ravelling for work last month in New York City, I was just as dazzled by its real estate as I was by the spectacle of supermodels lunching on Madison Avenue and the romance of horses and carriages, bumper-to-bumper, in Central Park. Of all that is on offer – a stately brownstone in the leafy West Village, a swish duplex in the new neighbourhood of Hudson Yards, or a famous 5th Avenue pied-a-terre – it’s the loftstyle abode that speaks most to the cosmopolitan way of life in the busiest city in the world. Here in Melbourne, the emerging suburb of YarraBend, on the site of the old Amcor paper mill, interprets that coveted type of address for an Australian buyer. There is an undeniable James Bond quality to

this captivating beach house. Designed as a minimalist glazed pavilion, the house can be seen from the road long before reaching the site, appearing as a pristine sculpture hovering above a dune. The project was inspired by the client’s connection to Japan, which was facilitated by his friend George Elphick, director of Elphick Proome Architects, over an initial lunch meeting with a pen and paper napkin. “We wanted to create a building that captured a unique holiday experience, embracing its remarkable location,” Elphick says. “The client was educated in Japan and wanted to capture the simplicity and spatial flexibility that this architectural culture exhibits.” The property is flanked by the ocean in three directions and there is not a neighbour in sight. In spring, it’s common to see whales swimming on both sides of the house. Not wanting to disrupt this incredible landscape, the property floats above the site rather than being embedded in it, using a steel frame and mostly prefabricated building methods. Hardwood screens open fully to take advantage of the views, while juxtaposing with the skeletal quality of the steel frame. AMELIA BARNES

But the NYC style that’s most at home in Melbourne is the industrial-look lofts and townhouses. These warehouse conversions are characterised by exposed brick walls, metal finishes and huge windows in open-plan spaces. You may never have stepped inside one, but it’s likely you are familiar with the design. Remember the sexy pottery scene in Ghost? It happened in a Soho loft. Sex in the City character Aleksandr Petrovsky, played by Mikhail Baryshnikov, lived in a loft. Glee, Gossip Girl, The New Girl ... lofts are common in scenes from New York films and television series. Lofts are usually portrayed as places where creative and trendy types live: the no-fuss minimalist

precincts at the massive YarraBend development in Alphington. The development, on the former Amcor paper mill site, has almost 300 metres of Yarra River frontage and will house 1500 new dwellings once complete. So far, 350 lots have sold. Reflecting the industrial background of the mill was important, Mah says, particularly given the townhouses will be close to the Wetlap Building, where watery pulp was pressed dry as part of the paper-manufacturing process. With red-brick facades and twin gabled roofs built in 1936, YarraBend developer Glenvill plans to convert the Wetlap Building into lofts reusing trusses, beams, window frames, grilles and brickwork. It is just one of the original buildings that will be repurposed on the massive 17-hectare site. “New York and Brooklyn inspired us a lot because of the similarities to this site: the generosity of height, the warehouse/industrial heritage. That was the look and feel we wanted to bring,” Mah explains. The latest release of The Mills will include 27 townhouses. Each will have three levels and rooftop terrace, and buyers can choose between a Manhattan or Brooklyn interior scheme. Manhattan brings a fresh and uplifting palette, while Brooklyn favours darker tones for a bolder feel. The Mills will be near YarraBend’s health and wellness centre and artisan food precinct. It will also be close to a walking promenade to be known as The Paper Trail and an open space called Workshop Park. In keeping with the New York City vibe, Mah says these community places will encourage social connections. “Our vision is for The Mills to be a little village, a place where you would know your neighbour because there are multiple chances of encounters through these spaces,” he explains. “This is somewhat of a foreign concept in the classic Australian suburban context.” Using a palette of raw but refined materials, The Mills will feature stone, white ceramic tiles and light oak timbers complemented by matte black joinery and bronze or brass fittings.

ompetition is heating up in the boutique apartment market, where apartments are becoming more like mini-mansions. They are a different proposition to what’s on offer at high-rise towers in and around the CBD. At The Beckworth, there are just 18 apartments in a four-storey building, and architect Tim Clarke, director of Telha Clarke, says each has its own identity. “Buyers are spoilt for choice in this boutique market so [the developers] challenged us to create something truly unique,” he says.

ith high-end fitouts and a prime location in one of Melbourne’s most desirable areas, it’s easy to see why living in an apartment from The Block has so much appeal. But each season, investors, rather than owner-occupiers, are more likely to snap up the luxury properties on offer. So, in addition to the hype and media coverage surrounding the show, what it is about The Block apartments that has proved so popular with investors?

Tax advantages

Evolving location Investors are generally more numbers-driven than owneroccupiers, choosing to purchase properties in locations where land values are likely to increase in the future. Past seasons of The Block have been set in South Yarra and Elsternwick, where property prices

Many investors are drawn to new properties because of the attractive depreciation schedules available. And due to their positioning as highend executive residences, the luxury fitout and inclusions make up a large portion of the value of The Block apartments. An investor can deduct the decline in value of assets in a property that was used to generate rent, and can deduct the value of capital works over a number of years, reducing their taxable income. “They come fully furnished so everything you see in there becomes yours,” said buyers’ advocate Greville Pabst from PropertyDuo, who has bought several Block apartments for clients in the past. “You get maximum depreciation on all of the fixtures and fittings and furniture.” “In the first year, up to $150,000 can be depreciated,” Pabst says. “If you have a high income, that tax depreciation is offsetting your income. It’s a huge tax advantage.” Changes to depreciation last year mean that investors can now only claim the decline in value on new assets, not second-hand ones. That means new Block apartments appear a lot more attractive to investors.

Star-studded investment have in some areas doubled over the past five years. Situated largely in Melbourne’s inner south and east, such wellpositioned suburbs feature an array of lifestyle drawcards, and this year’s location, St Kilda, is no exception. “The regentrificaton and rebirth of Fitzroy Street, and the feeling that it will once again become Melbourne’s beachfront playground has drawn a lot of interest from people wanting to invest,” said the selling agent for Bianca and Carla’s apartment, Michael Paproth, of The Agency. Considering the suburb is on the way up, astute investors should consider St Kilda to be undervalued, according to Pabst. “For a 10-year horizon, I think people that buy something like this are going to do very well.”

“The yields are higher in The Block properties simply because there are several hundreds of thousands of dollars worth of furniture included,” Pabst says. “You’re looking at rent in this particular development of between $2000 and $2500 per week.” Tenants often include wealthy executives from interstate or overseas, working in Melbourne on fixed-term contracts, according to Jesse Raeburn, selling agent for Courtney and Hans’ apartment. “If it’s a $130,000 per year rental, it’s not the tenant who pays it, it’s the corporation,” he said. High rents could create positive cash flows for investors, according to Pabst. “That’s without all the tax depreciation of the purchase.”

Properties on past seasons of The Block that have become rentals, generally appeal to high-income earners looking for a move-in-ready property, allowing owners to charge above-market rent.

Buyers may be drawn to the high quality of workmanship and luxurious fitout, home automation and heritage features, but it’s the size of the apartments that will appeal the most, according to Pabst.

“They’re 260 to 270-square metres,” he said. “It’s very difficult now to buy an apartment of that size.” The small number of apartments in the boutique complex means land value makes up a greater portion of each apartment’s value than it would in a larger building. This allows owners to benefit strongly from appreciation in land values. “The scarcity value drives property performance,” Pabst says. “There’s an innate value in having that low density.” A limited supply of properties tick all these boxes for investors. As the area continues to evolve, this will create continual upward pressure on prices, which savvy investors will always want to see. t is little surprise that one of Australia’s most celebrated creatives has a home that sparkles with designer flair. Award-winning furniture designer Adam Goodrum and wife Michelle share this corner terrace with sons Oli and Archie, although it hasn’t always been such an eye-catching spectacle. When the couple purchased the property in

2004, it was derelict, and after living in it for two years, Adam describes how they ‘‘gutted it and started again’’. The family moved out for the nine-month renovation process, and have lived here for the past 11 years in their perfectly updated home. The renovation was a major overhaul of the property. Adam highlights how the small size of the home necessitated clever spatial organisation, where little pockets of space provide multiple functions. Where possible, windows have been orientated to look out onto foliage,

and the bedrooms are on the top level, away from the street, with sky and treetop views from the beds. The aesthetic of the family home is described by Adam as “eclectic, minimal and honest” – chairs and collections of small designer objects interject into the otherwise minimalist vibe. While there is no particular strategy in the objects, there is a sense of cohesion, and Adam acknowledges “there’s a loose continuity in the forms and colours I like, so, mostly, things end up working together, but if they don’t that’s OK too”.

Adam’s designs inhabit the house, both in the form of small maquette models, and prototypes the family test-run before the furniture goes into production. Other favourite pieces include the comfortable and spinning Geoffrey Harcourt Artifort Swivel chair, and an arresting Alexander Calder print. The lineage of Adam’s inspiration is clearly evident. It is hard to believe this home was initially the “most dilapidated,

And for anyone wanting to lead a healthy lifestyle, it really does have it all. On a sunny day, the cliff face (out of bounds) looks majestic. Locals bring

here are a lot of reasons to be outside in Upper Ferntree Gully. In fact, everybody in Upper Gully, as the locals call it seems to be out and about. Up here, in the foothills of the Dandenong Ranges, people are walking with babies attached to their fronts, or trail-running packs attached to their backs. The air is crisp, and there’s the occasional whiff of woodsmoke from a potbelly stove. While you can see the CBD’s skyscrapers from various peaks, it feels further out than the 38 kilometres from Melbourne city centre that it is. Veer off the main thoroughfare, the Burwood Highway, if you’re driving and you might just get lost along the suburb’s many single-track roads, many of which overlook steep precipices with car-defying driveways. These houses look out onto farmland or mountains, and are nestled among trees and ferns. Upper Ferntree Gully was a farming area and once a playground for Melburnians who visited the “Blue Dandenongs” for a change of scenery, and stay overnight in local boarding houses and cottages. These days there are fewer places to stay, but plenty of places to play. There’s Kings Park and half of Glenfern Valley Bushland Reserve, adjoining Gilmore Park, and Talaskia Reserve.

their babies down to feed the ducks, and kids on mountain bikes try to get around the lake. The quarry is still a secret to many, despite being just steps away from the train line and station. Better known is the Kokoda Track Memorial Walk, or the 1000 Stepswalk. A lot of the people making the trip along Burwood Highway are heading to the car park at the bottom of the walk, commemorating WWII

prisoners who worked on the Kokoda Track. This steep walk up from Ferntree Gully picnic ground became a thing in the early 1900s, and on weekends you’re lucky to get a parking spot (hint: try parking at the top and doing it in reverse). Cyclists can start at the bottom and give the 5.5 kilometre Devil’s Elbows climb a go. It finishes at One Tree Hill Road, in Ferny Creek. Locals still need to shop, and Upper Ferntree Gully has one of Melbourne’s more interesting supermarkets: Maxi Foods, which carries lines you didn’t think you could get anymore, and treats that haven’t hit the mainstream yet. Actually, there’s not much of the mainstream here. The shopping strip has two organics places, a chocolate shop, an Italian restaurant and an Indian restaurant. If you want a bigger supermarket, you’ll have to travel back to the ALDI and Woolworths in Ferntree Gully, Upper Gully’s more commercial sister.

There are no golden arches in Upper Gully, either. They’re further into the Dandenongs, in Tecoma: the multinational finally won a longrunning battle against the haters a few years back. There are archers in Upper Gully, though: the Sherbrooke Archers. Their come-and-try sessions (10am Sundays) are on my to-do list. Handy, perhaps, is that this suburb also has a hospital, the Angliss. There’s more to do: a weekend market is held in the carpark adjoning the Upper Ferntree Gully train station. It sells all the familiar market goodies: crystals, hot jam donuts, plants and honey. There are only eight properties listed for sale on Domain in Upper Ferntree Gully, and one’s a tennis court. alaclava, the inner-Melbourne suburb seven kilometres southeast of the city, is named not after the practical face-covering headwear beloved of mountaineers and armed robbers, but for the Battle of Balaclava that took place in the Crimea in 1854. The legacy of that conflict leaches into many of the streets in the area, from battle names – among them Sebastopol Street, Inkerman and Alma roads – to historic figures, including Florence Nightingale (Nightingale Street) and

t appears to be made from improbable shapes, architecture too sophisticated to be true. Yet this futuristic home in Iran is a feat of engineering as much as it is impressive design. The Guyim Vault House is one of the eight global projects shortlisted for the “house – future project” category of the World Architecture Festival. The festival, judged by an international panel in Amsterdam next month, rewards architecture that addresses today’s ecological and

societal challenges, such as an ageing population, climate change and water waste. Nextoffice, the architects behind the Guyim Vault House, say the main challenge was the cross-arched domes – a complex structure often seen in Iranian architecture. They have arranged the floor slabs to create dome-like volumes with flexible borders between indoor and outdoor areas. The result is a series of half-domes on the ground floor

that create closed and semi-closed spaces, their arched backs facing each other and a glass cube enveloping them. The ground floor also houses a living room, changing room, mudroom and kitchen. On the first floor there are three half-domes facing each other to create a sunken central courtyard. Bedrooms are connected to this area. Quadruple arc structures, or domes on four arches, as seen in the Guyim Vault House are called “chartaqi” in

Persian. These structures trace back to the Sasanian Empire, the last kingdom of the Persian Empire before the rise of Islam. Domes were commonly built in mausoleums and palaces in Sasanid times, between 224 and 651 AD, because they were thought to bring people closer to the powers of heaven. Domes are still prevalent in Iranian architecture today with intricately tiled structures adorning the country’s mosques, most famously the Imam Mosque at Naghsh-e

Small block proves a playground for big ideas

Jahan Square in the central Iranian city of Isfahan. The Guyim Vault House may look like a spaceship version of these traditional domes, but that’s all part of its appeal. Some are placed inside the cube, while some protrude like mounds of sand, leaving the border between the interior and the exterior on both levels undefined. Dr Sam Bowker, lecturer in art history and visual culture at Charles Sturt University, says this futuristic take on traditional architecture is reminiscent of the famous Farnsworth House in Illinois, designed by Ludwig Mies van der Rohe. “From first impressions, it seems to be finding experimental and vernacular answers to wellestablished modernist conventions,” he says. “The exposed chartaqi curvature is like a very loose or open muqarnas structure, especially as a device to support elevated layers, yet they are encased in a pavilion-like glass structure.”

Van der Rohe designed Farnsworth House between 1945 and 1951. However, according to Bowker, he’s not the only master architect to inspire the design. “It’s like an organic structure has been excavated from a remote archaeological site and raised above the ground,” he says. “In some ways these partial domes also remind me of the brick Tabun ovens familiar to villages across the Middle East, but stylised with the glossy futuristic ambition that characterised the work of Zaha Hadid,” he says. Iraqi-born UK architect Hadid, who passed away in 2016, was known as “the queen of the curve” for the fluid shapes and forms of her buildings. Whatever the project’s past, present and future influences, it’s certainly one out of the box, says Bowker. “We’re seeing a proposal for an experimental design that tries to feel of its place, but also wants to make a global statement.”

hat became known as the glass curtain wall was one of the hallmarks of mid-lastcentury or late modernist architecture. Recently, and especially in the new faux chateau streets of old Toorak, doing statement glass walls has been fairly unusual. Yet, in a new five-bedroom build with a compellingly curvaceous facade, the idea is powerfully reprised by two glassed sections that peel away from each other to create a deep central fissure. Done in floor-to-ceiling glazing, one wing reflects the other and, from certain angles on the street, they appear to descend towards each other to create even more arcs‚ a little like the Sydney Opera House if it were to be laid on its side. Feras Raffoul, director of FGR Architects and the architect of this luxury, three-level build doesn’t mind the Opera House reference because to him “creating a shape that will be timeless” is the prime aim of the toptier building design. The multiple reflections are partly an optical illusion, as the aluminium-

framed glazing panels, which Raffoul says so beautifully reflect sunsets and streetscapes, are all of the same size. The rigorous symmetry continues across the facade, and especially in the flat, square rear elevation, where the living areas open out to the pool deck. The bedrooms upstairs do too, with clear glass half-scale balustrades making contemporary Juliet style balconies in the slideaside window openings. Internally, there is just as much emphasis on proportionality, which he believes “needs to be deliberate; not too half-baked and not going too far as to be extravagant”. In the materially sumptuous palette of marble, timber veneers, engineered oak flooring, concrete and dark glass there is “a language that is carried through the whole house; getting the right heights and widths in all the rooms is another very important part of our work”. On paper, such rigour in laying down “the beautiful base” of measured minimalism for a family home could read as an overly formal academic rigour. But in application and between the framing concrete

walls, the alluring curvature carries the composition to another plane entirely. That feat of shaping “a simple, fluid, elegant and timeless” house came about, he says, due to clients who backed him to do something so

A cocoon of soft colour and light

S

oft curves and a palette of washed-out pinks create a sense of calm in this bakery and cafe, despite its location in a busy retail complex. Brenton Lang, founder of Melbourne’s Rustica Sourdough bakeries, commissioned regular collaborator Wendy Bergman for the fit-out of the chain’s latest outlet in Melbourne Central shopping centre in the CBD. Because of its location, interior design firm Bergman & Co set out to create a space that provided a reprieve from its hectic surroundings. “Found within busy Melbourne Central shopping centre, Rustica’s

latest location is enveloped by the frantic nature of modern life,” she explains. “Our main aim, therefore, was to imbue the space with a sense of calm, to essentially make it an oasis in amongst the chaos and noise. “Our most effective tool to achieve this was through the use of colour, and a light and clean design.” In a deliberate contrast to the bright, clashing colours of the shopping centre, Bergman pared back the bakery’s colour palette to a selection of fleshy, tonal pinks. Her next step was to eliminate all sharp corners, and introduce a series

of curves throughout the space, from the rounded service counter to the seating and tables. The effect is further augmented through the use of tactile materials, such as the faux-leather upholstery on the banquette seating and creamy matte wall render.

“By minimising the scope of colour in this way, the space feels quiet and serene, especially in comparison to its frenetic surroundings,” she says. “To heighten this nurturing feeling, we eliminated all sharp edges, rounding off every joinery piece.” Lighting is another key to creating a sanctuary-feel within the interior.

The main light sources are the custom-designed wall sconces by Bergman’s husband, industrial designer Paul Grummisch, of Please Please Please. The lights throw soft pools of illumination, a contrast to the harsh, lighting of the mall outside. A key feature of the project is the huge, monolithic service counter that dominates the space and extends right to the front window – an idea that Bergman intended as a welcome to passers-by. Splashes of greenery add warmth to the neutral interior, and there is a strong focus on locally sourced products, including wall tiles from Artedomus. “It looks really effortless, but it was an extreme amount of effort to source the right products, so that everything went together,” says Bergman.
