n the day I visit this sleek, white house in St Kilda East, a former owner happens to be wandering through having a loving look at her old house. “I wanted to see what he’s done,” she says cheerily. The agent explains that the house was built in 1934, renovated in 2014 and again in 2018 – and everything is sparkling. Touches such as a striking teardrop chandelier and some windout windows hint at one more renovation in the 1970s but all this renovation action comes together well. It has given the house a welltended and very liveable look and feel – and it is this the ex-owner is delighting in. On the corner of Vadlure and Denman avenues, the house has a wide, glistening facade with a large

porch guarded by two trimmed balls of greenery. Inside, a wide oak-floored hallway has the main bedroom, with en suite and built-in wardrobes, to the left – it is the first of four very large bedrooms, all with new grey carpet and white walls. A door then connects to a large, almost-square family room – it is this room that prompted the ex-owner’s joy. The heart of the house, it overlooks or connects to much of the rest of the house, including the large newly renovated kitchen to the right.

The kitchen includes a marbletopped island bench, a gas cooktop as well as an electric one, a Bosch oven and two-pac cabinets. Double doors open into the family room from the original entry hall and that dramatic entrance provides a view through a wall of glass at the end to an outdoor entertaining area and the garden beyond. There is also a door to a children’s wing which holds another three large bedrooms. Birkin all the way to the bank Various designer handbags find themselves on the index – Chanel, Dior, Louis Vuitton – but it’s almost exclusively the sale of a Hermes Birkin that makes headlines. The most expensive handbag ever sold was $448,514 for a Birkin in 2016. Since its creation in 1984, the Birkin handbag has become arguably the most sought-after fashion accessory in the world. And because supply of new bags is kept low and available by the manufacturer to a hand-picked elite, the second-hand collector market has become lined with gold. The handbags are now an instantlyrecognised status symbol.

For context, less than two weeks later an apartment in innerMelbourne sold for $7000 less than that. It’s nice, too – hardwood floors, two parking spaces, and so on. So, which is likely to be the more lucrative investment? Judging by the problematic gauge of past market performance, a case could actually be made for the handbag. While that particular diamondencrusted Hermes Himalaya Birkin now holds the title of most-expensive handbag ever sold in Europe, auction houses around the world are regularly selling “investment-grade handbags” for small fortunes. In fact, during the past 14 years the Rare Handbag Index – tracked by Jersey-based dot-com JustCollecting – has outperformed property and sharemarkets in Australia. The index tracks the value of “regularly-traded and investmentgrade” handbags and is said to have recorded an increase of 170.1 per cent between 2004 and 2018. During that time the median house price in Sydney grew 103 per cent, according to Domain data, and the ASX 200 gained 73 per cent.

Leaving the top-tier $290k diamond bags aside, if you’d managed to get your hands on a $5444 Cognac Ostrich Leather Birkin (40-centimetre) handbag – made by (you guessed it) Hermes – 14 years ago, you’d have made a tidy 275 per cent return by now. It last sold for $20,415, according to JustCollecting. It’s the best performer on the Rare Handbag Index of 19. Thinking of investing? Here’s what you need to know So, with all that in mind, should you start “investing” in handbags? Probably not. To do well comes down to the ability to predict what will be fashionable and desirable a decade

ahead of the rest. Knowing what’s in vogue right now proves a tall order for some – including your correspondent. The market is, naturally, much more niche and has much less regulation than other markets. Experts advise against buying any fashion accessory and expecting a return. Spending up on a portfolio of investment-grade handbags is “very risky”, according to Melbourne fashion industry legend and purveyor of high-end accessories Christine Barro. “When Phoebe Philo was brought in to design Celine and revive that brand [in 2008] … I had those bags and I just couldn’t get enough of them. It became this easysell,” Barro says. However, tastes changed, Philo moved on, and now “it’s dead”. “As soon as the doors would open at Harrod’s everyone would rush to the

hen people arrive at architect Michael Artemenko’s Cremorne front gate for one of Open House Melbourne’s peeks into the city’s built-environment, they will be greeted by a Victorian terrace that looks not unlike its neighbours – and thousands of similar terraces around Melbourne. Visitors will likely enter with a mixture of hope and apprehension, knowing they are about to confront Melbourne’s most enduring architectural challenge: how to get light and liveable spaces into 19thcentury Victorian terraces. When Artemenko, director of FIGR Architecture and Design, oversaw the renovation of his family home, he knew the challenge ahead of him. He wanted more light, more separation of spaces, more contemporary and useable family areas. But that didn’t mean adding an overblown extension. “Our strategy was to increase the perception of space, without increasing the footprint,” he says. This involved shaving a little space off several rooms to create more separate spaces. “You don’t get more space with open plan; you get less. Families need to be able to break away from each other, so you need separate spaces.” In some ways, the house reflects the 150-year evolution of Melbourne’s housing. “We wanted to take people on a journey, to let the light guide you through the building. We wanted to step from the shadow to the light.” On the weekend of July 28 and 29,

220 buildings will open their doors in the largest ever Open House Melbourne program. There are 70 new buildings in the program, and the suburbs get a look in this year with properties open in Beaumaris, Narre Warren, Essendon, Bundoora, Ringwood and Frankston, as well as five buildings within the City of Greater Dandenong. Properties include residential, commercial, industrial and public buildings, which range from small to gargantuan. They move from earliest white settlement through groovy ’60s apartment development to contemporary ways of reworking older housing. And the doors are opened on government and private properties that members of the public rarely get to see. For many people though, the real delight of Open House Melbourne is getting a peek inside houses a little like their own, that have been reworked or redesigned by some of Melbourne’s leading architects.

In North Fitzroy, Austin Maynard Architects co-director Mark Austin will offer another inspirational house for viewing. It will offer ideas and creative solutions about what to do with another of Melbourne’s pressing issues: urban privacy. Kiah House was problematic in many ways – on two street fronts with the typical ugly back fence. The owners were seeking more room in the period house; restful spaces that drew on their love of Japan but also a house that embraced rather than fought against two street frontages. Austin’s team tackled the two street frontages with daring, building virtually to the boundary. “The idea of building a new addition directly on the street is quite challenging to a lot of people; it challenges the notion of privacy and distance between public and private spaces,” Austin says. Yet the owners have total privacy, through control and power of what can be seen. “At Kiah, the owners control their own engagement/ privacy level through louvres, blackout and sheer curtains. “They are able to engage with their neighbours at both the front and the rear of their house as much or as little as they wish.” Austin hopes those visiting Kiah House will be inspired to re-think their approach to renovating an existing house, to recognise they don’t need to just knock down a house and start again, or just add a box on the back. Opening the doors seems to be helping open minds.

he work of architectural masters has influenced the timeless style of a development in Hawthorn. ne of Australia’s leading architectural practices, Hassell, will soon be making its mark on Collingwood with construction starting on Otter Street, a six-level complex with 17 roomy apartments. Once the project is completed in 2020, its distinctive facade will make for an unmistakable address. The lower portion is encased in white brick, while the upper levels are dominated by glazed walls to allow views of the surrounding cityscape. Every apartment at Otter Street has dual aspects, allowing plenty of natural light and cross ventilation. oor old Balwyn gets an unfair rap. A bastion of upwardly mobile middle-class comfort, it has been humorously derided by everyone from Kaz Cooke to Skyhooks for its stolid suburban respectability (as the band sang in its 1974 single Balwyn Calling: “A brick veneer prison is waitin’ for you”). Scratch the surface of this leafy borough 10 kilometres east of the city and a different picture emerges. Balwyn has a library, a football team, and a classic old-style cinema. It’s on the tram line and a growing number of cafes on the Whitehorse Road strip have well and truly dragged it into the 21st century. Development is booming in Balwyn. It’s common for new builds to reference older styles of architecture – neo-Georgian is popular, as are grand French provincial faux-mansions – with every conceivable mod-con. The population has been rapidly diversifying, too, especially with an influx of cultures. A huge drawcard is Balwyn High School, which is regarded as one of the best public high schools in Melbourne, as well as the proximity to the eastern suburban private school belt. even years ago, Annie and Peter Rose bought a run-down property in Melbourne’s inner north. The house was known as the “railway cottage’’, but this quaint descriptor belied the state of the property. Initially, their son Lachy and members of his band lived in the house, before the Rose family demolished the cottage to build their current home. The Roses worked with local architects Maura Baracco and Louise Wright of Baracco + Wright, who had previously designed a beach house for the couple, as well as an apartment in Melbourne’s Cairo building. This long-standing client/ architect partnership and relationship was cemented over a shared love of Robin Boyd. As well as appointing their architects, the Roses engaged Julian Barlow of Atma Builders for the construction, and said he did an

excellent job on the tricky shape of the unique home. “Every architect, builder, designer or tradesperson who has been to this house since its completion has marvelled at the finish and craftsmanship that is evident in this build,’’ Annie says. The Roses’ design brief was for a house that “would see us through the next steps of our lives, and hopefully forever’’. With now-adult children, the couple no longer needed a large home, nor space for cricket games in the garden. After much consultation between clients and architects, two small, adjacent houses were designed for the irregular-shaped block.

The Roses are now proud owners of “two spacious houses and a lovely side garden on the site’’. Importantly, the house also incorporates a “decent-sized wine cellar’’. Priorities! The curving front and triangular shape of the building is a tip-of-thehat to art deco design, as well as a nod to the aesthetic of surrounding houses in the suburb. Annie says this generous rounded space is like being on the “bridge of a boat’’, when standing at the kitchen bench. The living room operates almost as a theatre-in-the-round, providing the owners with a view across “270

degrees, that is really beautiful whatever the weather’’. Annie says the design is both private and connected to the community, with an outlook over the park to view acrobats, school sports and weddings. For all its wow-factor, this home is an understated and elegant response to an odd-shaped site. Lighting the way

T

he simplicity of Shaker style informs this restrained renovation designed to highlight the existing features of this townhouse. The clients, a retired couple, engaged interior designer Adele Bates to address several aesthetic and practical shortcomings at their townhouse in the inner-city suburb of Toorak, in Melbourne. Because of its position, the interior of the two-level, three-bedroom building was extremely dark, with access to natural light through windows on the front and back walls only. The sombre palette of colours used throughout, including timber floors that had been stained an offblack, exacerbated the problem.

The wrought-iron staircase – a safety hazard for the clients’ young grandchildren – was another issue that needed to be fixed. “The project was really about injecting life and light throughout the space, and bringing in more of the natural light,” Bates says. “The interior was quite severe, and there were a lot of dark materials used consistently throughout the home.” Working with the existing features as far as possible, Bates engaged a flooring specialist to sand back the herringbone parquetry to achieve an ash blond shade. The timber floors were then finished with a light wax stain. “You can’t always tell how a natural timber will perform when you do pull something back, but we were really

happy with the outcome,” Bates says. Skylights were installed, the layout was reworked, and built-in storage was added, creating the foundation for an open, light-filled residence. Bates also updated the staircase to make it safe for small children, retaining the existing handrail and reconfiguring the balustrade. In the kitchen and living room, custom joinery provides a contemporary reinterpretation of the elegance and simplicity of the famed Shaker aesthetic. Bates chose to keep the features in these rooms pared back and understated so as not to compete with original details, such as the architraves, cornices and full-height doors.

“It’s about respecting the existing heart of the home and allowing those features to breathe within the space and contribute to the space,” Bates says. “They’re not fighting for your eye by having too much continued detail.” The furniture, objects and artwork continue the project’s emphasis on neutral tones and natural materials, enlivened with unexpected pops of colour such as the red timber bar stools in the kitchen. “We wanted a neutral, uplifting palette, but nothing too stark as well,” Bates says. “It’s calming, it isn’t about hard contrasts, and it works with the greys of the natural timbers.”

he house starts as “an inwardlooking, heavily-grounded and masculine” Victorian villa in what architect Jane Riddell calls a beautiful, parkscape Hawthorn site of 1300 square metres. After a substantial extension which responded to the client’s request for a home that would engage with its big garden and 100-year-old specimen trees, it gains a whole new behindthe-scenes personality of visual porosity where interior and exterior boundaries melt away. It also earns Jane Riddell Architects a joint win (with Kennedy Nolan Architects) for Best Heritage Extension in the 2018 Boroondara Urban Design Awards. Leaving the main bedroom suite that now includes a spa-like bathroom, a study and gym under the reinstated Welsh slates of the old roofline, Riddell took her first cues for the extension – repeating columns – into an addition that, once across a long, glass-sided connecting walkway, becomes a multi-courtyard addition with two bedrooms sharing a “Jack and Jill bathroom”, a gallery and a large kitchen-dining-living room with 3.5-metre ceilings. This clear and lovely pavilion-style structure evokes Philip Johnson’s classic and much-celebrated 1949 “Glass House”.

Yet here the amenity is individuated by a covered verandah where black columns pay respect to the verandah that would have originally been on the front of the house. “They’re the lost verandah columns rendered in a pattern and rhythm that is contemporary and that frame portions of the substantial landscape; little pastiches of the backyard as you look out,” Riddell says. The proper verandah allows the occupants “gentle engagement with the garden all day, starting on the east verandah in the morning”. The refined perfection evident in the finish is there in all aspects of the addition and is overtly exemplified by the white, narrow and stack-bonded brickwork that the architect says references the (rendered) brick in the original villa.

It’s in the new oak floors that, in the connecting bridge, gently step up and that reference the restored Karri floors in the old house. It’s there in the oft-encountered courtyard vignettes, and the constant breaking-in of natural light “as it passages during the day”. It’s in the breakout verdant viewpoints and sky glimpses that are always emphasising the rare luxury of such an unusually large inner urban site. But none of it is ever at the expense of a new extension also imparting a sense of being embracing and comfortable, Riddell says. “All the doors in the great room slide or pivot open and the scale does acknowledge the scale of the block.
