Suburbs rising to the top

T

here’s the beach, the bars, the bands, the restaurants, the easy access to the city and schools – and don’t forget Luna Park. St Kilda must be one of the most popular places to buy a house in Melbourne. But what if you can’t afford it? “You go inland”, says Michael Townsend, principal with McGrath St Kilda. He’s talking about “spill-over suburbs” – the postcodes people turn to when they realise their No.1 pick is just beyond their grasp. In this case, frustrated St Kilda buyers – often couples in their 30s who have had a child or two and are growing out of their St Kilda apartment – are prone to look in places such as St Kilda East and Caulfield South, says Townsend. “Even though they may be selling their two-bedroom apartment for $850,000-$1 million, [a St Kilda house] is suddenly $2 million.

So they have to go further afield where they can jump into the $1.5 million price-point,” he says. The same goes for neighbouring Elwood, where Townsend says priced-out buyers go for addresses in Balaclava and Elsternwick. RT Edgar Elwood sales director James Meldrum, says Ripponlea, Gardenvale and North Brighton are popular with his priced-out-ofElwood clients. “They love that Martin Street/Head Street area in North Brighton, and a

lot of people are going beach-side of East Brighton,” Meldrum says. Justin Follett, of Follett & Co., sees a similar pattern further south. His patch – prestigious Brighton – gives residents easy access to the city, beaches and a number of soughtafter private schools. Although he’s noted a trend for families on tighter budgets to opt for new townhouses in Brighton, for those who can’t compromise on space the main spill-over suburbs are Brighton East and Hampton. “Those are both very family-friendly suburbs and buyers are getting more bang for their buck,” Follett says. In nearby Hampton East, which has a median price of $1.314 million, he says $1.5 million to $2 million will buy you a “very good” family home. In Brighton, which has a median price of $2.5 million, Follett says you should expect to pay at least $2.6 million for the same.

But spill-over suburbs are not just a bayside phenomenon. Grant Leonard has sold real estate in Northcote for 20 years. He says changes to High Street have led to a boom in restaurants and cafes, with house prices increasing in the area over the past decade. “We find a lot of buyers are now pushing out to Thornbury, where prices have been competitive [but are now] pushing up. The next stop is Preston and even some parts of Reservoir,” he says In terms of distance, Leonard says living in Preston might add another “10 minutes on the tram” to a city commute, compared to Northcote. He says about 70 per cent of his clients begin looking in one suburb and end up buying a property one suburb north. But, Leonard adds, “Sometimes you do have to coach [your clients] to consider that option.”

hose who watched the last season of The Block will be well aware of the high-tech appliances boom sweeping the Australian market. From voiceautomated taps to $26,000 refrigerators, we saw these appliances take centre stage in many of the contestants’ rooms, serving as much a piece of art as they do a functional item. With so many brands and features on offer at various prices, researching the white-goods market can be overwhelming. Australian consumers are a cautious bunch unlikely to jump on the latest appliance gimmick unless it demonstrates a genuine improvement to their life. In the past decade, major household appliances in the average Australian home have evolved in many ways, particularly in energy efficiency. “Australia is one of the world’s leaders in driving energy efficiency and water-consumption reductions,” says E&S managing director Rob Sinclair. “Products must achieve super-low energy consumption standards and, in the case of refrigeration and airconditioners, the use of the most efficient and environmentally friendly gases is imperative.” There has also been a shift in appliances’ flexibility and ease of use. Self-cleaning ovens, dishwashers with easy-to-move shelves and induction cooktops have all entered the mainstream. Sinclair says customers generally look to fulfil four wishes when shopping for an appliance: the ability to make their life easier, save time, be energy efficient and be safe. Heat-pump technology that regulates washing-machine water temperature is among the new features that meet this criteria. “In the case of appliances in the laundry, we see Bosch, Siemens, Miele, Asko, V-Zug and AEG using super-efficient heat-pump technology to significantly reduce the running cost of dryers in our laundries,” Sinclair says. This technology has more recently made its way into dishwashers from Swiss brand V-Zug, which Sinclair says makes them the most energy efficient dishwashers in the world.


Barefoot Bay Cottage The kitchen in this Barefoot Escapes holiday home in the centre of Byron Bay (created by The Designory) is part of a larger open living space, opening to outdoor decks. “This meant that integrating the overall scheme for the home in to the kitchen design was vital to the success of the whole home and the way the owners and guests would use the space,” The Designory director Melissa Bonney says. “The stainless finishes worked perfectly with the palette for the home, so we chose not to integrate appliances and instead showcased them and their sleek design.”

This was first introduced about 10 years ago internationally and made its way to Australia 18 months later, but only recently have makers incorporated it into locally available products. “After the initial introduction by Siemens, brands like Bosch, Miele

ultimate entertaining/status piece,” says Winning Appliances senior category manager Jordan Rogers. “These products really lift the style of your kitchen for that seamless look and appearance we all love.” The internal features of these refrigerators are more advanced. For example, Beko has recently launched the Active Fresh Blue Light refrigerator in Australia. This keeps food fresh up to three times longer. Another similar appliance is the LG InstaView Door-in-Door refrigerator. With two quick knocks, this fridge door turns transparent to reveal its contents and stop cold air being lost by opening the door. Cooking appliances are also showing more niche features as consumers embrace cooking as a hobby rather than chore. KitchenAid’s Chef Touch – a complete sous-vide cooking system for the home – is an example. This three-in-one system includes a vacuum machine for preserving food using the sous-vide technique, a steam oven and a shock freezer for rapid chilling and freezing. In the coming years, consumers can expect the smart-home appliance sector to move from obscurity to the

forefront of the white-goods industry. “In regards to the white-goods market at the moment, there is a lot of noise around the smart home and there is a divide in consumers who are excited by this technology and what it could mean, and those who are warier,” says Brad Reed, senior marketing manager of home appliances at LG Australia. “For example, voice-assistant technology was developed a couple of years ago, but it is only now that you see it in homes as people are getting used to having software embedded into their appliances,” Reed says. At the moment, this market is still in its infancy, as shown at the September IFA fair – the world’s leading trade show for consumer electronics and home appliances in Berlin – where Sinclair says most major appliance companies show off their first attempts at using smart-home technology and compatible appliances. Sinclair says the next step will be the introduction of proactive customer service to better support smart-appliance use. The technology is here, but it’s up to the tech and white-goods companies to ensure smart-home appliances can enrich consumers’ lives.

The perfect white

ot so long ago a friend who works in the industry (and should know better) asked me what white he should paint the interior of his house. I started asking a few questions and he told me there wasn’t any time for that, his painter was already at the store, ready to purchase the paint. In this instance I pulled a rabbit out of my hat and gave him a few choices, but for anyone at home trying to find that perfect hue, there are a few things you should consider before you make your decision. White’s aren’t just white. Almost all white paints will have a slight colour tint in them, whether that be grey, green, blue, brown, red or yellow. If you look at the colour of the swatch against the plain white card that the swatches are printed on, you should be able to detect the subtle tint of colour that has been mixed with the pure white base.

Paints are tinted in colours to match or combat your other interior inclusions, with the best paint coverage also coming with a small amount of black tint thrown into the mix. To see the colour of the tint in the white you need to compare the swatch with a plain white piece of paper or card under natural light that streams in from outside. Be aware though, if you take the white swatch outside to view it and the light coming into your house is a different colour, then you will see the colour of the swatch differently. This is because light is made up of the full spectrum of colours, so light will change as it bounces off or passes through coloured or tinted objects, glass or film. The best environment for you to view your white swatch is within the

space it’s intended for, moving it around to see how it reacts to all the different light levels and reflections in the space. Be sure to look at it against the floor, the skirtings, opposite external openings, and adjacent to them. What is reflecting in from outside will change the colour, as will what’s reflecting on the walls from within the room. I was once told that a green-based white will counteract the yellowness of pine flooring. If you have red light coming in from outside you might want to avoid using a red-based white as it will amplify the effect. A blue-based white will look purple, a green-based white will look more brown, and a “pure white” will likely just reflect the red. This principal is the same for whatever colour bounces around your room, whether it be blue skies, green trees, red brick or yellow floors.

Keeping it in the family

T

he floor plan of this midcentury inspired house is cleverly organised to maximise northern light and make the most of an ordinary suburban block. The client, a mature-aged couple downsizing from a large family home, bought the 700-square-metre parcel of land in Freshwater on Sydney’s northern beaches to be closer to children and grandchildren, who all live in the area. The site was typical of many in Australian suburbs – flat, rectangular, and facing on to a busy road. It was also home to a dilapidated cottage that would have required as much, if not more, money to renovate and extend than the cost of a new construction. With this in mind, the client engaged Sydney-based firm Those Architects to design a lowmaintenance house that could be easily adapted for visits from their extended family. Architect Simon Addinall, who co-founded the firm with Ben Mitchell in 2012, says the project presented a blank slate for the creation of a dwelling on the site. “The way we approached it was to say, ‘How can we use what is there to create something spectacular?’ You don’t need to stick to the standard approach, and build boundary to boundary,” he says. “We were lucky in that the site had an east-west orientation, and the neighbouring property to the north was built quite forward on the block, so all we had to do was to build the garage at the front, and build the house at the back, to create a big courtyard to the north. “If we had built boundary to boundary, we would have lost the sun from midday onwards.” The layout created three outdoor areas – a front yard, back yard and the north-facing courtyard. “Given the street frontage faces west, the best strategy here was to close the house off from the street, the harsh winter winds and strong summer sun, and arrange the plan around [the] central north-facing courtyard,” says Addinall.

am Cox is a bit of a legend in Australian landscape design and architecture circles, having been taught by the guru of Australian landscape design, Gordon Ford. Sam and his wife, Lisa, bought their Wattle Glen property 20 years ago, with a vision to build a home that combined their shared appreciation for the Australian environment.

“My parents were into the selfsufficient farming movement of the ’70s, and Lisa’s were of the bushgarden suburban Australiana ilk,” Cox explains. These backgrounds influenced the design of their Wattle Glen home, where Cox highlights “our home and personal style has evolved from the outside in”. The use of mudbrick was influenced by architect Alistair Knox, who advocated “living in the environment”. Cox explains how he and Hatfield pursued a strong connection to place, and attempted to create a home with a sense of “being in nature”. The interior flooring is beautiful Castlemaine slate, which extends outside into the paving stones – connecting the outer and inner seamlessly. The interiors are uncluttered, simple and constructed of natural and recycled materials. The couple’s favourite piece in the house is a stunning fibre sculpture by Maningrida artist Lulu Laradjbi, purchased on a trip to Arnhem Land. Cox says that visits to northern Australia have influenced his

heltenham could be the only established Melbourne suburb that boasts a new train station. Located at the Westfield Southland shopping centre and near the Nepean Highway, the Southland station opened in November last year. The $21 million stop on the Frankston line was the result of election jostling between the Labor and Liberal parties some eight years earlier. One of Melbourne’s major retail hubs, Southland began life in 1968, and has been expanded several times

to both sides of the Nepean Highway, joined by a multi-level retail bridge. Life is on the up for Cheltenham, 18 kilometres south-east of the city. The suburb began capturing the attention of property investors and developers several years ago. It has attracted buyers priced out of the likes of Brighton, Brighton East, Hampton and Highett. The beaches at Sandringham and Black Rock are only slightly over a kilometre from its easternmost boundary, and it’s also part of the golfing sandbelt, boasting

he most straightforward description of Swan House is that it’s a modernist, threebedroom family home built atop a bridge that crosses a big dam – or small lake – on a property outside Canberra. Adding atmosphere to that image is that black swans glide on that big dam, which in sunlight reflectively dapples squared white walls that counterpoint full-heights of glass, walls and chimneys clad in grey Monaro Plains granite laid as dry-stone. Ducks scud to landings on the long stretch of water. Swallows dance and swoop above it. “There is always some new bird,” says the owner. “As I move through the house there is always something different to see, always something changing,” she says.

This sublime, large-scale home; this apparently floating domestic world, where the owner says, “I can leave my problems behind”, was conjured from a prolonged and creatively complex dance between the owners, who operate a major east-coast concrete formwork company, and Canberra’s Collins Caddaye Architects. It took seven years alone from gaining the commission to design a second home on the 4.85 Googong hectares, to finding the perfect spot for it on the property. Conceptually, the house started out on a hill to look down on the dam. On the drawing board it progressively moved down the slope until it was on a platform above the 5.5-metre deep dam. “And that was it”, says the owner. “We liked the idea of having water on both sides”.

At age 42, architect Andrew Collins admits that the project that won his practice this year’s ACT chapter AIA award for new residential, may be a career one-off. “Still, to this day, we thank our lucky stars. But the harsh reality is that I know I may never do another house as beautiful as this,” Collins says. He will probably never meet clients with such imaginative input either, clients who would often follow up an interesting suggestion with trucks, bringing to site leftover materials from construction jobs their company was working on. The dam perimeters were stabilised by tonnes of concrete. The granite was fetched from a friend’s Cooma farm. “It became a Sunday job to collect the rocks. And still he wants more,” the owner says of her husband, the insistent re-purposer.

The wooden bridge on the entry road that rumblingly announces guest arrivals is supported by massive steel beams from a crane gantry. The white rendered walls on the southern and western faces of the elegant house are insulation-amping styrene foam panels from a dismantled cold store. Collins reckons that on a project where “the clients had more fun than we did”, he would arrive on site prepared for any surprise. “It was tightrope walking. We were following their lead, and gently steering them.” It was so amazing to have clients so insistent on stretching the inventive scope, that Collins says: “When we suggested floating the house between two sides of the dam and they said ‘yeah!’ We could hardly believe it.” The building begins with a foundation of seven, 300-millimetre concrete piers or blades that allow the living platform to stretch 40 metres from toe-holds of dry land.

“Water literally flows underneath.” Those solid earth touch-downs take shape as broad courtyard aprons laid in a herringbone pattern with blue limestone. Inside, where the central living and kitchen areas have full height, glass side-walls opening to patios, the ceiling is tall and at 10 by

40 metres, the room’s scale commensurate with the furniture and art. The massive dining table that was a primary priority of the design is made of ironbark timber retrieved (of course) from an old Bungendore bridge. This family entertains a lot.

“We can go from two to 20 in a minute,” the owner says. The floor plan is simplicity itself: four boxy sectors where there are two bedrooms, a snug or cinema room, a very large laundry down one end, and the kitchen and master suite down the other. Transiting the length is a wide corridor over which a ceiling battened in fine timbers implies the circulation path. There are statement wall sections – near the granite-clad fireplace for instance, where raw form-poured concrete is on display. It’s the heft in an otherwise finely appointed house with acres of cupboards and planes of dark cabinetry. There is, obviously, no expense spared. There is no end to novel ideas either, as the master suite shows. Within the bedroom complex, the bathroom is open to the sleeping area but partially screened by a central, square, glass box that is open to the

sky and planted with trees, ferns and grasses. The owner tells how poetic it is to see rain falling into it or the full moon rise above the unexpected roof aperture. And on the horizontal living screen through the windows there are the waterbirds to watch. The architect knows this is a big house, but believes the scale is appropriate to the setting and it is always the landscape that is the most important thing. “It is a house on water in a landscape – a softscape,” he says. In Australia, Swan House is a oneoff. Maybe it’s our lake-calm version of Frank Lloyd Wright’s Fallingwater. Andrew Collins says, “Even my father [Collins Caddaye founder Peter], who has been in the business for 50 years, says he’s never seen anything like it.”

Qorner tower in Quito defies conventions of symmetry and lineal design.

Quirky plantscrapers on the rise

B

uilt in a city famed for its volcanoes, this unorthodox South American highrise defies conventions of symmetry and lineal design, and lets nature play a starring role with lush greenery spilling over its terraces. Qorner, by respected IsraeliCanadian architect Moshe Safdie, will be unlike any other tower in Ecuador’s capital, Quito. Two of its four sides appear jagged from top to bottom, as if levels have been haphazardly stacked on each other.

The Jenga-esque tower was set to be one of Quito’s tallest at 24 storeys. But, in recent weeks, notable Danish architects Bjarke Ingels Group (BIG) have announced a tower that has 33 levels. BIG’s skyscraper, IQON, has striking similarities with planted terraces and staggered walls. Yet IQON cannot claim to have the same degree of teetering balance nor such a dramatic building profile. Such are the extreme angles of his tower, Safdie describes it as a vertical

“hillside of terraces” on one side and a “cliff face” on the other. Qorner’s jagged terraces on the east and west sides are spacious and perfectly positioned to capture maximum light to keep plants thriving. The north and south sides remain structurally vertical, yet the north facade will support a green living wall up the entire height of the tower. Hanging native plants will appear like a textured ribbon of green when seen from ground level.

While they are nothing new – Italian architect Stefano Boeri designed the Bosco Verticale in Milan in 2014 – “plantscrapers” or “vertical forests” are becoming increasingly popular. As more of these green towers rise on the skylines of major cities, developers and urban authorities alike acknowledge they are not just for decorative purposes. These innovative buildings are contemporary architecture’s call to arms in the fight against climate change. Nanjing Towers in China, due to be completed this year, is capable of absorbing 25 tonnes of carbon dioxide a year and producing some 60 kilograms of oxygen daily. Take skyscraper sustainability one step further and you have buildings designed to feed thousands. Swedish tech firm Plantagon is building the World Food Building in Linkoping, Sweden, that will grow enough hydroponic fruit and vegetables to feed 5000 people for a year. Auckland tunnel in line for architecture prize

Australia. Designed by French botanist Patrick Blanc, the two Broadway towers are covered with 38,000 indigenous and exotic plants. Like Qorner, it is smack-bang in the middle of a concrete jungle. This only maximises its green appeal and functionality, says Mark Giles, senior associate at PTW Architects, the firm that created One Central Park in collaboration with French practice Ateliers Jean Nouvel. “What I find repeatedly reaffirms to me that we made some really good decisions. When you arrive at Central Park, there are buses, trucks and cars and it’s a very noisy place,” Giles says. “But once you enter the building, and you come into the garden area, that city noise has dissipated out very quickly [and] you’re surrounded by trees and grass and people. “We really made some strong decisions to respect people and try to create an environment that’s more wholesome for them as opposed to trying to herd people around on the edge of a road.”

As plantscrapers like Qorner age, the integrated greenery matures. Sustainability benefits are delivered years after construction is complete. This is the case at One Central Park, which is almost five years old. Dust particles have decreased, making life easier for people with respiratory problems, and the heat load has been cut by 35 per cent, putting the building years ahead in energy efficiency. Plants have also provided a welcome sound buffer from the city noise, says Giles. “The green walls soak up a lot of noise and they create an environment that’s probably far more personable,” he says. The success of buildings with living elements is likely to see more plantscrapers emerge as urban communities work towards resolving the challenges of climate change. “It’s a good test to show that these kinds of buildings can survive and that we can design them so that they do have a future.”

he exterior of your house is not only the first thing people see, it also sets the scene for what’s to come inside. Regardless, people often make the mistake of neglecting their home’s facade. If this is something you’re guilty of, perhaps it’s time to treat your house to a fresh lick of paint. We asked the experts to break down four popular exterior paint styles, providing insight into each look and how to achieve them.

1. Nice and neutral The appeal of neutral colours have always been a go-to for many people, due to being both versatile and classic. “Lots of homes work with a neutral palette, hence the popularity of these more conservative colour ranges,” says Ann King, of Ann King Design. King believes neutral tones work “amazingly” with heritage homes as they soften the walls and allow ornate, period trims to shine.

Paint talk: According to Dulux colour expert Andrea Lucena-Orr, warm and neutral colours, such as Dulux Ghosting, Dulux Lexicon and Dulux Whisper White, all provide a timeless look to a home’s exterior, and work well with overhanging foliage and surrounding greenery.

2. All white and bright From presidential palaces to the humble beach shack, a white house commands attention. And although painting a house white is often misconstrued as a “safe

option”, the design team behind Byron Beach Abodes beg to differ. “A white exterior demonstrates confidence in a home, as it highlights not only the best, but also the worst elements of the building,” they say. “White and bright exteriors suit both rural and urban settings, which is one of the reasons it’s such a popular choice.” Paint talk: “A white colour palette is

a flexible colour scheme that’s perfect for most Australian exteriors,” explains Lucena-Orr.

Paint talk: “For this, try using Dulux Domino and Lexicon Quarter for a beautiful contrasting colour scheme,” suggests Lucena-Orr.

4. Pop of colour Making a statement with colour doesn’t always mean go big or go home (or in this case, go big at home); sometimes, a hint of colour, such as painting the front door, is enough to express your personal style. “Drawing attention to the home with a pop of colour will define its personality and give a hint to what’s behind the facade,” adds Whiting. “It’s an insight into who lives there and the personality of the owner.” Whiting cautions DIYers to keep colour simple, rather than doing too much. For example, if you want a pink door, keep the rest of the facade monochromatic. Paint talk: “Pairing the dark Dulux Domino facade against the soft pink door in Dulux Hugo Double is such a stylish look,” says Lucena-Orr. “This colour scheme marks an easy way to find the path to the entrance with help from the dramatic contrast.”
