he earliest residents of Melbourne’s CBD – the bohemians and visionary professionals who moved into laneway pied-a-terres, long before the apartment tower boom – could never have imagined the property that we feature on our cover. The glorious fivebedroom home at 35 Spring Street soars above the power-seat of the city – the parliamentary precinct – and I imagine its design eclipses even the premier’s own Spring Street digs for splendour. The city unfolding beneath this superb residence is a postcard of all that Melbourne holds dear – Treasury Gardens, the MCG, and the businessmen and lovelies parading the Paris end of town. Dream believing amid the clouds

I

t used to be that an address on Spring Street meant you found yourself in the company of lawmakers and movers and shakers. These days, the high flyers at the top end of town are just that, and the growing trend to live in the CBD finds its apotheosis here at the soaring penthouse atop Number 35. Imagine yourself high above our glorious town, its landmarks laid out like a brilliant carpet below you. You’d see the MCG and the Yarra River, the towering spires of the great cathedrals, the gorgeous green, and even glimpse the Docklands. Design duo doubles appeal

A

ppeasing the wide variety of buyers on today’s property market is no easy task. But this innovative two-in-one building in Glen Iris has all style tastes covered. Unlike just about every other new apartment project hitting Melbourne’s market, Glenarm Square will have two entirely different facades on the one exterior. One side is dominated by glass and metal in a contemporary design, while the other is a classic brick frontage punctuated by greenery. The unorthodox design approach continues inside the building with different interior schemes to match each facade. By featuring two faces of the one building, developer Dealcorp aims to appeal to a broader range of buyers than an ordinary development with just one design-themed facade. Given the site’s corner site, the opportunity to address each street frontage with a different approach was too good to pass up, says Plus Architecture director Ian Briggs. “One side is more civic and the other is green leafy suburbia,” he said. “We really wanted to not ignore one for the sake of the other, and it actually gave us chance to virtually break the site in half. “One half addresses the more public plaza feel and it draws upon the European train station-public square

building language, it’s a bit more formal. The other half, which addresses Glenarm Road, is defined by a brick materiality with a low scale residential feel about it. “One is civic and provides a backdrop to the station while the other one is green, brick and more residential,” Briggs says. Glenarm Square will house 118 apartments, most being two bedrooms. With prices starting at $545,000, Dealcorp will be taking aim at downsizers from nearby Malvern and Armadale as well as those from outer suburbs moving closer to the city. The development will sit on the location of the level crossing near Gardiner train station, which was relocated underground in 2016. As part of the Glenarm Square development, a public plaza will be installed at the front of the building as a link between Gardiner station, retail spaces on the ground floor and the apartments.

The plaza will make the most of the development’s proximity to the train station while also creating a community space, Briggs says. “I think it’s almost going back to that feeling of a European city, where you have a really strong neighbourhood centre that’s adjacent to a train station and piazza,” he said. “It’s something that normally doesn’t happen near enough. The whole level crossing removal is allowing a new neighbourhood centre to build around commuters‚ people living and shopping near transport hubs. “I think that’s really exciting and these areas become anchors for new activities in neighbourhoods.” In a playful touch, the side of the building that faces the plaza will appear to move with the light so that passing pedestrians and motorists will see shifting forms on the exterior. “We had some fun with the sunscreening devices, which actually create this moving effect when you pass by,” Briggs explains. “It’s a really interesting visual device, which gives the building a feel of movement and almost a shimmer – almost as if it’s a sort of giant visual sculpture that’s activated when you move past it, whether you are on the train, or on the freeway.” Interiors, designed by Hecker Guthrie, pick up on the individuality of the two facades with apartments inside the brick exterior offering warm beige tones, while those behind the glass and metal exterior focus on neutral greys. Both have timber flooring in the living areas and wool blend carpets in the bedrooms. Interiors that complemented the architecture were always high on the agenda, said Paul Hecker, interior designer and director at Hecker Guthrie. “Whenever we design an interior, we’re very mindful of the architecture and I think this is something that often, when you get the architecture done by one consultant, they won’t necessarily sit comfortably together because the interior designer will say, ‘This is what I want to do regardless of what’s on the outside’,” he says. “But we’re always trying to find

Period homes, for example, can be approached either by building an extension that is sympathetic to the existing style and features of the home, or by building a more contemporary extension that celebrates the contrast between old and new. The goal is to choose a design style that works in harmony with a home’s structure while

ensuring that the taste preferences of its owner are met at the same time.

Be consistent Unify the spaces in your home to create flow. Creating a consistent theme should be a priority rather than implementing a mish-mash of different styles that don’t honour the architecture, or your personal style. Focus on a style and stick to it. Create a mood-board that can be referred to and that will keep you on track. As always, the little details are important – matching light switches, doors, handles, skirtings and architraves will create a feeling of cohesion throughout the home.

ome stylist Liberty Biggins, her husband James and their two sons, Xavier and Ollie, have lived in their bright and spacious Malvern home for the past eight months. Styling this muchloved family sanctuary has been a joyful project for Biggins – drawing on the skills she employs as part of her business, The Edited Home.

As a visual editor, Biggins has applied an exacting eye to her own family abode. ‘‘My personal style is minimalist in nature, with an eclectic dash of subtle colour, without being precious,’’ she says. And this description perfectly captures the mood of the interior, which manages a delicate balance of serenity and joy, sanctuary and comfort, and monochrome and colour pops. Biggins approached the styling of her own home by letting the house itself take the lead. “I watched how the light moved during the day, and how we as a family of four moved through the house.” This considered method has resulted in a serene and understated, yet personality-filled space. t’s hard to imagine a culinary world without Italy. And though the ancient country’s cuisine has been heartlessly dumbed down by the rest of the world (think stuffedcrust pizza), many food lovers long to recreate an authentic Italian dinner party at home. Online guides abound, but ask any Italian and their response is simply: “Mangia! Mangia!” Italians have mastered the art of entertaining. Picture drawn-out al fresco dining on a balmy summer evening. Chef Danny Russo of Russolini suggests playing some Dean Martin or Frank Sinatra to “get everyone in the mood” and, of course, “no Italian meal can start without aperitivo time”. According to chef Giuseppe Zagari of Leichhardt’s Aperitivo, to entertain like an Italian means to “treat everyone at the table like family”. He adds: “There is never an appropriate amount of food. Don’t measure how much pasta per person, double the number of attendees and start cooking.”

Zagari stresses the importance of bread and wine, and names some of his favourite Italian dishes as stuffed artichokes from Calabria in southern Italy, caponata (fried capsicum, potatoes, eggplant, tomato and onion) and the classic tiramisu. “And a dinner party should always finish with a digestivo – limoncello or amaro – followed by an espresso.” Russo’s aperitivo of choice is a negroni, served alongside a large platter of salumi, olives and grissini.

Next comes the primi – which could be pasta or risotto. The primi is followed by the secondi: meats or fish on the charcoals or barbecue, “served with a contorni of blood orange and fennel salad, rosemary potatoes and salad leaves from the garden”. For dessert he recommends dolci – a ricotta cannoli – “and plenty of them”. To make a dream Italian dinner party come true, Zagari says it’s essential to have access to a good

stove-top capable of taking several big pots and a large oven for all the trays. Few Italians know the importance of a good oven better than the Bertazzoni family, owners of Smeg since it was founded in 1948. Smeg’s birthplace is the culinary haven of Emilia Romagna in the north, nicknamed the “bread basket” of Italy. Located within the fertile Po River Valley, it’s behind some of the world’s best Italian produce, from parmesan to parma ham and balsamic vinegar. According to Smeg national marketing manager Olivia Anderson, Italians “love to feed and they love to gather.” The Emilia Romagna region encapsulates all that is Italian, says Anderson, namely “style and quality”. It is also the home of the Ferrari. Smeg’s latest venture to encapsulate the region’s meeting of food and style is a second collaboration with architect Guido Canali. Their first pioneered the now popular Classic model of architect-designed appliances back in 1985, and both parties deemed it time for another round. This time they came up with the Dolce Stil Novo range, slick as a Ferrari and comprehensive enough to cover any dinner party need. “It’s Italian for ‘sweet new style,’” says Anderson. “It speaks to the Romantic literary movement of 13thcentury Italy. With its black eclipse glass and refined copper or silver trim, the collection is all about reflections.” Comprising everything from ovens through to wine cellars and coffee machines, she calls it Smeg’s finest collection in 70 years. “The style influence comes from being close to Milan, and here there’s a celebration around food, wine and life. Smeg has really captured the culture of that region, not just through its technological advances but its celebration of food and generosity and the Italian way of life.” It (quite literally) boils down to “Mangia! Mangia!”

nowing they would suffer acute garden withdrawal after selling their suburban home, one Melbourne couple who bought one of two penthouse duplexes in a skinny CBD building, were fortunate to score solo rights to develop its 45-square metre rooftop. Before the Fender Katsalidisdesigned Phoenix Tower was finished – the building that replaced Lou Richard’s famous Phoenix Hotel on a 13.7-metre Flinders Street site – the clients arranged for a construction crew to crane up to the 31st level a prefabricated “twisting and folding” steel frame. Spanning the building’s width, this asymmetric structure would become the support for a canopy of winding vines. Those vines are now maturing into what architect Merran Porjazoski describes as the highest private garden in Melbourne. The space now has privacy and verdant relief from the hardness of big buildings and the overseeing eyes of office workers. The rooftop area was divided into three zones for eating, sitting and standing at the front parapet, looking

out at the incredible south-eastern views from the Dandenongs to the bay. “The entire Melbourne postcard,” as Porjazoski, director of Bent Architecture puts it. But creating garden beds at such a height, ensuring the plantings could withstand the at-times ferocious winds that rip along the Yarra, and making it work as an ambient amenity came with a heap of challenges. Porjazoski says, logistically, the load on the roof had to be limited and having to carry all the building materials and plants up two flights of stairs wasn’t easy. The various waist-high garden beds are shallower than they appear with in-built storage underneath. ‘‘The clients wanted as much greenery as possible but we couldn’t get trees to grow there. So the supported arbour was a way to create the feeling of a canopy.”

To make the climatically exposed roof feel a tad more natural, the architects – who have made roof gardens a bit of a practice specialty – introduced porous pebble-mix paving underfoot. ‘‘It feels beautiful on bare feet,’’ Porjazoski says. Timber elements such as picket-like fencing, soften the harder surfaces, including the mosaic-tiled sides of the raised garden beds. The variegated shades in the mosaics, and the white tiles ‘‘that really glow at night”, were another variation on the leafy, grassy, fragrance themes, says Porjazoski. “Without the greenery it would still be a spectacular space but not necessarily a place where you’d want to be in for too long. But the clients can use the space as an area to read the paper, have barbecues, and parties.” That’s some compensation in a replacement back yard. bentarchitecture.com.au

Creeping up A “scope creep” is when a tradie suggests you do more on your renovation than you had originally anticipated – even if there’s not a lot of extra benefit for you in doing so. The best way to stop it is to make sure you know exactly what you want. Articulate it clearly – including

which products and finishes – so there are no misunderstandings. When your tradies arrive to quote or carry out the job, remain firm and don’t change your mind. If they come up with some good ideas you hadn’t thought of, consider carefully whether it’s what you need.

Cost blow-out “Over-quoting” is another common trick, often used if you’re new to renovating. Tradies using this know you don’t have much knowledge about cost and take advantage of that. They quote high and you don’t know the difference. Have a general idea of costs before your tradies quote. A good way to ensure you do is to make some calls or talk to experienced renovators.

f you have no experience hiring tradespeople, it can be difficult to ensure you’re going to get a quality job at the best price. While most tradies are honest and hard-working, there will always be a few who use sneaky tactics to add extra dollars to the job. Here are the most common tactics used by the unscrupulous types and how you can avoid falling for them.

Consider creating a template so you can articulate all the details of your renovation – and get exactly the look and feel you want (without blowing your budget). This should include

every surface, fixture and fitting, together with preliminary cost estimates. This is called a renovation design plan. It involves going around every part of the house and articulating every thing being renovated: floors, wall colours, kitchen, bathrooms, lighting, window dressings, colours, landscaping, driveway, fences and so on. Another way to avoid being ripped off is to have a common contact. If you contact a tradie because they’ve been recommended by someone you trust, then they’re more likely to be reliable and fair with their price. f you’ve ever watched the Netflix series Vikings, you may have discovered that those wild men and their shield maidens knew a thing or two about Nordic interior design. Sure, there was no fancy Iittala glassware or Arne Jacobsen egg chairs, but the Vikings did have lots and lots of animal skins. They used the skins not just for clothing, but also to keep their beds nice and toasty while they dreamt of slaughter and pillage. More aesthetically inclined Vikings may also have noticed how the hides also provided an interesting layer of texture and colour: “Eric, I love what you’ve done with the place, and the wild boar ottoman is just inspired.” Modern day interior designers are following in the footsteps of the

mighty Norsemen, embracing animal hides as a source of warmth, texture and colour. Designer Greg Natale has been using real hides for years, in both his own homes and those of clients. “I have always loved real animal skin, it’s glam and luxurious,” he says. “Because they are natural products, they just have this beautiful depth to them that you really can’t get with synthetics. And as a by-product of the meat industry, it’s far more ethical and environmentally friendly than using a faux fur which is derived from plastic.” Natale’s latest project will see him use a made-to-measure Icelandic sheepskin floor rug dyed in aqua in

We only deal with reputable tanneries that have to pass stringent European certification.” Keegan says there is no comparison between faux fur and the real thing, especially for warmth. “Reindeer hide is a great example; the hair follicles are hollow and keep the heat in.” Mongolian sheepskin cushions are popular, as are Icelandic sheepskin throws. She says even traditional cowhide rugs have made a comeback. Regular interior design customers include Natale, Coco Republic, Dylan Farrell, and George Livissianis. Livissianis, one of Australia’s most avant-garde designers, is currently upholstering entire chairs in shorn Icelandic sheepskin, for use in the fashion boutique, Bec + Bridge. “Our approach to design is to use things that are real and authentic, whether it be an animal skin or a ceramic tile,” says Livissianis.

I like to mix things up, even with other materials such as cotton or velvet.” Natale will be sourcing his rugs from one of Australia’s oldest suppliers; Hides of Excellence (NSW Leather), established in 1952 by a Czechoslovakian immigrant. Today, the company sells globally and employs about 25 staff. Its products – such as Mongolian sheepskin, Himalayan goat, and Scandinavian reindeer hide – are sourced from around the world. “Everything we sell is sustainable, ethically sourced, and tanned under strict environmental guidelines,” says Jo Keegan from Hides of Excellence. “Coloured skins are created using enviro-safe dyes, making them safe for people, pets and the planet.” “These products are a by-product of the meat industry. We are using something that would otherwise have

“Always use things with integrity and use them well.” He says the popularity of real animal hides is growing, as people seek out more natural materials and move away from oil-based plastics. He cites Noma restaurant as adopting the trend, laying skins over many of their dining chairs. Livissianis himself has a cowhide on his living room floor. “Cowhides are great because they are timeless and suit spaces that may have an unusual shape.” Another interior designer who has embraced her inner Viking is Sibella Court. She recently decorated 12 guest rooms at Bullo River Station in the Northern Territory, using marbled grey and caramel cowhides on the stone floors. “They were really relevant to that area, it being a cattle station; so, they were a natural design cue,” she says.

n a secluded site overlooking the Isle of Mull on Scotland’s remote west coast is a building that looks like a cross between the Hindenburg and the whaleshaped submarine used by junior explorers in the children’s TV show The Octonauts. AirShip 002 is an insulated aluminium pod designed by Roderick James Architects, complete with a galley kitchen, bedroom for two, balcony and bathroom with shower. A sitting area encased in wraparound glass panels offers panoramic views of the landscape and out to sea.

The remarkable building, in the community of Drimnin, is one of the latest instalments in the UK architecture practice’s mission to create high-quality, ultra-liveable small spaces, cabins, boats and affordable houses with impressive energy-efficiency credentials. “The original decision to design and build the first AirShip was to have a structure which was unusual, cosy, iconic, maintenance-free and had an exciting glazing system,” James says. AirShip 002, which the architect built on his own property, is made up

of more than 3000 components, many of which are welded together in such a way that each part can be carried by two people. “The key intention was that it could be erected in a week or so, and can also be taken apart in a similar time,” he says. “It can be erected anywhere, even if it is not possible to get a truck or crane very close.” The structure was engineered by the British company Atelier One and built by the aluminium and stainless-steel equipment manufacturer Syspal.


Vault into a wonderland of whimsical design “I do like to add a sprinkle of magic to the spaces we work on,” writes Irish interior designer Roisin Lafferty. Lafferty, creative director of Kingston Lafferty Design, was last month named

“We love it, and so it seems does everybody else,” James says, but adds he is working on further refinements. As configured, the AirShip is designed to be built without any external alternation. Plans are being prepared to make the pod easier to transport and cheaper to build. One of the new concepts is a wider version that would allow for two bedrooms, at a cost of about $18,000 on top of the fully finished $180,000 AirShip cost, excluding taxes. So what’s it like to stay in the AirShip? Unlike many architectural marvels gracing the pages of design magazines, the pod is offered as a holiday rental through Airbnb. It was recently advertised for rent at a nightly rate of $272 and enjoys a five-star rating from guests so far. Reviewers have praised the breathtaking views, surprisingly spacious interiors, quiet setting and cosy fireside atmosphere, even when the weather outside is atrocious. “The AirShip is fantastic inside and out,” writes one guest. “We usually see places like this in magazines or on [shows about] amazing homes, so it’s been a dream for us to actually

stay in one of the wonderfully designed spaces!” The architect has received requests for AirShips from as far afield as Australia and New Zealand. New versions will also explore the possibility of inviting more natural light into the interiors, improving insulation and creating spaces that exude a holiday feel. “I do believe that we all tend to treat houses too seriously rather than having fun with them,” James says. Roderick James Architects has also built houses with the help of school children for school projects, as well as ex-offenders to help them learn skills that will make them more employable. James says he is appalled at the way public housing in the UK tends to be constructed as cheaply as possible, committing residents to long-term problems and high maintenance costs. “It is quite possible now to build such well-insulated houses that fuel costs are almost eliminated.”

I

t is said the best architecture often springs from sites that throw up challenges – and this project is no exception. The brick, timber, concrete and glass house is a short stroll from North Bondi beach – but, despite its proximity to Sydney’s most famous strip of coastline, the land on which it is built gives little indication of its enviable location. The suburban block, tucked away in the dense residential streets behind the iconic sweep of white sand, is relatively wide but flat in its topography and boxed in by houses that cut it off from the surrounding landscape. Responding to this dilemma, architect Andrew Burges created a house that maximises the interior’s connection to nature while screening the residents as much as possible from their neighbours. The project, simply called Brick House, also introduces its own terrain to the site through the incorporation of different levels in the floor plan. “The geography of Bondi is quite curious. On the one hand, at the macro scale, you have this sense of beach, coastline and sky – these big

geographical elements that define the character of the suburb,” Burges says. “On the other, at the micro scale of the individual site, the houses are very linear, constructed on long, thin blocks with windows down the side that essentially look into the neighbouring properties,” he says. The five-bedroom-plus-study family home, which was shortlisted for the residential category in the 2017 Interior Design Excellence Awards (IDEA), features masonry walls built to different heights to screen out neighbouring properties and shape views of the garden and sky. In the open-plan kitchen, dining and living area, the large window panels lining the top of the doubleheight void are fitted with concealed frames, creating the illusion that the space is open air. The masonry that wraps around the exterior of the house – Kolumba bricks from Danish brickworks Petersen – is introduced into the interior of this shared space, further blurring the line between indoors and out. In addition, the house introduces a subtle “topography” to the flat site through a repeated pattern of three

or four steps that mark most thresholds within the open-plan arrangement. For example, entrants step up from the foyer into the kitchen and dining area and then down again into the living room that faces on to the back garden. Elsewhere, mirrored shutters cleverly reflect the garden, house and sky, rather than the neighbours’ side walls and roofs.

here’s no need for sibling rivalry between Carlton proper and its northern counterpart. While Carlton bubbles with Lygon Street intensity and the irregular pattern of its close-packed roads and laneways, Carlton North’s calling card lies in the meticulous planning of its wide, green-edged streets and village-like sense of community. Postcode 3054 was planned alongside Princes Hill in the 1850s as a residential outpost of Melbourne, the vision including a grid of north-

azing about the heart of Spring Street, you could be forgiven for thinking you’d slipped into a bygone time. Here, where the CBD’s easternmost thoroughfare meets the Paris end of Collins Street and Bourke Street concludes with the ever-imposing Parliament House, hallmarks of the era that became known as Marvellous Melbourne abound. In the mid- to late 19th century, when the Victorian gold rush saw Melbourne flush with cash, this part of town became home to a number of significant buildings, including the Renaissance revival-style Old Treasury Building, the Princess Theatre, and grand Hotel Windsor. These sites, along with Parliament House and manicured parklands such as Treasury Gardens and Gordon Reserve, all feature on the Victorian Heritage Register. Today’s residents have sustained the refined flavour. Hermes, Chanel, Cartier and Louis Vuitton are just a few of the designers with flagship stores around the corner on Collins Street. Elegant wine bars and restaurants such as City Wine Shop and The European are always bustling.

“This pocket of Melbourne is entirely unique,” says interior designer David Hicks, who is known for his high-end designs and was shortlisted for 2018’s Rigg Design Prize. “[It’s] dotted with beautiful heritage buildings.” Hicks is adding to the tone. He’s responsible for designing the penthouse of 85 Spring Street, a new residential tower developed by Golden Age Group and designed by Bates Smart. Surrounding period architecture was a key inspiration, along with the nearby Paris end, which had Hicks thinking of urban planner Georges-Eugene

Haussmann’s famed renovation of Paris. “The area has a very sophisticated, historic European feel and we wanted to translate that into the penthouse with a contemporary twist,” says Hicks. “Although the interior is largely contemporary, we have used very classic French Haussmann-style planning to give a European sensibility while embellishing with rich, luxurious materials.” The penthouse has vast living spaces and a sequential layout. There’s a private lobby on entry that leads to an open living room, kitchen, scullery and dining area.

A temperature-controlled wine display case is installed for fine drops. Tucked away from the living zone is a private study and guest bedroom with en suite. Up a feature staircase, the second storey is home to two further bedrooms (both with en suites), a lounge with cocktail bar, and an oversized rooftop terrace with a swimming pool, barbecue and fire pit. The master suite features a walkin wardrobe, an enormous bathroom with a large double vanity, and views to the city from the bedroom courtesy of a glass wall. To blend heritage cues with modern sensibilities, Hicks drew upon a palette of materials often found in period buildings and used them in a more streamlined manner. “It is this strong palette comprising timber parquetry flooring, marble and detailed metalwork that brings a heritage feel into the modern space,” he explains. “We have not strayed into anything new in these terms, rather reimagined the use of these materials and incorporated them into the design in a very contemporary way.” Materials used include oak floorboards, Arabescato marble in the kitchen and splashes of Calacatta Viola marble in the bathrooms and rooftop bar. Grey oak veneer was chosen for the joinery and cabinetry, combined with satin bronze detailing and custom marble mosaics. Nods to the past feature in other details, too. For the penthouse’s bathrooms, Hicks turned to luxurious Parisian hotels. The feature staircase has been detailed with a French-inspired balustrade. Added to all this, the views from the penthouse are a reminder that Melbourne’s heritage is all around. “The views from the penthouse are phenomenal – they cover Melbourne’s most impressive cultural landmarks and speak to the lifestyle on offer,” Hicks adds, listing Parliament House, St Patrick’s Cathedral, Fitzroy Gardens and the MCG as several of the sights from up top. “It is truly magnificent.”

How to prepare for a rate rise

1. Get a better deal “In the past month, most borrowers would have experienced an increase on their home-loan interest rate,” says Mitchell Watson from Canstar.

Further rises are likely, which means arranging the lowest possible rate is the most important step for borrowers. “At a minimum, you should be reviewing your home loan at least yearly,” Watson states. “If your comparison rate does not start with a three, you’re paying too much.” David Ryman from 1st Street Financial says borrowers don’t have to refinance to get a good deal. “You can sometimes go to the existing lender and ask for retention pricing,” he says. “If you threaten to leave, often banks will shave a few points off your home loan.” Watson suggests researching what lenders are offering before asking for a rate reduction.

he record low interest rates borrowers have enjoyed in recent years are likely to rise in the future, and some lenders have already increased rates out of cycle, blaming higher wholesale borrowing costs. Recent buyers and those planning a purchase may have become accustomed to a low-interest environment. Without preparation, rate hikes could come as a shock. Coping with a rate rise doesn’t have to involve drastic changes, but making smart moves now can lessen the impact when it does occur.

“When you make extra payments on your home loan, your monthly repayment doesn’t necessarily change.” DAVID RYMAN “See what interest rates they’re offering new customers,” he advises. “That gives a good idea of what they are willing to offer you as a borrower. “The worst thing they can say is no.” 2. Minimise your interest Reducing the principal of your loan is an effective way to minimise the amount of interest you pay, but it doesn’t necessarily mean making extra repayments, according to Ryman. “When you make extra payments on your home loan, your monthly repayment doesn’t necessarily change,” he explains. “More important is saving money in either an offset account or a redraw account.” A redraw facility allows borrowers to make extra repayments and withdraw those funds as necessary. However, lenders may charge redraw fees or impose limitations around the size and frequency of withdrawals.

An offset account operates like a transaction account and is a more flexible option than redraw, as money can be withdrawn later without fees and restrictions. Money in the account doesn’t earn interest, but the balance is deducted from the loan principal when interest payments are calculated. The more money in the offset account, the less interest you’ll pay. The reduction in interest generally outweighs any interest the money would have otherwise earned in a savings account, where rates rarely exceed 3 per cent and interest earned is taxable. The lower repayments also free up more funds in the household budget, allowing savings to grow quicker, which can further reduce interest. Watson warns that loans with offset accounts may come with higher rates than those without.

“On average you could be paying 0.2 per cent higher than not having an offset account,” he says, adding borrowers need to keep “a substantial amount of money” in their offset account to make it worthwhile. 3. Lock in low rates There are few better times to opt for a fixed-rate loan than when rates are at historic lows and signs point to an eventual rise. Watson says fixed rates have become more competitive. “Fixed rate loans at this point are relatively low in comparison to history, as well as compared to variable loans.” Locking in your rate for a set term protects you from future rate rises over that period. If higher rates kick in, it allows additional time to prepare your finances. “I call it the sleep-at-night factor,” states Ryman. “Fixing your home loan and knowing exactly what the

payment will be gives you the ability to plan appropriately around that.” Fixed rate loans may restrict additional repayments, and generally don’t include an offset facility. Splitting your loan into a partfixed, part-variable arrangement can offer the best of both worlds. The rate is locked in for a portion of the loan, with the remainder set aside to allow borrowers to take advantage of an offset account or make extra repayments.
