Indoor-outdoor living has been perfected in this
Toorak Residence by Workroom Design, which cleverly uses a concrete and glass palette reminiscent of Brazilian modernism. The line between the living room interior and adjacent outdoor space is blurred, creating what Workroom Design director John Bornas calls “an outdoor garden that breathes life into the innercity home’’. From the lower floor the occupants feel completely open to the garden, but the view from the street is restricted to a large white box supported by a concrete wall. “Our brief was to create a family home – an oasis from the outside world that connects the interior and exterior, where large open spaces allow for the togetherness of family, but also provide a secluded sense of space, and refuge,” Bornas says. “Our approach was one of simplicity – to create a house that transcends fashion. To make a connection between the building and those who live there that is grounded in a rigorous exploration of scale, form, space and material.” Further, the warmth of the raw interior palette adds another layer upon entering the home, completing the multisensory experience. veryone wants something better: whether it’s the fear of missing out or the “grass is greener” feeling that drives homebuyers to aim higher as they progress through the property cycles. It’s this pursuit of better and the desire to own a home that is theirs and theirs alone that drives apartment buyers, particularly downsizers, to opt for high-end, boutique projects. Exclusivity is a powerful tool for developers and agents taking aim at Melbourne’s wealthy set. They know that the interests of buyers with deep pockets is piqued by properties boasting design features and amenities like no other. It is why the words “bespoke” and “luxury” are used in almost every property marketing campaign. Yet few apartment complexes can claim to be truly different. Today’s apartment buyers are highly aware of what makes a product unique, says architect Randal Marsh of Wood Marsh Architecture. “Twenty years ago the number of people buying into apartments was relatively limited,” he says. “That’s completely swung around so you are seeing demand for the high end.

“Most of today’s apartments are like houses. However, they offer greater security and, often, views over the water,” Marsh says. “It’s a much more sophisticated buying market and a broader range of people who are looking.” Marsh recently completed designs for 26 and 28 Esplanade, Brighton, for the same developer. The two buildings are nevertheless very different and highly original. The first is clad in dark zinc metal with a series of fins to provide privacy and protection from the elements and low sun.
The other building has an off-white rendered masonry shell with circles randomly punctuated across the facade. One building houses four apartments, while the other comprises seven, taking up half or whole floors. Marsh says both inhabit the same architectural language, driven by the serenity of Port Phillip Bay just across the road. Passing ships served as his inspiration for the porthole windows, and balconies have been shaped like the curved hull of a ship. Experimental architecture impresses some but turns others off, so Marsh said he tried to strike a contemporary tone unique enough to entice – not alienate – buyers. Serious competition in Melbourne’s apartment market means buyers are wising up to the critical roles played by architects and developers in the finished product. Some even liken buying an architect-designed building to buying a piece of art. “It doesn’t take much to do a bit of research on an architect and developer and, with the endless range

of apartments on the market, that’s what people are doing – looking at those two factors before they make a decision,” Marsh says. Anyone researching the track record of Marsh and partner Roger Wood would find some serious distinctions: a slew of awards from the Royal Australian Institute of Architects for buildings dating back to 1985, including the Australian Centre for Contemporary Art at Southbank, Yve apartments on St Kilda Road and the Gottlieb House in Sydney. Sophisticated buyers are not only paying more attention to what is architect-designed and what isn’t, but also to the architect brand. When news of two Melbourne towers designed by the late, great Zaha Hadid broke, there was a flurry of excitement from not only those in the design world, but those in the market to buy. High-end projects designed by renowned local or international architects fetch high prices. At 26 and 28 Esplanade, prices start at $3.2 million and go up to $10.5 million. Contributing to the price is the level of exclusivity within the project. Residents will have their own private garages and each building will have its own private lift lobby.
“These people are wealthy, successful, intelligent people and luxury really is space and the ability to have lots of it,” Chu explains. “Our view is we don’t believe in having high maintenance costs and, I think in some apartment buildings with theses facilities, there has been a bit of shock at the body corporate fees. We want the body corporate fees to be kept at a reasonable level, so we build without those swimming pools and bowling alleys to keep fees reasonable. “That’s why these apartments are oversized, being from 225 to 450-square metres, we feel that is more attractive to people coming from a large house.” Those downsizers who have lived in family homes for decades are pushing the trend towards bigger apartments in boutique projects. If they are lucky enough to have few limits on their spending, they can create limits on their sharing. For many, living in a one-of-a-kind apartment is a no-brainer. After all, who doesn’t want to live like a VIP?

Despite the site allowing for the possibility of as many as 130 apartments, developers SC Land wanted to limit the number of dwellings to ensure eventual buyers would be spoilt for space. “It’s a vast under-utilisation of the site, but that’s because we believe in larger units, better quality living and more exclusivity,” explains Lance Chu, SC Land founder. While some developers are creating
tiny studio apartments as small as 40-square metres, three-bedroom apartments at 26 and 28 Esplanade span up to 270-square metres and the four-bedroom penthouse comes in at a grand 460-square metres. Creating such spacious residences meant sacrificing shared facilities – communal lounges, rooftop terraces and swimming pools – commonly available in today’s apartment complexes.

Instead of stock-standard retirement villages, Australia’s newest developments aimed at retirees are “vertical communities” where socialising is encouraged through indoor gardens, artist studios and games rooms. The Grace Albert Park Lake is one such example. The 18-storey complex will house 79 one, two and three bedroom apartments including a three-bedroom 301-square-metre penthouse.
Shared spaces at The Grace aren’t like those commonly found in apartment towers. f you want maximum bang for your buck when it comes to what to plant in your garden, you can’t go past edible flowers. Not only do you get a delicious edible addition to your homeprepared meals, but edible blooms also attract important garden pollinators such as bees and hoverflies, and they create a stunning array of colours and aromas in spring. Edible flowers have been cultivated by different cultures for thousands of years. Many people are often surprised to learn of the wide variety of flowers that are not only edible but can also add a complex savoury or sweet flavour to an array of dishes.
They can be added to salads, cakes, desserts, drinks or used as a garnish. I recommend growing your own. Diggers has a great starting seed mix (diggers.com.au). You’ll get a mix of borage, calendula, nasturtiums, marigolds and cornflower. Your flowers will grow well in full sun in well-composted soil along garden borders, in raised beds or in pots. Here are some of my favourites: Borage These five-pointed, translucent mauve flowers are sweettasting and perfect as a garnish for desserts and cakes or frozen in ice cubes with a G&T. ■ Pansy Pansies have a mildly evergreen flavour and are lovely in a green salad.
Marigolds Have a saffron-like flavour and are a wonderful warming, spicy addition to salads and savoury dishes. ■ Lavender Sweet and floral, it can be dried and added to biscuits, cakes and ice-creams. And don’t forget, the flowers of your garden herbs, such as basil, thyme, rosemary and coriander, are also edible. If you decide to buy or forage for your flowers, here are a few guidelines to follow: ■ Only eat flowers obtained from a reputable grower. ■ Do not eat flowers from a florist or nursery. These have often been treated with harmful pesticides or chemicals and are not safe for consumption. ■

Chamomile Makes a perfect tea, especially at bedtime because it is caffeine-free. ■ Nasturtiums Packed with spicy, peppery flavours. Pickle their seed pods and use them like capers. ■

laire and Hayden Halford purchased their Yarraville home four years ago, after falling in love with the retro feel of the property. They were charmed by the pelmets, plaster work, lightfittings and floorboards‚ but the original floor plan needed a little
work to accommodate modern family life. Working with interior design firm Brave New Eco, the Halford family reconfigured the home, turning a pokey 1950s layout into the perfect functional family home – without sacrificing any of that mid-century magic. ast week on The Block, contestants tackled the biggest, and potentially most expensive, room in the show’s history – the open-plan living and dining room. “Designing a successful open-plan living and dining area can be testing and costly,” says designer and stylist Rebecca Johnson. “Today we live more casually. We want to be chatting to our family and friends while we cook. It is the modern way of living, but only rewarding if our spaces are well planned and equipped. The challenges of open-plan living extend to lack of wall space and excess noise to clutter and lack of privacy. Luckily, with good design that incorporates

the right investments, they are obstacles that can be overcome.” So where to splurge and where to save? The experts let us know.
Visual dividers When planning, consider how each zone will be delineated and how flow will be achieved. “Because the living and dining areas are open to each other, there should be a subtle divide that still allows flow,” says Johnson. “This can be achieved with a piece of furniture, floor rug, art, or a lowset partition. Each becomes a visual divider without becoming a boundary. Such pivotal pieces are well worth investing money in.”

I
t’s the polar opposite to the “my house is bigger than your house ... my architect is more famous than your architect” palaver: at the annual Sustainable House Day on Sunday, chest-puffing boasts are more likely to be about how many bathrooms your home does not have. That the house in question might not have the most elegant of roof lines either is not the point. Rather, check out that photovoltaic panel loading! Among the 250 environmentally progressive homes that will be open to the public, some have such a kilowatt-heavy gain from their sunshine harvesting they can claim an annual $5000 saving on electricity. Some have never seen a water or power bill. Sunday marks the 17th and biggest Sustainable House Day yet, organised by the Alternative Technology Association to stimulate interest and hopefully, copy-cats. The incredibly eclectic collection of homes that will open Australia-wide have either been built to perform at up to 10 stars; retrofitted with energy efficient features, or are “gradually improving” to bring an older home in line with what are today automatically in-built sustainability strategies. Whatever the shape of the place – and some are quite ordinary to the naked eye; more than a few are tiny, and a lot have chooks in the yard – invariably the free or gold coin admission will give you face-time with a passionate owner who is volunteering to, as the association puts it, “inspire and educate ... and up-cycle your knowledge”.
The Eco Granny Flat There’s a part of a new gabled building that opens on to a back lane in Naremburn on Sydney’s north shore that continues to serve as a garage. The accidental occupant, interior designer Louise Sullivan, originally replaced an old shed/workshop at the back of her home intending the single-bedroom structure to become a rental. Yet it proved too appealing as a simplified lifestyle option to resist. So, having subdivided a comfortable chunk of her garden for private use and rented the big house, she sorted her needs from her wants, did a brave downsize and moved herself in. Designed by Anderson Architects, the 15-by-5 metre “shed” – with the mezzanine bedroom and bathroom under half of the 5.5-metre roof apex – sits on a footprint roughly the size of a small inner-city terrace. Its form is as uncomplicated as they

come: walls and a pointy roof. But its easy, elegant and contemporary cohesion is proof of the involvement of an architect with a leaning for sustainable design who maximised the insulation, thermal mass, double glazing and summer shade canopy to bring the polished little abode up to an 8.8 thermal performance rating. That architect, Simon Anderson says he “really enjoyed the scale” of the construction, and that his client had “a decent budget to achieve something bespoke”. While the timber frame is an offthe-shelf product, Anderson has expressed it internally to trace the building’s pure form so that features as incidental as the connecting bolts become things of beauty. Frameless windows, skylights which can open and the 2.7-metre sliding doors which, at a push, can open up most of the northerly facade, flush the building with light and fresh air to such a degree that Sullivan told her architect: “I feel like I’m living in a tent in my garden.”
Tiny Footprint House Ferne King and Chris Wenban left their professional services jobs to start up a tiny house building company with a particular customer in their sights. King says she and Wenban set out specifically to cater predominantly for “over-50s women, on their own, who don’t have many housing options if they only have $200,000$300,000 in the bank, and who are very anxious”.
The Tiny Footprint company only builds to order. King’s mother needed built-in aids in hers, such as a lift bed and ramp access. She also has a space-maximising, covered 2.2-metre front verandah that doubles the floor width of the 7.2-metre house she has currently parked on the King family acres at Kinglake, outside Melbourne. “There are big, cedarframed windows, fold-back front doors, an 800-centimetre kitchen bench made of ironbark, underfloor heating and a whole wall of really efficient shelving down one end,” says King. The tiny home is connected to power and other services. Typically, a similar house could cost about $110,000 to build. King estimates that even the cheapest available conventional rental would cost her mother at least $350 a week. Another bonus: there was no having to deal with construction delays and setbacks. The build only took eight weeks to complete and now King’s mother is free to set up her tiny home wherever she pleases. A way with the pixels
F
orget thinking outside the box. In Stockholm, thinking inside the box – or towering pile of boxes, to be more precise – is generating a whole lot of buzz. Norra Tornen, translated in English to Northern Towers, are a pair of skyscrapers that will rise 30 and 35 storeys in the Hagastaden district, a new neighbourhood still under construction in the Swedish capital. Designed by Dutch firm OMA for developer Oscar Properties, the twin

towers will be the tallest residential project in inner Stockholm. While the height is an obvious standout feature, it’s the design that’s really getting people excited, if the #norratornen tag on Instagram is any indication. More than 1000 posts – many from admiring locals – document the construction progress, with effusive captions such as “Can’t help be impressed”, “Modern pyramid in the making” and “New architecture masterpiece”.
Built using a technique reminiscent of Lego, minus the eye-watering colour scheme, the towers are characterised by bay windows and recessed terraces laid out to create a rising zigzag pattern. One of the inspirations was the Canadian architect Moshe Safdie’s radical housing designs from the 1960s, the most famous of which is Habitat 67 in Montreal. For Australian observers, there are echoes of Sydney’s Sirius building.
According to the developer, Norra Tornen will act as an architectural gateway to Stockholm and represent a hub between the urban district Vasastaden and the burgeoning Hagastaden neighbourhood. The first tower, Innovationen‚ was completed in August and includes 182 apartments. Nearly all have sold. The second building, Helix, is expected to open in 2020 and will house 138 apartments. Prices range from 5.5 million SEK (about $825,000) for a one-bedroom unit to

45 million SEK ($6.74 million) for the four-bedroom penthouse with a roof terrace. Typical two and threebedroom units have floor areas between 80 square metres and 120 square metres. Most homes offer farreaching views over Stockholm. Reinier de Graaf, chief architect at OMA, says light plays an important role in Scandinavian lives and homes, particularly because of the darkness that descends on the city for part of the year. “At Norra Tornen, light and also the feeling of being outside is a key part of the architecture,” de Graaf says. “The recessed terraces become an extension of the living room, giving more of an outdoor experience than a traditional city balcony. Plus, they shield against wind and street noise.” For the facade, the architect wanted to “escape from the symmetrical blocks” that dominate contemporary urban architecture. “The pixelated character of Norra Tornen differentiates the towers from all their surroundings and gives the
buildings a visual life that makes them curious to the human eye.” Like many historic city centres, Stockholm’s oldest buildings fall on the warm side of the colour scale, dating from the turn of the 20th century to the 1930s. Norra Tornen’s facade is made of rough-hewn, stone-mixed concrete in a sand-coloured finish. “You look out and up towards a development that softens and warms Stockholm’s silhouette,” de Graaf says. A cinema suite, gym and spa complex with sauna are among the communal facilities, as well as a party floor and guest apartments. The founder and CEO of Oscar Properties, Oscar Engelbert, describes the towers as the most innovative housing project in Stockholm for many years. “My impression is that the city of Stockholm is very excited about the project,” Engelbert says.

Timeless appeal shines through

A
s an ambition of architectural intervention, the concept of creating something timeless has become such a cliche in the trade it has all but lost its meaning. But this Hawthorn house has been refreshed by Templeton Architecture for a family of six – picture four growing boys in need of bigger bedrooms living with their parents in what Emma Templeton first saw as “a tired aesthetic in spaces of extravagant volumes”. The result is a comprehensive, indoor-outdoor dwelling of such indeterminate period provenance that it presents as an intriguing original. Some clues to help peg the size of the challenge was a five-bedroom, three-level home on a large sloping block, a conversation pit, dark slate surfaces and bulky circular concrete pillars through the living areas, dim natural light, a central courtyard full of carport, and a pool with a lion’s head fountain surrounded by terracotta tiles.
Another clue: It was built, with some obvious architectural input says Templeton, in the extravagant 1980s. Now simplified, lightened up, given luxury appointments and classy new
surfaces such as polished concrete, oak and Elba marble in bathroom and kitchen benches – one of which runs for eight metres – Templeton believes she has been true to the understory while awakening the building’s more attractive potentials. Although some of the bedrooms were extended and the bulky pillars removed, the main physical change was an eight-square-metre rear addition, rising 6.5 metres into a north-east corner void of light in the living room. With custom-made, steel-framed windows as a statement piece in themselves, it’s an ideal reading nook for which Templeton Architecture also designed the backless seating bench. “We designed the bench to relate to the windows and as a place where you can sit and have great visual connection to the garden,” she says.
Blue is the tonal wash of the edited Scandi-mood palette and ties in wonderfully with the various iterations of bluestone that pave and backdrop the pool deck. In smaller blockier form, bluestone paves the lane-like side driveway. Hand-made Danish bricks make foothold steps in the centre of the rising path. They’re what the new outdoor fireplace, with its pizza oven, are also made from. “We wanted texture rather than a flat finish to the bricks and they have a lovely proportion, too.” Much was concentrated on the side path and courtyard because this is the main entry portal into a home that Templeton wasn’t originally sure she could reinvent to be timeless. Considering the heavy 1980s personality she first met, she has accomplished her mission with a real refinement. templeton.com.au

This preoccupation has persisted and the further south you build or renovate, the more light you’ll be looking to bring into your domestic setting – especially in winter. Architects have become adept at working the angles to admit winter
daylight, modify the high, hot summer sun, and to banish moodflattening gloom. They’ve become clever at custommaking skylights and finding clever placements for them in our houses.

When Anita Panov and Andrew Scott, of Sydney practice Panovscott, entered a little, lane-fronting 1980s cottage of no particular charm – one their client wanted to alter to become an occasional city pad for his country-based mother – it was a midwinter’s day. “We stood inside the living space in the centre of the site and it was dark and cold, miserable and quarry tiled. Our reaction to the space was visceral and immediate: ‘This is horrible. This space must change’,” Scott says. So what they did next was quite contrary. “We took the roof off,” Panov says. “And then it flips the whole program of the house,” Scott says. “The tiny little living room becomes private open space with access to light.” As the core courtyard to the two-bedroom cottage, “it’s a beautiful little space and it animates all the rooms around it. And that’s magic”. The bonus of this roof-razing move was not only encouraging daylight to dance directly into the new living and dining space that was shifted to the front of the building, but by retaining the chimney breast as an outdoor hearth they scored a working fireplace in the middle of Woolhara, Scott says. Relocating the living spaces meant building new structure along the southern boundary. Above a plinth of sandstone and using highly-speckled sandstock brick that the architects happily note over time “will gain a certain

decrepitude and mould”, Panovscott conjured up a facade that looks like it might have been there for a long time. It also has what appears to be a fat chimney in one corner. It doesn’t. That’s where a triangular skylight has been set into the roof. A sliding screen of wooden battens can open and close a long window in the new front wall. Not quite done with creating more opportunities for illumination, the bedroom scores a skylight and so does the shower, which gives every appearance of also having lost its roof. It hasn’t. “A single large piece of glass above the shower reveals the melding of paperbark and hackberry limbs entwined far overhead.” It’s another instance that depicts how many new uses there are in making more of what we used to know as windows. We’re now getting all sorts of novel outlooks and effects.
Looking up into the light

The 1800-millimetre oculus above the new circular staircase was, says architect Berit Barton, “another way to get light in and create more drama as you walk up into your own world”. Barton, studio director with Melbourne’s Pleysier Perkins, led the practice’s return to a polished Armadale warehouse conversion they’d done back in 2006. Although he looked far and wide, the client could find nothing that could better his two-level family home. But the family did need more space so the default option was to stay put and add a third level as a main suite.

The first idea was to do a crane-on prefabricated structure “that might take a week to install” but council scuttled the ambition and, after an 18-month log-jam in planning and with lots of conditions and a height limit built into the permit, Pleysier Perkins found not only the need for a highly-engineered solution but also found Mark Weill, a commercial builder “who was up for a challenge like this”, Barton says. A spiral stair was the most effective way to get from one level to another. It was built in a wardrobe space and next to an existing skylight that gave a hallway a gallery-like feel. When viewed from above, the oak treads suggest looking into a shell. The architect was keen to preserve the slot of sky so a steel beam, encased in plaster, now crosses it. The oculus and stair have the same diameter and deliver “a very graphic” experience for the adults as they ascend to a “calm, different world” that affords privacy along with outlook to the distant city. “It’s a really light, quiet space.” pleysierperkins.com.au
