notes. The neighbourhood in London’s West End is about to welcome an art deco-inspired residential project in the former BBC Radio London headquarters. The W1 London on Marylebone High Street from W-One International is a collection of 10 apartments, including three penthouses and five townhouses, moments from the high street’s
shops, galleries, cafes and restaurants. Glamorous chandeliers, high-gloss lacquer, tub armchairs and fabrics with subtle fan motifs are among the subtle 1930s design references by Sophie Paterson Interiors. hen developers Orchard Piper acquired a rare block on Armadale’s Huntingtower Road, they knew it was important to build something that fitted with the suburb’s portfolio of luxury homes and wide gardens. They engaged architecture studio Jolson, the company’s long-time collaborators, who in turn designed a low-rise, European-inspired, 10-apartment building, named for its address and framed by lush gardens. Wide arches and a textured render acted as a starting point for the architects. “It’s a really recognisable shape and form, and has romantic notions of travel,” Mat Wright, director at Jolson explains. “By sculpting it we gave it a soft, sculptural feel. That gave the project its real identity.” Gardens are also key to Huntingtower Road and tie into its Armadale locale. Each of the five Garden Residences on the lower level

Expertly sculptured have a private garden, and the five upstairs Terrace Residences feature integrated planters on balconies. Sydney-based landscape designer and horticulturalist Myles Baldwin, of Myles Baldwin Design, conceived the project’s gardens.
“We like to create uncomplicated landscapes that entice people outdoors, where there is space to tinker and impart their own personality,” Baldwin explains. Floor-to-ceiling glass walls and large windows with steel frames ensure garden views can be
appreciated from indoors too. Wright says that while “indoor-outdoor living” has become a popular term in real estate, it’s something that Huntingtower Road truly embodies. “The external paving comes into the building to blur that threshold between outside and inside,” he says. “And on the arches, the outside render comes in and forms a very fine border on the inside of the building.” Luke McKie, director at Orchard Piper, says his company has long been at the forefront of designing homes for the luxury downsizer market. Huntingtower Road is the fifth collaboration between Orchard Piper and Jolson, and like this one, Orchard Piper’s other developments are located in Melbourne’s soughtafter, leafy inner-east suburbs, such as Toorak and South Yarra. huntingtowerroad.com.au

Shine the spotlight on front and centre

f there’s one thing that will improve the look of your home’s facade, it’s a strong focal point. Usually this will be the front entry and door, but if that’s not visible from the road, it might be the garage door, fence or pedestrian gate areas. You may have seen houses with too many focal points but not realised why you don’t like them. More than one feature point on a facade can split the viewer’s attention and make them uneasy. Good design is simple but stylish. However, some homes have no focal point and look flat. So how can you jazz up your home’s facade? Nothing beats a nice front door – and it’s one of the most inexpensive changes. Start there and you’re well on your way to improving your home’s facade.
When working on a client’s home, I like to add panelling, screening or a deck at the front entry. These features depend on style and suitability but there are plenty of other ways to emphasise your entry, including a small roof addition or pots planted with lush greenery. Be sure to integrate the style of your additions with the style of your home. You can certainly modernise your home when you make changes; just ensure that they blend together. Contrasting materials and colours works well to create a strong focal point, so you’ll see in my designs that I will often use this technique. Lighting is often an afterthought, but it is a great way to add visual contrast at night.
Stylish landscaping can be used to soften the overall appearance of your home. Adding immeasurably to your focal area, you could plant a lush area near the front entry. Consider planting in tiers, and one tree in the middle of the yard can work well, too – as long as it is not blocking your focal point.
