e’re trying not to talk about how it’s November, but for any would-be vendor with hopes to still sell this year, we really do need to talk. There are but a few days left to enlist an agent for a campaign that will wrap up before the pointy end of the year tapers off to a new page on the calendar. In addition, if time is on your side, now is a terrific opportunity to research the real-estate agent who would be the right fit for your campaign next year, be it autumn or, if you are patient, spring. The best relationship between a vendor and an agent is not dissimilar to a watching jockey Hugh Bowman aboard the legendary mare Winx – in sync with each other, a balancing hand, gentle encouragement, a read on the pace of the market, and the drive when the finish line is near. And remember, a property campaign is just like a Melbourne Cup: an endurance and strategy test, with unimaginable exaltation at the end. You need the best pilot, and the search should start now.

The Gibbon Street house by Cavill Architects explicitly rejects the typical open-plan box to feature formal, defined rooms each with a specific function. Located in Brisbane, this design is counter to the typical Queenslander (where living spaces are bounded by an external deck), instead facilitating a singular indoor-outdoor experience. The project is home to a retired couple who sought a peaceful second home within the city. Cavill Architects extended the home – originally a worker’s cottage – to encourage a deliberately slower pace of life. “The private garden has created an experience for which they would otherwise leave the city. [It’s] a sanctuary with a quiet temporality – an antidote to the rapid densification of the outside,” says the architect, Sandy Cavill. The extension’s exterior form also plays into this idea, taking inspiration from overgrown Italian relics to appear as a “modern ruin”. A low-set green roof provides a platform for plant life to engulf the building and become indistinguishable from the landscape over time. “I was inspired by architecture with veneration for the past,” Cavill says. “The philosophy implicit in this concept is the suspension of time – a wild experience distinguished from the regularity of the modern built environment.” AMELIA BARNES

alk the streets of your neighbourhood and you’re sure to find a Hamptonsstyle home somewhere. The iconic weatherboards, white trims and sash windows make these homes stand out from the rest. Such is the surging popularity of Hamptons-style homes, it’s no longer a coastal phenomenon. The architectural calling card of the Hamptons can now be found from regional towns to far-flung suburbia. So it begs the question – how was an upmarket holiday location for New Yorkers exported as a housing style to Australia? The birthplace of Hamptons architecture is two hours east of New York on Long Island, playground of the rich and famous. Origins of these shingle-roofed mansions can be traced back to the late 1800s, when New York’s most affluent

commissioned architects to design summer houses they could throw cocktail parties in. They fused Tudor and Georgian influences to create homes built to make the most of the beachside location. Pretty gable windows that take in the ocean views paired with columned front porches became hallmarks of the Hamptons look. Matched with cool interiors characterised by timber floors, ocean-inspired colours and plenty of natural light, these sophisticated homes are more than just places to live. They remain trophies for the well-heeled and announce a life of luxury. With Hamptons homes commonly appearing on film and television for decades (think everything from Revenge to Grey Gardens Gardens), it wasn’t much of a stretch for Aussies to adopt the Hamptons style.

“I think the style has been around for many years, but it’s only been the last few years Australians have really embraced it,” says Ricky D’Alesio, Metricon design manager. “We’ve basically made it work by changing elements to it, which have been really appealing to the Australian market.” Adapting the Hamptons style to a nation girt by sea was a no brainer. In coastal towns they introduced french doors to capture the ocean breeze. In country towns, homes have easily blended in typical Australian features such as wraparound verandahs. Perth and Queensland property markets have seized on the Hamptons style, but Melbourne was the first to really run with it, says D’Alesio.

the last few years Australians have really embraced it.”

Hamptons style is at once homely and opulent.

“Melbourne’s bayside area played a really big part in the take-up, particularly in that sandbelt area,” he says. “So it’s very similar to what you have in the States with the sandbelt coastal area. Melbourne, Brighton, Hampton – those areas were the first to embrace it. “There you’ve got those more understated, sophisticated homes, which the Bayville is, that’s why it fell in nicely in that area. “And then obviously as it started getting more exposure it started filtering out into the other suburbs of Melbourne. So now we’re actually building Hamptons-style homes in Cranbourne, for instance.” The Bayville, Metricon’s Hamptonsstyle home, is currently the company’s No. 1 seller. New home buyers are drawn by the elegant look and light and bright interior that complements the relaxed Australian way of life. Perhaps the biggest attraction is the storybook facade – a porthole window that nods to the nautical, window mullions in keeping with trends from yesteryear and stone-clad pillars that add texture and colour. Styling appeal continues inside, where a spacious, open floor plan lends itself to indoor-outdoor living and decorative design features align with the Hamptons style.

“As you walk into the home, to the left you’ve got this nice sitting room and the fireplace with a timber hearth with a marble insert,” D’Alesio says. “And what really worked for us in the wet areas was the round mirrors. You can imagine a mirror, conventionally it is either square or rectangle, for us that didn’t really reflect the Hamptons theme. It needed to be softer.” Hamptons homes delicately straddle the tricky balance between homely and opulent. Homely in features such as oversized couches and large pillows; opulent in marble, ornate tapware and lighting. Metricon offers the Bayville in 49 squares and 44 squares, and both come with four bedrooms and a double garage. The Bayville is one of a range of designs in the Signature by Metricon selection. These custom-designed, contemporary homes are offered to those who are looking to demolish their existing home and replace it with a new one.

Damian Morabito, Signature by Metricon sales and brand manager, says the designs can also be customised to suit local council guidelines. “Our goal is to ensure that our clients enjoy a seamless building experience, so we work with councils to make sure that our designs comply and take a lot of the headaches away from our clients,” he says. “Because ultimately there’s different setbacks from the side boundaries or the front boundaries, private open space requirements. We sit down with council and tick off all of these criteria.” The Bayville, for example, is suited to comply with bayside council regulations while still keeping the timeless, luxury style the Hamptons is so famous for.

Window dressings Light curtains designed to move with the ocean breezes are typical Hamptons. Think soft greys, blues and taupes. Plantation shutters are also popular, particularly in the facade.

Timber rules Hamptons style is timber flooring, usually in dark oaks. Casual luxe is found in wooden tables and chairs, which have a distressed, beachy feel in limed oak or weathered grey.

Blue and white are the dominant Hampton duo. Accessorise with rugs, throws and cushions in crisp whites, off whites and soft blues.

he ‘try and try again’ method usually brings architects huge highs and levelling lows. Luckily, or perhaps skillfully, Ramon Pleysier, architect and director at Pleysier Perkins, didn’t abandon what turned out to be the starring feature of his newest development in Brighton, Qualia Residences. It’s the multi-storey spiral staircase that graces the lobby, which, thanks to generous glazing, can be seen from the street. “You trial things and sometimes you’ve got to be brave enough to put

them in the bin if they are not working,” Pleysier says. “We liked the idea of having that focal point in the entry, and it managed to hang in there. “It’s a nice thing to keep because it’s also a very expensive object. “At certain times these things might tick all the boxes in terms of access, amenity and looking great, but when the numbers start to get crunched it might fall over at the very last hurdle. So it’s nice it hung in there.” Qualia is a little outside Pleysier Perkins’ genre – the firm commonly

designs single homes and renovations – so Pleysier and his right-hand man Anthony Dann were keen to nail it. They teamed with Brighton architect Nicholas Wright to shape the elegant curves of the staircase and ensured each of the threebedroom residences had a wealth of space. “I’m sure we could have squeezed more apartments on there, and obviously it’s a bit of a balancing act, but we got better quality of light and space,” Pleysier explains.

he golden age of cinema is honoured at this boutique hotel, nestled in one of Australia’s most colourful and richly historic suburbs. Situated in Surry Hills on the cusp of Sydney’s central business district, the Paramount House Hotel occupies the former warehouse and offices of Paramount Picture Studios. The entrance and lobby of the hotel are located in the heritage-listed Paramount House building, which also includes a co-working space, a cafe and the iconic Golden Age cinema. The adjacent Paramount Picture Studios building, a former filmstorage warehouse, holds the hotel’s 29 rooms and restaurant. Wrapped around the top is a twostorey extension with a facade of

‘‘It’s very much embedded in the detailing of those buildings,” says Herring. “It contrasts with the warehouse, which, at its heart, is brick, concrete and stone. It’s this very robust artefact, if you will, that we’re overlaying with ornament.” The project has a strong focus on sustainability, in-keeping with the hotel’s stated goal of becoming Australia’s first zero-waste accommodation. Herring retained as much of the existing building as possible, she says, and, where new materials were required, there was a focus on recycled timber, concrete and recyclable steel. Unlike most hotels, the rooms have windows that guests can open and close, providing a source of passive temperature regulation, while the overall design is calculated to provide shade from the northern sun.

arty Gilchrist, partner Erica, and his two sons Keller and Asher moved into this stunning mid-century modern home in January of this year, and quickly added their own contemporary edge to the 1960s property. Gilchrist describes its vibe as “at its heart, mid-century – but it’s not a hardand-fast rule’’. Rich timber, period furniture and a peppering of jungle greenery bring this property to life. Gilchrist’s favourite part of the house is its arresting staircase. “The staircase is part of the house’s steel frame, and we love how the handrail continues all the way up to the ceiling. “At night the lights cast beautiful shadows across the timber floors.’’ Lighting in the rest of the house was slightly more challenging, and required extensive research and testing to find replacements for its “daggy’’ fittings. berfeldie, a pocket-square of a suburb tucked between Essendon, Moonee Ponds and the Maribyrnong River, could be one of Melbourne’s most closely held secrets. It does hit the headlines occasionally. Upsizers Upgrading is difficult in a rising market, but easier in a downswing, especially if falls are even across all market segments. Buyers looking to trade up may find their desired property has decreased in value more than their current home. Alternatively, their budget may now stretch to afford a better property than was previously possible. “If you’re looking to upsize right now, there’s never a better time,” founder of Empower Wealth Ben Kingsley says. Upsizing doesn’t have to involve buying a bigger property. Home owners could trade up to a home in a more desirable area, putting themselves in a more favourable position ahead of an upswing. “Even if you won’t get the highest price for your particualr property, if you’re upsizing to a higher value asset, you’re going to be buying better in a higher price bracket,” Kingsley explains. Those who have already taken advantage of price rises may be best placed to upgrade, according to Anna Porter, founder of property advisers Suburbanite. “The people who have done very well are the ones who sold 12 to 18 months ago and are now in the position to buy,” she says.

nly a year ago, property prices seemed to be rising at an unstoppable rate. Now they’re in retreat and prospective buyers may be uncertain about their next move. If a property purchase is on your horizon, you may be wondering if it’s time to buy or whether you should wait for the next upswing. Price pullbacks are a part of the property cycle. A correction after a peak eventually leads to a more balanced market, with buyers and sellers on a relatively level playing field. As confidence rises, price follow. But there are more factors at play than just market movements, and the purpose of your purchase is critical to making the right choice. Selling the existing home before buying the next property gives home owners certainty about their budget, according to Wakelin Property Advisory director Jarrod McCabe. It also reduces the risk of servicing two mortgages while waiting for the original home to sell. “If the market does further retreat in value it will put you in a better position,” McCabe says. “You’ll get more bang for your buck taking that step up.” First-home buyers Price pullbacks may mean there are more properties on the market that fall into first-home buyers’ price brackets.

“If they’re $50,000 or $100,000 off, that’s an opportunity that will come into their grasp,” she said. “Don’t expect the market to come back $200,000.” Asset selection in a softening market is crucial, especially for inexperienced buyers, according to McCabe. “A lot of properties can look like a bargain, and they can be a bargain for a reason.” Investors For buyers who purchase purely to make a profit, a market trough is the point of maximum financial opportunity, as this is when prices have the potential to increase the most in the shortest amount of time.

The Native Hostel, Bar & Kitchen is a boutique hostel, bar, cafe and event space designed to appeal to epicurean travellers and locals in a city famous for its live music scene. Situated in an 1890s two-storey railroader hotel and an adjoining mid-century warehouse in downtown Austin, the hostel embraces an eclectic blend of nostalgia and

luxury. The decor takes its inspiration from the American Tramp Art movement, made popular at the turn of the 20th century. Vintage oriental rugs, intricate woodwork, velvet couches and woven wall hangings on limestone walls enhance the inviting atmosphere. Native, which opened last year, is part of a new generation of highstyle, low-cost accommodation options catering to globe-trotters in search of a deeper experience of travel. Reaching to the sky in Auckland

Prices range from about $56 for a bed in a shared room to more than $200 for private rooms. The hostel is featured in The Grand Hostels (Gestalten, 2018), a new book by travel blogger Kash Bhattacharya of budgettraveller.org. Bhattacharya traces the rise of luxury, designdriven hostels to the Portuguese capital Lisbon in the depths of the global financial crisis of the 2000s. At the time, the city centre was dotted with beautiful old buildings considered too expensive for developers to renovate. “Local artists saw an opportunity to take over the lease for these buildings and turn them into a space where they could live themselves and welcome friends from all over the world,” Bhattacharya says. “Scraping everything from their grandmother’s attic to vintage flea markets across the city, a bunch of

beautiful hostels sprung up in a short space of time.” With the shabby-chic trend in full swing, it didn’t cost a fortune to create spaces exuding the ramshackle decadence of more expensive boutique hotels. Airbnb was also emerging as a powerful force in the travel industry, offering people opportunities to live like locals while Instagram helped accelerate the hostel juggernaut. Other properties featured in the book include Hotel Ozz in Nice, Generator Venice, The Passenger Hostel in Porto, LetsBunk Poshtel in Dehli and Abraham Hostel Tel Aviv. Bhattacharya says as hostels have grown up, so too have their clientele, welcoming guests from all age groups, including more business travellers. “Hostels are no longer the preserve of 20-something backpackers.”
