here are two big games in Melbourne – AFL and real estate, and now the grand final spoils are headed west, there is no excuse for not having a spare weekend to browse the bumper listings that have hit the mid-spring market. The sun is out, so indulge in a very Victorian pastime – not of hating Collingwood, but visiting lots of local open for inspections, takeaway flat white in hand. If you are selling, and have been watching clearance rates, our advice editor Daniel Butkovich has sage words for you in his column this week. No doubt selling in this climate is more complicated than it was 12 months ago, but this is when an agent’s negotiating powers come to the fore. It can take the talents of the late Kofi Annan at the United Nations to broker a good deal, so follow Dan’s tips on page 9 to find an agent who can make peace between all parties and secure a signature on the sale contract.

On a dairy farm in Illawarra, New South Wales, a dramatic metal-clad structure on a stone podium rises from green rolling hills. Called Headland House, it’s a distinctive contemporary home made all the more dramatic because of the bucolic natural environment around it. The project features three pavilions designed to morph and twist towards the sun while protecting a central courtyard and pool. “The design approach is uncompromisingly modern with its sharp and angular façade,” says architect Andy Carson, director of Atelier Andy Carson. ‘‘We couldn’t deny the dramatic farmmeets-ocean setting and wanted to express some of this drama in the external form.’’ The unique layout allows the capture of stunning views from every room. Windows frame the outdoors using a ‘rule of thirds’ photography composition technique. ‘‘With incredible 180-degree views, we chose to break down and control views in a very targeted way,’’ Carson says. ‘‘We wanted the landscape to constantly assert itself upon the occupants and reveal surprising details.’’ “With the luxury of space, we were able to bend the whole building toward specific points of interest in the landscape.” AMELIA BARNES

How to hammer out a deal

hen city-wide auction clearance rates were hovering at 80 per cent at the peak of the boom last year, selling a property was less complicated than now. The record low interest rates and easy access to finance at the time meant just about anyone who could afford a home was buying. When clearance rates are higher, more properties sell under the hammer and, in high-demand areas, fewer properties are listed for sale through private treaty. This year, a higher proportion of properties have passed in at auction as demand from investors eases and the market normalises. Just over half of auctioned properties sell under the hammer, with clearance rates of between 50 per cent and 60 per cent. Passing in isn’t necessarily a bad thing because most properties sell within a few weeks of the auction. But lower clearance rates are an indicator that vendor expectations are higher than what buyers are prepared to pay at auction. Fortunately for vendors, there’s a not-so-secret weapon that can be deployed before the auction or in post-auction negotiations to maximise your chances. The negotiating experience of real estate agents is their most desirable

“You’ll know who those agents are because the asking prices on their properties are coming down every couple of weeks and the properties stay on the market,” he says. “The more experienced agents are probably selling within 35 days.” Test their skills One of the best opportunities to find out if an agent is a good negotiator is at the initial meeting, according to Pilkington, especially when it comes to negotiating fees. “If they’re a good negotiator they will be able to demonstrate to you the value in the service they’re providing for the price they’re providing it,” she says. “If they’re not able to negotiate a good fee for themselves, how will they negotiate a good price for you?” Baini says vendors should test agents by suggesting an unrealistic asking price. If agents agree without evidence, they may be simply telling you want you want to hear. But if they argue for a more realistic price, it’s a chance to see their negotiating skills first-hand. “It’s got to be based on fact,” Baini said. “And the only facts you’ve got are the comparable sales.”

Do your research It’s crucial that vendors remember to always ask agents for references, Pilkington says. “Definitely speak to people who the agent has successfully sold for in the current market conditions,” Pilkington says. Ideally, these are references from recent sales that required a degree of negotiation by the agent to get a good result for the vendor. If the price is unrealistic and the agent is a poor negotiator, there is a risk that the property will become stale, Pilkington says. “The very frustrating thing about selling property is, if it stays on the market too long, people start to wonder what’s wrong with it and the price starts to fall.” But with an experienced negotiator with local-market knowledge on your side, you’ll increase your chances of a rewarding result. here are two things that top every apartment buyer’s wish list: luxury and relaxation. And, the market is delivering these wishes with cherries on top. A quick look at what’s on offer at inner-city projects reveals a long list of features to give residents everything they need to “relux”. From lavish lobbies to rooftop pools, cinema rooms to libraries, developers are catering for every whim. At Oasis Residences, a new 19-storey development in South Melbourne, the list of luxury spaces reads like a letter to Santa. It includes a residents’ lounge and library with a fitted floor-to-ceiling bookshelf and a long fireplace at the centre, a conference room, private dining room and wine bar, gym, sauna and yoga studio plus a children’s playroom. But it’s the very top of the tower that lives up to the project’s name. In a setting geared for tranquillity, a heated infinity pool takes in city views including the Royal Botanic Gardens, while the lounge and pool

The aim of having so many shared spaces is to give residents the option of having it all at their fingertips. A day spent at home or a night in is anything but boring with so many choices on hand. “If residents want to do a quick jog or run over the weekend they can just run to Albert Park Lake, but if they don’t want to go out they can stay in and use the gym,” Chong says. “The kids’ room is just next to the gym, so while they’re playing you do half an hour’s workout.” The “reluxing” all starts with the extravagant five-storey lobby, featuring lush planters hanging from

This is complemented by water features and a bevy of natural surfaces, including timber-lined walls and ceiling spaces. Chong says the opulence of the lobby, particularly its cascading greenery, announces the project’s goal of achieving next-level luxury. “When you bring your friends in, and once they walk in the lobby they can see the luxury, it’s something that you don’t see everyday, it’s something quite unique,” she says. “We’ve spent a lot of money and effort providing a lot of amenities for our residents and luxury is the main thing we aim for.” Of course, an inner-city address couldn’t claim to be luxurious without a concierge to make the right impression. At Oasis Residences, a concierge will be on hand between 8am and 6pm seven days a week to organise everything from deliveries to cleaning services.

Curves and circles dominate the architecture and interiors, thanks to the creatives at Hayball. Architects have designed a fluid shape with plants dripping from the terraces, while interiors reference the curvaceous theme with a deft hand, from the arched mirrors in the bathrooms to the hanging round light in the residents’ dining room.

The 217 apartments, duplex homes and penthouses at Oasis Residences come in either a light or dark colour scheme with gold accents, timber joinery and natural stone. Island benches are a highlight of the kitchens, with under-mount stool areas and storage nooks. Spiral staircases are the hero of the penthouses and duplexes, along with floor-to-ceiling wine cellars and double-height voids to maximise surrounding views to the city and Albert Park Lake. But perhaps the real jewel in the crown is that this development is an oasis in the sense it will inhabit an island site. It has four frontages with Kings Place in the north, Palmerston Crescent to the east, Kings Way to the south and Cobden Street to the west. With no side or rear boundaries, residents – particularly those living on the upper levels – are spoilt with panoramic views, not to mention an abundance of natural light. “I think the main luxury of our project will be we don’t have immediate neighbours and this is very important,” Chong says. “A lot of potential buyers come to our office and they always comment that we don’t have any blockage. It’s a premium selling point.” Location is yet another incentive – Oasis Residences is a short tram ride to the city, and South Melbourne market and Albert Park Lake are nearby.

t’s hard to outshine something as jaw-dropping as a sky pool, but the interiors at this new Hawthorn development are up to the challenge. Buyer Tina Korman plans to make the most of Hawthorn Park’s gardens and sky pool.

After becoming an empty-nester, Korman says buying an apartment was top of her to-do list. She wanted an apartment she could lock up and leave while travelling, and one that would feature plenty of natural light and views. From her apartment she will be able to take in a wide city skyline. The 25-metre sky pool suspended between two buildings also impressed. “I work part-time so I’ve got time to sit by the pool and read the paper,” she says.

Among the shared features is a tranquil central garden created by landscape designer Jack Merlo. There are also green spaces in a sky retreat including a vegetable garden, and open lawns for daybeds, play areas and decks. o say I’m not fond of styling a bed would be a big understatement. Steaming the bed, taping or pinning sheets to get them the perfect length to match the bedcover and arranging perfect cushions is surprisingly frustrating and challenging work. You can source the right things, plan it on paper, have back-up options and do everything right, but sometimes it just doesn’t work. Presenting your home with a sense of effortless perfection can put the pressure on even when it does all work out, but when — for whatever reason — your best-laid plans don’t turn out quite right, well, then it’s time to panic. Instead of throwing in the towel, do what I do: panic, but then reassess. When styling a bed on one of the shoots for my second book I had a bed that defeated me. Nothing worked. It was a king bed, and they’re hard because of their width.

Sure, I had a mini meltdown, but what I did next is what saved the presentation and the photograph. I put in what I thought would work, stood back, looked at it and then pulled all the cushions off again. I then put different cushions on, looked at those, and took them off. I took photos as I went and looked at what was and wasn’t working. I did that about six times and tried different approaches each time, looking at gaps in the layout, trying structured and formal layouts, symmetry, asymmetry, different textures, different patterns, different colours. I kept pushing until I was happy. This happens to me probably half the time I style something. I do what I think will work and then adjust. The best thing to do is to stand back with an objective eye. You might need fewer things, or more, or just the same things in a different order.

The point is this: plan your styling, plan for contingencies, try variations and, if that doesn’t work, take some stuff away and assess what is missing. Then add some items to fill the gaps or balance things out. Tie elements together using cushions, decor, artwork, colour, pattern, texture or material. Look at reference material and let that guide you. But don’t copy, that’s not going to give you your perfect result. Look at the composition of vignettes; the number, type and shape of elements. iversity, vibrancy, colour.” All words consistently used to describe St Kilda. The qualities are also embedded into the design of One Wellington, soon to become one of the suburb’s tallest towers. Providing choice to prospective purchasers is a key objective of the project, starting with the interior design. Instead of typical light and dark schemes, One Wellington will offer three schemes, each modifiable by buyers as desired. One area of the development’s display suite is devoted to putting this idea into practice, allowing prospective purchasers to visualise the final product by mixing and matching swatches of carpet and kitchen surfaces. Located at St Kilda Junction, the project site was originally acquired by another party before being sold to developer LAS Group. In collaboration with architects K.P.D.O, it was LAS Group’s intention to create a development more considerate of the area’s history and suitable for its future than was previously proposed. The first interior scheme, ‘‘Chromatic’’, fits right in with its environs, says K.P.D.O director Stephen Javens. He describes it as a dynamic, graphic scheme combining elements of the ’60s and ’70s, with shades of orange, yellow and green.

“You wouldn’t be doing this in East Melbourne,” says Les Smith, managing director of LAS Group. ‘‘You wouldn’t get the buyers in. “But we think that the local community will really take up the opportunity of having this colourful, pop, vibrant scheme.” Smith envisions local buyers will make up most of the project’s purchasers, a mixture of first-home buyers and downsizers who have been waiting for a local project with this level of amenity.

Like all LAS Group projects, One Wellington will have a full-time concierge to collect and store deliveries (including groceries in a designated cool area) and provide assistance and security. Another of the interior schemes, ‘‘Minimal’’, features layered and textured neutral shades. It is intended to suit buyers who already own beloved furniture and decor items and are seeking a complementary blank canvas.

The ‘‘Dark’’ interior scheme is moodier, more like being in a hotel suite. In contrast to the minimal scheme, this palette will be particularly spectacular at dusk when the sparkling city lights will reflect off interior surfaces. Soft, draped curtains and a uniform use of timber flooring across the apartments will add depth and sophistication to the overall effect. A further key feature of One Wellington will be the uninterrupted views of the city, Port Phillip Bay and Dandenong Ranges. The curved exterior ensures a sweeping view from each apartment is available wherever possible. “One of the great things about this project is that it’s basically an island site, so nothing can build us out from east through to west,” Javens says. Located next door is The Icon (better known as the Lego Building because of its bold, geometric facade of stacked coloured blocks). One Wellington will eventually tower over The Icon, its mirror-effect facade more subdued, but reflecting the surrounding landscape. Buyers will also be able to amalgamate multiple apartments into one, K.P.D.O. As projected, One Wellington will include 47 apartments in the podium, 27 in the east tower (10 storeys high) and 126 in the west tower (25 storeys). It is expected to be completed by early to mid-2021. “What we’re building here has not been seen before in the level of amenity, finishes, the tower itself and view lines,’’ Javens says.

his renovation is a true family affair, overseen by owners Richard Munao – founder and managing director of Cult – and his wife, Lisa Munao, an interior designer. The family bought the 1870s terrace in Chippendale two years ago and immediately set about redesigning the site. Incredibly, they were able to finish in six months, including council approvals. This mammoth effort was largely achieved by drawing on the immense skill set within the family network. Richard explains: “We had a furniture importer and manufacturer, architect, interior designer, builder and accountant all ready to lend a hand.” Richard’s brother owns iBuild, and their team was able to start the building and demolition work at rapid speed, following Lisa and her father (architect Richard Dinham) submitting a development application to council. This whirlwind of activity drawing on such a vast network of expertise resulted in a stunning combination of old and new, celebrating the original terrace with a fresh and contemporary update. For Richard, the kitchen is the “perfect design solution for a narrow space” and the heart of the home. Running the length of the living and dining space is a custom kitchen bench that graduates to a dining

table, anchoring the space and providing a key social point. An eye-catching glass pivot door is also a major feature of the home, which performs as both a picture window and portal into the courtyard. “When it’s closed you still feel connected to the garden,” Richard says. The urban answer to indooroutdoor living. This is an elegant and understated home, and unsurprisingly, the Munao’s epic furniture collection is star of the show. Boasting several pieces from Cult, alongside other classics, Richard explains how he and Lisa worked together to develop a design strategy that combined “all the great brands we represent”. Particularly special pieces are the limited-edition Fritz Hansen Swan chair (Richard’s prized possession) and the Carl Hansen Wishbone chairs. Despite the enviable furniture collection, there’s a surprising lack of fuss or pretence. Since these spaces often bring design hurdles, such as being awkwardly positioned and poorly lit, paint can really come to the rescue. “This is a great time to show off your creativity,” says Dulux colour expert Andrea Lucena-Orr. “For example, introducing a feature wall in a study nook is a wonderful way to use colour to highlight this space and help add a distinction between other spaces in the home. “If the space you are working with doesn’t have much natural light, adding a lighter, cooler colour can help brighten things up, as well as make the space feel a little larger.” What’s more, since colour holds the power to directly affect how we feel, it’s important to not to fall into the trap of using only whites and greys. Lucena-Orr says blues and greens can bestow a calming presence, while vibrant tones such as orange can assist creativity. She recommends Dulux Wash&Wear colours Orangeade, Pre School and Eaves.

Tips for tricky spaces

W

hat do you do with that awkward spare space? You know the one: it’s not quite big enough to be its own room, it hardly sees natural light and it’s in limbo between other rooms. Here, design experts offer their advice on getting the most from these tricky spaces.

Look for smart furniture When it comes to furnishing small spaces, being smart is key. “Furniture should be purchased exactly for the space,” says Tarulli. “Take the time to measure the dimensions and look at items in person.” Where possible, Wokulski advises looking out for items that have more than one purpose, such as a bench seat with room underneath for shoes, or shelves that both display and provide storage.

1. Take a closer look at your home Often the potential of awkward domestic spaces is underestimated. Worse yet, these spots can go totally unnoticed. But if you pay closer attention, there may be some nifty nooks demanding your attention. Interior stylist Tara Wokulski of Coco Camellia says one of the most common of these are those strange spaces under stairs. “You can easily make it the hero of your home,” she says. “For example, you can create a little reading nook by simply adding an armchair or a bench seat under there, along with some shelves to display books.” Other tricky spaces Wokulski likes to get creative with are walls between windows, commonly found in lounges. “I love adding a small shelf and some artwork here, as it gives it an instant lift.”

Adding final touches with decor and soft furnishings does more than prettify a space – it can define it, says Tarulli. “Think about the lighting of each area for each of their designated purposes in order to clearly define zones. Add a small decorative lighting to give ambience, like wall lights or space-saving track lighting.” Other styling hacks include bringing in mirrors to create the illusion of a larger space, and adding some indoor plants.

Architects at Rothelowman used natural materials such as brick, timber, stone and metal to pay homage to the area’s leafy surrounds. “We have blended the raw beauty of nature with the refined elegance of modern architecture to create a unique and perfectly balanced collection of homes,” says Rothelowman principal Chris Hayton. “The colour palette is earthy but neutral, subtly referencing the tones and textures present in the spectacular Currawong Bush Park, which defines the local area. It’s a timeless approach that will see these

Repolishing the diamond

technical evolution and design experience has elapsed between stages

T

here’s a before and after aspect to this story of the remodelling of a Windsor house. And both chapters of the story – although a decade apart – were authored by the same design outfit, Fiona Dunin and her team at FMD Architects. The Victorian semi-detached that FMD extended to the rear with a single-level kitchen and living room addition in 2006 was ideal for their single client. But after 10 years and the acquisition of partner, child, dog and cat, a new plan had to be made. The bustling household required a parent’s retreat upstairs continuing with the established and multifaceted design in the walls, windows and cabinetry. It was prudent, too, to recall the same carpenters, Latrobe Valley Building Service, because, Dunin says, “the 100 per cent precision of the triangular pieces is unforgiving”. screen – has done for the rear facade has made a colossal difference full of impact. Before, it was a nice enough picture of wood-framed windows beside a thick, brick wall. Now, the screen device, which at its highest is two metres, has maximised the intrigue of a very original, very accommodating house. Dunin says that the new construction was “accurately modelled in 3D, so we could play with the forms”, and extends the angular language of the design.

Plaster is moulded “into light shelves to draw light in, and uses mirrors to push the light through the spaces, like the balustrade and folded steel stair”. “The [balcony] screen stands as another sculptural object in space.” A decade of taste, technical evolution and design experience has elapsed between stages one and two, but Dunin says that the house, which was “so modern and radical 10 years ago”, had not dated.

“It was a strong piece of architecture,” she says. It’s even stronger now. “We extended all the themes into this second stage. And maybe, we’ll get to do a stage three.” fmdarchitects.com.au

t’s a nice coincidence that “Oakleigh” rhymes with “souvlaki” – after a few ouzos, anyway – because this south-eastern suburb is a centre of Hellenic life in the biggest Greek city outside Greece. Fifteen kilometres from the CBD, it is said this contented slice of suburbia takes its title after the sheoak trees that prompted a homesick settler to name it after a park near his English home town.
