Quality shines through

tour of the auction beat last Saturday – an election weekend with 634 homes under the hammer – revealed explosive results, balanced with lessons to be learnt. 9am, Surrey Hills This home has been for sale for more than a year. Why? The price. To be an A-grade property you need to have all three Ps: a good property

Some final due diligence revealed a client deal-breaker, the negotiations stalled and we all moved on. That home didn’t get a bid. Another thing that is happening in

at $740,000, the home is on the market, with three bidders. At $770,000 there are five bidders; at $780,000, six bidders. The auction slows a bit at $795,000, with seven bidders in the mix, but is sold to the seventh bidder at $810,000. The agent quoted $650,0000 to $715,000 – in the wash-up, there was good quoting by Kay & Burton and seven bidders.

this market is that when a home has issues, it’s not always about lowering the price. In 2018, unlike 2015, sometimes nobody really wants it at any price. 2pm, Glen Iris Number 11 Clyde St, Glen Iris, is a 1980s home on a 650-square-metre north-rear block, and the agent is quoting $2 million to $2.2 million.

Auctioneer John Morrisby (Jellis Craig, Stonnington) is warming up his larynx and strutting his stuff. A crowd of 60 is gathered and wow, this auction feels as hot as the earlier one I went to. Bang – it’s started with a bid of $1.95 million. I hadn’t yet opened my mouth and it had hit $2.1 million with three bidders, and was quickly on the market at $2.24 million, picking up speed. The final underbidder falters around $2.57 million and a $2.6 million bid finishes the job. The summary: six bidders to $2.6 million on a home that was sensibly quoted, but always could get more and did. This was a volcanic auction. The lesson: buy A-grade, not C-grade, for the long term. We have bought three homes in the past 10 days, involving seven, two and six bidders. All were so-called “A-graders”, and all sold over their quote range by at least 10 per cent. And what’s more, these were for clients experienced in property. The 2018 market is not scary for experienced buyers. 4pm, ref lection During the week I had spoken to experienced key players in expressions of interest (EOI) and offmarket campaigns – Ross Savas, Michael Gibson and Ian Jackson of Kay & Burton, John Bongiorno and Marcus Chiminello of Marshall White, John Morrisby of Jellis Craig and Arch Staver of Nelson Alexander. The general summations were: a number of properties in the $7 million-$13 million bracket were still selling, proven by sales in Kooyong Road, Albany Road, Heyington Place, St Georges Road, Wheatland Road, Wynnstay Place, and several penthouse apartments. Overall, less were selling, as fewer A-grade properties are on the market at the high end, and of those that were selling via EOI, not all took place within the quote guide – some were above, some were within and, unlike two years ago, some in this market were now below the range. Summer love

S

ummer is the season many Australians look forward to – it’s a time to swim and relax in the sun. But for many of Australia's gardeners, it’s a season of harsh heat and dry conditions. It certainly is my least favourite season at Stonefields. Summer means constant watering, nurturing, mulching and being on the watch for bushfires. I have learnt to design for our harsh summer weather using suitable planting schemes, shade-creating trees and structures that create cool places to escape. One such garden is a large-scale winery in the Barossa Valley located in the centre of a hot, exposed site – its scale may not be domestic, but it contains many lessons for summer gardens both large and small in Australia.

The planting scheme is based around large organic-shaped beds full of flowering perennials, the perfect choice for full sun and dry conditions. Herbaceous perennials are plants that are dormant in the winter and often cut to the ground, before emerging in the spring to flower from late spring to late autumn. For many of the dry southern states and rural parts of NSW, they are a great choice. They require little water and are able to tolerate the heat of summer and frost of winter. My favourites are the salvias and species of geraniums. Salvia nemorosa is a low-growing salvia with an intense blue flower and, if cut back after each flush of flowers, it will reward you with another flush. This process can be

repeated three times over the growing season. Geranium Rozanne is a lowgrowing clumping geranium with sky blue flowers. It flowers from spring to autumn with little attention. I use both these plants at the front of garden beds in combination or on their own. For gardens that are in the humid parts of Australia such as Sydney, Salvia Waverley and salvia leucantha are good substitutes for salvia nemorosa, which will not tolerate humidity. Other favourite perennials of mine are the agastaches, of which I use the pink Agastache Sweet Lili and the blue Agastache Blue Fortune. These make great background plantings, with both growing to well over a metre in height.

It’s important to design for the creation of shade in the garden. In the Barossa garden this took the form of a long, vine-covered pergola and an allee of plane trees. I nearly always include a pergola to sit and dine under. Nothing is more enticing than eating under vines. The large leaf vitis coignetiae, or ornamental grape, is one of my favourites. Its large leaf, scarlet red autumnal colour and quick growth habit make it the perfect plant for such a purpose. Other favourites include wisteria and, in particular, wisteria longissima alba with its long racemes of scented flowers. Trachleospermum jasminoides is slower to cover a structure but rewards with its evergreen foliage and sweet-scented summer blooms.

Use deciduous vines where you require winter sun and evergreens where all-round shade is desirable. Trees are an easy way of achieving shade as they require no expensive construction, just a simple planting of the most appropriate species. A tree that provides great shade is one that can be up pruned to a height that allows movement of people underneath its canopy. Plane trees are perfect for this application, they are easily pruned to provide seating space under and also to control the size of the canopy. They are even grown and available as umbrella-shaped trees; these are pruned with a single stem and a short, wide canopy similar to resemble an umbrella. paulbangay.com

Fitzroy's history as a manufacturing precinct and its wealth of historic and well-tended workers’ cottages have influenced the exterior design at

Stone and timber pair with pops of colour and expansive living areas. They are geared for entertaining with timberdecked balconies.

St James Park looks on to a park by the same name, which was established in 1858. The 20-apartment project is the handiwork of CHT Architects, Sora Interior Design and John Patrick Landscaping. CHT have clad the podium in travertine stone, lending an opulence matched by the interiors. The lobby features fluted walls, while the residents’ lounge has a built-in bar and fireplace. All have been designed to set the precise level of luxury downsizers in the area are seeking. The apartments have natural stone island benches, European oak floors and lots of storage. Wine lovers will enjoy the wine fridge. The building’s shape was influenced by British architect David Chipperfield and the famous Eames House.

A deco delight with a marquee makeover

luxurious party pad redolent of Hollywood’s golden age is the latest incarnation of this historical art deco house. The building is in the exclusive enclave of Armadale in Melbourne’s east. It once served as a private hospital – it is where celebrated World War I senior officer MajorGeneral Harold “Pompey” Elliott died in 1931 – before being used as the Spanish consulate. When the current owners bought the property it was in need of an extensive update – the most recent renovation was in the 1970s.

A couple with school-age children engaged local architect Travis Walton for the project, with a brief that encouraged him, as he puts it, “to push boundaries” and buck the somewhat conservative approach that is typical of the suburb. The two-level, four-bedroom house combines different but related aesthetics in a look that Walton describes as “mid-century minimalism meets art deco glam”. The original art deco building at the front of the house had proportions typical of buildings constructed during the early part of the 20th century, with small windows, narrow entries and low ceilings. Walton raised the ceiling height, expanded the entries and widened the foyer, but retained period features such as the timber shutters at the front.

This part of the house pays tribute to the Hollywood regency style of the 1920s to 1950s, through the use of a dramatic black-and-white palette augmented with lacquer, brass and chrome finishes. The living area at the back of the house looks on to a custom-made pool, created with Italian tile company Bisazza, featuring a pattern of abstract shapes that Walton likens to octopus tentacles.

Here, mid-century modernist design principles set the tone, with floor-to-ceiling windows blurring the line between the indoor and outdoor areas and a continuous terrazzo floor surface that grows up into concrete benches that form the bar and entertainment space. The use of gloss finishes to enhance the overall sense of opulence is exemplified by the kitchen. The black granite benchtop is accented with matte-finish brass and stainless steel details that reflect the sparkly mineral veining in the stone. A mirrored pendant light by New Yorkbased designer Bec Brittain amps up the glamour factor. “We wanted something that almost appears to be another piece of furniture rather than kitchen,” Walton says of the space.

his eclectic and cheerful rental in Thornbury eschews sharehouse stereotypes, with its palatial proportions and distinctly theatrical style. It’s the perfect environment for three artistic residents: theatre photographer and fine artist Sarah Walker; her partner, animator and director Mike Greaney; their friend, designer Eve Gilbert, and Jacko, the greyhound. Walker, Greaney and Gilbert have been renting here for a year-and-ahalf, after Walker stumbled across the property online. Despite the poor quality photos on the real estate agent’s website, she

had a hunch it would be a winner, and describes how she “turned up to peek through the windows, and immediately fell in love”. When it comes to real estate, it pays to follow your instinct. The home is described by its residents as “ridiculous” – filled with columns and archways and a theatrical grandeur. Walker and Gilbert have lived together for the past six years in a variety of unusual homes, but this one offers a new level of idiosyncratic charm. The interiors are a delightful and unexpectedly successful mash-up of

the trio's diverse aesthetics: Gilbert’s 1960s tiki vibes, Walker’s Viennese Wunderkammer inspiration, and Greaney’s aspirations for a Danish cabin in the woods. On paper this really shouldn’t work, but somehow there's a sense of harmony here. Walker explains: “Because we've all worked on film and theatre sets, we have a good knack for collaborating to make a space feel pulled together, and we're all always on the lookout for a bargain.” This pick-and-mix approach to furnishing and decorating means the house is filled with unusual

ewport is a textbook case of a working-class suburb gentrifying without losing its heart. Sure, its old guard might decry the embrace of plantation shutters and exclaim about the million-dollar median (at seven kilometres from the CBD, it’s no wonder prices have shot up 64.3 per cent in five years), but Newport’s growth has only strengthened its sense of community. Arts and culture are a strong suit. The Newport substation was upcycled into community arts centre

Top tips for selling early in the new year

T

he clock is ticking for home owners selling this year, and with only three weeks left to find a buyer before the holidays, vendors may be in a tough negotiating position. “There is no question that buyers have the upper hand in negotiations right now,” says auctioneer Damien Cooley. “But what buyers don’t have is the title deeds to the property. The owner is really the decision-maker on whether they sell or don’t sell.” Home owners waiting until the new year to sell may find improved conditions, as more buyers are expected to enter the market. But with increased competition from properties that remain for sale over the holidays, plus a wave of new listings when the market restarts,

vendors looking to sell in 2019 should put in the legwork now. Get the timing right The property market tends to hibernate throughout January, which creates challenges and opportunities for vendors. While activity is slower in January, listing early in the year can give vendors a jump start, according to agent Justin Follett, of Follett & Co. “I think there is an advantage in being first off the rank,” he says. “Most vendors are advised by their agent to come on after Australia Day. But we tend to find there are buyers in early or mid-January who are looking to buy.” Upgraders may find timing is affected by the sale of their current property, according to Nelson

He recommends taking advantage of supply and demand factors. “You need to be strategic and sell your property when there isn’t as much for sale, and try and position yourself to enter when more is coming on the market.” This may mean varying the standard six-week settlement. “Those selling beforehand are offering a 120-day settlement,” Staver says. Enlist a local expert Vendors planning a sale in the new year should start choosing an agent well before the Christmas break. “There’s no extra cost for engaging with a real estate agent early in the

sales process,” says McGrath St Kilda principal Michael Townsend. “They’ll be best able to talk about timing, public holiday impact, and potentially the impact of a federal election next year.” Owners should identify local agents with the best results, Follett says, adding that in the current market it’s the expert negotiators who are achieving results. Focus on presentation Pre-sale improvements come hand in hand with agent selection, according to Staver. “Start to have discussions about what adds value to the property,” he says, explaining that owners should avoid overcapitalising. Vendors can use the agents’ network

of tradespeople to whip their property into shape, Townsend says. “As agents, we’re becoming complete project managers,” he says “From organising trades to styling advice, we’re basically becoming a one-stop shop for a vendor.” For smaller jobs, consider getting your hands dirty over the holidays. “It’s a great time for some DIY,” Townsend says. “Get the paint tin out, tighten door handles, utilise friends and family who might be available to help with a working bee. All those little things that can make a big difference.” As properties are spending longer on the market, smart techniques can help set your property apart from the competition, according to Follett. “Get your photographs done before the gardens start drying out,” he says. “It’s about presenting [the property] at its optimum.”

Give buyers confidence With buyers getting pickier, vendors should put themselves in their shoes, said CM Lawyers head conveyancer Alex Sapounas, especially when it comes to potential deal breakers. “It’s very important for the vendors to be providing as much information about the property and any improvements they’ve done,” he says. This can mean providing a building and pest inspection report to potential buyers, as well as evidence that renovations have approval. “You can have a very well presented house but if you don’t have a legal extension, buyers and their conveyancers are going to be very risk averse,” he says.
