Should you sell before you buy?

Advantages of buying first Purchasing your new property before selling allows greater control over asset selection, but relies on having a strong financial position. “Certainly the preferable option is to buy first,” Johnston says. “You’re making decisions in your own time frame.” Buying first isn’t an option for most upgraders, according to Johnston, but high income earners with good equity are better equipped because securing finance for the new purchase is easier.

pgrading your home is an exciting time, but juggling the purchase of a new property and the sale of your existing home can be tricky. It’s often hard to know whether to sell or buy first, as you will likely need the proceeds of the sale to fund the new purchase, but also somewhere to live throughout the process. Market movements can further complicate the issue. “Years ago it was normal to sell before you bought,” says Real Estate Institute of NSW president Leanne Pilkington. “Nobody even thought about buying first.” The boom market of the past five years made buying first less of a risk, as properties were more likely to sell well. “In that really strong boom market, a lot more people were buying first and selling afterwards,” says Mayfield Property Buyers director John Carew. “In the last 12 to 18 months we’ve seen a move back to selling first.” But while a downturn means properties can take longer to sell, it also makes upgrading less expensive, according to Property Planning Australia managing director David Johnston. “It’s a good time to upgrade,” he says. “Generally speaking the prices are getting closer together, and the bigger the values the bigger the benefit in dollars.”

“You’re ultimately getting approval as if you’re going to be keeping the existing property,” he explains. For those without the means to hold two properties, bridging finance can cover the cost of the new purchase until the existing property is sold, although interest rates are slightly higher and finance is contingent on the sale. This added cost may pay off for some sellers, according to Carew. “If it’s a matter of bridging finance for a couple of weeks to secure an

Tips for getting it right The key to success is managing both sides of the transaction at the same time, with as much focus placed on choosing an agent and pre-sale preparation as on asset selection. “You do need to be doing those things simultaneously,” Johnston says. Holding a property for rental income and selling at a later date is another option. “Not a lot of people can afford to do that, but it’s a longterm play,” Pilkington says. Local market knowledge is invaluable, and can help upgraders decide which step to take first. “You need to understand the attraction of your property and the actual area you’re selling in,” Pilkington says. “Get advice from a local agent and have a look at what’s going on in the market yourself.” Daniel Butkovich is Domain’s National Advice Editor. ustralia’s architecture and interior design scene is in good health if the projects shortlisted for this year’s Interior Design Excellence Awards are any indication. The annual Interior Design Excellence Awards, or IDEA, were started in 2003 by inside magazine as a way of celebrating the best of local design. This year, 277 projects were shortlisted in 13 categories, including multiple and single-residential, hospitality, retail, institutional, public space, designer and emerging designer of the year, with the winners to be announced at a gala party in Sydney later this month. Jan Henderson, co-editor of inside, says the 2018 shortlist shows a maturity that puts paid to old ideas about Australian-made as “second-best”. “The impact of social media means that ideas are shared instantaneously,” she says. ‘‘However, the Australian aesthetic is particular and distinctive. “Our love of the outdoors is incorporated seamlessly into projects and our style is easy and comfortable, unfussy yet detailed, and it is these qualities that see Australian projects as unique.” Liminal’s Freycinet Lodge in Tasmania, reflects the undulating coastline and rock formations of its national park context; a very Australian design signature.

Closer to home, the residential single category highlights the cherished ideal of one’s home as a castle. Gillian Serisier, Henderson’s co-editor on inside, says the major trends emerging in this field are the use of feature materials and the incorporation of curves. “Celebrating materiality has seen a sharp increase with projects like the Beechworth Residence by Doherty Design Studio featuring massive stone walls, and the Glass House by Nina Maya Interiors boasting large expanses of deep-green stone,” Serisier says. “Curved form is also presenting beautiful options with Bustle House by FMD Architects delivering some lovely lines. “Roscommon House by Neil Cownie Architect also explores the curve, as does Oreo House by Taylor Pressly Architects, where a central spiral staircase anchors the whole.” Reflecting the drift towards apartment living, residential multi is one of IDEA’s fastest growing categories. n Aussie backyard isn’t complete without a passionfruit vine rambling over the back fence or covering up the broken timbers of an ageing wooden shed. My childhood summers were often spent watching the fruit ripen tantalisingly, then tearing open their tough wrinkly skins to slurp up the sweet, aromatic pulp within. But it’s the passionfruit’s flowers that truly captivated me – huge, delicately-intricate lacy petals of white, orange, pink and purple hues. I would wait for each flower to magically unfurl – revealing a beauty no bee could resist. I immediately planted a vine on my edible balcony when I discovered

passionfruit grow equally well in pots. The variety I’m growing – Nellie Kelly – is hardy and reliable. I’ve filled my 30cm x 30cm x 30cm pot with a well-drained potting mix rich in organic matter and with a couple of added scoops of well-rotted manure. It’s in a full-sun position near my vertical wall so it can wrap its tendrils around the frame as it grows and spreads its glossy dark green leaves. I water deeply a few times a week – more as it warms up in summer. Dry soil will lead to flower and fruit drop so always keep your passionfruit well-watered.

I feed my vines with an all-purpose liquid fertiliser in early spring and early autumn to keep the plant healthy and productive. Now’s a good time to put in your vine and you should start seeing your first fruit in about six to eight months’ time – depending on the passionfruit variety you select. Pruning is important to keep your passionfruit healthy and productive. The vines only fruit at the ends of their branches so, after a crop has finished, cut back the ends to encourage offshoots which will lead to more fruit in the next season. And make sure all the flowers are easy to access for the bees to work their pollinating magic.

The fruit will ripen on the vine and can be gently twisted off or will drop to the ground when they’re ready. Once picked, passionfruit will not ripen any further. he Whitlam Place apartments in Fitzroy make an impression right from the first step into the terrazzo-paved entrance. Follow the neon-lined hallway and head up the lift to arrive at Marcello Donati's jaw-dropping apartment. This apartment building is the result of a true collaboration between developer, client and co-architect

(Donati) and registered architects Freadman White. Together, this dream team have produced a project with remarkable architectural detailing, including several “tip of the hat” moments to design titan Le Corbusier, as well as a reverence to place inspired by local legends Robin Boyd and Roy Grounds. Donati has unapologetically kept the best of the apartments for himself, featuring sweeping views, porthole windows and the balcony of our dreams. Most striking is “the oculus” – an eye to the sky, set in pink, polished

plaster. Donati explains that “from apricot to aubergine, the light picks up every subtle reflection and variation as the sun moves around it”. He says this heavenly skylight has a “lo-fi Turrell” vibe – although this unique kaleidoscopic detail feels pretty hi-fi to us. In addition to the sculptural elements of the build, Donati has populated the apartment with his life-long collection of artworks and furniture. The aesthetic is eclectic but consistently so, as Donati combines “found, made, stolen, bought and collected pieces”, including some that

were custom-designed and made. He describes the living room as an “Italian family gathering”, with its diverse collection of classic Italian design pieces, including the plush Maralunga couch, and sophisticated Taccia lamp. This charismatic lineup is all-Italian because, as Donati says, “let's face it – nobody does it better”. But even the charm of Italian design cannot compete with the view of surrounding gums. Donati says that “being up among the treetops is a very serene tranquil space, they are the best artwork in this penthouse”.

t's the time of year that many eyes turn to Caulfield for horse-related reasons, but Caulfield North is a different beast altogether. This quiet pocket bounded by Orrong Road in the west, Glen Eira Road in the south, Dandenong Road in the north and Kambrook Road in the east is notable less for the spring racing carnival, more for the year-round glamour of Labassa, the grandly ornate mansion built in 1862 and now restored and operated by the National Trust.

riple-tower development Flinders Bank is slated to revitalise one of Melbourne’s gateway sites and help create a new precinct within the CBD. The 4500-square-metre site at 7-23 Spencer Street has laid dormant for several years following the demolition of the former World Congress Centre, but Century Group Aus plans to transform it into a vibrant precinct for residents and visitors alike. Creating spaces to shine

W

ith the popularity of openplan living, many renovators are eager to knock down walls. But, there are a few things to keep in mind when trying for a more open design.

Too few walls The most common mistake is not leaving enough walls. You have to ensure your design is viable structurally, but that’s not the only

Bad furniture placement If there’s little wall space, centre some furniture in the room. But, don’t plonk it anywhere and hope it will work. Each space in the openplan area needs to be anchored. If you put a dining table and chairs in an open dining room with no anchor, it will feel out of place or like you’re unsure where the dining area ends and the kitchen or lounge begins.

Forgetting to anchor Anchoring defines spaces without detracting from the open-plan look,

feel and flow. In the dining room, this can be done with a pendant light over the table and a decorative feature on the table. Another option is to put a rug under the table. A good rule of thumb is to aim for two out of the three suggestions here. In the living area, you can use a rug to anchor lounge furniture and a decoratitve feature on a coffee table will help create a focal point. A kitchen needs less anchoring, but you can define the space from the rest of the open-plan area with lighting. Pendant lights over the breakfast bar look great, but also give a line to say here’s the kitchen. Captivating home designs come to life

S

ome of the most promising house projects have a sort of come-on attractiveness that has you wondering what else might be happening behind that already interesting street frontage. What’s the story in form, appointment and decor beyond the front door? Here, we look at three recent completions that all have that particular quality of intrigue. Each is engaging to a marked degree, but for very different reasons.

James Garvan, whose first solo project is this inscrutable house screened from the street in finely milled, 30mm-wide red cedar battens, sees it as a built representation of Bondi’s culture. “It’s vibrant, socially active, connected to its landscape and incredibly sustainably responsible,” Garvan says. Depending on the viewing angle and time of day, the screen can be opaque, transparent or translucent. At night, with lights on, the house becomes lantern-like. The lineal unfussiness in the 25-metre-long south-facing facade relies on the refinement of the overall composition and the contrast between that progressively greying cedar and the solidity of concrete that’s been treated as a plastic material so successfully it becomes the stuff of the fine detailing.

Check out the bevelled edges to the garage portal and the tapering ends where the eaves extend. “We didn’t want a blunt edge,” the architect says. “In its geometry that eave form reinforces the horizontal lines and resolves the interface between the concrete and the timber infill.” Its three bedrooms are upstairs and all-in living space downstairs, and the main public room that puts a high-shouldered, form-poured concrete wall to the street side can become so open to the garden on the other face that when the 3.3-metrehigh, 10-metre-long sequence of glass doorways roll aside, it presents itself as an air-washed under-croft as relaxed as a barefoot Bondi weekend. jamesgarvan.com

Very surprising is the casually tailored but thoroughly modern amenity that opens up behind the 10-metre-wide frontage of one of Melbourne’s longest-surviving wooden houses. The gold rush cottage was imported as a prefab by colonial brewer Edward Crisp when accommodation of any kind was difficult to find in a Melbourne inundated by diggers. Architect Brett Robertson, of Robert Nichol & Sons, bought the “rotting, single-storey building with a really scuzzy backyard” on the Collingwood Slope in 2010 when “Collingwood cost nothing”.

While wrestling planning restrictions, he and practice partner David Nicholson came up with a simple double-level extension design. “We kept the house to the first ridge and, replicating the same angle of the original house’s (roof) volumes, built the addition in one material. Grey ironbark makes it recessive.” Stepping inside, the low wooden dado and immediate intimate proportions feel colonial. But a bold black-grounded floral wallpaper promises otherness and this house doesn’t disappoint. With two bedrooms, bathroom, a study and central living area on the ground level, a stairwell leads up. Suddenly, you’re in a comfortably contemporary 60-square-metre great room. “A big, simple space” with the living/dining and kitchen combined but defined beneath an interesting roof with two skylights feeding in extra daylight. Wherever he can, Robertson has exposed the ceiling structure. “I love structure; I love steelwork”, he says. “Why cover it up with plaster?” As if the four-metre-wide abovekitchen-bench window looking down across Collingwood, and the glass doors to the rear barbecue deck looking up a laneway to old brick Victoriana isn’t enough outlook, an outdoor stair leads up to a secretive, third-level deck with a parapet. “I come up here all the time in winter.” The country-raised architect has a sense of humour: across the fake grass on the deck is a rusty corrugated iron structure. “A dunny. An outhouse,” he says.

The intriguing question about the Geebung house Brisbane architect Paul Butterworth designed for clients who’d originally planned to renovate their old house on the block: is it old – as in a 1960s Australian version of a modernist home – or, is it new? With two bedrooms, small-scale (115 square metres) Honeyworks House is neat and petite. The familiarity of forms and materials, including new dry-pressed red bricks made in an old way by Claypave, has to do with Butterworth’s conviction of making architecture “that is a response to context and not too shouty.” While Butterworth pursues modernist principals of the midcentury California type, he explains there is nothing cut and paste about this house. “It draws more on the local context. ven in the images of architect Nina Still’s Putney house you can sense the movement of plant-infused air and leaf-filtered, wavering sunlight. Hers is an abnormally vivified domestic atmosphere. “Everywhere,” she says, “in every single room, you can look out and have access to views of the garden, the light, the pool and the sky.” Charmed anyway by the old weatherboard cottage “that was like a vintage Queenslander with a massive verandah” that had been relocated at some point in its history “by being chopped in half and transported by barge from Balmain”, Still was equally attracted to the large site that drops off on one boundary by nine metres. “That gave us good aspect into the tops of the trees.” So, having tweaked some of the arrangements within the old threebedroom cottage, adding louvres and insulation, while resisting making it more open plan to instead “keep it as a cottage with small rooms”, all was well. Almost.

The remaining problem was of “overbearing” – a three-storey neighbour who was too close on the western boundary. The architect’s solution was to design a three-level wing against this intrusion that would contain three bedrooms and create a courtyard of complete privacy. The contrasting, contemporary and double-brick expansion is a completely separate building. And, Still says, “it freaked people out that we would have to cross a verandah to get to it.”

Ease unified in split-level design

With an open-sided undercroft that serves as a pool room, cool room and workshop – albeit one with a bathroom – the bedroom wing gives the children middle-level bedrooms and the parents a top-floor main suite that is an avian eyrie. Still painted her bedroom walls “a beautiful purple” because, as is so apparent in her home’s extension, she loves colour. “You have to have colour. I don’t function without colour. It brings so much joy.” The schemes she has chosen are all responding to what is in the immediate environment. The patterns of the three shades of glazed brickwork are about reflecting the “colours and shadows of the pool. It also blends with the garden”.

So too do the vibrant turquoise walls of the undercroft. The painted timbers on the stairwell balustrade screen are a shade of pink. “I love pink, but I used that colour to heighten the glow that reflects off the terracotta bricks of the house next door.” She also loves the way the verandahs and decks serve to integrate the two buildings. But the even more pleasant discovery “is the idea of having two separate zones to the house”. “Removing ourselves to the sleeping zone at night means we can leave all the day-to-day stuff, the phones and the telly, in the cottage. We enter very peaceful spaces that are just looking out at the trees.” stillspace.com.au

Magical mountain hideaways

O

ne of the world’s tiniest nations is about to receive a big-time injection of contemporary alpine style. Andorra, a landlocked microstate bordered by France and Spain in the eastern Pyrenees, is the setting for a collection of new homes inspired by the region’s traditional architecture. The concept, by Spanish studio Rafael de la-Hoz Arquitectos for the Ordino Residential Mountain Resort, proposes a series of timber homes atop two-storey stone podiums. They

will have soaring glass windows positioned to capture views. The pitched rooflines are reminiscent of the region’s mountain huts, but that is where the similarities end. Architectural renderings reveal luxurious, contemporary detailing akin to an upmarket, European ski resort. Floor-to-ceiling timber beams support the roof in a modern twist on log-cabin glamour, and indoor fireplaces become focal points in

living areas, positioned in open space between seating areas and windows. Timber floors and large-format stone-look tiles are effortlessly chic. Communal areas include a landscaped, central garden, pool and gym with knockout mountain vistas. Prices range from about $1.58 million to $4.75 million, and completion is expected in early 2021. The 26-residence project is being developed by Andorran company Arandel SL and marketed by Andorra Sotheby’s International

Realty. Narcis Socias, its chief executive officer, tells Domain the target market for the Ordino Residential Mountain Resort is global. “Eighty per cent of our clientele is already international,” Socias says. “We expect an even higher rate for this luxury development, which is unique in the Principality of Andorra.” The homes could be used as primary residences or holiday homes. “Our customers appreciate the natural environment, security,

discretion, taxation conditions and educational opportunities that Andorra offers,” Socias says. Properties in Andorra range from historic farmhouses to secluded chalets and city apartments. Prices went through a period of robust growth in the early 2000s, but fell during the GFC. Official statistics are hard to come by, but local agents report that prices have been rising recently, due in part to government policies aimed at rekindling interest among high-net-worth foreign buyers. Andorra’s population is about 80,000, living in 468 square kilometres. The official language is Catalan, though Spanish, French and Portuguese are also spoken. Andorra imposes no income tax, no inheritance tax and no transfer taxes – a combination of factors that might read like a property investor’s fantasy. Yields, however, are typically low, and it can take months – sometimes more than a year – for homes to sell. Capital gains tax

The elegance of extreme restraint

I

n making his own unambiguously refined Malvern townhouse, Paul Conrad indulged a preference for “formality, the rigours of geometry, and the sense of restraint and calm that comes from their very simple expression”. He gained an appreciation for these qualities while working as an architect in London. “They were my formative years,” he says. “And I loved the classical architecture of those tall, formal (West End) Georgian and Victorian houses.” The principal of Conrad Architects believes few clients would have allowed him to pursue these ideas in a contemporary build in quite the degree of purity he has demonstrated here. “But I had the chance to explore them and to control the floor plan, which took a lot of work to reduce to its simplest form.” The townhouse pair he developed – one of four bedrooms that sold off the plan, and his own of three bedrooms – began from a foundation of a powerfully vertical exterior composition, with series of tall columns divided by high, blackframed French doors. “So, it’s a rhythm of column, French door, column, French door. A classical rhythm,” he says. On the upper floor, the west-facing master bedroom is screened in horizontal battens. Made of thick, rendered concrete block-work, the columns are “far thicker than they need to be, because we wanted them to be substantial, solid and to have a presence the opposite of flimsy and cheap”.

Such substance, the generous scaling and the uncompromising quality of a cultivated material palette – Carrara marble, oak cabinetry and parquetry laid in chevrons, white walls and fine linen curtaining – sees the discipline carried throughout the interior, which has bedrooms upstairs and the ground floor entirely dedicated to living.

The smaller formal front and larger informal rear living-kitchen-dining spaces are subdivided by a solid central element that is the services block of butler’s pantry, powder room and laundry. There is only one door, and that’s to the laundry. It means you can always glimpse the next space or look along lightinfused through-views, and always

see how everything serves the verticality, “even the mirrors in the en suite”. “The ideas are repeated everywhere, which goes back to our aim of reducing everything to its simplest.” The movable furnishings are 20th century modern classics – “contemporary classic elements,” says Conrad. Even the trees planted in the front courtyard align perfectly with the doors “to emphasise more axial views”. The townhouse pair is a new introduction in an expensive period street. Because they’ve been made with such restraint and quiet authority, Conrad hopes he’s designed a building that will abide. “I hope it will sit here comfortably and in dignity for the next 100 years.” conradarchitects.com
