carcity factor is one of the drivers of a stellar price at auction. And this year’s apartments on Nine’s The Block, in St Kilda, fulfil that and more. There is little else on the market like the renewed Gatwick Hotel, setting aside the magic dust that this show sprinkles on all of its bricks-and-mortar creations. This means anything could happen at auction; a pressurecooker situation in which, under the glare of TV lights, five buyers are expected to drop millions on these sensational pads. Imagine: a TV program that is also a boutique developer. It’s a phenomenon that has overseen breathtaking alterations of a warehouse in Albert Park, a former soap factory in Port Melbourne, a dive motel and a dinky block of flats in South Yarra, and more. The Gatwick apartments go under the hammer on October 27 – a rare chance to purchase in one of Melbourne’s most well-known addresses.

This Flinders residence is a bunker-like refuge

which still manages to have a strong connection to the outdoors – two apparently contradictory characteristics required to manage the harsh weather conditions of the site and still be able to embrace the views. “The environment was a big driver in the design of the house,” John Bornas, design director at Workroom, says. “The challenge was to create a good balance between indoor and protected outdoor areas.” The home’s interiors wrap around an outdoor pool, softening the structure and offering a space to float, splash and contemplate the sky. Concrete is by far the most dominant material, chosen for its strong qualities and ability to shelter from the elements. Interior spaces are kept minimal, allowing the robust material palette and landscape to speak for themselves. “When people think of a house built from concrete they think of how cold it must feel, but I think the concrete in this house is my favourite part,” Bornas says. “The natural patina of concrete creates a depth in the material that is difficult to achieve otherwise. This depth gives the material a tactile and multilayered quality that adds dimension to the house.” AMELIA BARNES

New day dawns on The Block

T

he sun rises over the bay at St Kilda, kissing the horizon, and brings with it a breeze to softly ruffle the curtains in new apartments at The Gatwick, on Fitzroy Street. Tranquil moments like this – to be enjoyed by the soon-to-be owners of the five luminous, welcoming apartments renovated by teams on The Block this season – belies the rough and tumble history of The Gatwick, which opened for business in the 1930s. Majestic when opened, on a grand avenue connecting The Esplanade to leafy St Kilda Road, the art deco hotel suffered years of neglect before five couples on the Nine Network program took it on. Teams have endured three months of intense effort to remodel the large, three-bedroom homes and terraces ahead of the nailbiting auctions. The designs of the apartments (two penthouses and three on two other levels) nod to the property’s heritage and the quirks of this diverse inner-city suburb, with individual flourish. All couples took risks in pursuit of a showstopping result. St Kilda has always been a melting pot; the fresh Gatwick represents re-emerging Fitzroy Street. Over the years, The Block’s contenders have proven a knack for producing remarkable homes in both triple-A postcodes and those on the up and, defying decades of wreck and ruin, the beautiful 34 Fitzroy Street earns its place high on the list.

Oh, to be in St Kilda in the springtime. On a roof. In a penthouse. With a butler’s pantry so good it might make you go out and hire an actual butler. This apartment is a corker. If the ceiling heights don’t get you, the amazing “second kitchen” will. From the natty little gold and black cupboard handles to the long timber shelving on one side and the stoneclad beauty of the other, this is a genuine big-ticket item. It’s not the only one in this apartment. There are plenty. There’s a luxe, languid feel here. It’s probably to do with the 15-metre long hallway, its four-metre ceiling and the fabulous flow of light and air. Beyond the eye-popping butler’s

pantry is the especially fine kitchen. The pale mushroom tones of the floor-to-ceiling cabinetry sit perfectly against the gorgeous sober brawn of the marble-topped island bench. The cluster of ovens to the right is smartly contained and the black sink and tapware complete what is a thoroughly arresting space. Flowing from here is the elegant dining area, taking the dinner guests down to the living room where the pendulum fireplace holds a dramatic floating focus. Illuminating the oak

herringbone floors are banks of floor-to-ceiling windows. Head back to the top of that magnificent hallway where two smart bedrooms are serviced by a modish central bathroom. The backlit concrete-framed vanity mirrors are excellent and the marble niches lend a little pop of panache. Muted greys, the deep egg-shaped bath and the neat black trim combine to create a stand-out room. Go through the lovely, banded opaque door that creates a glow at the entrance to the main bedroom. Here that fine herringbone floor rolls through and around to a walk-in wardrobe with linen-look laminate and marble-topped make-up station. Touches like this ramp up the glamour, as does the en suite where the striking seam of the gorgeous marble feature wall and vanity against the simplicity of the white block tiling provide a fitting fanfare.

t’s a funny thing to watch a home evolve from the point of inception right through to sale in just 12 ferocious weeks. But, after 14 seasons, we should all know by now that on The Block, anything is possible. I confess to having had hunches about who might sink and who might swim. After meeting the contestants, these feelings firmed into pretty solid predictions. And full disclosure – this was never more true than in the case of Jess and Norm. Their untamed passions led me to believe that these two wouldn’t be the Domain winners. I just didn’t think they would know when to exercise restraint, or master the necessary quiet and refined notions of luxury. And yet week after week, they delivered, with grown-up and anchored styling, with restrained and unique touches (those beautiful Indigenous pieces, their entire kitchen, bedheads, art works). There is so much on offer this season on The Block. Drawn to beautiful heritage features? Head over to Kerrie and Spence’s place. Need space and low-maintenance living? Go visit Courtney and Hans. Like a bit of bling? Look no further than Sara and Hayden. Yearn for a NYC vibe? Chez Bianca and Carla. But Jess and Norm’s penthouse has it all: luxury and elegance with their own, original twist.

Meticulous. Thorough. Discerning. Don’t let the cool tones of those words fool you – there’s much to admire about this handsome pad, not the least the brilliant attention to detail and the feeling that you’re in safe, stylish hands. The magnificent sweep of the hall starts the story, taking the eye to the clever cut-outs exposing the living and dining area to the right. Before that two bedrooms are all elegant understatement; one offers a brilliant little reading room, too. The crisp, central bathroom is an easy winner, the urbane black on white palette and clever niche lighting strike the perfect subtle notes. The main bedroom is a fitting end to the fine passage, elegantly

spacious with a splendid walk-in wardrobe behind. The sublime en suite boasts gorgeous herringbone tiling that makes the stylish projected mirror cabinets pop even more. The coffered ceiling is inspired, linking living, dining and kitchen spaces with a sophistication that underscores the assured polish throughout. Then you get a kitchen to make you weep – a gorgeous, urbane study in function, form and fridges. You’ll never look at your old frost-free the same way. An open-ended butler’s pantry that provides acres of stone-topped space is a particularly fine flourish on which to finish. Auction: October 27 Agent: Hocking Stuart, Stephanie Evans 0420 215 919

You know that old joke about space? It’s completely lacking in atmosphere – something that holds as true in architecture as astronomy. Not here. This apartment never tries to hide the fact that you’ve got a mammoth footprint on your hands – what works here is subtle application and easy flow, rendering the drama of the size thrilling rather than thoughtless. The grandeur rolls along the north wall where the acreage accommodates a fine dining area, as well as two dedicated lounge spaces. The little things – marble on the deep sills, the disappearing bar and the elegant lighting – provide design depth here.

The spacious main bedroom has its own slip hallway leading to a stellar walk-in wardrobe, chock-full of diverse, clever storage. The en suite boasts beautiful terrazzo flooring and accents that repeat in the central bathroom beyond, providing a classy point of difference. Back along the hall, two fine bedrooms wind you back to the kitchen, an all-stops-out beauty. It is easy to appreciate the zonedaway nature of the kitchen, and the combination of divine champagne metallic cupboards with the clean stone splashbacks is luminous. The butler’s pantry behind is expertly fitted out, and its combination of finishes and tones are near perfect. Auction: October 27 Agent: Wilson, Jesse Raeburn 0415 061 366

There’s dare in this apartment, a touch of dash and more than a little flash, too. It’s a smart move then to anchor down some of the more baroque finishes with thoughtful, classic overall design. What you get here is light and shade. From the luminous, long hallway and its two fine, understated bedrooms to the buzz of both of the bathrooms – the en suite with its dazzling gold bath, the other with a vertical garden – it’s the contrasts that provide the appeal. The main bedroom is a ripper. The recessed ceiling creates elegant depth and the walk-in wardrobe provides a brilliant range of storage options.

3

In the en suite that statement black bath with the shimmering gold interior was a major investment and it commands attention. The herringbone floor tiling is particularly gorgeous. In the living and dining space you get a good, airy footprint to configure anyway you want; the smart-looking glass fireplace adds a welcoming glow. Buyers will adore the kitchen here – a generous, beautifully configured space with gorgeous stone benchtops and splashbacks against the drama of the matte black cabinetry. The hidden butler’s pantry is a terrific, too, and those brass handles? Perfect. The window seats? Fabulous. Little things mean a lot. Let’s put it out there right up front. This penthouse pad has contemporary class stamped all over it. Applaud the way details keep repeating here – the drop-timber ceilings of the bedroom, the strips of brass between the wardrobes, the simple, but ever-so-perfect small rectangle tiles of the laundry, and atop the handsome heft of the marble slab in the en suite. It is the coherence, and the thematic consistency that so impresses here. Let’s get to the specifics of what make this a brilliant place. The en suite, with its skylight illuminating the beautiful timber ceiling, the marble-walled shower,

the gunmetal grey tapware, are all astonishingly handsome. The main bedroom, with its bespoke timber cabinets and dark dramatic wardrobe, is deeply appealing and the living and dining rooms have a perfectly modulated feel – the north light plays wonderfully across the oak floors. You feel like you could just about live in the kitchen and butler’s pantry, such are the excellent dimensions and amenity of both. The tonal contrast of the cabinetry, the fine waterfall bench and the work nook to the side demonstrate that appearances have been as thoughtfully curated as functionality. Sophisticated, sumptuous, and with even a slice of a sea view. Seriously superb. Auction: October 27 Agent: The Agency, Michael Paproth 0488 300 800

Olympians going for gold at auction

T

A little knock-out

hey missed out on Olympic accolades in 1996, but Mark Doubleday and his Nelson Alexander real estate agent Robert Enes are hunting a gold-medal auction sale on October 27. Doubleday, who represented Australia in Olympic basketball, and Enes, a former Socceroo and Olympic soccer team member, competed at the Atlanta Games 22 years ago. Today, they hope to sell Doubleday’s extended three-bedroom Victorian home of eight years. The sportsman and his wife, Sarah, want to renovate again. Enes is quoting $1.35 million to $1.45 million.

Martial arts icon Nick “Special K” Kara is looking for a knock-down, of a gavel that is, when his slick, threebedroom Edwardian in Prahran goes to auction with Jellis Craig on October 13. Agent Michael Hingston expects the house on its 182-squaremetre block, with north-facing courtyard, to fetch from $1.25 million to $1.35 million. Kara is a former World Muay Thai Association (WMTA) light cruiserweight champion and coach on the Ultimate Fighting Championship (UFC)’s reality TV show, The Ultimate Fighter Fighter. he past and the future can have a funny way of catching up to one another. Take this huge Burwood development where a former brickworks once stood. Soon 2000 people will call it home, finding a new place to claim their own slice of the great Australian dream. Wind back the clock to 1937 and we unearth an uncanny connection with the development of some of Melbourne’s first housing estates. Back then, the Middleborough Road land belonged to the New Northcote Brick Company, which purchased the 18.5 hectare site for £3000 after outgrowing its original site off Separation Street. Here, a quarry was dug and kilns erected so that by 1950 the Burwood site was churning out up to 100,000 bricks per week. Together with its Northcote site, the Burwood brickworks supplied many of the bricks Melbourne was built with. And after a long wait – the site has lain unused for 20 years amid stalled sale negotiations – the brickworks will again build the stuff of dreams.

“What we felt quite strongly about was just a kind of honesty of interior design ... an elegant simplicity.”

Developed by Frasers Property, the $500 million masterplanned Burwood Brickworks precinct will become the site of 700 new architect designed apartments and townhouses plus a sustainable shopping centre with an urban farm on its roof. This new community will feature design innovations, but will also recognise its heritage. The obvious nod to history has been in the clever use of brickwork, says Sarah Buckeridge, director at architecture firm Hayball. “We chose to do that in quite a subtle way across both interior and exterior elements in the design,” she explains. “We were really keen to pick up some cues around the bricks, particularly in the entry experience. Each of the buildings integrates some feature brickwork in the entry walls that lead you into the lobbies. “We’ve also used brickwork quite extensively around garden walls in the lower levels of the buildings. We were looking to add that richness and residential warmth and detail at those lower levels.”

Buckeridge and her team were behind the architecture and interior design of the four six-storey apartment buildings at Burwood Brickworks. As with the exteriors, they chose delicate methods of drawing the past into the present in the interiors. “We were doing things like using tile patterns within the bathrooms and on splashbacks in a pattern that echoed a brick stretcher bond, so just in those little subtle references were we able to link some of the exterior detailing through into the interior,” she says.

“And it was also just picking up, perhaps, that there was that former use (of the site). We would have some details like metal shelves, feature shelves and things that just start to give you little subtle cues or echoes of what might have come before.” The interiors feature energy-saving master switches plus Ceasarstone benchtops. In the kitchen, a dining table can be extended from the island bench and residents have the choice of upgrading to a marble splashback and integrated fridge. The need to meet Burwood’s reputation as a leafy inner-eastern suburb dictated the importance of

landscaping. A total of 2.5 hectares has been dedicated to parklands, while the streets will be lined with trees and walking and cycling paths to encourage residents to ditch their cars. Infill projects, particularly those within cooee of the city, are eagerly snapped up by Melbourne homebuyers. Interest in the Burwood Brickworks is high with Frasers receiving more than 5000 expressions of interest for the 700 homes due to hit the market in coming weeks. DKO architect and principal Koos de Keijzer, who designed the townhouses at the brickworks development, is familiar with the popularity of infill projects having designed a large portion of the residences at YarraBend, the housing development replacing the former Amcor paper mill in Alphington. But unlike YarraBend, de Keijzer says the streets at Burwood were designed before the townhouses. “We actually plan everything – so we plan where the trees go on the streets, we plan the footpaths, we plan the crossovers – and by doing so we make sure that we have the right house in the right position,” he says. “So it’s a curation of the street that helps bring a sense of familiarity back into the Burwood context.” Featuring brick throughout the design was not only a connection to the project’s history, but a bond to Burwood’s urban style, says de Keijzer. “With the interiors we were really keen to do something that was distinctly a Burwood design,” he says. “What we felt quite strongly about was just a kind of honesty of interior design. Something that wouldn’t be too fashionable, but would be honest, timeless and not too ornate – an elegant simplicity. “You’ll actually walk into the suburb and you’ll be surprised by the amount of brickwork and as architects we love brick because it’s an authentic material. “The great thing about brick is that it looks good today, but it also looks good in 10 or 15 years time.” Construction of the Burwood Brickworks is already underway and expected to finish in mid to late 2021.

here are a multitude of reasons why more than 25,000 people call Hawthorn home. Aside from it’s desirable leafiness and proximity to the city, it’s a pretty place in which to live. And aesthetically, Hawthorn has a housing mix that’s hard to beat, from single-fronted Victorians and bungalows, to stately mansions. One of Hawthorn’s newest housing developments, Pillar, is to rise from a former retail site on Burwood Road, next to a church built in 1884.

With a median two-bedroom unit price of $617,000, Hawthorn remains one of Melbourne’s most expensive apartment markets. Fittingly, Pillar, will be only a six-storey development with 22 apartments. Interior designer Kristen Bail, of SJB Interiors, says the project’s modern look was inspired by European design houses. “Their implementation of rich, luxurious palettes with large expanses of natural stone, teamed with tailored joinery was an ethos we adopted,” she explains. “The interiors are warm,

inviting, with an uncompromising attention to detail.” Bail and her team wanted to create a serene living environment with understated touches of elegance and luxury, she says. The 10 standard apartments feature plenty of storage with full-height cabinetry, and the five terrace homes have large, bronze porcelain sheets in bathrooms, kitchens and staircases. The sub-penthouses have winter gardens, and the penthouses a plunge

pool. “The careful consideration of the interior layouts will set this development apart,” Bail says. “The crafted approach will appeal to those looking for a high-end residence and not a white box.” The location is exceptional,’’ Bail adds. ‘‘You are surrounded by iconic buildings and a leafy outlook framing the city views.”

ome to the Royal Botanic Gardens and the National Gallery of Victoria, St Kilda Road demands only the best in architecture. Magnolia, one of three buildings that make up the St Boulevard development, is no exception. Designed by Elenberg Fraser architects, Magnolia has spacious terraces that resemble a silver staircase, and create the impression the building is cascading from its 19th floor peak to the street below. Like it’s neighbouring towers, Ginko and Anaca, Magnolia is named after an exotic tree from South-East Asia. All three have lush landscaping, and St Boulevard, a heated lagoon and lap pool, with an outdoor children’s play area. The interiors are light-filled thanks to projected windows, which push outwards on all sides. Residents can also retreat to winter gardens, which are sectioned off by perforated screens alongside the floor-to-ceiling glass walls.

THE BLOCK INSIDER B y E LIZ AB E TH CL ARKE

Putting the great in the outdoors

L

ast week The Block contestants tackled their final and, arguably, most challenging space – the terrace and outdoor area. “Al-fresco spaces are often neglected with renovators focusing more on the interiors of their homes,” says director and principal stylist at Vault interiors, Justine Wilson. “It’s important to remember that a wellconsidered outdoor area has the potential to add enormous value.” Faced with different types of outdoor spaces – from open and closed to palatial rooftop – the contestants’ overarching goal should be to create the perfect balance between function and style, while

integrating the styling with their property’s interior. “It is integral for overall flow and function,” Wilson says. “Not achieving it is a common error.” With stiff competition from Bianca and Carla, Norm and Jess took out the win with an outdoor area that judge Shaynna Blaze said “sells the apartment”. So, what other mistakes should be avoided when renovating? Here are some of the traps to bypass and professional tips for creating and executing the perfect value-adding terrace for your home.

Overspending

Indoor furniture

For contestants, terrace week is not only challenging, but also coincides with what is left of their budgets. “Luckily you don’t need to overcapitalise here,” Wilson says. “Keep it simple. If you are installing an outdoor kitchen, the only big ticket items you need are a barbecue, prep space, sink and perhaps a fridge. Otherwise, a well-functioning outdoor area can be executed properly, no matter the budget.”

Be cautious of furnishing your alfresco area with furniture that is better suited for inside. “Luckily there is beautiful outdoor furniture available now,” Wilson says. “If you are worried about upkeep, consider installing a pergola to ensure you have cover, or purchase outdoor furniture covers.” Look for outdoor furniture that is both functional and robust. “Timber is great but needs oiling and restaining,” says Wilson. “Consider faux timber deco-wood products or stylish powder-coated furniture that looks great but is also low maintenance.”

A disconnect How the outside connects to the indoors is a common concern for renovators. “Find a visual element to connect the two,” says Wilson. “It could be building material, accent colour or a style of furniture that helps create visual consistency. Zones can be linked practically with the addition of a servery window, bifold doors or an extension of your inside flooring outside.”

Poor layout The key to a chic and wellfunctioning outdoor area is carefully considered furniture placement. “It should be designed based on your unique space,” Wilson says. “There’s no blanket approach.”

“Roof terraces get plenty of sun so low-maintenance plants like yukkas or succulents are great.”

budget for one, you can find decent freestanding units or great-looking stand-alone barbecues.”

disadvantage by the judges, Wilson says a sparse white area can be the perfect canvas for creative and lowbudget styling. “It is simple to add a pop of accent colour using accessories,” she says. “Consider inexpensive but sophisticated soft furnishings as an effective way to style on a budget. Outdoor rugs and cushions are an easy way to inject pattern and interest.” Greenery is also an easy and lowcost way to up the style ante. “For The Block penthouses, greenery is ideal,” Wilson says. “Roof terraces get plenty of sun so low-maintenance plants like yukkas or succulents are great. If you have enough shade and protection, group vast potted plants like palms to create a stunning look and an upmarket feel.”

Remember to consider the whole outdoor space, rather than concentrate on separate components. “Be aware of floor space and ensure there is plenty of room for every item you require,” Wilson says. Sara and Hayden’s custom built-in concrete barbecue and hot plate are winning additions, Wilson says, who says an outdoor kitchen adds more function. “It makes entertaining easy too,” she says. “If you don’t have the

With greenery and upmarket styling, Jess and Norm come out on top with their terrace; now a major selling feature.

While Bianca and Carla received the go-ahead on their outdoor fireplace, many renovators push ahead without checking for legalities first. “Many councils have rules about open burning, so ensure you check first before lighting up,” Wilson says. “This extends to fire pits and chimneys. If you are unable to install a permanent structure, there are great ethanol burner options, even some that are integrated into dining or coffee tables.”

Under-accessorising With a lack of budget to style and furnish their outdoor area, Hans and Courtney have decked theirs out as a simple white room with a built-in seat. While this was seen as a

sk yourself yourself: can you handle this suburb? St Kilda is not known as Melbourne’s playground for nothing. It holds its own annual foreshore festival every February, with sundry music festivals thrown in at Catani Gardens during the year. Then there’s the eponymous film festival, as well as regular triathlons finishing or passing through. Away from the water, the landmark town hall provides gallery space for local artist launches as well as a base for a huge number of weekend swap-

meets, gatherings and special days. This activity doesn’t even take into account all the waterside bars, cafes and restaurants on Acland, Carlisle, Fitzroy and Barkly streets. Then there’s the smiling backdrop of Luna Park and the towering cultural edifice that is the Palais Theatre. And then, one cold day in winter, to add to the general hubbub, Network Nine’s The Block came to town. St Kilda is a place where there is always something going on and where hundreds, if not thousands, of

tourists flock to every day, week, month and year. And it has been like this since St Kilda was first subdivided in the mid-19th century. Then it was home to the grand mansions of rich merchants. The construction of large hotels and the arrival of trains and trams only added to the booming suburb’s appeal. Its residential mix changes every decade, housing blocks have been subdivided and the mansions have been demolished for apartment

Coastal apartment a beach shack at heart Who: Model Anna Feller (wilderbyannafeller.com) Where: Bondi, NSW What: A beach shack in an art deco building

M

odel Anna Feller and her (almost) five-year-old son, Banjo, have lived in their art deco apartment in Bondi for the past three years. Feller acknowledges a particular weakness for any art deco building, and when combined with the bath tub, white-washed floorboards and sea views, this apartment was an immediate winner. Her personal style and the influence of a Bondi lifestyle permeate through her bright and cheerful home. For Feller, a relaxed and fresh aesthetic reflects the patterns and routines of her day, where she is “in the ocean every day”. ‘‘I wear a lot of white, and I’m now realising I also have a very white apartment.” Perhaps unsurprisingly, given the industry she’s in, Feller’s approach to styling her apartment is closely tied to her sense of personal style.

She describes her aesthetic as combining “vintage and modern pieces, with texture”. While the bones of the apartment are crisp, white and beachy, Banjo’s room introduces bright pops of colour with art-lined walls and a collection of wooden toys and quirky knick-knacks. Feller describes her home as “very comfortable – it’s a beach shack in an art deco building”. There is a sense of uncluttered and considered living here – a pared-back approach to furnishing and styling that puts the art deco details, and water views, front and centre. Feller outlines her approach to furnishing the space as “not overthinking it”. When she and Banjo moved in, they had left everything behind, so it was a clean slate. “It’s been such a treat to create a sanctuary for my son and me here, perched right above the beach.” For her, this apartment is largely about location, and the interiors reflect the dreamy lifestyle she and Banjo have here. In addition to her beloved “cloud” bed, Feller’s most cherished aspect of living in this

The original weatherboard was typical of the area: a long, narrow building that shares a wall with its next-door neighbour. poor connection to the yard at the back of the property. Architect James Taylor, of Taylor Knights, responded with a doublestorey extension and renovation that defied the block’s south-facing aspect, flooding the interior with natural light and opening up the space to the outdoors. The original part of the house, replete with heritage features, required little more than a lighthanded restoration that involved replastering the hallways, repainting the walls and restaining the floorboards. The new double-storey extension that wraps around the existing building is punctuated with skylights and large highlight windows. A canary yellow, perforated steel staircase that connects the first and second storeys allows natural light from the skylight to filter all the way down to the ground floor.

In the kitchen, a double-height space lined with clerestory windows similarly saturates the space with natural light. Adjacent, in the openplan dining and living space, a deep bay window looks on to the courtyard. A high standard of craftsmanship was central to the project. Working with builders McKerlie Construction, Taylor ensured that each spotted gum panel was laid alongside its most complementary neighbour, with the grain running vertically throughout. “We have this beautiful grain running through the project,” says Taylor. “Each particular piece is unique – it’s almost like selecting a piece of marble, every piece is unique.” taylorknights.com.au More extraordinary projects from Australia’s finest architects: domain.com.au/living

Galleries are shrugging off their old elitist attitudes and original artworks can be surprisingly affordable for those who want to bring them home. Often, it’s a matter of doing your research, discovering what you like and setting a budget. If you can’t afford to buy an artwork, think about leasing one. Artbank, the government artssupport program, will lease works by established and emerging artists for a reasonable annual fee. “Be brave, everyone knows more than they think they do and if the first thing you know is whether you like a work or not, that’s the starting point,” says Artbank director Tony Stephens. Established in 1980, Artbank is currently updating its image. The Melbourne headquarters moved to a trendy warehouse space in Collingwood in March and it has had a gallery in Sydney’s Waterloo since 2014. While many companies lease artworks, Stephens says 20 per cent of Artbank’s clients are ordinary people — and that number is growing. You only need to spend a minimum of $550 a year, with artworks starting from $165 each to rent. “Our key strategy is to demystify what contemporary art is,” he says. Stephens, who discovered art in his 20s, had a working-class upbringing

And how does Adams judge his art? “Art is good if I want to take it home,” he says. Adams advises people to get to know a gallery, find out what is showing, call into openings and build a relationship with one or two places.

in Ipswich. He was originally a plumber who retrained in art history. “Everyone knows what they like and don’t like, and contemporary artists are just people working in our community reflecting what’s going on,” he says. The Artbank collection is all online at artbank.gov.au and it’s easy to browse the 11,000 works by 3500 artists. Stephens says people can also discover what they like by signing up to commercial gallery lists and going to exhibition openings.

The good news is that art galleries aren’t elitist anymore, says Andy Dinan, director of Melbourne’s MARS gallery. “Look, educate your eye and remember, research is the key to a good collection,” she says. Dinan believes that video art, sound art and light art will be popular in the future. “Anyone who is starting out, who hasn’t got much cash, should look at other mediums,” she says. “Australians are slow to take on video art collecting but every [international] art fair is full of it.” Look for art that incorporates issues of the moment, she advises. “When I’m looking for works for my teenagers’ walls, I look for things they care passionately about. That’s how you build a great collection.” Going to graduate shows and gallery talks is a good way to learn, Dinan says. Only buy something if you like it and it speaks to you.

Galerie pompom, above, which focuses on young and emerging artists. Seven Sisters Dreaming by Gabriella Possum Nungurrayi, Mitchelton Gallery of Aboriginal Art, right.

“The best collections that have gone up most in value are the ones people have bought from their hearts,” she says. Artist-run initiatives or ARIs – independent spaces and exhibitions run by artists – are another good place to hunt for affordable art. George Adams ran the successful MOP Projects before opening Galerie pompom in Sydney eight years ago. His gallery still focuses on young and emerging artists and he keeps a project space for those starting out.

Prices start at $300 to $500 for small works in the project room, and many of the works are less than $5000. “People think $300 is outrageous but we go to dinner and can easily spend $900 for four people. “People are worried they don’t understand art but they don’t need to understand art – it’s as simple as: ‘Do you like the look of it?’ ”

Contemporary Indigenous art is always popular. The largest commercial Aboriginal art gallery in Australia recently opened in regional Victoria at Mitchelton winery in Nagambie. Gallery director Adam Knight is currently showing 30 large works from 14 different communities and art centres. He plans to open a small second gallery with more reasonably priced works soon. Aboriginal art is collected around the world but we don’t always value it because it’s on our doorstep, Knight says. You can buy a good, small example of Aboriginal art for $600 but you can’t even buy an Arthur Boydsigned print for that type of money, he points out. Art is a personal choice, Knight says. “One of the important things with purchasing an artwork is it’s got to move you straight away.” He says people should go to as many galleries and auction houses as possible and do their research. His rules for collecting include: the work needs to be beautiful; you need to love it; the artist should be prolific; they should have some major works; and they should be the originator of the style.

eet the skyline rebel. This eye-popping red and green tower in Singapore’s largely monochromatic village of high-rises, is anything but conventional. The Oasia Hotel Downtown is the work of WOHA, an architecture firm headed by Australian Richard Hassell and Singaporean Wong Mun Summ. They are well-known for their large-scale, daring designs. The red-mesh facade and largescale vertical landscaping flies in the face of Singapore’s architectural history, says Professor Chris Knapp, chair of architecture at Western Sydney University. “I think what’s compelling about it is that it’s kind of like an antiskyscraper,” he says. “Singapore tried very hard to become a global financial capital in the 1960s, and it adopted the tradition of western commercial architecture: airconditioned, glasscurtain walled – the kind of modern architecture that you picture when you think of the major financial districts of the world. “And, then you have this [Oasia Hotel], which is the complete opposite of that. It’s just so interesting as a proposition of what a tall building can be. Before the green takes over, you have this beautiful kind of fun colour, which is also very transparent – it shifts and changes. It’s really striking in that regard.”

Plants on the outside of the hotel have changed the building’s profile to a furry, even unkempt shape. It is this organic look that’s taking the architectural world by storm. Another well-known example of this look is in Milan at the Bosco Verticale towers. They opened in 2014, with almost 800 trees, 11,000 perennial plants and 5000 shrubs. The Italian architect behind the towers, Stefano Boeri, is overseeing the design of an entire Chinese city to be covered in greenery. Liuzhou Forest City is an urban landscape designed to include offices, houses, hotels, a hospital and two schools. In Sweden, the $40 million, 16-storey World Food Building will grow 550 tonnes of vegetables in indoor farms. WOHA excels at plantscrapers, the landscaped towers popping up in CBDs all over the world. They also created the 16-storey Park Royal Hotel in Singapore, a building dripping with vines and shrubbery. Last year, the firm was recognised in the international architecture

competition, the Lafarge Holcim Awards, for its proposal to build a university above polluted swampland in the Bangladeshi capital of Dhaka. Their plans included a bio-retention pond under the building to clean the water, as well as swathes of green space. Sydney’s One Central Park is the Australian benchmark for “living” towers. Designed by French botanist Patrick Blanc, the Broadway towers are covered with 38,000 indigenous and exotic plants. Melbourne will soon get its own vertical forests in the form of two twisting super-skyscrapers reaching to 356 metres in Southbank. The $2 billion Green Spine towers will be co-designed by Dutch architects UNStudio and Australia’s Cox Architecture, featuring greenery on the terraces and rooftop gardens. Sustainability is at the centre of the plantscraper phenomenon. These green towers combat air pollution, reduce energy costs and, unlike many grey concrete structures, create tranquil places to live.

They are also an attempt to solve the looming challenges of rising populations, says Knapp. “To deal with the problems associated with rapid urbanisation, we need to figure out how to build higher density ... but still make homes that are good places to be,” he says. “I think in the equatorial band you’ll definitely see a lot more of this. It’s showing new sensitivity to the idea that our urban landscapes can be much greener.” Knapp says plantscrapers are also possible antidotes to urban heat islands – metropolitan areas that are much hotter than regional areas because of the trapped heat. “When you have lots of buildings together and not enough greenery, the heat never really escapes because it gets absorbed by the concrete and the man-made surfaces,” he says. “So, the idea that you can shade and cool buildings, that buildings can actually have a microclimate, is a really important idea.”

t evolved from colour to pop culture phenomenon: Millennial Pink’s popularity transcended fashion and design, becoming a hue that defined an Instagram, snap-happy generation. Dulux recently released its 2019 Colour Forecast and the tone that saturated our cultural landscape for the past two years is nowhere to be seen.

According to Dulux colour expert Andrea Lucena-Orr, Millennial Pink has had its time. “Often colour does cycle through and that’s what we are seeing with Millennial Pink,” she says. Lucena-Orr argues those who loved its prevalence should not despair, as the colour is now being reflected in the rise of apricot and peach tones. “This colour has morphed from about three years ago as a blush pink through to a brownish-based pink last year, and now we are seeing this translated into the apricots and peach tones. Soft and earthy mushroom pinks are almost classed as neutrals now, so we won’t see these completely disappear,” she says. While Millennial Pink may be on its way out, our love of purple in the home certainly isn’t fading. “We saw purples come into the forecast last year, however for 2019 it seems to have really increased for interior palettes,” she says. “We saw lilac and mauve in textiles and upholstery as well as in decoration items. In our market, we don’t tend to use deeper purples other than for feature accents, however we do use the more muted tones in lilac, mauve and lavender.

“These are such easy colours to live with, especially alongside whites and natural grey and stone colours.” Dulux forecasts a rise in colours they categorise as part of their “Wholeself” palette: quiet, muted and calm pastel forms that are a nod to our obsession with wellness. Think cosy pinks sidled up against warm neutrals, golds and mauve-greys that work to “clear the mental clutter by making our homes our temple”. “The colours in the Wholeself palette are very serene and generally on the warmer side,” Lucena-Orr says. “These colours are subtle and will feel welcoming, so the perception in that space will be seen as casual and relaxed.” In our non-stop digital world, Lucena-Orr says colour psychology – and the prevalence of the colours in the Wholeself palette – has never been more important in creating an environment that calms the mind. “Colour psychology is important in the home as colour makes us feel emotions that respond to our surroundings. If you use a soft palette it will help to make the space feel more relaxing and quiet.”

Ruin restored to handsome home

Inverleigh House revealed a litany of challenges.

YVONNE QUMI

Remodelling

o add new structure to an old building requires respect consummated by the strength to make it different. “That’s hard work,” says architect Chris McSteen, the principal of McSteen Tan Architects, who achieved just that. It took guts by the owners to hire McSteen to take on the building, which had been one of two pubs and a Cobb and Co. coach depot in the Geelong district town of Inverleigh. It was in a state of ruin but they could envision the structure, a rare survivor built of basaltic field stone in 1865, as a permanent home in which to move their family of four children from Melbourne. The L-shaped hostelry was undoubtedly of historic interest because it had also served as a colonial courtroom. Yet it only came to the attention of the heritage authorities when they began clearing the overgrown garden around it. It was then, says McSteen, that council became very concerned with overseeing the fate of a building, being in very poor condition but not heritage-listed. “All we wanted to do was to restore and add to it,” he says. It would take six months of hard negotiating with planning to get the green light. It took more time and money to resolve the basket of structural issues requiring remediation; among them, a new single-level pavilion to fit into the crook of the L-plan – containing the kitchen, dining area and large laundry – and a three-metre-wide western side verandah. “It had been a very simple, solid pub,” says McSteen. The grand salons downstairs that had been divided

into domestic spaces in the 20th century. Upstairs was packed with small rooms. The downstairs of the original building was remodelled to accommodate a library, study, guest bedroom, games room, and a family room that opened through a wide breach in a stone wall to the new pavilion. Upstairs gave the four children individual bedrooms and a shared bathroom. A main suite has a walk-through wardrobe accessing an en suite. However, before anything like this could happen, a whole lot of horrors needed fixing. McSheen ticks them off: the failing roof framing, which he described as “a wing-and-prayer structure” that used timbers that had been taken straight out of trees. Another problem: most of the windows had rotted and the 500-millimetre-thick walls needed to be re-mortared and opened in new places. This revealed that the core of the wall was “rubble that just fell apart”, McSteen says. Each time something major needed fixing, the budget needed adjusting but the owners stayed the course and now have a glorious home with suggestions of Georgian lines, especially in the window and wall edges enhanced with quoin work. “We didn’t go overboard with modern and we didn’t make it too twee,” Mc Steen says. “We touched the period parts lightly and the modern doesn’t fight it.” mcsteentanarchitects.com Discover more design triumphs: domain.com.au/living

Design to stand the test of time

Hole in The Roof House by architects Rachel Neeson and Stephen Neille.

n a busy road near Bronte beach in Sydney’s east is a bungalow that started life as an unremarkable early 20th-century house. Add the creative flair of two of Australia’s leading designers, whose dramatic re-imagining of the residence included slicing a hole in the roof to create a spacious private courtyard with a roof-skimming frangipani tree, and an extraordinary family home was born. The question, “What makes a building truly great?” was one of the themes of the Sydney Architecture Festival, which finished this week. In cities where streetscapes are shaped by structures from different eras, when different tastes and techniques prevailed, which homes stand the test of time? The Hole in the Roof House – a winner at the 2018 Houses Awards – is Rachel Neeson and Stephen Neille’s family home. The jury praised the couple, design directors at Neeson Murcutt Architects, for transforming a bland house into a domestic sanctuary in which the courtyard, paired with the indoor living area, became “the heart of the dwelling, creating a quiet, peaceful focus while inviting light into the centre and enabling cross-breezes without the loss of privacy”. For Neeson and Neille, exceptional projects are imbued with a clear idea about how people will live between – and beyond – the walls. Ideally, the spaces should be adaptable enough to accommodate the ebb and flow of family life.

“For me, those great houses are the ones that allow for changing family needs,” Neeson says. “The layout might be such that a room can be a bedroom or a second living room. It has multiple uses, so the house feels rich.” Another essential ingredient is ensuring the design responds to the setting. It’s one thing to toy with the concept of a dream home in the way one might fantasise about spending lotto winnings, it’s quite another for an architect to inspect a site and draw up plans that suit the client’s lifestyle and budget. Asked to nominate some of their favourite architects, Neeson and Neille traverse centuries and continents, from Venetian architect Andrea Palladio’s classical buildings in Italy to the courtyard houses of Ludwig Mies van der Rohe, the German-American godfather of modernism. More recently, Charles Correa’s innovative low-rise apartments in India caught their eye. Homes by Australian architects Peter Stutchbury and Jon Jacka also impressed. With such wide-ranging tastes, Neille is reluctant to single out any one era as the best for home design. “It’s a little bit like poetry or physics,” Neille says. “I don’t think any era is inherently better than any other. Great projects have clarity of idea, a richness of content and an appropriateness of form. Really great projects move us; they affect us deeply.”

Kerridge.

It’s no accident that many critically acclaimed homes were designed by architects as their own residences or homes for close family or friends. Unshackled from convention, these projects often pushed the boundaries of the possible. The American architect John Lautner’s Schaffer Residence, built in 1949 for the mother of one of his employees, had a starring role alongside Colin Firth in Tom Ford’s celebrated 2009 film A Single Man. Sydney architect Virginia Kerridge cites Eva and Hugh Buhrich’s home in Castlecrag, completed in 1972, as one of Australia’s finest modernist houses. Like Neeson and Neille, she has broad tastes, however, she is prepared to name and shame the 1980s as particularly underwhelming. “Things were built too quickly, with too little consideration,” Kerridge says. The architect, whose recent projects include the luxury beachfront M3565 apartments on Main Beach on the Gold Coast, says the elements of excellence can be difficult to pin down. “One thing they all have in common is a combination of mindfulness, being completely right for the location and a poetry that’s hard to define.” For today’s new builds, there’s growing awareness of the

importance of sustainability, from the origins of materials to construction techniques and how the home will function when it’s occupied. Kerridge would like to see a greater focus on landscaping, potentially through planning guidelines, to encourage more verdant streetscapes. Regarding homes in the context of how they contribute to suburbs is a theme Brisbane architect Stuart Vokes, director of Vokes and Peters, explores in his residential projects. “Maybe what makes a house great is recognising it’s a critical component of city making,” Vokes says. Against a backdrop of a seemingly relentless pursuit of higher densities in Australia’s big cities, Vokes cautions against underestimating the value of suburbia, with backyards big enough to play cricket in and front gardens that spark conversations with neighbours. “If we squander suburbia, we rapidly destroy our cities.” Auchenflower House in Brisbane, a cautious but considered recreation of an inter-war Queenslander by Vokes and Peters, won a gong at the 2017 Houses Awards. The alteration and addition preserves the language of the original building, while creating new ways for the occupants to engage with the outdoors and the neighbourhood. “There’s something beautiful about an open and generous house,” Vokes says. “If it was replicated up and down the street and throughout the suburb, imagine what sort of a neighbourhood you could make.”
