he Toorak manor on our residential cover is one of those special homes that rarely becomes available. Hopetoun Road, where it stands proudly, is ranked among the most covetable streets in Melbourne. That aspect alone is often enough to provoke a passive buyer, albeit with very deep pockets, to make an offer on the basis that this is an address they have always wanted on their driver’s licence. here’s something about a Toorak manor that, for those of us not likely to make the blueribbon cut anytime soon, evokes admiration rather than envy. It has to do with the use of space. Navigating a changing playing field
W
e are seemingly moving away from a regulated market to a more opaque market. Early last year, due to market conditions, auctions seemed to be all the rage. In this late 2018 market, auctions are seemingly no longer the favoured option for a number of sellers. There were no homes auctioned in Stonnington last weekend with a quote range exceeding $3 million. That figure in Toorak, Hawthorn
Cooling success rates (clearance rates) are due to fewer bidders – today the average is around one per auction, and you need two per auction for real competition. But why EOI, or even an off-market campaign – it doesn’t magically create more bidders, does it? By definition, off-market is a secret and, last time we checked, good sales come in part from good advertising. Good advertising isn’t about keeping secrets.
There is a mystique – while the agent still operates within quoting legislation, he or she doesn’t show publicly the level of interest that the quote engenders. The buyer still has to put an offer in but, with no public vindication, that’s when the fun begins. On the one hand, a good agent can, to an extent, influence the perception of competition. But on the other hand, this lack of transparency may not encourage the

If you have a need for new buyers, good advertising is a proven way to attract them. EOI is a sales strategy that encourages high-end advertising combined with a buyer deadline process like an auction. But that final process is away from the public gaze.

ou run through an alphabet of giants and geniuses in naming architects who, in the modern era, have irrevocably changed the game by smashing construction and design conventions. Altar, Aravena, Foster, Gaudi, Gehry, Hadid, Koolhaas, Piano, van der Rohe, Wright, et al. And locally, Boyd, Murcutt, Seidler, Stutchbury, Utzon and many, many others. The creation of architectural icons is facilitated by faster cycles of innovation in design, material and building technologies. But, on the humbler, domestic scale it still takes a creative rule-breaker to introduce new and better ideas.

Unusually transparent, the five-level house Matt Gibson Architecture and Design conjured out of a 6.5-metrewide St Kilda East site was iconoclastic from the moment of its first imagining. It was designated for the business side of a street that council had slapped with a “new residential use discouraged” designation. But, the clients, a developer and his interior designer wife, wanted a multi-generational home for their six-member family, and, says Matt Gibson, they wanted an unusual degree of integrated future flexibility so the building might someday become two separate residences, or a commercial office or a showroom. Comparing the glass-fronted building with the slipped box or “pushed cubes” theme on its main front to something you might see in Tokyo, Gibson says: “This is a typology that doesn’t look residential and has the ability to change typology quite easy. But it’s still contextual to the area. “But not being immediately specific as a type, makes it a rule breaker.” That the structure does give a small portion of the ground floor to a commercial space – currently an artist’s studio – is what won it

planning permission and in fact, encouraged a change of neighbourhood zoning shortly after. Bounded by five-storey structures on both sides and at the rear by a small reserve that buffers it from a busy freeway, the 28-metre-long building takes up the total site footprint. The house has gallery like brightness from the natural light that pours through the over-specified glazing, front, back and in the roof above a carved out central void. Another possible use? The “fractured, faceted” four bedroom home with balconies and a rooftop with a small self-contained kitchen “is a very different site response that challenges the status quo” for Melbourne. Yet, Gibson believed it could model purposeful responses to the need to increase urban density in our capitals. “Vertical living with private open space on a very small, 185-squaremetre footprint is a solution to the need for infill housing,” he says. “We’re currently building the wrong things ... when buildings like this could be raised on all those little fissure or leftover sites in the cities. It’s an architectural response with great applicability.”
A stand-alone original Clinton Cole, whose entwined initials make the moniker of his Sydney architectural practice, CplusC, implies that unless you’re doing textbook ordinary that precisely accords with local planning regulations, rule breaking is the very nature of the profession of designing buildings of any originality or merit. It’s what has most architects worth their reputation going toe to toe in long, expensive wrangles with council planners. And, yes, he says: “Design constraints can generate interesting outcomes. But...” The cost of arguing the case for doing something different can be huge. “It can take money away from the build quality. Sometimes $30,000, $40,000, $70,000.” Cole admits that he, and colleagues like him who constantly have to negotiate the same obstacles “wish that they (the planners) would get out of the way. We rarely lose a battle, so what the hell’s the point of the battle?”

To an outsider perusing CplusC’s residential portfolio, the battles won have resulted in impressive houses of invention and beauty. “The outcomes are all very unique.” They respond to client lifestyle – “we listen hard” – to local built and natural environments – “we look harder” – and yet Cole sees “consistencies” of process in each. “The easiest part is the design,” he says. Managing client expectations, documentation, site teams, the budget and buildability are tougher. One of his favourite recent projects, the 2016 Aquas Perma Solar Firma, won local and international green awards for its near-carbon neutrality. Aside from putting what is virtually an urban farm onto the footprint of
an inner-city Sydney terrace (it harvests rainwater and sun, and food production includes banks of vertical planters and a chicken coop), the design afforded maximum internal natural light and ventilation. The move that was the making of the virtually new build with the double-height feature wall of recycled bricks was to put a spiral stair to the second floor in a wood-battened prominence at the front of the house. This rule-breaking brainwave, which liberated the heart of the home for a two-level atrium opening onto all upper and lower spaces, got clogged at planning-approval stage. “What got it over the line was our argument that this was an Australian response to an English [terrace house] design. “It was the way to free up the floor plan because the one thing that always gets in the way is the stair. We put it out on the front porch, which is one of the places of a terrace that almost never gets used.” The result was the making of a house that “has a better and more enjoyable spatial quality and that is very peaceful”. In the house he’s building for his own family, Cole plans to take the domestic autonomy of a self-sufficient home even further. “We’re going to have our own fish farm.” cplusc.com.au

Chris McCue, director of architecture at Carr Design, says the combination of luxury and prime location is sure to attract buyers. “The level of amenity is enormous and a genuine park is an amazing amenity to have,” he says. “We’re all living such busy lives and if you’re working in the city, you have the opportunity to be within a 10-minute walk from the centre of the CBD to your residence at Melbourne Square.” Stage one of the development features two residential towers, one with 54 levels and the second with 69. Mentorship means seeing further than anyone has before you because you get to stand on the shoulders of giants. Giants who have experience far beyond yours, have learnt hard lessons and practised and honed
skills that took years to acquire. If you find the right mentor they can share this wealth of knowledge and skills with you. I found my mentors by chance. A lovely gentlemen asked me to make a website for his beach house when I was still graphic designing. Through this, I got to see the beach house, but also the most amazing family home I’ve seen in my career thus far. The houses each had a sense of ease and charm. Layout, inclusions, proportions and materials were all chosen with a balanced sense of how they would add to the substance of

the entire home – everything perfect for the space but nothing fussy or contrived – qualities I embraced and hold dear to this day. The beach house became the source of lessons on how to create simple interiors on a budget for huge impact; the main house an exercise in luxury design and grand
looked like, and my mentors, the two men who showed me the ropes. When I started in interiors, I took on a modest project, designing and renovating my own two-bedroom apartment. Towards the end, I asked one of my mentors to see the result and pick his brain on a few outstanding details.
“Having a mentor is sure-fire way to get better, fast. It’s an excellent way to learn lessons ...” proportions, and how I was introduced to the style by architects such as Frank Lloyd Wright whose work was one of the influences on their home. There were several reasons I became an interior designer: a trip to the Hamptons; a friend who showed me what a passionate work life
Usually he, Dayne, worked with his partner, John, not on the same projects but giving each other assistance where they could. Their aesthetics are not the same so they were a good complement to each other, but they operated two different consultancies with different style and clients. They were there to help each
other out when they needed it, when a job required another set of hands or eyes. At this time, and in a pivotal bit of luck for me, John was away in their house in France, working on a renovation they’d started there. Dayne was in Sydney without John so I put my inexperienced hand up, asking if I could tag along on some projects and assist Dayne. He happily agreed, teaching me important lessons along the way. What followed were years of trips to their house, many conversations about design, fundamentals and a few hands-on experiences helping them put John’s home office together. Over the years John and Dayne both layered their knowledge into my consciousness, giving me invaluable shortcuts and insights for my career. Without these skills and information I wouldn’t be writing today.
I wouldn’t have the information in my mind or the expertise I have now to be able to do the things I do daily. Having a mentor is a sure-fire way to get better, fast. It’s an excellent way to learn lessons from other people’s successes and less than successful ventures, and shortcut your way to the front of the line. I’m only as good as the information I was able to glean from my mentors, gents who outstrip my skill by a long shot. I lost one of my mentors recently. John Pegrum, a man without whom my life would not be as amazing as it is today. I owe a great deal of gratitude to them both – to Dayne, who remains a dear friend to this day, and to John, who I adored and to whom I will be eternally and deeply grateful for his kindness, talent and generosity. ld and new were stitched together with loving care in this renovated and extended Edwardian-era home. The heritage building in Elsternwick – one of the first taken on by architect Nick Readett-Bayley and interior designer Richard Newling-Ward after opening their eponymous firm, BayleyWard, five-and-half-years ago – was severely dilapidated at the outset of the project. After a patch-up job that enabled the owners to live there for several years while the architectural plans passed through regulatory channels, the team set about transforming the two-storey brick house into a 21st century family residence with a strong sense of history. As the architect, Readett-Bayley’s approach was to create a sense of overlap between the original house and the modern extension at the rear of the building.
In doing so, the British expatriate drew on his experience running his own architecture practice in London for 10 years prior to moving to Melbourne. “The conservation side of things is the most fundamental thing, at the absolute fore in a lot of England,” he says of the project, which has been shortlisted in this year’s Interior Design Excellence Awards. “Having worked in that context, with various conservation officers and heritage advisers, means that we
have a grasp of that, and it’s certainly something that shows in the layering and grain of this building.” His approach is exemplified in the original brick chimneypiece that looms above the stovetop in the double-height kitchen, which wraps around the space and outdoor dining area. Builder Frank Pty Ltd retained the feature during the demolition of the lean-to at the rear of the house so it could be incorporated into the modern extension.
The project, dubbed Barney, presented another challenge as the house faced a block of apartments on the north. Readett-Bayley responded by topping the kitchen and outdoor dining area with a gabled roof punctuated with skylights, providing privacy while at the same time allowing for ample sunshine. The feature also showcases the series of oversized red-brick chimneys that give the exterior of the original building much of its character. The interior, a joint effort between BayleyWard and interior designer Claire Larritt-Evans, features a cantilevered black oxide steel staircase that connects to a mezzanine library overlooking the back garden. Outside, the free-standing stable that looks on to the elevated pool was connected to the main building via a pergola, also made of black oxide steel. The building was transformed into a cabana with a small bar, guest bedroom and an inky-coloured steam room inspired by traditional Turkish hammams. un fact about architect Jack Chen: he is a neat freak. He sweated over the super-fine details to make his Richmond apartment work like a big house in a petite package. Chen is also dedicated to the international smaller-house movement, and explains on the website of his new solo practice, Tsai Design, how much he enjoys experimenting with â&#x20AC;&#x153;unique, individual solutionsâ&#x20AC;? to architectural puzzles. When he bought this pocket-sized, top-floor unit in a 1970s walk-up block, he bought a terrific laboratory for experimentation. But he did come to the task with some ready formed ideas about how he would make its 35 square metres

not feel like a constriction zone. For a year before, Chen had been renting a similar-sized flat on the ground floor of the same building, and, as design professionals do, had been musing on the various things he might do to make it more functional and comfortable if he owned it. Moving upstairs, “I had my chance to give it a go.’’ The flat has one bedroom, a galley kitchen and a small bathroom. Armed with computer-modelled ideas that he thought would work in the 4.5 metre x 7-metre area, Chen had the luck to find a master cabinetmaker with experience in luxury hotel projects. Lee Cabinets “introduced a lot more complexity that I’d originally imagined” Chen says, and, as the project proceeded, the pair found more and more clever ways of making every last millimetre in the flat work.
Complexity made streamlined is the essence of what Chen has achieved in a space barely larger than a studio. In his beautifully appointed flat, so many of the useful pieces: dining table, desk, television cabinetry, the “switchable glass” bathroom wall (either opaque or clear), almost invisible storage and even the openfaced closet space behind the entry door, is multi-purpose. And ensconced in his ingenious micro abode, with engineered oak to make it warm and to designate spatial use, he can sit for hours in the window seat, reading or looking out. “I know that living in a small space can work, and I can see myself being here for a while, because I enjoy it,” Chen says. “I’m comfortable.’’ tsaidesign.com.au

o article about Ripponlea can start without paying homage to Ben Shewry’s restaurant, Attica, which has put this little suburb on the global map. Visiting gourmands beating a path to the Glen Eira Road door of the 20th restaurant on the world’s 50 best list are the reason taxi and Uber drivers are familiar with this tiny patch of the south-east. Attica is modern history but Ripponlea’s goes back to the 19th century, when businessman,
politician and philanthropist Sir Frederick Sargood bought the 11.3 hectares eight kilometres south-east of Melbourne. They were to become the home of Rippon Lea Estate. Now run by the National Trust and open to the public, Rippon Lea’s story runs full circle with the leasing to Attica of its kitchen gardens, where Shewry’s chefs grow native ingredients used in the tasting menu’s 20-odd courses. At 29 hectares, Ripponlea is Melbourne's second-smallest suburb
after Gardenvale. Only 1576 people were lucky enough to call its mostly quiet, tree-lined streets home during the 2016 census. Ripponlea’s claim to fame includes being the home of the ABC from 1956, when a section of the Rippon Lea estate was compulsorily acquired by the Victorian government to house a new television studio for the Olympics, until 2017. Ripponlea boasts numerous examples of Spanish mission and art deco architecture. It’s also the home
of “six-pack” walk-up apartment blocks and 1970s-style single-level units. Shopping clusters around Glen Eira Road between the Ripponlea train station and Attica, where kosher delis and the St Petersburg restaurant fly the flag for the area's vibrant cultural life.
