What I love Architect Bill Lucas is responsible for some of Australia’s most beautifully preserved mid-century designs. Fifty years after it was built, one of these will again change hands. Across multiple levels, sandstone within the walls meld this home with native bushland. Agency Modern House offers the listing.

Note from the editor Welcome to AFL grand final week in Melbourne. Hours of preparation, sweat and tears, and exhaustion at the end of a dedicated campaign; and that’s just the vendors. I have never subscribed to the theory that the biggest sporting weekend in Melbourne isn’t a good time to auction – less competition may well yield a result that deserves a bigger celebration than the one West Coast or Collingwood will be party to after the final siren. For other potential sellers who have kept their powder dry, the conclusion of the big game marks a flurry of activity in the weeks before the spring racing carnival, which many regard as a selling sweet spot. What is your property’s selling point, the feature that helps it to burst through the pack like Mapgie Scott Pendlebury on the ball? In this week’s feature story we explore one of these selling points – views – and where is best to buy. The suburbs with enviable vistas may surprise.

When it comes to prime real estate close to top-flight schools, this A-grade innereast property on 1136 square metres is first-class and a fence line away from the Scotch College campus. The Briars boasts an 1890s pedigree and 21st-century smarts, thanks to a fiveyear-old renovation and extension that delivered a poolside patio and barbecue area, marble kitchen and voluminous open-living zone. Its chandeliers, grand spiral staircase, ornate ceilings and fireplaces won’t go unnoticed. Neither will its north-facing al fresco area. At ground level are the main

Modernising this modernist masterpiece with painstaking care, the vendors paid tribute to its midcentury riverside enclave and eminent architect C. Victor Dumbrell, while elevating its liveability to luxury levels. Connected formal and casual living rooms (above a vast rumpus roomhome office) look out to treetops and dramatic landscaping. The bedroom wing is set at an angle to hug the entertainment terrace. Opulent and authentic finishes, hi-tech inclusions and Studley Park proximity give this property special status. Priced and packaged for buyers upsizing from an apartment or downsizers seeking minimal maintenance, this homely California bungalow is easy to like. For a start, its 373-square-metre block is among “lovely neighbours, the agent attests, in a quiet cul de sac just metres from Glen Huntly Road shops and tram routes going north-south, and east-west. It features lovely stainedglass windows in all three bedrooms, a renovated kitchen and bathroom, full-width rear verandah and a separate studio/shed. This has “the good life” cemented in its Edwardian mortar. Built about 120 years ago, this warm and sun-filled residence has been fully renovated. Today, it boasts several family friendly areas, including a casual living and dining addition next to a gourmet kitchen, all overlooking the manicured garden, pool and spa. Its 883-squaremetre block has ample room for a massive outdoor entertaining terrace, complete with barbecue and pizza oven. Sparkling bay vistas are just one aspect – although high on the list – that will delight about this modern and striking family home. Its address, on a hill that affords prime views of the ocean, is highly sought. Landscape architects COS Designs created the outdoor entertaining space – including a sunken fire pit, pizza oven, lap pool and spa – and a balcony off the living and dining area is to where to relax and marvel at the water kissing the horizon. Fine touches such as the luxurious heft of New York marble in the kitchen and a surround sound system emphasise this home’s designer credentials and exceptional attention to detail. Million dollars views

W

alking around Melbourne, from the Queen Victoria Market to the Royal Botanic Gardens, in the shadow of the skyscrapers, there are certain points that take your breath away. The city’s tall buildings, lights and cranes are all around. Even from this central location, some twinkling vistas are better than others. Case in point; the Gardens, a prime patch of city real estate known as the Domain Precinct. Unless you’re in the towering apartment block on Anderson Street, South Yarra, in the leafy zone, even an address around here will probably only get glimpses of the city. Gary Ormrod, associate at Kay & Burton, sells in territory that includes St Kilda Road, which he says offers the best views. “Here you’ll get properties looking over Port Phillip Bay, Albert Park Lake and the city.”

And so, some of the most valuable, postcard-worthy views of the skyline are in the suburbs. The scenery in Ruckers Hill, Northcote, has the power to stop you in its tracks, despite not having a lake or being on the cusp of the bay. It’s the city in the distance that impresses. Clarke Street curves its way from Northcote Station to High Street and is one of two streets known for capturing city outlooks,

according to Sam Rigopoulos, a director of Jellis Craig. “On Ruckers Hill the properties on the south side of James and Clarke streets have the best CBD views in the area,” he says. “There’s a mix of housing, including some larger historical properties and higher-end properties, worth around $2.5 million to $5 million.” Best of all, the scenery won’t be built out. Charles Bongiovanni, a director of Alex Karbon, points to Moonee Ponds and Maribrynong as suburbs with top city views. “But the best street outside of these suburbs? Well, Park Crescent, Aberfeldie, would be up there. It looks over Aberfeldie Park, and the Maribyrnong River, and has the best views over the city,” he says. Further north west, Gowanbrae enjoys top city vistas, despite being 13 kilometres out. Some homes in Pascoe Vale can have superb city

views — depending on where the property is on the hill — as do select homes in neighbouring Oak Park. Hawthorn East shows the city in its best light: from a park bench in Anderson Park (on Anderson Street) you can see AAMI Park, the Arts Centre and the city’s skyscrapers. Around the bay, Williamstown shines when it comes to beachside homes with CBD views. The houses range from modern to heritage and dilapidated, in which case, the value is in the land – and the landscape. Agent Wayne Elly, a director of Greg Hocking Elly Partners, has an all-glass home on the much-sought address of The Strand, between Williamstown and Newport. From here, homes look across the water to the shimmering buildings, with no impediments. “The houses with more glass in them tend to sell for more,” Elly says.

ustralian homes are more diverse than in most other countries around the world, and the best are constructed with a signature style that showcases the earthy, textured materials inspired by our landscape. It is the combination of these natural elements that makes a statement of individuality, while reflecting the country’s architectural identity and unique mix of cultures, eras and people. Looking at recently built homes on the market today, you’d be hardpressed to find a property that isn’t built or styled with one of the following materials. We spoke to some designers about how they use the Australian palette.

The great Australian palette

The vast array of timber colours, textures and stains make this a quintessential material of Australian homes. Not only is it long-lasting, the versatility of timber lends itself to virtually every home element and adds a natural warmth to a space. Over time, preferences towards certain timber varieties have shifted from richer woods with red undertones such as mahogany, jarrah and pine to lighter styles including blackbutt, birch and beech. Victorian Ash and moisture-resistant teak for outdoor furniture are among other currently popular variants. “Timber will never date, however, expect people to look for more variety in external profiles and textures,” says director of Altereco Design James Goodlet. “Recycled timber has been in vogue for a while now and provided it can still be sourced offers a rustic, unique, one-off feature, provided you are adventurous enough to break from the norm.”

Concrete

Porebski Architects, below left;

While it has been used throughout the world for centuries, concrete is a more contemporary material in Australian residential architecture, typically featured on facades, flooring and furniture. When used outdoors, an acrylic finish is typically applied to keep the material maintenance-free and water-resistant. Alex Porebski, director of Porebski Architects, is a concrete enthusiast who sings its praises for floors, walls, ceilings, columns and beams, through to built-in seats. He says the material can take on both a subtle role by showcasing its soft and spatial qualities, or to create a standalone statement. “We often use concrete as it is so versatile and can be shaped to create curvaceous forms. Whether used with face-brick, or blockwork, or on its own, the tectonics of the project can be expressed,” Porebski says. In contrast, Goodlet says, “It’s in vogue right now, but very difficult to get right! Concrete is a very fickle and unpredictable material that will change over time. I expect people will start to opt for safer alternatives.”

“A mix of bricks and metal, or timber cladding embodies the quintessential Australian home.”

ALEX POREBSKI, POREBSKI ARCHITECTS

Since the 1950s, brick veneer has become a common building variation. Brick veneer is generally more cost effective than double-brick and sometimes installed for aesthetic purposes. Double-brick is a better thermal mass performer as it more effectively regulates the internal temperature of the structure. “A mix of bricks and metal, or timber cladding embodies the quintessential Australian home,” Porebski says. “These materials and TARA PEARCE

Marble has returned as the go-to luxury interior material of Australian homes – replacing the granite more common in the 1990s and early 2000s – and inspiring a boom in mainstream reproductions. While the popularity of faux versions will undoubtedly fade over time, the look and texture of real marble is enduring. “Introducing a natural stone element into your home adds sophistication and texture, along with pattern and movement. Marble is known for its natural beauty and often complements existing architectural elements, such as timber flooring or rendered walls,” says furniture buyer at Coco Republic Alexandra Dewar. Since marble is porous, it is rarely used outside and most popularly seen on kitchen benchtops and bathroom surfaces. The organic differences in each piece make every one a unique work of art.

Brick has been an Australian staple since European settlement, particularly the solid-clay varieties used on facades, interior walls, roofs and outdoor paving. It’s a classic material choice that complements most colours and architectural styles. “For a building material that fits in your hand, [true] craftsmanship can be achieved to create breathtaking structures and architecture. It is a material that has an enduring mindset for people and gives a project longevity,” Porebski says.

available in a variety of colours to suit different palettes. “It is a very versatile material, allowing itself to be folded and curved to follow the forms of the building,” Porebski says. Goodlet predicts metal variants will soon be more commonly used on customised elements inspired by the hospitality industry, such as bespoke handrails, towel rails and vanity mirror cabinets.

Carving out a place in the sun

But it is best known for the voluptuous sculptures and planters that Clark hand carves from local limestone – a creative practice he fell into by accident when a friend of his wife asked him to make a plinth. The pieces, which often feature soft curves, stumpy legs and tactile patterned surfaces, have a distinctive aesthetic that borrows from Clark’s background in construction and fashion. At 16, Clark left school to become a bricklayer and stonemason, following in the footsteps of his father, a former army man turned builder’s labourer.

journey to Australia from a small village in Scotland, with stints in Manchester and London, runs parallel to a creative path with many unexpected detours for sculptor Steven Clark. Clark, who moved to Melbourne from Britain in 2010 with his wife, Bobby Clark, a painter, has earned something of a cult following in his adopted home since opening his art and furniture studio Den Holm three-and-a-half years ago. The studio is named after the 600-strong township of Denholm (pronounced den-om), about 80 kilometres south of Edinburgh, where Clark grew up, and produces a range of custom-made pieces such as tables, counters and benches in timber, stone and concrete.

However, a couple of years later he found himself absorbed in a very different creative outlet, making garments in his spare time for himself and his friends to wear to music festivals. It was the sort of interest, he admits, that raised eyebrows in his community – a place, as he describes it, where “men are men and women are women”. “Dad though it was mad – I was going to football practice, and then coming home and sewing on Mum’s sewing machine in my room,” he says. “I’m a complete oddball – we literally don’t have any artists in family.”

Steven Clark, right, at work in the studio.

From there, Clark went to the University of Manchester to undertake a degree in embroidery; it was during this time that he also met Bobby. After a stint living in London, the pair travelled to Australia for what was originally intended to be a year abroad. Clark ended up working on construction sites for about five years, before opening his own studio – and the rest is history.

So what’s next? Clark is playing with the idea of new creations that combine embroidery and stone. “My mind’s always going, I’m always full of ideas,” he says. “I call it a drug – trying to give someone something that they’ve never seen before.” den-holm.com See more artisan works at: domain.com.au/living/design

rchitect Maria Danos and her family have occupied their stunning Mount Waverley property for the past nine years. The home was designed by Danos, and channels what she calls “the optimism of Melbourne’s midcentury modern homes”, so characteristic of the surrounding suburb. The house maintains this modernist architectural vocabulary through the use of faced brick, timber-framed window joinery, and varied ceiling heights to encourage the interplay of light.

The undulating site presented some challenges, but also offered an opportunity to sculpt the rear space and play with scale and elevations. This sculptural quality runs throughout the home, reinforced by the use of striking natural materials. Danos explains: “I used a limited palette of earthy, expressive materials, and have explored simple detailing techniques to convey the materiality of the finishes used.” These materials are appreciated and enjoyed by the whole family.

Christos says his favourite part of the house is the granite stone, in contrast to the black floors. For Eleni, the artworks and furniture are her favourites, for the way they “go so nicely with the house”. An eye for design runs in the family! The eye-catching granite kitchen benchtop is a key feature around which other materials were selected, including the dramatic introduction of primary colours. Cobalt blue enlivens private open spaces, accented with a sharp yellow, and framed with a red pivot door and carpets.

Lighting For Hayden and Sara, pendants and LEDs were the ideal way to fill their long, narrow hallway with light. “A great choice,” says Gorman. “As with all rooms, it is important to incorporate at least two types of lighting – task lighting (for when you are looking for a missing shoe) and ambient light to create an intimate and calm feel. Mirrors are also effective for giving the illusion of space and reflecting light.”

Floor runner One of the easiest ways in which you can inject colour and texture into an empty hallway is with a long, statement runner. “It’s an effective way to lead the eye down a hallway,” says Gorman. “Use a colourful rug to bring drama and fun, or a subtle palette to bring together a scheme.” Judge Neale Whitaker loved the floor runner Bianca and Carla chose to decorate their hallway, saying, “What a difference it makes to the feeling of homeliness and welcome”.

Storage and decor A great way to break up a long, narrow walkway is by transforming the area closest to the door into a purposeful entryway space, ensuring it is fitted with storage and hooks to hang jackets, stow shoes and leave car keys. “Keeping items off the floor using hooks, shelves and wall-hung cabinets is an effective way to clean up clutter and gain maximum floor space,” says Gorman. Luckily entryway storage can be both purposeful and design-driven, she says. Gorman says she loved Bianca and Carla’s choice of a gorgeous

“Use a colourful rug to bring drama and fun, or a subtle palette to bring together a scheme.” For Norm and Jess, skylights provided their hallway with beautiful natural light by day. “A shaft of light from a skylight gives a real sense of wellbeing,” says Gorman. “I like that they are placed to the side to allow a shaft of light to wash the wall. “It also makes a beautiful architectural statement. “I would suggest hiding the framework of the skylight with recessed architectural framing.”

ast week was hallway week on The Block, and the contestants are discovering that if first impressions count, then creating a chic but welcoming hallway is mandatory. “It’s a must, but definitely one of the most challenging spaces to navigate,” says designer Suzanne Gorman from Studio Gorman. “Hallways are often narrow and lacking natural lighting, so it is vital to ensure yours is free of clutter, well-lit and a stylish and welcoming space.” Both Hayden and Sara and Courtney and Hans struggled to impress the judges with their room reveals, discovering that cohesion is one of the key ingredients when designing the perfect entrance.

custom-made console for stowing personal effects, adding: “No matter what your style, choosing functional, beautiful pieces is always possible, so long as you keep them tall and narrow so they fit the space.” Jess and Norm were faced with an extremely narrow hallway with a very tall ceiling, so a mirror, artwork and small marble shelf was all the decor that was required. Judge Darren Palmer said he loved the sense of cohesion between the marble hallway shelf and the marble kitchen bench.

Art With an endless wall space spanning 14 metres, the winners of this reveal, Kerrie and Spence, decided to create a gallery-style walkway.

Upon entering their art-filled entrance, judge Shaynna Blaze exclaimed, “It’s so grand”. “I love this idea,” says Gorman. “Art is the perfect way to say welcome to our home.” Whether it is one or two pictures in the midpoint of the hallway, a line-up of art spanning the entire length, or a hallway crammed with eclectic pieces, the hallway is the perfect place to be creative. “I loved Kerrie’s vintage articles about The Gatwick,” says Gorman. “In the same way that art can tell the story of the family who lives there, this tells the story of the building.” See Domain judge Alice Stolz on The Block every Wednesday night and head to domain.com.au/the-block for the behind the scenes news.

he hipster-proof fence is full of holes – just look at Reservoir. This suburb, in the former badlands beyond Bell Street (the official name for that aforementioned fence) ought to have whiplash, the way it’s gone from ‘‘there be dragons’’ to an enclave that welcomes buyers priced out of the inner north-east. And that’s the way it goes. What happened in Fitzroy, Northcote, Thornbury and Preston – the suburban domino effect – is now well underway in Rezza.

It’s easy to see why. Only 12 kilometres north-east of the city and serviced by four railway stations on the South Morang line (Reservoir, Regent, Keon Park and Ruthven), the largest suburb in Melbourne has loads of fixer-upper potential. You can still find a house for considerably less than the Melbourne average ($728,000 on last count), and plenty of buyer interest has consolidated its investor potential (the boom has partied the price up 73.91 per cent over the past five years).

Reservoir gets its name from the three water catchments dating back to 1863, collectively known as Preston Reservoir, which continue to supply fresh water to Melbourne’s inner and western suburbs. Credentials for the young, urban professionals planting their flags here include a growing number of cafes, such as Lady Bower Kitchen and Clayton & Me, the presence of the Northside Rollers – women’s flattrack roller derby league members – and the Merri Creek Trail and

Darebin Creek Trail winding through parkland. LaTrobe University is just across the eastern border and Northland Shopping Centre immediately to its south. Residential apartment blocks are putting a new face on the urban streetscape. The big news for Reservoir is the imminent removal of the hated levelcrossing at High Street, which has featured prominently on RACV surveys of the state’s most maddening congestion spots.

s it getting hot in here? No, it’s just the latest trend in high-end amenities for luxury apartment buildings: hammams. Also known as Turkish bathhouses, hammams are bringing old-world steam rooms to modern apartment living in off-theplan developments from New York to the Gold Coast. Unlike many of their Ottoman forerunners, the new wave of sumptuous bathing spaces come with A-list architectural credentials and opulent finishes, and these

communal areas are not segregated by gender. Bath wraps are also out, in favour of bathers. In Tribeca, the former Emigrant Industrial Savings Bank building, a dashing beaux-arts tower designed in 1912 by Raymond F. Almirall, is being transformed into a collection of contemporary homes overlooking City Hall Park. New York architecture and interior design studio Gabellini Sheppard Associates is overseeing the rebirth of the building as 49 Chambers.

The condo project boasts an extravagant amenity list, including a hammam and spa, steam room, sauna room, and virtual golf room. Renderings reveal a hammam and spa space cast in honed, white Ariel marble with a lustrous covered ceiling. Prices range from $US2.025 million ($2.78 million) for a onebedroom condo to $US7.495 million for a four-bedroom residence ($10.42 million).

Hammams are traditionally associated with the Ottoman Empire, one of the most influential powers in the world between the 14th and 20th centuries. Whereas Roman bathing typically involved full-body submersion, hammams favoured moving through a succession of steam rooms, followed by bathing under running water. In traditional Turkish bathhouses, an attendant armed with soap and a rough mitt would vigorously exfoliate the skin before the bather retired to a cool room.

STINESSEN ARKITEKTUR

Family sauna with a view in award-winning retreat

US agency Douglas Elliman is marketing 49 Chambers and a new Miami project called Eighty Seven Park, with condos priced from $US3.15 million ($4.378 million). Designed by Renzo Piano Building Workshop, the 18-storey building also offers a spa with sauna and hammam-style steam rooms, its “Soul Centre”. Closer to home, developer Sunland Group incorporated a hammam in Abian, a high-rise tower in Brisbane that opened last year. Managing director of Sunland Group, Sahba Abedian, says he has experienced many different interpretations of the hammam in his travels. “The difference between a hammam and a steam room is that it provides a much larger setting for relaxation, with space for people to sit or lie down,” Abedian says. “It’s also a design that encourages greater relaxation.” The hammam at Abian has a large heated, marble slab finished with polished brass. Terrazzo flooring and ambient lighting add to the

atmosphere. There’s also a cold plunge pool, sauna, pool, spa, treatment rooms and gym. “The hammam is well patronised and considered an added luxury that goes above and beyond the standard offering of residential buildings, and the feedback from residents has been overwhelmingly positive,” he says. Sunland Group plans to include a hammam in another one of its residential projects, 272 Hedges Avenue in Mermaid Beach on the Gold Coast. Australian company Contreras Earl has designed many of the communal areas for the project. Founder-director Monica Earl says increasing demand for wellness facilities is tied to the “connectivityfatigue” of the digital era. “I think the hammam experience is one of the most condensed versions of an off-grid experience, combining detoxification, cleansing and relaxation.

NEW LIVING

INNOVATION B y J E N NY B ROWN

The award-winning North Melbourne terrace melds new materials with the nuances of old brick.

Paying homage to heritage

DEREK SWALWELL

O

ne of the first things the project team from Matt Gibson Architecture and Design did before beginning the renovation and extension of an 1872 North Melbourne terrace was to walk around the neighbourhood. This informed their approach to the nearly 150-year-old home with an “A” heritage citation, which Gibson says means “irreplaceable”. The area had “intricate brickwork, patterned brickwork, and piggyback (rear) structures that had very solid form”, he says. “There were factory and industrial buildings mixed in; they too had a lot of hit-and-miss and quirky brickwork.” In pulling what had latterly been an office back to being a four-bedroom family home, and being allowed to add a new rear structure to the deep block, the strict condition was that virtually nothing of the new should be visible to either front or back streets, nor be glaringly obvious as an add-on to immediate neighbours. So the solution the studio’s creatives came up with was to make the double-level addition “very bricky”. Unusually, the new rear element, with two bedrooms above and open living below, has the heavy brick and mortar component up top. Even more remarkably, this is capped by an asymmetric roof form also made of bricks recycled from the minor

portions of the house that were allowed to be demolished. “The shape of the addition mimics the neighbouring property,” Gibson explains. “The roof has the same form. But to simplify the shape, it has no gutters.” Beneath, and to bring northern light into the ground floor, the livingsitting room is pushed off the boundary and given glass walls and a four-by-four-metre internal light court. When the recess corner sliders are pushed apart, it has almost a sense of being an undercroft.

“We scooped it out so it became an open-living platform,” Gibson says. Under the blackbutt-lined ceiling there is a skylight six metres long. On the various floor strata – which have polished concrete stepping down onto oak boards to follow the land slope – light is the activating principal of an elegant modern room made of class materials. The hero walls have been stripped back to reveal the raw work of 19th century artisans.

“Why would you plaster it when it allows you to see the story in the substructure?” Gibson asks. “All [its] nuances and little idiosyncrasies.” The terrace won Gibson’s practise the heritage award in the 2018 AIA Victorian Architecture Awards, which means it will compete in the national competition in November. “We’re contemporary architects,” he says. “But we really enjoy the challenges of old buildings. And this [project] is really us.” mattgibson.com.au
